I thought I'd start my own thread here as I just joined the class. My first call is tomorrow With Marla Jones. Hope the investment is worth it. I intend to make the most of it. Do they really follow thru with refunding you if you get 5 deals in one year?

I'm a new student too!

Dean's book, DVD, websites and coaches all have me excited and scared at the same time! I've been doing so much research on Dean and found a lot of good. It's 1:40am, I can't even sleep because I keep thinking about the money I just invested in this. I'm young & already in debt and I just added to my debt by joining the academy a couple of days ago. I have good credit though, just checked my score & it's above average. I live in Los Angeles County.

Sigh...I really hope this works. I've always wanted my own business & had an interest in real estate. I'm a hard, honest worker & hope everyone I'm working with in this program is honest too. I just had my first call with Todd Flood today and he was fine; just helped me access my online courses. I'm excited about getting started and moving full force with this program! I just hope it doesn't cost as much money as I've already spent, I can't afford it! All I can afford is to put my time & energy into this the best I can and pray this works out.
I will start my first course tomorrow...hopefully I'll have some success stories soon!


I got my refund back

I got my refund back once I got through my 5 deals.

Yes, the coaching is worth it. It sent me on a direct path to success.

When I started I didn't "hope" that it would work. I made it happen without hesitation. If you are willing to do the work that the coaches give you and you have the drive to never quit no matter what happens you will make it.

I am head over heels falling into the real estate world. I like MS_E am up until 2 and 3 am for the last month since I really decided that I HAVE TO make this work. I KNOW that it works......and it MUST work for me. I CANNOT fail if I hang in and work smart AND hard. I hope to be half as knowlegeable as you someday CBR, and I know it will take work....but that's gonna be worth it.

Speaking to my Lender

I am going to speak to my lender tomorrow about getting pre-approved. I have found a house that is in decent shape, and has a very desireable layout, and has about a $67K equity available on it. I intend to do this NO MONEY DOWN. I will of course have to come up with earnest money, but thats no big deal. The house needs MAYBE 10 - 15k in clean up and repair and I already have renters for it. I am hoping to get an ARV loan on it for about $160k picking it up for $120K. House comps in at about 180K. Bank is asking $140k and they originally countered at $127k without even mentioning the disrepair issues. At 120K I will go into escrow and write a check for the 10% down that is available to me here at this time. That $12K check will be written at time of close, and I am expecting that once I hand my check to the officer ....he in turn will hand me my $40,000 check. Mind you....I don't have the money for the down..THAT MONEY is in the $40K check they will give me. It takes several days for a check to clear, so as soon as I leave the escrow office I am going to my bank and depositing it to COVER MY CHECK. Easy No Money Down, and a great house. Best of all.......I walk away with $28,000 in my hand.....CAPITAL to fund another purchase. Smiling

Question Northwest?

Is northwest investments a business you set up or just a name you gave yourself? If it is a business, what kind is it...LLC, S-Corp, etc?

Congratulations on taking action! that sounds like a great plan. One thing you might ask in advance is about the check. Every closing that I've had to bring cash to, I have to bring a cashier's or certified check so they know the funds are already there. If you mean writing a personal check, you may want to make sure about that ahead of time. just so no surprises.
(I may have read it wrong. sorry, if so)

The plan sounds really good, and so does the deal! Keep us posted on how it goes.

how many of the stories have you read on here? Do you realize how many people started out in your EXACT situation? I would challenge you, before you make that call, to read up on Matt Larson's (cbrpower's) story. And Dean Graziosi's story! It would be a terrible thing to throw away the opportunity of a lifetime with such haste. If you are determined that it will not work for you, you are right. But if you decide it will, then you will make it work. It's all in your hands, and of course you should do what your heart tells you. but I will be sorry for your loss. Sad

Maybe this is just not the right STRATEGY for you at this time.
Many of us are out there realizing that there are great deals to be made on, say a foreclosure, but many of us cannot make a down payment, cannot get a loan, could not pay a monthly payment while looking for a buyer/renter.
There are other ways to start off in REI even with little or no money.
Dean himself still buys property with no money down all the time, even though he could buy many things outright. Sure, he is in a much better position that the rest of us but he certainly didn't start out that way and his success from then until now is what keeps the rest of us going!
You need to spend a little more time on this site and ask lots of questions. Don't give up so quickly, you just joined the site yesterday!

