My Two Main Reason For Starting This Journal

My end buyer who was acting like she was gonna buy my first property at PA which I had under contract for the past two weeks backed out last week. wednesday. ***The seller lives in miami***

Purchase Price- $5k plus 2,000 (assignment fee)
Rehab- $5K
MArket Value- $44k
I didnt put any EMD and I had 10 days inspection which ended yesterday 08/18/2013

THIS IS HOW IT WENT: When I got her from my craigslist ad I never screened her properly as a cash buyer (I was still a newbie LOL) She told me she got POF and I told her I need to see it and she was like she is going to bring it at contract signing.

Her inspection day was last wednesday 08/14/2013 @2pm and my attorney told me that she sent two of her partner who will be doing the inspection for her (In my mind I was like What a hell is she trying to do). I knew something wasnt right so I emailed my end buyer and told her the following
1. all inspection has to be done before contract signing,
2. Contract is not assignable
3. Non-refundable down payment is to be paid at contract signing

After I emailed her 30 mins before inspection appointment time (1:30pm). She told her partners who were suppose to inspect the property to tell my attorney to cancel the appointment and also told my attorney that they dont buy properties around that area.

I learnt a lesson after that happened to always screen my cash buyers at the first initial contact.

So basically, tomorrow 08/19/2013 is my last day. The seller called me today to see if i was still buying it and I told him that my general contractor will be inspecting it tomorrow and I will give him a final decision at 5pm tomorrow. If I dont find a potential buyer by 5pm tomorrow 08/19/2013 I will cancel the contract.

continuation of my conversation with this scamer

So I checked the public record to pull up the address or his name and I couldn't pull it up. That was when I knew something was fishy.

I replied "Hello Frank, I would like to know how am I going to pay you the rent each month? since you are living out of states"

the scamer replied " Good Mooring to you, Thank you for your respond..If you known that you really want to rent the house you can fill out the Application form so that i can have it in my file here and i can go throw it, if you can
take good care of the house....After then we can go forward...Thanks"

I replied " i would like to know how I will be sending your the monthly rent before I fill out any application."

The scammer replied back me today "Thanks for getting back to us. Have been busy at work and have not set up an account yet but the first monthly rent will be pay via MoneyGram okay..Hope to read from you soon...."

I replied back "Hello, It seems you have another great option and I'm happy for you. Congrats on your failure on attempting to scam me. Good luck to you and I hope you get caught with the law enforcement soon."

I'm glad I didn't give him any more of my personal info besides my name, and my cell phone.

Continuation on the things I did today 01/25/2014

from 11pm - 11:59pm
- I renewed my 26 ghost ads targeting cash buyers, tenant buyers, and lease option sellers.
- I received a notification from CL telling me that my 2 ghost ad has been flagged and removed..And I'm like ok I went ahead and logged into CL and reposted 11 more ghost ads in south florida.
- I searched on Cl and found another 3 FSBO in my investing area and I forward the ad to my email.

I appreciate you getting back to me and I'm glad my suggestion/advice to your questions earlier was able to help you. Remember that's what we are all here for as a DG family, we are here to help out each other you know...

Congrats on taking that step of faith to register as member of IE. Dean IE is great in terms like, so many great tools which Dean and his team provided such as
-Contracts to use
-Letters to send to homeowners of vacant houses
-livecast and so many more to mention which I can't remember on top of my head right now..

Actually, I was once a member on IE during the first two months when first started last year around July and august. Unfortunately I wasn't able to afford the monthly payment. I had to save most of the contracts and letters which Dean provided on IE before I cancelled my membership..

Also in order for me to keep my momentum and maintain the passion which I have for rei, I had no other choice than to stick with DG.com every day and night, since I wasn't a member of IE anymore.

I would appreciate if you could share with me some of things you learnt from the live chat hosted by Carol Stinston about Land Trust.

Happy New Year.. How is your REI going on so far? keep up your good work..

