OfflineAs time goes on I find that investors look for new ways to find buyers easily.
One of the ways I have been using successfully to find buyers with my clients has been by using Google Maps.
Let me explain how this works as a step by step process.
Step 1: Go to maps.google.com.
- Note: there is no www in front of the address. You will put the address just as it shows into the address bar.
Step 2: Type this exact search: "We buy houses"+[Your city]+[your state]
- Note: the brackets are not included. You will replace [your state] with...say Texas for example. Keep the + sign as well.
This search will bring up local buyers.
There is one more way to use the maps.
Instead of using "we buy houses"+[your city]+[your state] you can do this: we-buy-houses.
This search will change what buyers are listed as you move the map around.
All buyers have local numbers and are often real cash buyers in your area.
Enjoy.

This is a little off the direction of the post but... Have you done marketing? Many times those that ask this question are using Realtors as a primary way to find properties. I would suggest bandit signs (25 of them), fliers at grocery stores, magnets on your car and other similar marketing. Marketing will bring in deals that are not found through the normal Realtor route.

thts an excellent idea but im still having some trouble finding PML anybody can help nhere i really wanna get my first deal done i live in texas if anybody could hellp me

Visit Auctions and speak to the people who are bidding.. They are cash buyers and some would love to just be bank and make returns on their money. However, they are most likely more savvy than the average investor so they will demand higher returns 12-15%.. I know of people who simply network and get private money for as low as 6-7% because they don't know any other way to get safe returns on their money.
In my area, MASS, they are held at the property and there are websites such as auction.com and newspapers that publish them.
