Input on my NEW agent?!

I just met my agent for the first time today. After our phone interview we agreed to meet at an open house he was holding today. When I walked in the door he gave me a manila folder with 12 property listings and a zip code map.

The listings were very different, he asked me to look through them and give him the ones I like so he could see exactly what I am looking for. He is an older man, about 50 and has been an REA for 22yrs. He has worked with many investors in the past. He is way more than willing to put in low offers, he says "all it is, is a few clicks on the keyboard and your offer is in!" He sounds like a great guy to work with. Also, he owns a property management company, and is on very good terms with many lenders and architects and contractors! He's basically building my team for me.

Also, he says he's going to give me crash courses on anything I don't understand, like short sales, trust sales etc. And gave me a lesson on how to read the MLS listings.

What does my DG family think?

50% off ARV after repairs or 50% off listed price or what. What if the property is already discounted 20% of ARV and you make a 50% of list price offer? What if the house needs %40,000 rehab? What are the actual numbers? Know them and present them to your realtor when you make your offer. Or get your agent to show you the above!

It's great that you have a Realtor that appears to be willing to work with you. Listen to him and learn but independently check out the numbers so you aren't blindsided. Many times Realtors have a conflict of interest with property that isn't disclosed. Remember, in most states, he represents the seller. But it is a great first step for you at this point in your RE career.

From everything that you have mentioned it seems like he could be a great agent. A great agent can make all the difference in your business.

I also agree with Bill even if you have a superstar of an agent I would get comparables on everything and run all of the numbers yourself. Don't just go on what the agent tells you. Once you have worked with this agent for awhile and you can trust him things can change.

For example one of the agents I work with will send me over an email with a property and will say Ryan we need to make an offer on this property at this price and I say do it! I gave her power of attorney so she can sign for me. Once it is under contract I do all of my due diligence. But we have done several deals together. Good luck!

Not many realtors will go through all that trouble; you can learn a lot from him, and as Bill says, also do your due dilligence.

Great agent!

Everything he said was a clue that he will be great to work with. I would be excited to see what he can do for you. Still continue to contact more agents to see what they have available. You never let up in finding quality contacts. If he is doing a great job though, he can be your main agent, and any other contacts you make with other agents you can run through your main guy. If he treats you well, treat him well and run your business through him. It will definitely pay off in the long run. Just don't let him get complacent. If he isn't doing what you want, give him reminders of what your expectations are and if he doesn't step up, find someone else. Based on what you mentioned above though, he sounds like he knows what he's doing. Great job in finding him!

Unfortunately everyone, he said he was willing to put in low offers and I gave him many examples of the offers I would put in, but when it came time to step up he became afraid and actually very angry with me... We decided to part ways and now I have a partner/mentor in Washington State that has set up an entire team that she is having me use. I am in the process of trying to find buyers for her properties. Hasnt been working out too well yet, but I will NOT give up!

Don't get stuck in this

business by waiting for the right real estate agent to come along. Go out and do your own deals as there are many of them out there right now. Never let another person be the gatekeeper for your revenue.

I have found that too

I have talked to several RE agents, many have been "willing to submit low offers" But when I clarified what "low" meant to me, they back tracked pretty quick. I have found the long time agents to be most skiddish about my kind of low, but were the most positive they would have no trouble with it when I first approached them. Just keep looking, that's what I am doing. I have faith I will run across a power team member eventually.

You found someone in my state? So cool. I am having a difficult time finding one myself here in Washington.

Congratulations on your persistence-that is the way to success. Don't give in and don't give up! It does take time and perserverance, but it has been said many times on this forum that rei is not for everyone. I believe that you are on your way-keep it up!

Close deals....

if you can't or delay the deal or can't find a buyer to sit at that closing table, best believe no matter how nice or good he is, he or she will quickly lose your number.

He's covered his end. Make sure you do the same.
