My partner and I are in it to win it! When we left the 3 day seminar in Fort Lauderdale (June 2012) we were AMAZED at the awesome information we learned. It was in the middle of day 2 that Dave turned to me and said, "I will help you and support you along the way and you are going to ROCK this!"

We were JAZZED, PSYCHED, "drinking the kool-aid," soaking it all in and loving every minute!

And then he said something that has changed our lives forever. He said, "You should quit your job and focus on 110% real estate". I couldn't believe it! And we spent the next month getting some basic parts of our new business established and transitioning our personal budget to afford living off only his salary.

In July 2012 we attended BOG in Orlando. We met some great people and learned some great techniques! We also picked one of the realtors that our group used to tour the houses and she is AWESOME!!! If anyone needs a GREAT realtor for the Orlando area, please direct message me.

After BOG though, I was struggling with keeping up my day job and doing RE. See - I'm someone who has to give 110% to one thing. I ADMIRE folks who can go to work 8-6 and then do RE at night, often with families and other commitments as well. But, I personally struggle to focus that way.

So, it was after the momentum from BOG that we put our plan in place for me to transition out of corporate america, mid-August. I officially quit August 3 and my last day was August 17. THIS WAS HUGE! My family thinks I'm NUTS because I had worked very diligently since 2005 to grow into a successful sales person within my industry (find me on LinkedIn: Kristin Hansen).

But we decided NOW is the time! DISCIPLINE is the path to freedom.

I look forward to this journey with EACH OF YOU! You are all so inspiring to me! To date, we have 25 offers out and are continuing to build our buyer's list. We KNOW it's going to happen and we BELIEVE it's going to happen so we are going to keep our nose to the ground and keep plugging away. I can't wait to report back when we have our first deal!!!

Had quite the afternoon:
Found off-market deal at 12:30pm.
Locked up on contract.
Marketed at 2:55pm
Call to purchase at 3:16pm
Gathering paperwork to sign and there is also a backup offer anxiously standing by
Don't want to jinx myself or this deal so I will reveal my assignment fee once it's a done deal

Qualified 3 solid new buyer/seller contact

Received 4 more off-market deals; made an offer on 1
Also made 10 offers on SFH listed on MLS

Tomorrow I'm pre-occupied with family affairs but I'm committed to doing ONE thing to move the business forward. That's what Ali said at the EDGE - do just ONE thing.

Day 7 Post EDGE

Only worked a few hours today, but still had a few good things take place and ready to get another full day in tomorrow!

- Qualified 2 buyers in Nag’s Head NC – looking for good deals there…
- Had TWO verbal acceptances on other off-market deals and just waiting on official contracts
- One of my qualified buyers from yesterday continued the dialogue about the 10 properties she's looking to off-load and exchange for others which means she's a SELLER and a BUYER! We have verbal on TWO more properties but I just have to work out the numbers to see if I want to start with just one or take both at once. Trying to preserve my positioning with her and not bite off more than I can chew.

I'm SO EXCITED - I had to write! I woke up this morning to a signed assignment in my inbox putting $500 in my pocket TODAY (non refundable) and $2500 more when the property closes May 30. The beauty is, the guy has until 6pm Wednesday to decide if he REALLY REALLY wants the property and in case he doesn't, I have another guy BANGING on my door asking to have it. Literally. He emailed me over night saying he has the wire and EM ready to go in case something falls through! This is deal #6 for me and it is the QUICKEST deal I've done yet - 21 minutes from sending the email to buyers and getting the phone call! UN.BELIEV.ABLE!

I ALSO WOKE UP to another executed contract that I'm going to sell!!

Day 8 Post EDGE

I'm beginning to loose track of the day and I'm LOVING IT!

