My partner and I are in it to win it! When we left the 3 day seminar in Fort Lauderdale (June 2012) we were AMAZED at the awesome information we learned. It was in the middle of day 2 that Dave turned to me and said, "I will help you and support you along the way and you are going to ROCK this!"

We were JAZZED, PSYCHED, "drinking the kool-aid," soaking it all in and loving every minute!

And then he said something that has changed our lives forever. He said, "You should quit your job and focus on 110% real estate". I couldn't believe it! And we spent the next month getting some basic parts of our new business established and transitioning our personal budget to afford living off only his salary.

In July 2012 we attended BOG in Orlando. We met some great people and learned some great techniques! We also picked one of the realtors that our group used to tour the houses and she is AWESOME!!! If anyone needs a GREAT realtor for the Orlando area, please direct message me.

After BOG though, I was struggling with keeping up my day job and doing RE. See - I'm someone who has to give 110% to one thing. I ADMIRE folks who can go to work 8-6 and then do RE at night, often with families and other commitments as well. But, I personally struggle to focus that way.

So, it was after the momentum from BOG that we put our plan in place for me to transition out of corporate america, mid-August. I officially quit August 3 and my last day was August 17. THIS WAS HUGE! My family thinks I'm NUTS because I had worked very diligently since 2005 to grow into a successful sales person within my industry (find me on LinkedIn: Kristin Hansen).

But we decided NOW is the time! DISCIPLINE is the path to freedom.

I look forward to this journey with EACH OF YOU! You are all so inspiring to me! To date, we have 25 offers out and are continuing to build our buyer's list. We KNOW it's going to happen and we BELIEVE it's going to happen so we are going to keep our nose to the ground and keep plugging away. I can't wait to report back when we have our first deal!!!

Hi Kristin

It was nice to meet you at the AM training! I went out yesterday and bought a very large map of the U.S. We hung it on the wall in Deborah's office. Now we are picking three cities to start with. Dean's criteria won't work in Colorado.
I have three closings before July 1st and still maintaining my offer flow here so I am putting more responsibility on my three A player agents. I will free up a little time to get the other areas going. Meeting with agents today at 9:15, 11:00 and 2:00.

Productive Day

I have way too much energy after these events!!! My fiancee has been busy prepping our house for dinner guests and all I want to do is KEEP WORKING!!!!!!

Nonetheless, I'm lucky to have had a productive day so far:
- 25 offers OUT THE DOOR (brings my total this week to 37)
- Set up a showing tomorrow at one of my wholesale properties - LETS HOPE THIS BUYER WANTS IT!
- Convinced at least ONE wholesaler to put all his leads in my new "wholesaler submittal form". Hoping we have some properties with solid returns. Will have to look through them tonight or ASAP tomorrow
- Received a LEAD from my old realtor about 5 condos with tenants that need to be moved for $50k total. Thinking I can make $5k on this deal and going to post a teaser lead on DGIE to see if I get any bites before I proceed to contract...
- On the 2 FSBO leads I'm working, sent an email to each seller trying to reduce price so that I can make these work

Is it tomorrow yet!?!?!

nearing the end of another day wishing I had more time...

having obligations outside of RE investing really requires you to make the MOST of every day! I'm feeling good about my accomplishments today but wish I had more time Smiling

I now have FOUR wholesalers willing to use my wholesaler submittal form - awesome! On friday I plan to do more outreach via CL to find more FSBO's and other wholesalers with ads. I want to get a lot of people plugged into my system to make things run efficiently.

Worked out some "kinks" on the 2 properties I got under contract last night. We are very apprehensive about the condition of these properties because one is reportedly "door open, go in as you please". And, the other property is reportedly occupied. The Property Manager has arranged to get in both units tomorrow and provide his feedback. From there, we will decide if it's worth researching comps or just walking away.

Talked again to my Title company who will allow us to dry double close. Talked about the 2 properties we have on contract so that he is ready to go if we decide to move forward. Also, he confirmed that any house $50k or under will be $825 (all fees, etc included). This is good to know!

