This is a question from my post above (2 posts ago)--
I found out that both the husband and wife are deceased, so is it most likely that the vacant properties are hung up in probate?? I know that the man died suddenly...maybe he didn't have a will. How can I find out about the status of these properties that have been sitting vacant?

So I got a call today from a flyer that I had put up in a washateria. I go to the house this afternoon and it's the same house I had looked at last year...ugh! Called my cash buyer that I haven't spoken to in a while and he wants to sell 6 of his properties this year and wants me to help him. Went and looked at the first one today and it has a good shell, just needs to be finished on the inside. He said he bought it from a guy that had some DWI's and couldn't afford to finish the house. I don't think my cash buyer is quite motivated enough and I'm not sure how to handle this. He gave me a price of $80k that he's pretty firm on and wants me to just add my fee on top. I ran the numbers and I would need to wholesale it for about $68k. Not sure how this one will work out so I'll call the SA tomorrow.

Today was great--I took the day off from my J-O-B and I met with the escrow training coordinator at the local title co. She just explained the process that happens once you drop off your contract (that you have assigned to another investor). There really isn't much to it...they take it from there and just keep you informed via something called "u-tracker" and then once it closes she said I could come pick up my check or they can wire it in.

Also today I put an ad in the local newspaper that will appear in Monday's edition. I'm doing it for a year because the monthly charge is cheaper. Also called the local free newspaper and will get that ad going when the lady calls me back on Monday.

Put out bandit signs tonight and last night spent over an hour on the phone with my main mentor. Also called the SA today.

Haven't posted in my journal in a while so I thought I would update it a little. Got a new mentor (that I met on this website)....so excited. About to send out yellow letters. Drove to Copperas Cove, TX to look at a property for my partner/mentor. Been to several local REI meetings. Got another cash buyer from the REI meeting last night. 3rd deal is still in the works. Got a call from a seller over the weekend and I'm hoping it turns into a deal.

Hope everyone that is going to the Edge has fun. Maybe I'll be there next year or the year after. We'll see!

Found out my 3rd bird dog deal is set to close on June 1st...yippee! Never thought it would get to closing.

Been working on 2 other deals...not sure how they are going to turn out but I'm not giving up!

My 3rd bird dog deal didn't close on June 1st. My cash buyer is not sure if it ever will. Oh well, no worries. I have a partner now from DG.com that is helping me analyze properties. No longer will I go to my cash buyers and tell them about the property before I have it under contract. Now I will have it under contract before presenting it to them. Looked at a house the other day that was so full of junk I couldn't believe it. The 80 yr. old man that lives there wants to just sell it as is. He plans on moving to a newer house. Actually it was his daughter that called me from my bandit sign. She's ready to move him out of there and I don't blame her. He told me he's been there about 40 years and I believe it! LOL! It was really hard for me to walk thru that house and take pictures...I thought any minute now something's going to crawl out from underneath all his stuff and bite me or worse.

Looked at 2 houses today on one lot so we will make an offer on it and then this Sat. I'm looking at a FSBO that's vacant.

All this while working a full time job, Mon-Friday. And I worked last Saturday & Sunday at my J-O-B because I was way behind just from taking 3 days off to attend a family reunion. Looking forward to leaving the J-O-B behind!!

Hi Bimal. Actually, the bird dog deals have been spread out over several months and go back to last Fall. But yes, I never quit working on my REI. Thanks for the well wishes. You keep at it and you will have success too! Take care.

My 3rd bird dog deal finally closed today (the one I mentioned above that was supposed to close on June 1st). Anyway, got a check from my cash buyer for $900. It would have been for $1k but he gave me $100 to pay for my bandit signs a few months ago so he subtracted that out. Anyhow, I told my older sister that I would give her $100 as an early birthday present. She just had surgery and her & her husband need the money. It's really nice to be able to help a family member out!

In the meantime, I've been working on other leads. Just made an offer (with my DG partner) yesterday and waiting to hear on that and I have several other leads that I'm working on. On to bigger & better things!!

Congratulations on your third bird dog deal.
As they say success comes in small step. Just imagine there are so many people out there working hard to get that first deal and you have done three deals in one month.