I appreciate your kinds words...It's always to follow up with your buyers once in a while just to refresh you name in their memory even though you haven't found a property for them.

You just reminded, I equally have to do the same thing with my buyers as well...

I have no doubt in mind that I could be a millionaire in the next 2 years. I have promised myself I will still maintain that positive attitude and momentum regardless of the obstacles or difficulties.. I never going to give up till I see some good results of my labor, efforts and my hard work. Even when I see good results, I'm still going to double up my efforts and hard work so I can see more good results.

THINGS I DID TODAY SUNDAY 01/26/2014 Knowledge & Actions

From 12:00 am - 7am

1) I visited Dg.com

2) Re-read http://www.deangraziosi.com/node/12463?page=1 and learnt some new tips..

3) Checked my email..

4)I received two responses via email off my ghost ad I posted on cl
-1 for tenant buyer ghost ad
-1 for my cash buyer ghost ad
I emailed the both of them and texted one of them who gave his number.

From 7am - 12pm

5)Checked my email and was notified again by CL of one of my ads being flagged and removed so I logged back into cl and posted a new one.

6)I found 3 fsbo on CL and forwarded it o my email..

7) Logged into my CL account and renewed my 69 ads which comprises of ghost ads for tenant buyers, lease option sellers, cash buyers.

Cool Received a call from a Realtor Via my ghost ad for sellers and I saved her number as "DONT ANSWER"..This was a realtor who was trying to give me a difficult time with lease option leads before.

From 12 pm -6pm
-Received a call from a lady who don't English via my bandit sign

10) Received a call from a guy interested in my laptop i wanted to sell

11) Received a call from a lady via my ghost ad for cash buyers

12)I saw a for rent flyer in my school and I took it..Still yet to follow up with it.

13) Received an email from my bird dog with some pics of the property we visited last Friday.

14) Received a call from a lady off my bandit sign but she said she was approved and she $5,000 down payment. She sounded like she doesn't know what she is looking for. I had to pass on her

15) received a text from a lady who I spoke with a couple of days a ago. I got her thru my ghost ad for cash buyers on CL. She is a realtor and has buyers so I added her to my buyers list. Also, she told me she has a brother who is struggling his mortgage payment and she

16) Received 2 text from agents via my ghost ads on CL for cash buyers and I added them to my cash buyers list.

17) Added a real cash buyer who called me via my ghost ad on CL.

18) Met a tree service guy who was cutting down a tree in my school. I told him I'm an investor who buys houses. . I was like "there is houses which I'm looking to buy to flip to another investor. I would like you to inspect the property and let me know the estimate for the tree removal and I would referral to the investor who would be buying the house." Then I gave him an address of the property who I viewed with my birddog on 01/24/2014. I got his business card and his email and I told him I was going to email him some pictures of the property which I'm yet to do.

THINGS I DID ON MONDAY 01/272014..

From 12am- 6pm

1) Added another wholesaler to my cash buyer list

2) Check my email and renewed my old ads and posted at 10 more new ads

3) Found a a wholesaler deal and blasted it out to my buyers list.

3) Received some calls from my cash buyers list

4) Made 2 lease option offers

5) Visited DG.com and read some great posts/journals

6) One of my birdogs in Miami texted me 3 vacant houses and I went on the public record to found out the city of Miami was the owner. So I did some research and I got the phone number to their office and gave them a call. I told them "I'm investor in Miami and I buy houses, I found some vacant properties you own and I wanted to see if you would consider selling them?" They told me it is not for sale. In addition, they told me that, they get some type of funds from the state and they use that money to buy houses then sell it to low income residents/families or something like that.. Since that's the case, I will call again and let them I'm a low income resident just to see what next they will say lol.

From 6pm - 11:59pm

6)Luckily stumped up a great post about "land trust" http://www.deangraziosi.com/real-estate-forums/buying-foreclosures-reos-... ...I'm so glad I found it. This is going to be a goldmine for me. I took down some important notes and I will start exploring this strategy today 1/28/2014. Actually, I learnt another great way of wholesaling instead of selling LLC.