Called the tax assessors office this morning like I learned in the AM office to talk about the taxes for these 2 properties. Normally, I look them up online, which I had done for these 2, but it's good to have a voice behind the phone reiterating what i'm seeing and also talking about tax

Tomorrow I am out of pocket, but am intrigued to hear the feedback on the 2 recent contracts. Also, I have 13 offers tee'd up and ready to send to my agent (brings total this week to 50).

Money Mondays

Good day today! Didn't make any money but made PROGRESS!! Took all weekend off so feeling good that I got anything done today Smiling

Held a call with my realtor to check in from last week. All things are on target and we laid out a few action plans to keep moving forward.

Had my orientation call with the DG team for AM work. Sounds like all systems are a "go"! Just need to find properties now that fit the criteria!!

Talked to a few CL ads. Ran numbers on many properties. Narrowed in on a good one only to find it was a "D" neighborhood and decided to walk. The numbers were good but not THAT good to warrant me spending any more time on it.

Set up a property manager and contractor walk-through for one of my properties.

Every day I make progress is another day I'm closer to making $$$

Today, I submitted 22 offers! What's a MIRACLE is that Dave actually typed up the POF this time. I couldn't believe it!! Anyone who submits this many offers at once who doesn't have the luxury of a blanket POF, knows what a process this is. I have a pretty good system, showed Dave and he was off to the races. He even got 20 more prepped for tomorrow's offers! If we can tag team like this moving forward then we will be able to double our productivity!!

Called all the FSBO ads that I picked up when I drove for dollars a few weeks ago in Indy. Left 9 messages. Got a lead on one - a duplex - sounds like it might be a "go" at a verbally agreed to price ($11k less than her asking) but waiting for pictures before I send a rehabber there.

PRIVATE MONEY

I have been SCRATCHING my head to figure out how to take this thing to the next level. The thing is, up until I went to the AM training, I was finding GREAT houses but can't close because my buyers don't like them for one reason or another. Then, I fired my whole team (realtor, property manager, contractor, etc) and started over! Best feeling ever!

So, for 2 weeks I've been working with my new A team and am really finding good deals now. And, I feel a sense of obligation not to let them down but also to start making more $$$$$. All is good because now I can sell my houses to Dean.

But, sometimes I find great deals that don't meet Dean's criteria that I would still love to do something with... so again, i turn to wholesaling only my buyers still aren't buying.

Finally, after talking to enough people I realized I NEED PRIVATE MONEY or hard money but I just need money... So, I took the advice of a few DG friends and sent an email to all my buyers, wholesalers and REI network asking for money. And wouldn't you know it - I found some!!! I'm excited to take this thing to the next level. To find deals for Dean AND to have the money and power team in place to close on other deals

Moving forward

You have to keep moving forward.

Close to locking in another GREAT house in a very desired "B" neighborhood that is completely rent ready AND has $15k built in profit or much more by the time the person sells this. Seriously, this house is GOOD. Going to make $5k wholesaling it or find a way to keep it myself!

In fact, I'm sitting on 3 houses right now that will each net me $5k - but no Assignments are official for any of them --- YET!

I'm very excited that all the momentum from the last 3 weeks is paying off. Despite having issues with banks in the market saying they are going to refinance based on appraisal price and then telling us thats not what they meant (?!?) I'm still moving forward. Because, regardless of banks I can still sell houses to Dean to flip. And that's exactly what I'm focused on right now. Duplex flips for Dean, SFH flips for my new PML, and killer buy & holds for others in my network.

Here's the question of the day: How do you use OPM to buy & hold? Insider's cash loans 50% purchase price plus charges $3k when you pay back (so you owe the 50% plus $3k) and then charges 1% each month. And they will do this for 2 years. Not bad.... But, is there another way???? YES! I need to create another way. If I can't get over the wall or under the wall or break down the wall I must go through the wall!

Suggestions on creative terms used with OPM to buy & hold are welcomed....

