I think the awards or whatever they are is for people that has so many points and considered a senior member. They could be for something else to but I believe it depends on if you have been buying programs or attended any of the forums and the like DG has.
I also wanted to comment on #594, I believe it to be a great way of summarizing the order to do deals with TF. The only thing I would change is find your buyer first before the purchase of the property. To me it would not be sound to go out and lock up a property if a buyer is not in place. What if the property you lock up sits on the market to long and no one wants to buy it? The property would be lost and so would your commission. Just a thought on my part, what does everyone else think?

Don't wait until you have buyers to lock up contracts. These contracts will help you find buyers for that property and others. Just make sure you have an exit stategy incase you can't place it with a buyer.
That question keeps popping up; mostly for fun and encouragement, partly for identification, I guess.

I've tried PropertyShark.com but so far their ownership data has been out of date. My REA's list has purchases within the last 90 days while PropertyShark is showing the last purchase as being from a year or more later! I'm checking with PropertyShark support to see what is going on. Perhaps it is an isolated problem for one area.
But as an alternative could anyone help me figure out how to get ownership data from the Los Angeles County Assessor site? It appears you can only get some basic info and no owner info whatsoever. Seems like you have to go to the various assessor's offices to get the more complete records with the owner/buyer info.

Well, here is something that I didn't see coming......
When interviewing agents in the town I am in Central Illinois, I spoke with a few agents. Well the agent I ended up working started submitting offers for me. Some of the offers went to an agent that I called 2.5 weeks ago. That agent said he was working with me (even though he never followed through on anything I asked him to do.) Now my agent is not very trustful of me thinking I am working with other agents in the area, which I am not. I have left a voice mail explaining everything and asked her to call me. The only thing is now, the agent who claimed he was working with me is calling me a fake and recommended to my agent not taking me very seriously.
Hmmmm....Anyway, this is something strange and different. Watch out for this. I am not sure how to "dig" myself out, but I will and it will be great!

I am a small business owner who works at least 40-50 hours a week plus family, children and grandchildren. How do any of you divide your time between doing the blueprint step by step, reading this forum, DVDs of the edge, and all the other tools. I really feel overwhelmed with it all. I am in my late 60's and feel like my brain is on overload. I am so glad so many have been really able to jump in with the time and energy. I am excited about all of this. I've been listening to Dean's blog for quite and read his books. So now it is about taking action. I am trying to block out time each day, even if it is only 1 or 2 hours in the evening and that's been listeing to the mentors this week. I hope this week-end will provide me with more time to contact realtors and work on buyers list.
So anyone has some good management skill in how to organize the doing with the reading and learning, ie. forum, books, videos, etc. let me know. I am sure there are others out there with very limited time.
Fantastic idea Alex! Even just a handwritten note is probably something more than they get... adding the scratch offs is icing on the cake!

Alex: Is the good agent close enough to take out for coffee or lunch? If not, what about a fruit basket or flowers? Not that you want to spend $, but if the good agent is doing a good job this may be enough to calm her down.

I have checked and found out I can use any Assessor office to check all County records so that makes things more possible for going in person. They charge about $350 for the full list of properties and owner data on a DVD and it is updated annually (just updated 2 weeks ago) so that is another option but a bit pricey and will get more out of date with time. They charge at least $200 for a custom report for specific regions of LA County. I hope all this helps any others who might come across this info.

Yes, definitely "Block Time" that is a huge key to productivity. Set a 1 to 3 hour block when you can where you do nothing but your RBBP work with no distractions, etc. I've learned that skill from Brendon Burchard and his High Performance Academy.

Well, I thought I had the perfect KW agent... until last night! I answered the phone call from him, thinking it was going to be about the 4 offers he was putting in for me (I gave him the offers- he responded "Great"- sent me the seller disclosures to initial- got them back- AND THEN..) ... instead he was saying that he was not comfortable with the aggressive offer strategy after all. He said that he was sorry for "wasting my time." I thanked him for letting me know (just wish he had done that initially when I explained what I meant in actual numbers) and then I asked if he had submitted the offers yet- initialed paperwork had gone to him the day before- and he said no. Then I asked if he was going to submit them.... silence.... and he said no.
OK....NEXT!!! ... the way I look at it is he really wasn't the right one and I would rather find out now than have him drag his feet or say the wrong thing and possibly kill an otherwise viable deal....
I am making more calls today to locate at least 2 agents... I had started doing that already, but had not struck pay dirt on the 2nd one yet... so I now have 0... Lesson for everyone- as the old saying goes...don't put all your eggs in one basket!
Also if you notice delays on the agent responding after you send in your first set of offers...follow your gut... it may be a red flag that they are losing interest or cannot mentally handle sending in aggressive offers.
The good news is that when I find the "perfect one" he/she will have 4 offers to submit that day!
I hope no one else experiences this, but if you do, just keep moving forward.

Hi Alex, have you been submitting offers on your own. Can you put a template up of how you are doing this? I would really like to be a big help to my agent as well and stand out from the rest of her clients. She has been so nice and has given me access to the MLS.

Dear DG'ers, I need help how to identify the real Cash Buyers from a list of cash sales sent to me by one of my prospective agent.
ghgh: everyone on that list of cash sales is a cash buyer b/c they bought that prop using cash. But you also need to qualify them. To qualify a cash buyer, visit the link below which provides a list of questions to ask your potential cash buyer.

As I mentioned, I have received a list of so called cash buyers (list of properties sold on cash)from two Agents. I tried to go over all the list (properties sold on cash), but how can I know who the owner is or his/her contact address? pls help if there is any simpler and easier way to do this?

What you need to do is take the addresses of the properties on your list and look up who owns the property in the county records. So, basically you google this "Your county's tax assesor." Click on the assesor's website, and look for property search. You can usually search by property number, address, and a few other things. You want to click "search by property address or location" Then take the address of the first property on your list from your agent and plug it in----hit search. You'll be able to see the owner information come up. Copy the owner information down and this is who you are going to send a letter to.
What county and state are your properties in? We can help you find the right website.

In your profile you can add documents/attachments. After you've successfully attached a file there will be an url under the filename. Copy it and paste it into a reply and everybody can click on it and download or view it for themselves.
.pdf files are the best because there are very few people who can't open them.

thank you very much for sharing this.... now i know to send letter/email of terminations when i decide not to work with an agent or any other professional or should i say unprofessional for that matters.

I'm confused as to why they would asking you for that. Especially if you've positioned yourself like Dean as mentioned in 30DQC (although it doesn't surprise me so much)
If you called him and told him that your an investor, when they eventually ask, how are looking to pay... You tell them CA$H! (because that's what your buyers are going to buy with.. right?)
So there should be no need for financing.

When you are given the MLS listings, it does not include personal information so we are supposed to take the property address and find the owners from the local courthouse records. You can also take those addresses and look them up in your county's treasurer or tax assessor's website. I live n Sugarland Tx. Hope this help