Thanks for your comments. I actually didn't do 3 birddog deals in one month...they were spread out over several months... but it's all good! I took a $100 check to my older sister this afternoon after work and she was so thankful for it. She had just had surgery and needed the money.

I'm getting good leads from yellow letters that I've been mailing out. Eventually, I will get my first wholesale deal done...that's my next goal.

Along w/my partner in Cali, we got an offer accepted on 2 houses--both located on one lot. Now I'm busy getting bids from contractors and trying to get realtors to get me sold comps. Looks like we will have to lower our offer because of the enormous amount of renovations that will have to be done. Anyhow, I don't want to jinx this deal, so I'll give more details later.

I just read your journal going back a few mo's & I have read the beginning last yr & I love it. Love that you are still investing while you work full time, I am on social sec disability & so I have no excuse! I should be farther along, I just got the matt class starting soon & I am sooooo exctied I am going in on it with another dg'er splitting the $298 a mo for 4 mo's.

Anywyas I love how you are doing bird dog deals or did to start out my 1st deal was a bird dog deal for $1,350 that I did with Tammy Reoch, she is so sweet. Hey did you go to the Edge? Did we meet, I want to say we did but it was a blur, so many people,. so awesome, if not I hope next yr we do. I love this community so much, we are changing our lives & a few yrs we will be millionaires & look back(I plan on it)& laugh at how we struggled right. And this comm is what is helping us do that, stories like yours that inspire, God bless & I want to know about those other wholesale deals you mentioned.

And oh yea, I also got frustrated with investors who could not or would not buy my bird dog deals or I wouldn't even know if they did, maybe they bought it under another llc or thru another joint venture partner right, there are ruthless people out there & we have to be careful & like you said put the props under contract which is what I am doing too, that just happened to me btw with this bird dog deal last wk. Yep, I'm still at it. Dean talks about confidence on today's weekly wisdom and I tell you, having a DG partner REALLY gives me a lot of confidence. Not just any partner, but one that has been there and done that and has many years of investing under her belt. She is awesome. She & I are still working on the wholesale deal I mentioned above and will let you guys know how it turns out. I feel my confidence building up so that's good. It's taken a long time but that's ok, I'm getting there.

Tony-No, I was not able to go to the Edge this year. Maybe next year, but I'll have to really start doing deal after deal to get there. I really want to meet all of you guys and especially Dean & Matt.

you have got to have a lot of patience in this business. The seller's son (who is a minor) is on the deed so we have to have him taken off in order to move forward. So I called a probate attorney and explained the situation and said that the seller and his mother might be calling him. Thankfully, the seller took my advice and has an appt. with the attorney. Will take a couple of weeks to get this taken care of because the attorney will have to file a document with the court in order for the son to be removed from the deed.

In the meantime, went and looked at a distressed property yesterday. The owner (who lives out of town) had no idea how bad it was until we both entered the house. It looked like a few fights had happened since some of the sheetrock was caved in. In one bedroom the insulation was hanging down from the ceiling. Got this lead from a letter I sent to the owner. Has delinquent taxes. Unfortunately, her name is not on the deed. Only on the taxes. So she is in the process of getting that straightened out.

I have officially completed my first wholesale deal! The closing was today. It was challenging (to say the least) and took several months, but we did it! (My partner and I)

It was 2 houses on one lot...zoned commercial. Sold to a local investor that already has several properties and wants more. Got the houses under contract for $76,500 and sold them for $79k. ARV=$160k. So my profit was just $1250 because I had to split it with my partner. But, I learned SO much from this deal...mainly what NOT to do. LOL.

Thanks Dean, the Success Academy and my DG partner! And all of you DG'ers on this site that keep me pushing forward! I am so grateful to all of you!

"...and thank u god bless u and your family for everything that u have done to make this possible and I hope 1 day we can go out and grab a bite to eat take care Teresa."

It was a long journey, but it's done! We had to prove soooo many people wrong and shed light on the pure facts. It wasn't much, but something is always better than nothing and the experience is priceless! I have helped a few people here on DG close their first, second and third deals, and pay it forward. Thanks Dean for your tools, this site, and the opportunity to help others. It get's tuff but I keep it moving ! No other option!!!!
