Think about this. Why would an agent waste their time on someone that says up front, I have no means to do this deal, let me get it under contract while I try to run around and find a buyer for a fee. That is really what you are saying when you talk about doing assignments. Agents have been exposed to 1000s of wannabees that have read a book and have no means of actually closing a deal.

I am not saying to lie to your agent, only saying you should present yourself as a professional! And/or assigns on your contract can produce no accepted offers these days!

This is what we do when working with a new agent. We tell them we will close ourselves, using cash provided by our large group of Private Money investors (this is true and is all the agent needs to know) We offer in our company LLC only. During the inspection period we find a buyer and put him under contract. A contract that states we can sell using an assignable contract or by selling the LLC. AFTER we have our buyers non refundable earnest and the INSPECTION PERIOD HAS EXPIRED we than ask the agent for an amend that allows the contract to be assigned. They will usually say no problem since the earnest money is now hard and you will loose it if you don't produce. Then close the deal!

Once you have actually closed a few deals this way, your agent will have NO problem working this system with you. He/she will work hard with the listing agent to get the contract changed to an assignable one AFTER inspection is over. If they won't allow an assignable contract than just sell the LLC!!

That is how a professional works this system.

small town

So I'm thinking of purchasing deans book 30 days to cash just don't know how well these strategies will work in a very small town we have maybe 8000 people in this town and there does not seem to be a lot of CMA because we don't seem to have a lot of properties being sold very often how can I get some decent comparable

30 Days to Real Estate Cash - Taking the Leap

I have just received Deans free book offer: 30 Days to Real Estate Cash. I am plowing through the pages and I have come across my firs homework assignments. I have written out my "Why" - My 30 to 60 day goals - Have already read 2 of Deans books and now creating a post in the Forum section of Dean's website. I have had many start and stop moments when it has come to real estate investing and to this point it has been the main culprit to why I have yet to complete my first real estate transaction. On a positive note, I continue to come back to my dream of becoming a successful real estate investor and take action once again. With that being noted I am back again and committed to the blueprint that Dean has laid out for the world to take advantage of. I will be sure to post my progress on this forum as I move forward. =)

I AM DISCOURAGED

I am fairly new to this real estate thing but I am curious. I have found one cash buyer and I am in the process of establishing a relationship with a real estate agent. What is discouraging me is the real estate agent wants me to let her see a contract and she will work with me. I am quite sure she will because she says she has a lot of houses for sell that she has not had luck selling. I told her I have cash buyers but she is hesitant until she sees a contract my question is should I print out a contract to let her see or what should I say to her. Please help me.

A Bird - dog experience

I almost done reading the book 30 day cash. so I gave it a try. An agent who is willing do assignment asked a seller contacted me, the seller will pay me $1000 finder fee if I found buyer for the property hard to sell, so seller and I signed the bird-dog agreement on this property(I used dean's template(many thanks for the template)with modification on yesterday(Feb.18)late afternoon, then I provided a buyer contact info to the seller, next morning, seller told me the property is no longer available. She Said "I will see what I come across so you can send them to this buyer and your other buyers". but to me, This senario is only to get around me to avoid the 1000 finder fees. She can contact the buyer for other property without my knowing. Because the bird-dog agreement is only for this property(that is no longer available after I provided the buyer). So I sent an email to ask addedum that any other property sale to the buyer I recommanded, is still through me,in another word, I am still entitle the fee. but the seller never replies. What do you do in this case?

So you wouldn't recommend putting assignability in the contracts huh? I do, my agent has no problem with it, but you think then that it makes our offers more likely to be accepted in this market?

I am in San Diego which is like Denver's market, super hot, well I am referring to KC MO actually because that is where I am making offers right at this time but will start making offers again on the MLS in San Diego. Thanks for your response btw in advance.

Resale price Vs Offer(Purchase) Price

In Dean's 30 Day Cash book, page 85-87, If offer price is $48300 accepted, What will be resale price(for us to resell the property asap) before ARV?

Is that $48300 + $20000(profit) = $68300? If so, we only have 5000 bargin room with my buyer, am I right?

Finding a Realtor using 30 days to Real Estate Cash method

Hi CaliTony and anyone else...

I am trying to find a Realtor using the methods from Dean's book - 30 days to Real Estate Cash. I've made about a dozen calls, left a few messages and spoke to 3 people who showed some interest in working with me. I followed up with these folks via email (Dean suggested in his video - "I'd like to send you an email to start the first steps to our relationship"). Here's the email I sent:

Hi ,

Thanks for speaking to me earlier today. As I mentioned, I am an investor, and my strategy is to buy, fix, and sell properties, with a target of 20 to 25K profit. I am in the process of researching the market. Can you please provide the following information:
1. List of properties over the last 90 days that were cash investments. This is usually available through the 1-800-MLS help line. I am trying to find the hotspots; and, price range and type (4BR, 2BA, etc.) of houses that investors are working on.
2. Listing sheet of up to 5 properties that are currently available and that would fit my strategy.
3. Areas where investors are putting their money.

Ideally, the properties would be (a) As-Is, (b) Vacant, and/or (c) is Price-Reduced.

I haven't heard back from anyone yet, but it has been less than a day. I wanted to get some thoughts regarding my approach and steps from people who've had some success finding realtors. And, also, maybe the letter might help someon. Any help is most appreciated. Thanks.

i don't know dude this is like an old thread

but then again the thread is true it can be 30 days or less or 60 etc I have two in escrow right now one from a bandit sign & another from another wholesaler my buddy. It can be done!!!