- Went to the grocery Store and bought bought some sandwich which put me to sleep after I got back to my computer

- Met a guy at the grocery and I told him I'm investor who buy houses. He gave me a description of a property which is vacant. Unfortunately is phone wasn't working and i asked for his email and he was like "he doesn't use"...I wrote down the description of where he told me the property was.

1 When you write up the contract, you have the agent write on the line that says this offer is from... Joe Investor, trustee exact vesting TBD at closing.That's it. You don't give them any documents, you don't even fill out a trust form.

2. You sign all your documents as Joe Investor, trustee.

3. You give the escrow company your earnest money deposit. It does not need to be on special checks. It can be from your checking account.

4. You find your end buyer. You call escrow and tell them "You know, my partner and I were discussing this and he/she is going to take title for tax purposes. I am faxing over their information, their POF and a letter from the both of us stating that we are not doing the trust." Keep it simple.

5. If the escrow company says, "No way." Then say, "Okay." You take title as trustee. You make your end buyer the beneficiary. You close with your end buyer's money. After closing you quit claim the deed. The trust is voided and your end buyer owns the property."

THINGS I DID TODAY TUESDAY 01/28/2014..

Updated THIS POST @ 4:53PM EASTERN TIME

FROM 12:00AM -12:00PM

1) A couple of weeks a go, one of my birddogs sent me a vacant property and I researched on the owner via public and found where his office. Each time I call the receptionist always tell me he comes off and on in terms of like he doesn't have a fix schedule. So today I printed Dean Vacant homeowners letter and went to UPS opposite my school to buy an envelope 25 cents. Then I rode the public bus to his office and left the letter with the receptionist.

-I did another research on this property SFH 3/2 CBS via the public record and the seller bought the house at auction for $3,500 and it seems it has been since 2011 and I could see has a mortgage (I guess he refinanced it)..hopefully he gets back to me tomorrow.

2) Texted and Called and left a voicemail to follow up on the seller I made a lease option on 01/27/2014

3) Added another birddog to my team. Ran into a gurl in my school and I told her I'm investor I buy houses, if she locates a vacant house for me I will pay her $1,00. She told she knows of a vacant house in her area but it is in a gated community. I got her number and I texted her not to forget to send me the address.

4) Logged into my DG.com account to update my journal and to read other great post.

FROM 12:00PM - 6:00 PM EASTERN TIME

5) Got a tenant buyer lead via my ghost ad on CL for one of the lease option properties I made an offer on 01/27/2014. This guy was asking for the address. Since the seller is yet to accepted my offer, i decided not to disclose the address to him. So instead I told him he should call me so we can discuss. When he calls me, I will be like , I'm still in the process of acquiring the property and as soon as the contract is completed I will disclose the address.

6) Received another tenant buyer lead off my ghost ad on CL and I sent him list so he can fill out his criteria and return it back to me.

7) Called up an out of state seller who I had spoken with back in Oct last year. He had a property SFH in miami he wanted to sell for $365k the ARV is $340k - $350k, I think I offer something like around $280k or something like that which he didn't accept. He told me someone bought his property cash for $315k lol. He currently lives in TN and plans on moving back to Miami in the next 6 weeks. He asked if I was interested in buying his house in TN SFH with at least 1 acre lot. He asking $170k but I have run my numbers yet and he's also open to rent to own. i told him he should sent me hi email address together with the address of the property.

Cool Texted one of the lease option seller which I made an offer 01/27/2014 and she told me her husband is currently reviewing the it.

9) Email the tree service guy who I met in my school the pictures of the property tree so he can give an estimate cost of the removal of the trees but it filed. I think I got a wrong email address. So I texted him to notify him and requested him to send me his email address.