What another fantastic day!!!
- Locked THREE off-market properties under contract today! 1 SFH and 2 Duplexes.
- Working on a 4th off-market property as we speak! It's a Land contract - a SFH with a rent-to-own tenant just put in place as of April 2013 for a 5 year purchase plan with a future price already agreed upon which is $3,500 LESS than asking price!
- Also, a Buyer from my mailing list reached out to see if I want to help him market his property
- Qualified 3 new Buyers
- Interviewed a possible assistant and also a property manager
- Dealt with some water damage at my one and only property
- Talked to some DG folks!!!
- Day 4 insanity - CHECK

Day 9 Post EDGE

Honestly, it was a strange day. I was a bit distracted this morning with personal things but I managed to stick with it and still be productive. I'm very excited about the momentum building for a GREAT day tomorrow!!!

1) Area manager training – tickets BOOKED!
2) Verbal on soon-to-be-inked 4-plex in Indy
3) ANOTHER new contract today - that makes 6 active contracts!!!
4) Referred to ODesk.com from a potential buyer as a good place to find –web designers, virtual assistants, etc. Meanwhile - I updated my website because someone has to! LOL
5) Followed Ali’s lead: Started to ask around for off-unit apartment complexes for $500k and FOUND ONE! 16-unit apartment. Unit is 100% occupied. Signed NDA - Waiting on rent rolls and financials
6) Insanity workout completed Smiling
7) Totally Fulfilled Chapter 2 for the DGIE book club.

***Tomorrow I'm putting EVERYTHING aside and focusing 100% on cold calling!!! I have MANY GREAT opportunities right now and I need to make sure I put some ink on paper!!!

Day 10 post EDGE

Started my day with a SALE! Not bad. Made $500 wholesaling a condo to none other than a DG'er! Three good things about this deal: 1) Continues to reiterate DEAN's program not only works but there are deals to be made right within our own community; 2) Buyer wants more properties; 3) Seller has other deals to sell

However, I ended my day with a bit of bad news!!! One of my deals just fell apart because I relied on someone else's rehab numbers without verifying them myself (Lesson LEARNED!) and the quote was WAAAAY off. I've done everything I can to NOT burn a bridge with this investor. And in this case, I'm walking away from this deal.... But have no fear as I know there are countless others!!!

In between the sale and the one that feel apart, I had a pretty good day!
- Cold calls
- Life Coaching session (scheduled next one!)
- Found a new contractor
- Verbal on ANOTHER off mls-deal
- Insanity workout complete

Biggest lesson of the day: Verify. Verify! VERIFY!

Nay Sayers

I've been in touch with a DG'er offline because she's moving to my area soon in South Florida and it's great to network locally (yet another reason I love this program!!!). There was a comment she made this morning about a friend telling her there are anti-flipping/anti-assignment laws in our state.

Here was my advice to her. I post it here in hopes that it inspires others:

There are no such laws here. These are the "nay sayers" in our lives. We all have them. Unfortunately, mine is my stepmom who says it's illegal in IN as she's a realtor there. But, it's not illegal. I've done 6 deals in Indiana. You just have to write the contract right. And, you have to listen BUT NOT ABSORB this negativity! (thanks, Joe Jurek!)

A lot of times we get so excited at the start that we tell everyone what we're up to and people doubt us. Gena Horiatis calls this "spilling your candy all over the lobby floor." It doesn't have to be about real estate but you get the expression - diarrhea of the mouth ??? (sorry to be so graphic!) The best piece of advice I have is to not talk to people about what you're doing until after you've done it several times and then it's still probably best to keep it to yourself. Not because you're ashamed or hiding anything but because EVERYONE has an opinion. Case in point, my fiancee and I decided to elope this summer instead of getting married next summer. Only a few people know but most won't find out until after we're married. Why? Because everyone has an opinion....

There are countless DG'ers and other websites out there with loads of information and resources about this profession -- find a good realtor who "gets it", get a good title company who "gets it" and then go do your thing!!!!

Day 11 Post Edge

Opened my windows for a bit of fresh air all day and it was just what the doctor ordered!

