My partner and I are in it to win it! When we left the 3 day seminar in Fort Lauderdale (June 2012) we were AMAZED at the awesome information we learned. It was in the middle of day 2 that Dave turned to me and said, "I will help you and support you along the way and you are going to ROCK this!"
We were JAZZED, PSYCHED, "drinking the kool-aid," soaking it all in and loving every minute!
And then he said something that has changed our lives forever. He said, "You should quit your job and focus on 110% real estate". I couldn't believe it! And we spent the next month getting some basic parts of our new business established and transitioning our personal budget to afford living off only his salary.
In July 2012 we attended BOG in Orlando. We met some great people and learned some great techniques! We also picked one of the realtors that our group used to tour the houses and she is AWESOME!!! If anyone needs a GREAT realtor for the Orlando area, please direct message me.
After BOG though, I was struggling with keeping up my day job and doing RE. See - I'm someone who has to give 110% to one thing. I ADMIRE folks who can go to work 8-6 and then do RE at night, often with families and other commitments as well. But, I personally struggle to focus that way.
So, it was after the momentum from BOG that we put our plan in place for me to transition out of corporate america, mid-August. I officially quit August 3 and my last day was August 17. THIS WAS HUGE! My family thinks I'm NUTS because I had worked very diligently since 2005 to grow into a successful sales person within my industry (find me on LinkedIn: Kristin Hansen).
But we decided NOW is the time! DISCIPLINE is the path to freedom.
I look forward to this journey with EACH OF YOU! You are all so inspiring to me! To date, we have 25 offers out and are continuing to build our buyer's list. We KNOW it's going to happen and we BELIEVE it's going to happen so we are going to keep our nose to the ground and keep plugging away. I can't wait to report back when we have our first deal!!!

I just sent my realtor an email asking for expired listings for our target area. My plan is for my partner and me to send yellow letters this week. I am going to purchase the yellow legal pad(s), red pens and non-standard size envelopes this morning before the 2pm EST LIVE event with Dean!
Aside from asking your realtor for listings and cross referencing the homes on PropTrend for owner names and addresses, does anyone else have ways to obtain expired listings with owner names, addresses and phone numbers?
Any feedback is greatly appreciated!

Today was a great day focused on building my network of buyers! I posted 4 ads on CL for 2 different cities we are targeting. In doing so, I found a "retail" buyer in Tamarac, FL needing a house for himself. The good news is he has cash and listed out his criteria to me. For the rest of the evening I'm going to focus on finding him that house!!
I also spent a lot of time on DG IE searching the site and getting familiar its interface. I listened to Andrea and Chip's rock bottom blueprint week 2 "how to find buyers" recording and I also cross referenced Jeff Jensen's "80 ways o find buyers" on DG.com
And, I sent my realtor to a property to take pictures and check it's overall condition. The sellers and I have countered back and forth a few times. I called the coaches line and talked through the scenario.
We're getting really close to making our first deal!!!

You are so right and gave this thread the perfect title. I just spent Saturday afternoon (about 6 + hours) driving some rough neighborhoods with two (2) of my REAL Buyers....one is a Rehaber and the other is a Landlord. We were primarily looking at the Rehaber's houses, but he showed me exactly what he was looking for, and some of the properties that he has already purchased and sold. He told me he needs two (2) houses a week, and could not have been more clear in his criteria and what he can/will pay.
I knew he bought in this area, but I am not particularly comfortable doing more than driving through it at a high rate of speed. I guess now I will have to put up some bandit signs and actually walk into/through a few houses if I am going to get any under contract.
So, do as Kristin says folks.....get out of your comfort zone, find some houses, and let's all do this RE thing!