10) Received a missed call from one of the two lease option sellers I made an offer to. I texted to see if he got my offer i emailed to him. I hope you get back to me by tomorrow.

I apologize for my delay updating my journal. honestly speaking I was dealing with procrastination but I'm glad I'm able to overcome it.

I lost my momentum for like two weeks and but I'm glad I regained to back. I thought about my "WHY" which always make me cry and I told my myself "I would never give up because I have come a long way to give up now."

KNOWLEDGE I GAINED!!

1) Watched Real Estate Investing Weekly Wisdom #277 The Biggest Misconception of Successful People

2) Watched Real Estate Investing Weekly Wisdom #276 - Secret negotiating strategy to still get deals at 50% off

3) Real Estate Weekly Wisdom #275 - (SO SIMPLE) I wish I knew this sooner!

4) Logged in on DG.com and read some great posts and learnt some new tips to add to my techniques which I'm already using in my REI business.

ACTIONS STEPS TOWARDS MY GOALS

1) Went to the auction office in miami and I was told that, there was no longer live auction being held in person. All the auction is only done online.

2) Searched for FSBO on free classified sites and found at 10-15 FSBO and I contacted at least 5 of them

- one of the FSBO has a mobile which the mum has and wanted to get rid off. Reason for selling: Seller was sick and the mobile is vacant. Asking price: $4,000. She awes $3,300 on her credit card for the roof which was done and was not yet paid.

- One of the FSBO is a wholesaler/realtor who has five properties under her name and husband name she would consider to sell. Reason for selling: she told me she buys them on short sales and then sell it to investors. When I checked the public, I saw some were bought at auction as well. I'm yet to do my numbers and get back to her with an offer. 3 of her properties are already listed on mls and the rest are not

-Another FSBO is a guy who I had contacted way back last year and I didn't follow back with him buy luckily I found him again. his property is a 2/1 SFH. Motivated seller. Reason for selling: Want to use the money for family emergency (his mum is sick). He awes $58,000 FMV :100,000 but he was asking $100k -$115,000 if he was to sell it now. There was 4 year and 1 month left on the loan. He accepted my lease option offer after negotiating back and forth. Purchase Price: 105 Option fee: $7,500. month payment: $1,100 (low rent) Term: 4 year lease. Sent over the contracts to him and he forward it to his attorney and his yet to get back to me. I will checked back with him.

- Met up with the seller who I mentioned in my post last month who was living in Isreal. He come and we met. He wasn't motivated to based on his facial expression. He awes like 5 properties and the reason for selling was that he wants to use the money to buy a property in Isreal. I felt it was a waste of my time meeting up with him but at the same time it was a great experience meeting up with a seller for the 2nd or 3rd time.

- Added at least 5-6 cash buyers and tenant buyers to my list off my bandit sign which I left for more than a month and also via my ghost ads on CL.

- Another FSBO who I found online was having a garage sale and I contacted her and I told her I'm an investor who is looking to buy more properties to add to my portfolio. The agent was the person who posted the ad. This property is in a great area in miami 3/2..awes $140k ARV: $491,000..asking price: $435k (comps from mls). The reason for selling was that the husband passed away and she is very o,d and she wants to move back to SwedenMy first offer was $285,000 and the seller countered back at $400,000. The garage sale was last sunday and I went there to see the house and I build rapport with the seller and agent. The agent is yet to list it on mls. I reoffered $350,000 yesterday and I'm waiting to hear back from the seller. The agent was suppose to list the property yesterday on mls but I told her to on hold for the next couple of days before she list it. The house needs like $20k in repairs (kitchen, bathroom, flooring updatings and, painting). Seller wants to stay back in the house after closing for 60 days or less and she will oay me rent

-Bought 2 bandit signs for sellers (we buy houses any condition xxx-xxx-xxxx) and placed it on a busy intersection where I had placed my buyers bandit sign before and got so many leads. I haven't gotten any calls yet but I know it will come.

