I dont know why im posting here. Maybe because Im just looking for some inspiration or something to reignite that drive I had to succeed in this program. I started out reading the book and got really into the forums and the education behind it all. I even spent the remainder of what I had left in the bank to sign up for the success academy in hopes that I might work really hard to get my first deal to pay it off as quickly as possible. Threw all the learning and going to meeting for that first month I have accumilated around 4-5 cash buyers that I can send assignment deals to for profit. Unfortunantly I havent been able to find a job at all in my area in time to pay for the academy or my insurance on my car. Now Im at the point where Im losing the succes academy, I have no car because I couldnt make the insurance payment, and the money I had to help me survive until I got a new job I threw it all into the down payment of the academy, in hopes to change my life and break this cycle of living from pay check to pay check with no gain.
Im currently stuck at trying to figure out the cost of repairs on a home. Alot of people told me to make an estimated guess but I have no clue what so ever the price range of anything. I dont want to over price it and have the seller of the house think im trying to screw him. And, I dont want to under price it so that the buyer ends up not buying it and me losing some or even most of the assignement fee to make it up. This is dragging me back so much and Ive lost that drive I had when I first got into it. I dont want to quit at it but im unsure on how to approach this problem. Its been constantly in my head for the past 1½ weeks and I have been slipping back into my old no-life habits of just being in my room and playing xbox while watching the world pass me by.
Sounds cheezy and negative and im sorry to taint the forums with it but I dont want to turn 27 and still be in my room makeing less that 300 a week with a part time job in this bad economy. Really, I dont know what else to say. Anyone ever had a similar problem as I did where they hit a brick wall but pushed right threw? How did you do it?

Hey Jon, go watch Dean's latest video blog and then when its done, watch it again. People can still come to this country with nothing and make it. Its a mind set. Yes, easier said then done, but many out here on the forum are doing it. Fill out your profile, where are you from? There might be someone right now that would be willing to help you out if you lived near them. I know if I have 3-4 people that I am trying to motivate to get going on this and have told them I would help. They all have a few dollars but nothing they can just go out and do a flip or double cloing on, I told them I would let them all jump in on my next deal if they show they want it. I have lent out 2 of Dean's books and when I do I tell them to read it in a couple of days and get their butts on this forum and start reading and studying what folks are doing and then come back and talk to me. I haven't heard from one in 3 weeks now, another one hasn't mentioned it again since I got the book back and one has a book and is reading now and plans on talking to his dad about getting some more $ to invest, and then one I spoke to yesterday.
Did you make any good contacts at your local REI meeting? How many signs do you have out now? Any luck with craiglist postings?
Stay motivated and make things happen. You need to get yourself squared up with working and paying bills though. If your down and out, its going to be hard to make it happen, so get the basics down and start rolling. And if I haven't mentioned it, watch Dean's video and start dreaming big!

Look up all the handymen in you area and ask them for a free quote. Since you currently don't have a car, I would try to get everything done via phone, internet, fax etc. When you get a chance listen to the conference call with Dean Graziosi and Matt Larson on 3/1/2011... SERIOUS NUGGETS on being a full service investor, details for your cash buyers and how to get those details.
I have not done a deal yet and I have been reading and researching non-stop for a few months now. I am in construction and I just wanted to say that you should call a general contractor in your area and explain that you are looking to possibly rehab this house and you need an estimate. Tell him not to bid too competetively because you will be using his bid to deduct rehab costs from the purchase price of the property, and if you get the house you will be using him for the project.
I would say bid a little high on rehab costs. If you get a high bid and puchase the property then the difference will go into your pocket. If you bid too low the difference will come out of your assignment fee and if you have no knowledge of construction you could easily miss by $1000,s.
Most contractors will be happy to give a free bid in this economy

I would suggest you establish a relationship with several contractors. Ask them to give you a rehab/remodel estimate on a property that you are trying to put under contract. Tell them if you don't do the job yourself you will refer them to your buyer. Don't take no for an answer, find a contractor.
Go to the house and walk through it with the contractor. Ask questions like how much is carpet or hardwood a square ft? How about painting? What does the average kitchen remodel cost? Bathrooms? Get a GENERAL idea. Look over his estimate. Do this on at least 5 houses. Soon you will have a good idea about how to estimate rehab/remodel costs.
Jon, the only way to truly learn this stuff is to try and do it. Find a house you think will work as a wholesale deal and try to do the deal, You will learn a lot.
Also, it took me 6 months to get my first deal. You have a lot to learn. It is not as simple as it is made out to be. You must take action and use the failures you WILL encounter as learning experiences. One step closer to success type thinking.
Most people will revert to xbox instead of doing what it takes. Why? They do not want it bad enough to get out and make mistakes, meet people, learn what it really takes. REI takes TOTAL commitment, head down, no distractions and the ability to change your thinking when one plan does not work (which is often!) You have to have a tough skin and the thought of quitting CANNOT enter your mind. If it does you will be in the 98% that will not make REI work for them. Can you be in the top 2% to 5%? 100% dedication to making this work no matter what, no excuses? Get a job in the meantime to pay the bills, use every remaining minute to take action and learn this business!

if you don't want to be in your room when you turn 27, then get up, and go out and start looking for properties. You could start by birddogging; find a rei club near you, and go join. Ask any investors if you can birddog for them; they will mentor you if you work hard...
If you joined the Academy thinking that they will make the deals for you, or do the work for you, you are in for a big surprise, because that is not what the Academy provides. The coaches are there to answer questions regarding any deals that you may have in the works, and advise you, but you have to do all the work.
You have a computer, you don't need a car... read Carol Stinson's posts about wholesaling. Read the threads on this website-there is so much information here available to everyone. You will succeed if you really want to!

I know it looks bad, but it really isn't all bad! First the Academy. Call them and see if you can be given a month or two with just a smaller payment, or even skip one month. They did work with me and I had to cut the payments back.
You think you hit a brick wall, but look at it this way. You were just given some extra time for real estate. Turn the thoughts around! If you did go to a REI club, did you ask everyone for business cards. Vista offers free business cards that you can get as a promotion. Or most computer/printers you can print even a few of your own. Put up flyers, and even bandit signs, or craigslist, looking for motivated sellers.This is all free!
If you aren't sure what to say when they call, tell them you work with several investors and are helping them find homes. That way you don't have to prove yourself right away. I put an ad on CL saying I was looking for investors, that I would bird dog for them. Did receive several calls. And some where other new investors. Put yourself out there. Offer to help investors with errands or cleaning properties, or anything that gets you involved.
Can you borrow from a friend to pay your insurance. That is something that is important. Or offer to help someone with yard work, to make a few bucks. But be proud of the fact that you don't want to quit.
You didn't come on here as a "downer" but looking for some "pick me up" this is what we are all here for. Go on face book and sign up under DG. And meet more people. You came on here asking for help, which means you still have the spark to do this
You will do this and you just got started, give it the time and promote yourself!
