My bird dog in Tulare California is one excited dude. He found a boarded up junker house a year ago. We tried to get the owners to sell but they wudnt return our calls and we eventually gave up on the deal.
Then after I spent 4 months in the islands I get back and start running ads on Craigs list. Wudnt u know it, they call and say they want to sell. We agreed to buy it for $22,500 and sold it a few days later for $38,000

We just assigned our contract to the buyers. We wer very worried they wud freak out at the fee were getting, but, they signed our contract without even blinking. Then we started escrow. Then the worst happens, the Title company calls and says they cant close bcuz it has to go thru probate. We wer devastated. The sellers said that was taken care of. Wrong. Again we gave up on that deal, cuz in the last 6 months me and the bird dog had emailed the sellers several times and even called them and got no response.

Now, a few days ago they email me to say thanks for hanging with them and they still want to sell to us, and that probate has just completed. I immediately contacted the buyers and Unbelievable, they still want to buy it.

We all been txting and emailing and calling and it looks like its actually going to happen now, prob next week. The sellers are going to the title company tuesday morning to sign, the buyers are getting their funding together. Me and the bird dog are splitting a $15,500 assignment fee. I'm losing my mind here.

The last 2 deals I got I made some good money and I been sending out yellow letters like crazy, almost 2,000 already, and man am I getting some calls and working on several deals.

My other bird dog here in Fresno is also a DG student and he nailed up my bandit signs last week, we already got 3 calls, very motivated sellers and I think we can do them also. Things are really happening cuz Im putting in the time and effort and spending some money on whats important, (Marketing) I been looking at houses and making offers. The main thing for me is. I know I can do this, Im not giving up, Whatever it takes. And its not like work, it's fun and exciting, with some extreme ups and downs of course. I'm gonna celebrate with some chili cheese nachos at Denny's resturant. Let's Make Some MONEY Rando

It was no Picnic, it was work

I got lucky on the first batch of 200 yellow letters I sent out. Made $2,000 on a fixer flip. It wasnt as easy as I made out. Nobody would buy it, the place was so trashed. I went back to the seller and got her to lower her price. Then I was lucky to find a farmer that had access to cheap farm labor to fix the place up and then rent it to his workers. Since then I have sent out over a thousand letters and Im negotiating a few deals but, it can be discouraging sending out so many letters and not getting some fast deals, it's a lot of work. And a lot of expense. It's a gamble for sure. But Im gonna keep sending them out till I get more deals. I know it works. The seller was a sweet old lady and sent me a thankyou letter saying I was a blessing to them. That also gets me motivated. The wholesale flip deal above was found by my bird dog just driving around his town.

Weed, rats and hazardoud conditions, OH MY

The 3 heirs to this deal always thought they would fix it up and flip it or rent it. They actually went in and cleaned up the place and hauled off most of the deceased property. They actually left an old piano and organ.

However the city was pressuring them to do something. An old baracuda that lives behind the property was constantly calling code enforcement complaining about the weeds and rats and the hazardous conditions. The small town enforcement officer was gracious enuf to hold off condemning the property while this probate thing was going on.

The buyers txted me to say they were trying to close the deal tomorrow, but, I'm not holding my breath. I've learned that nothing goes as planned and I'm looking at getting that big fat glorious check next week, I'll drive the 40 miles to pick it up in person. I'm gonna use a huge chunk of the profits to do more marketing, the door hangers, more bandit signs, more yellow letters and maybe get some help with all these leads. Let's make some MONEY Rando

The waiting game

The title company emailed me this morning and said the Iowa Notary didn't stamp the deed correctly. They over nighted the paperwork yesterday but of course it didn't get here in time to close today. Now the girl at the title company emailed to say its looking like Monday. The waiting is killing me, but u know if I've waited a year already I can certainly wait a few more days. And even though this deal has taken this long I'm sure I don't have more than a few hours working on this. I still haven't seen the house or met the sellers or my buyers, I haven't even met the bird dog that found this deal. The bird dog just called and said he's got another house, seller wants 10 k and owes 3k in back taxes. Seems the bird dog is motivated. Let's make some MONEY rando

I was astounded that you hung in there for a year to get the property. Congratulations! A caveat: Always remember there are LOTS of properties out there. So be cautious of spending too much time on any one deal. I've been a professional monopoly player for almost 40 years so I probably have more contacts than you do. But I don't want to spend 50 hours on one deal, which may or may not be successful, when that same amount of time would cover 4 or 5 other deals. Keep on writing offers! Practice makes perfect!