-Renewed and posted some new ghost ads targeting realtors, FSBO, cash buyers, and tenant buyers.

- Another FSBO I found has a 2/2 condo in miami asking price :289,000 FMV:372,780. She's motivated because she wants to get rid of the property and invest the money in her company. The same day I contacted and sent her my offer contract for $200,000 and didn't hear from her for a couple of days. SO yesterday I called her and she countered at $230,000. SHe told me she planned on listing the property on mls soon. I told her I would love to help her remove the payment burden she is under. SHe don't know how much she awes and she hasn't been keeping up with her payments. I told her she should look at her bank statements to verify the payoff amount. We made an appointment to meet today. SHe told me she will call the bank to see how much her pay off amount is this morning.

-I ran into 3vacant properties and I yet to do my research on them. one of hem had a FOR RENT sign on it and I called the number which appeared o be a property management company. I told them It looks like a nice property in a good location just what we are looking for. THe most important thing for is that we would also like to purchase the property maybe now or in the future and I asked them if they have considered selling down the road. He said yes and will get back to be after he ask the owners how much they would want to sell it for.

- Checked my email

- Checked in with some of my buyers and cash buyers.

3) Met up with my new Realtor at starbucks at downtown miami. His mum is his broker and their company has been on for 15 year. I plan on using him to make offer on short sales. We build rapport with each other. Here are my terms which I use:
-EMD will be paid after 10 days...
-Contract is subject to full inspection by buyer/associates within 19 days.

4)Cut off my relationship with an old colleague who is 39 years of age. He has been of a great help to me financially when I was in a difficult in the past. But even besides that, I don't see him in my future in terms we don't have the same vision. He was always negative in terms of the things which he says. Each time he calls my phone he doesn't have anything positive to talk about. He is always complaining about his job, his girlfriend, etc. One of the days he called, I boldly told him if you don't have any positive to talk about, please don't call my phone. Ever since I stopped talking to him, I felt this great feel of relief.

Things I Did Yesterday Tuesday 02/25/2014

Knowledge Gained
1)Logged on DG.com and updated my journal and read some great posts which were posted by my fellow DG family members and Dean coaches.

ACTIONS STEPS I TOOK

1) Received a call from a seller off my ghost ad on Cl targeting LO sellers. He wasn't open to selling his house, it's only for rent. I told him him I forgot to let him know we are investors, and I asked him if he is looking to buy more rental properties. He was like no but he got buyers.

2)Added another real cash buyer off my ghost ad on CL who told me he can close in 7 days. He is averaging like 2 rehabs each month. He is based in Texas but new in investing in south Florida, price range up to $500k.. I plan on sending him the 2 property which I will be having under contract this week.

3)Called the agent of the FSBO who I made an offer of $350,000 ARV:$491,00 in my last two posts. I'm hoping she gets back to me tomorrow so I can have the house under contract and market the heck out of it to my buyers list:)

4) Went to the print store where I usually order bandit signs and I wanted to buy at least 15 more bandits but they ran out of them. So I told ordered them and i will be picking them up today.

5) Got in contact with one of my FSBO seller on my lead sheet who I offered $200k for her 2/2 condo in Miami and she countered at $230k ARV: $372,783 (I pulled this off on zillow and doubled checked the sell date and square ft on the public record. I also confirmed the distance from the subject property. The seller and I was suppose to meet up yesterday but she couldn't make it because she was busy. She told me I should send her the contract for $225,000 which I forgot to do last night and we would meet up today. I will be write up the contract and send it to her this morning before 7 am.

6)Spoke with one of my tenant buyers who I was suppose to meet up yesterday but she couldn't make it. I love this tenant buyer because not only does she could afford to put down a large amount of option fee, but she has lot of friends who she can tell them about my service who are interested in rent to own and there was one of her fiends who she mentioned to me who could afford to put down $60,000:)Also, she also have access to a handy man and a cash buyer who owns a couple of properties in Miami but currently lives in Venezuela. We rescheduled our appointment for later today.

