Build your buyers list! For more reasons than you think!! ;-)

Great advice my friend!! as usual, that buyers list is the first and best thing you can do if you really want to be successful. I just stopped by your journal and my jaw dropped when you said your up to 25 properties. I can't tell you how proud of you I am. You are truly blessed and deserve every bit of it. And dont anyone kid yourself, Rina worked real hard for what she has. She took action and ran with it from there.

I recently got an email about a new "Nationwide Cash Buyers List" from Jeff Adams at freerealestatementoring.com. Has anybody else heard of this list? He held a webinar to explain how to get the list but I was unable to attend due to an illness in my family. It offers "Just put in your state, your county, and the value of the property sold and hit submit...and voila you have a list of every cash buyer.

It will tell you:
The property address they bought
The date they closed
How much they paid
Their full name
Their mailing address"

Seems too good to be true but every once in a while good things do come along. Any feedback would be appreciated.

Kind of sounds to good to be true to me.

I realize that it seems too good to be true. I'd even disregard it if it weren't for the fact that I found the website originally through a fellow DG members profile page.

Every lead takes you SOMEwhere. You can weed out the bad and keep going with the good. Ya never know what you'll find til you check it out. Every connection leads to more connections. Pretty cool.

I've found the best connections are locally (flesh and blood), and DG Family. Networking here has produced the biggest results for me. Probably because we're all serious about making money and working together to do so.

Good luck in your networking. Relationships are key.

I agree with you 100%. Having an open mind really helps a lot. Dean is one classic example of a person with an open mind. Everytime he talks to somebody, I notice that he's so willing to listen and still would raise a question. We all know how knowlegeable he is in REI. LA

I am working on a buyer List but I had one of my Investor go behind my back and over bit on a property. I was pssss but The investor that was going to buy the it, was upset with me. Yes I had a contract on it but the bank turn me down What can I do the time.

Here's another perfect example of networking. I just got a call from my realtor asking if "I" have anything I want to sell. She's got a young couple pre-approved for $90K (FHA financing) but every offer they make is being overbid or beat out somehow. SOO, I will decide what property will make me the most profit and will give them a nice home with some equity, and show them on Tuesday. OR I'll quick get something locked up to sell to them (thank you FHA waiver!!!!!!)

How sweet is that!!?

That really stinks. Put that guy on your "list" (you know what kind I mean). His reputation won't last long. There are a lot of good guys out there. Just be careful who you work with, but keep moving forward!

P.S. You said you had a contract on the property? If you mean an accepted offer to purchase, you may want to talk to an attorney about that.

Hey Andy, I attended this webinar with jeff adams and the only obstacle I came across was that you need to markett alot to these cash buyers before you even get to conversate with them. I sent out post cards to target these Cash Buyers and it worked out very well.

I am 100% new at this and catching flack from the whole family for getting scammed (I know I haven't, and I can't wait to prove them all wrong!!!), so i have decided to move my real estate learning and activities underground so to speak. I've spent all my spare time this past week (since receiving and reading deans book) on this forum. I'm starting to wonder if maybe I've found a new family, the DG Family.... After reading countless posts and replies, I feel like i know you all already! I hope some of you are as excited as i am to see where this road takes me, my name is Justin, new member of the DG Family!

It is very unfortunate that I am unable to afford the academy yet, so i guess I'm just going to have to build my foundation the old fashion way, with my unbreakable motivation and a whole lot of "outside the box" thinking. If anybody has even one tip for me, I'm all ears!!!

Ok, that stuff aside, I'm sitting here bursting with excitement and can't wait to get started. I'm at that point where I'm sure most of Deans naysayers bailed out, the point where.... basically i have no clue where to begin. I've found several posts where people are blatant about building a buyers list, and its importance. I'm sure some of you know exactly where I am right now, at square one, and your the people i need to hear from.

I cant wait to implement the strategies i learn from all of you! Thank you for your time and attention!!

As you mentioned there are a lot of posts on building a buyers list on things you can to to put together a buyers list. I will give you one of the best things to do to get the buyers list started. Find and attend an investment club. You can find investment clubs buy using the following resources
