I need help!!! I am Stuck and cannot move!!!!!

I have been in this "trying to make a deal" mode for about 7 years.
I am embarrassed to say but most of my close friends think I am just a talker. Even my wife and children. How do I make a drastic change to prove all of these people wrong, and prove myself wrong because I am starting to believe this mess.
PLEASE HELP! II IS SERIOUSLY EMBARRASSING TO WANT TO DO THINGS AND NOT HAVE THE MEANS TO DO THEM AND FEEL LIKE BEING PARALYZED WITH A BLEAK FINANCIAL FUTURE.
PLEASE HELP.

Surround yourself with like minded people. When you're with your friends who you said thinks you're just a talker, then don't talk business with them. Just try talking like the original you because they are your circle of influence. They are good to you, your friends and family but they are very capable of killing your dreams which is not really there intention. I've been in that situation before and I can relate to what you feel. Go and try to meet another group that you can exchange ideas about REI. That's what I did and I know everybody in here would agree. Then you can start building your network. Blessings to all. LA

I don't think his friends and family are dream killers; he is.

If he's been constantly telling people what he's going to do and then doesn't do it, at a certain point people aren't going to take you serious and tell you the truth.Those are the people you really want in your corner, that tell you to STFU and just do it and not blowing smoke up your butt.

Just do it. At this point you have nothing to lose and everything to gain.


I hear ya buddy...

just today I went out and asked myself what do I want, what is holding me back. I was trying to figure out my big "WHY" I wanted to blame others for my shortcomings but I couldn't. Like you I have been saying I want this or that and not taking action to get it. One cannot just think it and it will come, one must act and then it will come.

For me I think I know my "why" but my biggest motivator now is want I DON'T want! Knowing what I don't want gives me the courage to step out of the box...and go get it. Its hard or can be, but celebrate the little things like a phone call, or driving around looking for houses. Take small steps and stop sabotaging yourself. Because in the end it is you that make these choices. And the reality is if your friends think your just a talker, then frankly you are.

You must ACT take action, it will not be handed to you (we all wish it was). But at the same it will be handed to, money likes movement so get out there and physically move. Get out of your head and your own way.

Though I am replying to you Michstan, this seems more like a letter to myself!

I believe in you, now make a call or drive around but for goodness sakes do it!

No one knows what a person is feeling inside. Maybe you father was horrible to you. Maybe your mother was abusive to you. Maybe someone used to bully you in school. Yes all these things will affect you in a very bad way. One's ability to overcome, doesn't mean everyone has the same ability. Each of us has his own past to blame. I had an alcoholic father that didn't care for anyone but himself, and a whole bunch of family that always tells me I should be in a nine to five.
The difference is and always will be. What Dean has always told us. The past is the past. -What are you going to do today, tomorrow, and the next day to change your life. Nobody is going to do it for you. Make an effort each day to do one thing that gets you closer to your goal. Whether it's listening to a tape, watching a video, reading another chapter of a book, (Dean's) or something proactive. Go forward, don't look back.
When I let my father's problems go and took on my own problems, when I took responsibility for my own destiny, I began to look at life with with no fear!
Do something everyday to get closer to your goal.

There's no compassion in real estate

Look I know sometimes I come across as Thulsa Doom in my threads, but what is the point of coming up with all these reasons why he isn't doing it and concentrate on why he should do it;

1. Because he knows he can

2. To make his wife,kids and friends proud of him and take him serious

3. Because he wants a better life for himself

If those three reasons are not enough to motivate him, nothing will.

We're all adults here. Most have responsibilities such as kids, a mortgage, etc so hard work and anything that can make life better should not be something to sidestep.

Anyone who knows me on here knows I want everyone to be successful, but in this biz it is not easy. There is and will be heartache; Nine times i've been at the closing table and the deal fell through for one reason or another and every single time a 5 figure commission walked out my life. Nine times. Five figures. Do the math. How do you think I felt??? But I kept on. And so should he in getting started and not stopping.

