Just posted a sign on craigslist about a "house" for sale, great price, going through finance problems, etc and boom! several emails of potential buyers, name and phone numbers! in just couple of minutes. You can tell most are investors "Cash Buyers" because of their email addresses. You should try it in your home town and post a "Home For Sale" great price, location, etc and you should get a lot of cash buyers! Keep on building your buyers list.

Becareful Not saying craigslist is bad but from my own experience some people will contact you claiming to be investors & then leave you hanging out to dry at the end so be aware cause I myself have experience shaddy so-called Investors .

& don't get happy until the deal is closed & a check is in the mail & your setting at the bank cashing your first or so check .

You can make it your own

Mine is just a suggestion Travis. I am sure you can make it your own, but just make it simple and straight to the point. When you say Needs TLCs, you are opening opportunities for investors to come. Dont put your personal information in the add and always hide your email address to protect your privacy. What you want is to get first is their names, phone numbers and their email address. Then you can do the rest like find out about the type of property they are looking for, cash availability, etc.

Great Idea!!! I just read your post and placed a ghost ad on craigslist.. It said nearly the same thing, but instead of financial issues, I said divorce.. I already got a response!!! I didnt put any price, location.. I got a response asking where the prop is located, what repairs are needed, how much is it, and do I have any pics... What should I say???? Help!!! Smiling

Great you tried it. Keep their information in your files, maybe start building a spreadsheet with their names, phone number, and any other information they provided. In the next few days, you might call them back and introduce yourself. You can tell them that unfortunately, you already have a contract with another investor on that property you posted. You can tell them the property got under contract very quickly. Tell them that you are an investor and always getting properties similar to this one, and you would like to consider them for the next property you get. This way you can get to know them and find out what are they looking for, location, how much cash they have available to spend (price range, if they dont tell you exact figures), how quickly they need a property, etc, etc.

you want to be careful about posting ghost ads; most investors know; especially when they contact you, and you don't have a property to sell...

If you find a great deal, trust me, you won't have a problem finding a buyer for it!

I'll have to agree with Valerie. You can start off making bad relationships running ads of properties that don't even exist. I just don't under stand that every one is always so focused on a buyers list, instead of getting deals under contract. Buyers are everywhere. That's Just my opinion.

Dean's website is so cool

This is what I like about Dean's website, you get pros and cons from different people and people get to choose what works for them or no. In my opinion CL has worked for me in the past and allowed me to meet great people in my home town, either wholeselling, selling their own home, or regular investors. This just didnt come over night, but over time. I have to agree that Buyers are everywhere, no doubt. CL is just another way to find deals and find people looking for houses as it is a free site, and people can access just from their homes. With free things come risk too, you have to be aware that anyone has access to these sites too, so you have to play it smart. All have a great day!

1) TomandJerry - using the ghost ad as you describe - Has that been successful in the past, in putting actual investor buyers on your buyers list?

Also - you use no phone number, just email? I get "spammed" back a lot doing this, but no buyers yet.

2) Mike (reinvestor42) - In your 1st post here you have keyword tips to use in a CL ad, but then you say real investors spot new investors ghost ads a mile away. How do you find investors? Any tips on building a buyers list would be appreciated.

Yes steve, I have to agree with Mike that a lot of new investors are using CL to advertise and find deals, but I also think seasoned investors use this tool as well. I have to note that Indiana-Joe is probably one of them who uses CL and Ebay very successfully. I do remember one of Dean's conference calls where Indiana-Joe targetted Estate Sales using CL to find probates. I think this is genious! I think everyone can find good use of any tools available to target properties, investor buyers, retail buyers, etc and being succesful about it. To answer your question #1, yes I have been able to work with investors who I actually met through CL. They are in my buyer's list. I know in today's technology, spams become an issue. I know CL is working on spam issues and protecting privacy of their users. Now, if people start over posting, CL requires you to provide your mobile number, so they can txt you a password in order for you to input and continue.

new investors tend to use the 'cookie cutter' approach, meaning when they call about a property, they sound like and are reading from a script- same applies with the CL ads. After you see the same type ad over and over and over, what do you think?....yeah, theres another one of THEM.
Dont be suprised if your post is removed because someone 'flagged it', competetion/REagents is tough sometimes

if you mix it up a little and be creative, you CAN pull in buyers/sellers.

I would agree that all new investors are trying CL, considering its was published in Deans book to run a ghost ad. I did try it and they removed my listing. I didn't say I was selling anything,but looking for investors for multiple investment properties. I did not list another ad on CL but I have leads from networking.

Good Idea When Wanting Honesty

This isnt my idea. Another DG'er brought this up before. But I liked the idea of actually using a real house that another DG'er owned. If they would give u the permission of using their house as the "bait", then you can turn all real leads over to them.

- They get the sale.
- U get honesty, experience, to build ur buyers list, to help another dg'er.

Post it again. Other people that posts on CL usually flag ads to get them off because of competition. I actually heard that there's some software to do mass flagging. Those computer geeks use it so our ads get flag and taken down. CL didn't delete your ad. Just post again.