Hi Kristin

You are taking action girl!! It's just a matter of time. If I were you I would concentrate on expanding my buyers list. Either your deals aren't strong OR your buyers list is weak. It sounds like you are getting some good deals so that means you don't have the right buyers.
Are you trying to wholesale turnkey rental properties or fix/flips to rehab type investors?

Again though I have to say, the things you are doing now will lead you to success with out a doubt!

As far as OPM on buy and holds: You can use a Hard Money loan to acquire
and rehab the property then refi out when the place is rented. Check with your local REI club and find out who the locals use to do their refi. A lot of times they will have a booth or table set up at the REI meeting! This strategy requires you have the money to do the HM loan. Usually 6 months of payments in the bank in advance.

You can form a equity partnership with a PM guy and split the deal or base the PM loan on interest payments.

Have you been to a local county foreclosure auction?

Thanks for the encouragement! And more importantly for checking in and providing feedback on using OPM for buy & holds.

The bottom line is we need more buyers AND some of our properties are sub-par. I've noticed recently that a few of my buyers who I thought were legitimate are actually wholesalers. That's OK but not always what I need.. So, I'm focusing on finding more buyers!!! It's an ongoing game. And I also need to learn to walk away from the bad deals and not just make a deal happen just to say I have a deal because that doesn't do anything but waste time Smiling

Our biggest bottleneck right now is cash flow and cash reserves to buy & hold whether by ourselves or using OPM which means right now I'm going focus on the flips and wholesales. I am excited because I finally found a PML interested in flipping so with him and Dean, I should be on the right track to getting deals done. AS SOON AS I FIND THE RIGHT DEALS. I'm not in my investment market so I'm limited to on-site meetings like REI's and foreclosure auctions but I'm constantly networking over the phone and online to make up some of the difference. After my last trip to Indy before we all flew to AZ for the AM training, I saw the VALUE of being on-site and the ability to post bandit signs, meet people face to face and expand my network with the clubs, auctions, etc. For now, I"m going to keep my nose to the ground and keep plugging away

- 3 properties to Dean ($7,500)
- 2 properties to PML ($20k+)

Nonetheless, the beat marches on and I am typing away on my computer on our drive so I wanted to check in for a couple minutes since I will be unplugging for a few days.

Making lots of offers and getting a few deals accepted which are looking like they could be good deals for Dean!

Also, talking to my HML about the rent ready property I have and also looking at my IRA options of buying & holding this gem.

Learned something today with PML: make sure the loan is NON RECOURSE - this means they can't come after you if the project fails. Some people want you to fail. Non recourse prevents them from coming after you.

Remember: it's not about how much you make --- It's about how much you KEEP!

I AM….a Private Money Lender!

Thought I would check-in to the DG community because it's been a while, and also because I am very happy to say that we completed our first PML loan to another DG'er this morning! It feels great knowing that while I am not dedicating 110% right now to my business, at least I can still have my money out there working hard for me.

We've come along way this year! And, what I find most impressive is that we're diversified in our strategies. For example, we completed a few wholesale transactions, purchased a cash flowing duplex, purchased a note for our business with Insiders Cash and then turned around and used the same principal funds to invest with a friend this morning.

My excuse since July is that I wanted to switch markets and that's what's stalling my business; but in truth, I was just very frustrated with the lack of results and I was using the excuse of switching markets as an objection and am standing in my own way of success.

In 2014 we're hoping to acquire a second rental property (duplex or bigger), attend the EDGE in PHX and also wholesale at least 5 houses.

Short-term goals (within 5 years) we have our eyes on a 10 unit apartment complex. We figure we have a lot of investment strategies to learn between now and then so we can leverage OPM to make these dreams come true!

Hi - Happy New Year's eve!

Can someone please tell me the website to submit our completed deals? I remember several months back when I told someone I completed my first deal they said I should submit it to a website - not to personally receive anything but I think it's helps demonstrate to new DG'ers the credibility behind what Dean teaches? We completed 5 deals this year and 1 deal at the tail of 2012 that I would like to submit.