Connected offline with TWO DG’ers today. See blog post above for the first encounter. Second encounter was with a DGIE’er that is considering purchasing one of my properties but is also new to the game and was inspired (***) by what I”ve been doing lately. Hopefully I put a little spark in his step for the day and hopefully we can do business together.

Day 12

25 offers out!!!

Spent the morning working out specifics for the multi-unit deal i'm trying to bring in. In doing so, called some title companies to see if anyone will dry double close. Found one that will allow us to use end buyer's EM to fund our earnest deposit, as long as we have a signed statement from end investor that he is authorizing the EM to be used for acquisition of property.

Talked to a few buyers today
Completed my insanity workout

Day 13

In case anyone is wondering why I'm counting the days it's because Ali said if you do ONE thing a day to move your business in the right direction than in 100 days you will have done 100 things. So, that's my goal. Some days - like today - I might only do one thing - and other days - I might do 10,000 things. Either way no matter how many things I did yesterday or plan to do tomorrow, I am going to do ONE thing today.

Today, I did the following (pretty slow day!)
- Advertised two properties online and had a few soft connects with other investors. Soft connects meaning emails back and forth but nothing on the phone.
- Asked for a contract on a property and waiting to hear back
- Made one counter offer on another property.
- Talked to a potential marketer for my website and then decided he wants too much money and maybe I'm OK with what I have right now
- Worked on my goals worksheet for my next life coaching session
- Completed my Insanity workout

Day 14

- Read the first 50 pages of Dean's 30 days to cash book. As a result, asked my realtor a refresh on cash buyer's list from last 90 days and marked down a few other action items for this week.

- Placed a same day order and picked up 250 yellow business cards that read: WE BUY HOUSES with my phone number. Took them to one shopping plaza to see if I could place them at the stores and got a YES from 7 of the 10 places. Going to place more this week

- Talked to a fellow DG'er about the AWESOME work she's doing and grabbed a few motivating pointers about working with my realtor - THANK YOU!!!

- Set my game plan for this upcoming week

Day 15

- Talked to my agent to see if he wants to take this business to the NEXT level!!! This is all due to an inspirational post from Louisa in how she's KILLING it with her agent. Mine is ready, willing and able! Planning starts NOW

- Talked to a title company willing to do a SIMULTANEOUS CLOSE! (Dry double close). In A-B-C transaction, they are OK with using end buyer's money as long as end buyer signs a release form stating they know what's going on. Maybe not the BEST case as we have to disclose to C what his funds are being used for but not the worst case either as so far the other title companies I talked to requires separate funds. This is all a result of the $400k 16-unit apt complex I want to close on and then sell to another DG'ers investor for around $470k and split profits of $70k +/-

- Read more in 30 days book and completing action items as prep to area manager class

- 32 offers to agent!!!

- Walk throughs scheduled for THREE contracted properties tomorrow. Buyer just happens to need 3 duplexes right now. My limitless belief is that these are right for someone and it could just be him!!!

- Thought I was getting somewhere with negotiations on a 4-plex but my contractor confirmed today the property needs $80,000 ($80k!!!!!!) in rehab! Holding $27,500 best and final price and we'll see if we can make this happen.

- Extended offer to my Bookkeeper to be an independent contractor for my company. Contract written, confidentiality and NDA sent for signature!

- Tag-teaming with another DG'er to find a no season refi bank in Indy. She's found a bank that will refi after 3 months, so that's something at least. I found one that said YES to everything (no season, 75% LTV based on appraisal price) but I emailed him to confirm everything and then called to follow up and he's dropped off the face of the earth. So by having her call it will be persistence from another angle and could result in a win-win!!!

Day 16

CONFIRMED: Bank is a "GO" with no season refi's! Awesome! Going to put a consolidated list together of about 5 banks in the area that offer a variety of refinance options. Let's face it - sometimes you've had a property for 5 months or a year already and just need it refi'd. In this case, it would not necessarily be right to use the no season refi bank because many banks have a funding limit of $1M or property limit and you want to use the right bank for the right scenario. Very excited about having stepped up to the plate and being able to deliver my clients a more full service approach.

