My partner and I are in it to win it! When we left the 3 day seminar in Fort Lauderdale (June 2012) we were AMAZED at the awesome information we learned. It was in the middle of day 2 that Dave turned to me and said, "I will help you and support you along the way and you are going to ROCK this!"

We were JAZZED, PSYCHED, "drinking the kool-aid," soaking it all in and loving every minute!

And then he said something that has changed our lives forever. He said, "You should quit your job and focus on 110% real estate". I couldn't believe it! And we spent the next month getting some basic parts of our new business established and transitioning our personal budget to afford living off only his salary.

In July 2012 we attended BOG in Orlando. We met some great people and learned some great techniques! We also picked one of the realtors that our group used to tour the houses and she is AWESOME!!! If anyone needs a GREAT realtor for the Orlando area, please direct message me.

After BOG though, I was struggling with keeping up my day job and doing RE. See - I'm someone who has to give 110% to one thing. I ADMIRE folks who can go to work 8-6 and then do RE at night, often with families and other commitments as well. But, I personally struggle to focus that way.

So, it was after the momentum from BOG that we put our plan in place for me to transition out of corporate america, mid-August. I officially quit August 3 and my last day was August 17. THIS WAS HUGE! My family thinks I'm NUTS because I had worked very diligently since 2005 to grow into a successful sales person within my industry (find me on LinkedIn: Kristin Hansen).

But we decided NOW is the time! DISCIPLINE is the path to freedom.

I look forward to this journey with EACH OF YOU! You are all so inspiring to me! To date, we have 25 offers out and are continuing to build our buyer's list. We KNOW it's going to happen and we BELIEVE it's going to happen so we are going to keep our nose to the ground and keep plugging away. I can't wait to report back when we have our first deal!!!

totaled up our deals from 2013 (7 total!) and putting together our year-end financial statements.

have a contractor going to our duplex to quote us repair costs for one of the sides now that we've evicted our tenants and considering putting this thing on the market.

also, waiting on counter offers from commercial properties. and, waiting on a list of MLS houses to make offers.

had a very interesting dinner meeting last night with a $MM mentor who shared his knowledge on interest rates and leveraging money. he was involved in wholesaling land in the 1970's for 10 years before the housing bust of the 1980's. 30 year mortgage rates in the early '80s peaked at 18%! Could you imagine that?? the market is cyclical. when everyone buys - don't; when no one buys - do. having the foresight to predict where we are heading is another story…

working on deals!

received an inbound call this afternoon from another investor looking for deals AND with off-market deals to off-load. His buying criteria is pretty straightforward and i've already shot an email off to a few investors who i know buy in that area to see if i can put a deal together.

the off-market deals also seem interesting
1) guy owes $86,787.99
3 bed, 1.5 bath, full basement
needs updating
worth $125k

2) seller wants $5k
plus there are $20k in past due taxes
needs updating
worth only $55k-ish

then he told me about a 41 unit apartment complex that is 85% occupied..

I'm going to see if I can make a deal happen and keep this guy around a little longer Smiling

in other news, stillllll waiting on my deadbeat contractor to go quote the duplex i asked him about last Sunday. the weather has been HORRIBLE, so i guess i should only be half-mad :|

So the inbound call from late last week is looking promising. Have some interest in one of the houses he has and we're setting up a showing tomorrow.

contractor for my duplex came back with a quote that is HALF the cost of the other 2 quotes, so that's promising but I also learned that my deadbeat property manager turned the power off and TWO pipes froze and BROKE. I contacted an attorney, since it states in my contract with the PM that they are to be responsible for the electricity and he said my intentions are right but I will need to file an insurance claim and then the insurance company will go after the PM. What a nightmare. Just when I thought we were status-quo with that duplex. At least we have insurance on the property Smiling I know a lot of cash buyers who don't insure… My contractor turned off the water so that it won't happen again and I have an email out to my PM to figure out what the heck he was thinking by turning off the electricity. But of course, because he's clearly not an A player, and because I emailed him on Saturday, he's not going to get back to me until Monday/Tuesday.

Lesson learned: DONT WORK WITH ANYONE OTHER THAN AN A PLAYER. It's not worth the time, energy, money or frustration.

I am waiting on 2 signed contracts as we speak. It's never over until the check clears at closing but this is as close to a deal that I've gotten since July 2013 and it feels good to have the momentum starting. This weekend I'm planning to make about 50 offers so that the pipeline of counter offers is steady when I'm in Costa Rica next week.

In the hunt for some competitive contractors so I have 7 guys heading to a 5 unit multifamily property tonight to get me bids. This is the result of 1 CL ad posted last night and the responses came POURING in within the hour. I copied the ad below so you can use it! (but for the record, this is not my own creation. i'm simply using the tools in my toolbox) I started to turn people away because I'm an out of state investor therefore I won't get to the meet the people in person and I don't want to burn them out on this bid.

Hey Kristin,

Congrats on the closing yesterday! Love seeing your fired and success, I need to get back on these forums more to get my fire going. We are closing our latest rehab on Fri, can't wait to see the bank account going back up! We are still trying to get tenants in our live/work townhome, we have a mother and daughter that have called us back and are interested so we need to meet out there again with a plumber and contractor so we can make sure the changes in the commercial area can be done. Working on another deal that could be huge with 8 townhomes, really 4, 2 story duplexes, if this one goes through we'll be sitting pretty! Later
