Hello DG family am asking for advice and info and guidance on a deal of 2 mh parks & 22 acres to develop for mhs also have veiw hud site and gov grants still
lil confused, ask price is 2.5mil for parks and land ; 200 mh will cost deliver and set up 6.61mil with a total of 9.1 mil cost to develop. HUD FMR FOR 2B/2B is 567 but will purchase 3 & 4 bedrooms which fmr are higher for these.. Hud will insure loan and let ya carry it 40yrs. Well rent sec8 hud program.

I have no idea what you are looking for here. With a profile filled out like yours with only a first name, don't expect any seasoned investor to give you 2 secs of their time. You have to learn here first, before you can come out here asking for a million plus to do a deal. Let me see if I understand this... You have an opportunity to buy 2 mobile home parks and 22 acres from HUD to expand with more mobile home parks? How many mobile homes are currently in each park? What are their values? Are they all rented? How much can you get for rent? Do they need repairs? What are the operating costs? Are there missed opportunities for additional income (like onsite coin operated laundry)? Don't try to tackle the whole package. Break it down it to parts. First asking yourself, what is one park worth? And then once you have all the figures, you can move into what the whole package is worth.
Not many people here have any experience with mobile home parks,myself included. So I had nothing of value to offer you so I stayed out.
Plus I didn't see any information about what part of the country its in, some areas do better then others with MH.I also didn't see a clear question of what you need help with, you just put out some numbers that would be associated with the final cost of the project.

mobile home park one is empty 110 spaces owner is in home(24 acres with 3/2 house and small strip mall, has some income now.
mobile home park two is 44acres with cap. of 168 mobile homes& 22 acres can have 88 mobile homes on it.
looking to hold for present time may flip at later date to be determined.
got quote on mobile home new (delivered and set up & 6yr warranty 33,000)
:park one needs a lil rehab to get back to snuff.
park 1 income as now 1800.00 month
park 2 income as now 4800.00month
just narrow down where to get how finish the deal.
not hud owned but am getting prequilified for hud tenants.
also have another quote for 198 mobile homes at 3.65mil
hud vouchers 500+ a month per mobile home unit times 198.
renters will be sec8, elderly & disable persons which gov. will pay majority of rents - 110 for utilities.This is accomadating tenants that quil for a Hud

Tazz, you being disabled may give you preference with the VA guaranteed loan propgram as well as Vocational Rehabilitation, which pays for the educational expenses of disable vets. Not sure your rating but I believe its a minimum of 20% to qualify.
This program might allow you to take RE agent and licensed loan officer classes

that way no issues in qual for hud tenants to rent from me, there are people on waiting list units to rent so income to cover note and overhead is there.
I know how to show true numbers to possible resale at later date by the GIM (gross income multiplier)

Have you tried Hard Money Lenders? Some require a certain credit score while others don't go by credit but by the deal. If it's already cash flowing that might help it qualify for the loan.
Try checking out Hard Money Bankers, they give lots of advice on how to get hard money loans, and even lend for some things, although their personal lenders only go up to 4 unit multi family but they have a number you can call and they will recommend a commercial lender that is more suited for your project http://hardmoneybankers.com/ worth checking out any way. You can always post an ad on cl, etc stating that you are looking for a JV partner

as a hardmoney lender that these 18,000 plus people have that bought his material. For instance if a deal is found by anybody will ask for a fee of a deal to make funds avail in turn they will profit the most..
i believe in low profit time the quanity of deal will in turn show a greater
yeild in the long run. example 500mil facebook people at 25cents if each was to give will in turn show 125mil..

At this time Robert it looks to me like there are a lot of what if's here.
In my opinion you would need to set up a meeting with interested investors and sell them on your plans to develop the moblie home parks. It looks like a big deal.

how would i go bout getting HUD loan to provide for a HUD program for Hud qualified tentants on a waiting list sec8 HUD sec 207, 223, 231.
Maybe might know of a direction that would be in my best interest.
I found info HUD will insure loan and let someone carry note for forty years;

Hardmoney is okay but not so good,
invester was to front fund they could make a great deal cause could refi according to monthly income or gross income multipilier.
Just getting lost that way.
Like I said it is a big deal. I am happy with single family homes right now because that is what we can handle right now. Some day we want the multi famly homes and moble home parks. One step at a time is the way we look at REI.

The questions is sale him on the idea to have deal flow a lil easier put
price of land add to mh price and inturn deed land so the deal tranaction
will become a lil easier to aquire funding to finalize deal. I feel if it shows that the land is ownership deal can be accomplished alot easy. If deal falls through just deed it back to them..
