Definition of fraud

I've been reading a lot of posts that allude to a lot of creative tactics in buying and/or financing real estate. And there may also be a number of people who may not be who they say they are on this website. Because of that, they may be giving some advice you want to hear but may not be valid. Research everything and check different sources. Remember that you get what you pay for and the advice on this forum is free. As they use to say on "Hill Street Blues", BE CAREFUL OUT THERE.

Lastly, when you are in the moment, you can justify a lot of things. Things that might bite you in the butt later. Therefore, I thought it might be useful to make sure everybody remembers this definition

fraud — n
1. deliberate deception, trickery, or cheating intended to gain an advantage
2. an act or instance of such deception
3. something false or spurious
4. informal: a person who acts in a false or deceitful way

So be careful what you buy, how you buy it and who you are dealing with as you never know where the road might take you

I did and it makes me angry, as it becomes an impossible task to help people when you are competing with avatars of the 5th dimension.(a nice way to say liars)This forum has been one outlet for me to "pay it forward" but with all the reading I do on this forum lately, I'm not sure anybody wants to hear how to make money consistently; only quickly at any cost.

kind of a strange definition, avatars of a 5th dimension. I wanted to say this about something in your post, about creative financing and buying real estate.

After reading many posts here from alot of interesting people, I was under the impression that many here are a proponent of using creative techniques to buy real estate. I have not had the impression that there are too many people here who are deep pocketed and can do it any other way.

I am certainly not a wealthy guy and don't know how wealth would change my life, as I said, I am not there yet.

I am just a little surprised that it seems like a bad thing to use creative ways to buy property and finance it and talk about it here. Am I under the wrong impression?


Yes, I didn't mean that.

Creative finance can be the cornerstone of someone's trip to wealth. But as all things, there are correct, legal and open-handed ways to do a transaction. There are also people that instruct in a destructive manner. I've done lots of creative transactions and expect to do plenty more. And I do it because it gives me leverage that I cannot get otherwise. So please don't take my original post as I am against creative financing; as I am also one of the biggest proponents. Just do it right. Learn how to do it correctly, and it will serve you forever. Seriously.

It is people like you and Elix whose posts I always enjoy reading. I think what we do here is try to give back to the new investors with actual hard information. Offer help and referrals when we can and stand behind our referrals because we use and know these companies or individuals ourselves.
Don't give up, I know for a fact there are people that want to learn and develop a real business and they understand it is not a get rich quick deal!
Your posts, Elix's posts and a couple of others are full of content and real world helpful information. Keep it up!
It is also our job to weed out the "avatars of the 5th dimension" on this site and protect our DG family when we can!

I have been on this site for over years now and Jeremy and I have done some great deals and not so great. I think what the three of you are posting is GREAT, let me repeat that
GREAT for the newer students.
I for one like to get down in the trenches get a little dirty and learn some valuable lessons for the next deal, which we do.

Thanks for this post Bill. There are so many good people here on this DG site and it hurts to see someone with made up names and stories here just to have someone to talk to.

This site has helped my wife and I so much over the last 2 years and I am glad to be a member of this DG family.

So to the ones out there that are not who they say they are go some where else and leave this site to true investors and students.

Be very careful if you hear of things that are too good to be true, even if there are multiple people backing it. You never know who's got a minion or twelve out there to support the scam. 'Nuff said! Smiling

When you come back under a different name I have to say that was very sick on your part to make up a story about some one that lost thier arm serving thier country. You are a sick man you need help.