This biz is not for the weak of heart and all the good cheers and happy faces and compliments on here will not make anyone start or finish this unless the person themselves want to do it.

He has to want to do it. I want him to. I'm sure everyone else on here too. But it starts and ends with him. This is as compassionate as I can be.

You MUST believe you will do it. Visualize yourself completing your first deal, meeting the people that will build your team. Most importantly, affirm to yourself that you ARE a real estate investor. Also remind yourself daily WHY you are pursuing this path. One thing that dean said in a video always stays with me; "Whenever you feel anger, frustration, doubt, negative thoughts, STOP and think of three or more things you are grateful for. It can be as simple as waking up this morning. After, you will see how petty those negative feelings are. Lastly, Slay the Dragons in your life. this means, Dont wast your time and energy with people who Drag you down.

What to do? What to do? Michstan

You are never going to do anything until you start making offers!! Learn how to determine what a property is actually worth and make offers! Learn which properties to offer on. Build a list of buyers you can assign or double close your deal to. Learn what contracts you need and where to get your POF and a transactional funder for your double closings! If you have been doing this seven years you should already know this stuff!! So go make offers now! If you don't know this stuff you are a rookie and its no wonder you are where you are!
Get over the FEAR if you want to succeed. You must make offers!

Stay Positive and Just keep at it. Above i just gave you a wealth of information. and when you find a realtor say remember this:

When asking for a Realtor remember to ask for the receptionist and ask her about any investor friendly Realtors and then tell the Realtor that you want to BUY FIX AND SELL IN UNDER 30 DAYS AND MAKE A PROFIT OF AROUND 20,000 - 25,000 DOLLARS.

Then when they agree to that ask them to pull all the properties that sold for cash in the last 6 months. Tell them to go by the word "foreclosure" "handyman" or have been "rehabbed" or have "0" to closed possession time. How new are you to all of this? I hope this helps. And be confident and not so serious. Show your serious but be willing to be humorous and just act naturally. Just relax and talk like you would with a friend. Remember your interviewing them.

Courtesy of michaelmangham this how you do a deal:

1. Find the killer deal that you can assign. This is the hardest part of the process! What true ARV is and how much are repairs combined with your exit strategy. Then you know what to offer.

2. If you are using an agent they will supply the contract. If you are not you should get a simple one page offer to purchase real estate contract oked by your RE attorney. Submit your offer. If it is an REO through an agent they will require POF and Earnest money. They do not cash the earnest money until the deal is approved and then when it is stated in the contract that it can be cashed. If you are dealing with a home owner directly earnest money can be $10.

3. OK you have an accepted offer and it is under contract. Now you have a 2nd contract. The assignment of contract contract. Your buyer signs this contract for the amount of your contract with the seller plus your fee for his total cost. Example Your contract with seller is $100,000, your assignment fee is $10,000 Your assignment contract will state YOU ARE ASSIGNING YOUR ORIGINAL CONTRACT FOR $100,000, your fee is $10,000 total purchase price is $110,000

4. Take both contracts to the title company, arrange a closing and get your check at closing.

This is a simplified version of contract assigning. Check with your attorney on how it is done in your state. You need to study, network in your area with active investors and buyers. A REI club and at public trustee auctions, seminars, training. Join Dean's success academy if you are serious!

P.S. I have learned that you want to give your Realtor at least $500 - $1000 in fees that's sufficient because your doing all the work. Also ask them up from front what other fees are in involved called junk fees that aren't need. But don't call them junk fees when your talking to your realtor just say what extra fees are involved. You want to find a realtor that won't charge those other fees. Als make sure never to sign a buyer agency agreement if you do sign one make sure it is on that deal only. trust me you don't want to be stuck with one of those because you won't be able to work with other realtors. I hope this helps.

I think we all have been frustrated at some point. One thing I do is come back to this website and let the DG family motivate me. Everyone on here is pretty supportive. We all want each other to succeed. I have been doing this for around a month now, and I am starting to put this all together. I definitely recommend the Success Academy. If ever you don't understand something, they will walk you through it until you understand it.