What a GREAT day!!!
Dave and I had a great day working the system together!!! (This is a first as he's usually working elsewhere).
We started the day with driving for dollars in the beautiful state of CT (since we're finishing up the summer here).
We submitted TEN offers in Orlando. We have a total of 35 out with a goal of 50 by the end of the week and a total of 100 offers in 45 days (an idea we picked up from Robert Shemin at the August Vegas Buying Summit).
We have seen steady traction with counter offers and believe it's only a matter of time until we get one accepted! Also, I added another buyer to my Orlando buyer's list today from positive response from my CL the other day.
We received withdrawn listings from a new realtor in south Florida. Dave spent the afternoon devising a system in Excel to track who we send yellow letters to so that we can be sure to follow up with everyone. We sent 18 yellow letters out and have immediate supplies for 32 more! EVERYONE says these work real well so I'm sure it's only a matter of a few days until we purchase more supplies.
We filled out a sales contract template for a new realtor in FL so that when we start submitting offers with her it will be seamless like a well-oiled machine.
Tonight, we're watching a webinar at 8pm for the broward real estate investors group that we're part of. They've recently scheduled one webinar a week and we're really pumped about this ongoing initiative.

Hey, I am in S. FL and so much of your posts resonated with me. I am all in to REI right now as well and am an IE member too.
Can you describe what a yellow letter is and also what specifically you did with your realtor to streamline offers? I have several realtors now and am at that exact point of trying to make it as smooth, easy, and quick to put out many offers every day with each of them. Did you copy your signature on the PA and just leave out the property specifics?

For the yellow letters, type "yellow letters" into the search box below Dean's head at the top left of this screen. I only learned about them earlier this week and there's a plethora of information already created by other members.
Working with our realtors, I filled out a contract template. I sign all pages and fill in everything but purchase amount, date and property address. This makes it easy for my realtors to crank out offers and eliminates them having to send me emails back and forth asking for information and signatures. There's a GREAT program called "signnow" that allows you to complete everything electronically so you don't have to waste printer ink and paper.

Posted my website to LinkedIn Monday under my personal profile. I have over 750 connections and had ONE reach out to me this afternoon. She's motivated to sell and I had her fill out the Real Estate Lead sheet I downloaded from the DG.com site earlier this week and am now in the process of analyzing her neighborhood for comps and doing a soft reach to my Indianapolis buyers to see if it's worth something I would like to pursue!
Aside from that, we purchased supplies for 50 more yellow letters (goal is 100 out the door this week).

I have found the realtors at Keller Williams to be AWESOME!! They "get" investors, are punctual and easy to work with. From now on when I enter a new city, I call a KW agency in that city and ask for THE BEST realtor in their office who works with investors. Depending on who answers the phone and you get transferred to - you might have to talk to one-two realtors but like everything persist until you end up with an "A" player.

We have crossed another bridge in our journey to financial freedom! Over the weekend our first offer (out of 25!!) was accepted!! WOO-HOO! I'm hoping to make between $500-4,000. Our inspection period ends October 11 and am busy placing ads online and emailing my network of investors of this great opportunity!!!

Recycled ad on CL and on other social media sites. More importantly - CALLED other investors to talk about my deal and learn about theirs. Added 3 buyers to my Orlando buyer's list today. And it's only 1:30, so I'll probably add 1-2 more before the day is over. This was a huge hurdle for me. I'm a sales person by trade so picking up the phone and leaving voice mails, getting rejected, or building rapport isn't scary (for me) but I can find 1,001 excuses each day as to NOT do this.
Talked to coaches AGAIN! Wanted to know if we assign our contract to an investor (who happens to also be a realtor) whether they then split the commissions with my realtor who is already listed on the contract. Answer is.....NO. The investor could try to weezel their way in by talking to the two agents of record, but the deal most likely won't go through in this case. The coach suggested that it might not hurt to include the following verbiage on the Assignment of Contract paperwork, "The real estate agents of record are: ____ for buyer and ____ for seller."

Thanks!!! Quitting my job was SUCH A RELIEF!!! CHOOSING to walk away at 30 from a great paying corporate job with perks and long term potential is not easy. But, neither is living pay check to pay check with kids not knowing what tomorrow might bring.
A lot of people investing in RE come from all walks of life and we each have our own story. There are so many encouraging and inspiring stories on dg.com and I'm glad you came across mine.
