I just can't believe were Dean has took this site to and all the new stuff that keeps coming up. I see so many new names on here each day. and I do want to say I am member of the success academy and have done great with it. But I still want everything Dean has to offer. I was just looking at all the post last night and was wondering who was going to be the most successful student from all of this. All I can say is that I do know that it works and a lot of my great friends on here that have succeed used everything Dean has to offer. I must admit know matter how good are bad things get i will always be at the front of the line to get what ever he has to offer. I can't wait to see who his next successful student is going to be. My goal is someday to be his most successful student. I set my goals high. and yes they are reachable. Good luck to all.

ONE MORE THING

I just wanted to add one more thing for all the new ones on line. When I started out I new no one and had just filed bankruptcy. The first 9 months I did nit do a deal. WHY FEAR. Oct will be my 2 year anniversary and I will have over 50 deals. Now I am friends with a lot of the people you see on Deans tv shows and the one he talks about. Matt, Rina Carol Joe and Stacy, Chip and Audra Laura Jerrome Jan Richie Jay and this is just a few. And all of them are just everyday people like you. All of the names I mention I have met in person. I know when i started all of this the big thing was is this a scam. I am sure glad that i got past FEAR and took the first step. And in closing all I can say is all I have that no one can take from me is my word. So everything here is the truth. GOOD LUCK TO ALL

Thanks for the post Randy. We hope to be the next success story Randy. Our past has been more of the buy and hold and now with this new program we hope to do a lot more wholesale deals.

I have said before in a post that we don't post every offer that we make on a home but we are working on deals all the time. Some times the banks hold us up some times during the inspections we find things that we can't work with and so on. Any how we hope to be there next to you Randy and all the other names you said in your post.

You know what you said may be part of the reason some people do give up; It does take time and yes other people do hold the process up. But anymore i just take it one day at a time and not get upset over it, I have to always remind myself that I don't have control over other people good luck.

First Deal

WOW! This is our 1st deal and it just kinda of fell in our laps.My husband and I had been watching this 100 acres for about a month so finally we called and she wanted $1500. an acre. (This is $2500. acre land). We talked a couple of days about it. My husband called her back and asked her what is her bottom dollar on this land. We have signed a contract on prime raw land for $1000. an acre. Instant $150,000 equity.
We could not have done this without the help of you all and Dean's books to coach us alone.
I just want to say THANKS A BUNCH. This website means so much to my husband and I. You folks are great!

Still working on my first

Hey Randy,

Its so great to hear your personal success story, and I with you the best in achieving your goals.

Im still a baby here & slowly but surely working on my first deal. Today actually im going to be placing my first round of offers on some homes here in Phoenix... I ended up getting with a young Realtor who is also an investor, He and I found about 25 local homes with hopefully pretty motivated sellers and varying degrees of rehab work to be done. We went through them line by line looking for areas to heavily negotiate on price... After doing all my research on these properties, I think im ready to make some good offers & hopefully a few get accepted... On the back end ive been building my cash buyers list, and have some people salivating over throwing some deals their way.

Although Im confident in my abilities Im still soo nervous because I haven't been through the process before & want to ensure im doing everything correctly and legally

If you or anyone else has any tips when making offers to give the best possible results, Please feel free to shoot them my way

Hey Randy, IT IS really great to see all the new people posting, I kind of enjoy reading some of the posts because some of the questions remind me of when I first came to this site as a newbie wondering if I can do this. Almost all of these properties have been on the market 365+ days and 90% need some serious rehab work... so what I have been doing is going through each one & estimating repair costs then coming up with a reduced offer, 30% - 45% off Market value. The growing list of buyers that I have are are mainly looking for discounted & rehab properties, so Im planning on just assigning most of these deals to them

I've been reading alot of your posts, and you are very inspiring. I'm new to this and scared to take the first step. I've started building my buyer's list, just a handful of names at this point and am looking at distressed properties. Some of the people I have talked to are warning me about making sure I'm doing everything legally. Should I have an attorney look at the sample assignment agreement before stepping into this? I live in PA and was talking to someone who said they couldn't pay me a referral or bird-dog fee because I am not a licensed realtor.

I have been considering bird-dogging to get my feet wet, and then assignments. I like the assignment concept much better because of the larger profit possibility.

Any advice?

Hard Money/Credit Cards

I have read a lot about Hard money lenders and also using credit cards to fund
deals. I would like to know which in the long run is the better way to proceed
where you won't exactly get yourself backed into a corner.
If (especially) you are without a lot of capital, which is the better way to

I was curious, when you started did you use a Realtor to find any of your deals?

Most of the properties I spoke of in the above post were found through a Realtor... Luckily though he is only about a year in ( So No bad habits yet ), and an investor himself, so I'm able to be very transparent about my intentions.

I think though if I were to go out and find sellers on my own that weren't already listed on the MLS I could probably come closer to the 50% - 60% mark... Thats gunna be my next step


No Fear

Hay Randy, you said one WORD that really kept most people from making it and that included me . "FEAR " I had to get over it fast myself. I heard Dean mention it and a list of other that kept talking about fear holding you back. You just have to over come one of the real reason most people dont get started, or move full steam head to reaching there goal. It sound like you are saying your big step came once you join the success Acdemey and along with there coaching and the DG family it gave you that extra support and confiedence to step out of the fear factor and not to mention the knowledge to understanding the "how to" invest in realestate. It took me 10 months to decide if I was just going to let my life go by wounding if I could become a investor or pick up that 2000 pound phone and make it happen. Anyway I enjoy reading other peoples post so I can stay focas. I'm Happy to know things are going great for you and much more success to come. Matlock