OFFERED: made my biggest offer TODAY (Over $400k!) and received verbal commitment from seller. This will be my first double close transaction. MORE THAN HAPPY to bring the property if someone else can bring the buyer. Also, began a "soft launch" of this deal tonight omitting the property address and I have someone saying "yes!" to a contract. Going to take things one step at a time and bring this deal in...

BUYERS: Had 1 buyer look at 4 properties today and I'm a little disappointed they didn't have the decency to circle back with their feedback despite me calling and emailing...Clearly they're not interested but still...

MARKETING: Drove around to strip malls in sunny south florida this afternoon to soak in some much needed Vitamin D while i delivered yellow business cards to various local businesses. Also met with a Title company who will work on assignments in South Florida.

Question: Is the ACCRUAL or CASH method of accounting generally "better" for what we do? This is the first year we are actually buying & holding and I want to get it straight from the start.

I got mine at Staples because I wanted something I could pick up and use right away. In the month of May they are having a special $250 cards full color for $20 printed same day. They are a pretty good quality too. I know you can get more cards for the same amount of money elsewhere but I liked the convenience of not having to wait for them!

Day 18

Interesting day...

Today, I talked to THREE mega buyers doing big things in Indy and various other markets.

1) The first buyer is a multi-state player looking to add LOTS of properties to his growing portfolio. He's doing deals in AZ, NV, FL, IL, GA and many other states. I sent him a few things to follow up and we'll see if this takes off.

2) The second buyer is another wholesaler, but he approached me because he wants to partner and tag team finding deals and selling to each other's buyers. This isn't as exciting as the first guy, but it's also very practical that he's more sincere about some opportunity

3) The third buyer is a sure thing. We've been meaning to talk for a few months and schedules kept getting in the way. He's working more on the commercial side with $1M+ deals. He just put together a sale for his end client that was one commercial retail property for $1.5M. That's a good payday!

Well, the realtor I'm working on a 16-unit apt complex with happens to have access to commercial properties. So, I'm going to see if we can make some things happen..

One step at a time...

Day 19

Today, tomorrow and Sunday we're making our summer annual drive from FL to CT and therefore I'm heads down driving and napping and stopping at state parks along the way which entirely reiterates why I make my own schedule and don't live to work on someone else's clock.

That being said, MUST do at least ONE thing a day:
- Scheduled a call for Monday to talk with a marketer about my site
- Talked to a DG'er who is interested in apt complexes and what I have and what I might be able to find
All reactive things (instead of proactive) but feeling accomplished that I'm sticking to my goal of recording the daily detail.

Another day....not quite another dollar!

Received some off-market apartment complexes in AZ, IL, FL and IN to sort through. Talking to some of my buyers in this market to gauge whether I have a bunch of junk or some good things to sift through. Learning the apartment complex lingo, such as people usually have a "per door" price meaning they are willing to pay $25-35k per door.

Also, received notice on a 49 unit trailer park that a buyer is looking for a joint venture with another buyer. Interesting opportunity as well.

Participating in the 9pm EST DGIE chat with Ali tonight because I've been implementing his techniques from the EDGE and i really want to hear what he has to say about buyers and doing these several hundred thousand dollar investment deals. The pay days can be huge but that means I really need to make sure i'm dotting my "i's" and crossing my "t's"

decided i'm going to order a car magnet for when I'm in Indiana next week and put it on my rental car while I drive around. I asked my agent if he would put it on his car after I leave but he's not into that as he has a car magnet for his home remodeling company that he never uses.

Got caught up today on the DGIE Totally Fulfilled bookclub and also digging into "The How of Happiness"

Tomorrow i NEED to cement my schedule in Indy for travel M-Thursday next week.