5)Went into a new gym which had opened around my area and I wanted to get more info about their monthly fee. The were two guys at the front desk. While I was talking to this one guy and asking question about the gym, I mentioned to him I'm into real estate (I'm investor and I buy and sell lot of houses)Maybe we can make this a win win situation for the both of us. Surprisingly he said the guy sitting right next to him was a Realtor before. As soon as he told me that, I quickly introduced myself to this guy who he was referring to and I started o build rapport with him. I asked him if he knew any title company who does a preliminary search for free and he referrred to an attorney which he wrote down the attorney contact info for me.I told him about the properties which I'm about to acquire and I told him if you find me a buyer, I would split my fee 50/50 with him. Lol you need to see the excited on his face. As soon as I told him that, he told me about this one cash buyer he has and can go up to $1mill..

6) Renewed and reposted some ghost ads on CL

7) Went to on my favorite fast food store close to my area and I spoke with the manager about bring a Real Estate Investor. I asked if he is ok with me putting out my business card (We Buy Houses Any Condition) on the desk right next to the cashier and he like that's fine. I told him for each seller who contacts me and I buy the property I will compensate him and he was excited haha.

Cool Followed up with one of my realtors who I was working with on LO and I schedule an appointment to meet up with him next week hopefully for the first time. I sent him like at least 10 FSBO properties who I had contacted so he could help me pull up the comps from mls. He should be getting back to me today

Quick update

I just want to let my DG family now that I have accomplish one of goals which is finding a job. $15 per hour with a great luxury catering company in miami. I had quitted my job last year when I first joined DG and I have been job less since July 14, 2013.

God is good and I want let you guys know that God's time is the best. I'm so excited!

Started my new job on 02/27/2014

I haven't made any offers yet which I know it's not good. I need to work on my time management with my new job I have.

Numbers of sellers I contacted= 0

Numbers of Buyers added= 0

numbers of properties under contract= 0

Number of sellers lead via CL- 1 (I need to follow up with this seller who callED and leftED a voicemail. He had saw my ghost ad on CL targeting sellers (I BUY HOUSES ANY CONDITION CALL XXX-XXX-XXXX) he was trying to know if I buy houses around an area in south florida. he currently lives in ATL.

I still have my full momentum. I just have to take more actions and make more offers. NO OFFERS=NO DEALS= NO MONEY

5) Buy a little van and paint it all yellow with black lettering (I BUY HOUSES ANY CONDITION xxx-xxx-xxxx)
6) save some money for Earnest money deposit with listings on mlx and HUD

I will become the next youngest millionaire in south florida soon. Its all matter time.

Thanks.You are right and it really comes down to the # of offer which we put out there in a day.

For the past 1 week or so I can not be putting out offer like I use to. I blame myself and I will definitely work on my time management so I can create more time to call sellers, put out offers, post more ghost ads on cl, put out more bandit signs etc

Updates for today 03/04/2014

I'm off work today.

I'm meeting up with a seller who I made an offer on her 2/2 condo 2 weeks ago..ARV: 275,000 My offer :$225,000..Seller awes like around $220,000 (she wasn't sure) I will have to check on that during my inspection period (14 business days inspection) like 2 weeks ago and she told me she will forward my contract offer to her lawyer to review. She got back to me yesterday and we will be meeting up today.

I know everything will go good when I meet her and she signs the contract under my terms.

Made 2 offer on a seller who I contacted last 2 weeks ago.

Numbers?

TC - I'm still not sure on your numbers. $270k ARV * 70% = $192.5K. Less repairs, less your profit = maximum offer. How are your arriving at $225k?

I am working on a solution to arrive at an ARV, if there are no COMPS. This has been my stumbling block, but now I have taken it as a challenge to tame this NO COMP monster.

I would suggest do your NUMBERS correctly.