Hey......I just thought of some names, and checked the business registry here in Oregon and found it to be available......I plan to pay the $50 fee to make it a Corp. Before my first deal.

THE ANSWER

Sellers want someone with cash intitially, but what they are more interested in is finding a buyer with ANY IDEA how to get THEM out of their situation..........They need out. You come to them with NEW FOUND knowledge on how to creatively finance a deal that will work with them and POW !!!! Forget the money issue......If it will work...the seller might just take you up on the offer. It's your job to confidently approach them as "THE ANSWER" to their prayers along with the ability to convey YOUR thoughts on just HOW it could be done. Conventional techniques won't work to come up with these ideas. These ideas are creative. BOLD...and they work. You need to learn and Understand the techniques because once you do......POW!!! You will then believe that you really DO have something to offer them.....maybe not CASH, but something just as valuable......AN OFFER that just might work for them, and in the end....you and your creative mind are "THE ANSWER" Once you follow through and try this out on a seller who responds favorably to the idea.....you'll then realize that you really do have weapons to make this thing work. The more you study and the more you come to believe in yourself and the techniques you will learn....the quicker you will realize that you actually have an ARSENAL of weapons to defeat DOUBT, and claim victory as you sign yet another set of escrow papers.

I haven't heard ANYONE mention ways to make money with NO money. ASSIGNMENTS !!
Read up on assignments Elise......you put together the deal....and SELL it to an investor that DOES have money. You get a commisssion a 'FEE' for locking in the deal.....THIS is how you can make your first dollar in real estate......a nice 5 to 10% fee adds up to thousands of dollars for YOU just for being creative......Go onto craigslist and advertise for FREE that you have a property for an Investor and write about the deal and what kind of equity it has......offer your services. I received a call the NEXT DAY from an investor when I did this. NO EXCUSES......you CAN make money with NO MONEY.

It sounds like you have great traits to work with, and confidence. Please don't let the negatives that "could" happen stop you from pursuing a dream. I will tell you sincerely that I started out with nothing, in my twenties, with 4 little children in tow. We made REI work the hard way, and grew. So I know even the hard way it works. But NOW, finding Dean's programs, I've found the "easy" way to make money in RE, and have jumped ahead. You CAN do it. Even if your market is hard.

If you have questions, call the coaches (and read through the forums). Ask as many as you have to to get the information you need to feel comfortable with going ahead. Either way, stick around the site long enough to see that it's real, and that the support is here should you choose to invest in real estate.

Welcome to the DG family, glad to have you here. Let me just clarify that none of the regulars get paid to be here. We all joined for the same reason you did. To get support, motivation, knowledge, share ideas, answer questions and meet other investors. I think it's the moderators and admin's 'job' to be here, maybe even the coaches. Not sure about that either, correct me if I'm wrong. But the regular folks, like Rina, Anita, myself, Sistreat, Sully and anyone else are just regular people, here because they enjoy sharing their experience, knowledge, suggestions and helping other people. The points are a reward system that admin gives you for participation, the badges are acknowledgements for making deals or special contributions, stuff like that. I didn't even know about them until someone started congratulating me on my badges... LOL! Honestly, we're not here to rack up points or badges, we're here because we enjoy helping and inspiring other new investors. So feel free to utilize the forum as much as you need to and you'll see for yourself that the folks here genuinely care about one another. But getting paid to be here would be a good idea... LOL! Eye-wink

The coaches and the folks here are more than happy to help with any questions or motivation if you need it. That's why I joined the forum, for motivation. Hey there.......I just place an ad over and over again that says that I am an investor that at times comes across a GREAT deal and not a "good" deal. Right now investors want GREAT deals.......average people can find "good" deals.......YOU are the professional....You must give off that aire. On the phone, and in person you need to learn to feel and LOOK confident that the information and that the offer of advice you are giving a seller is a possible answer to his/her problem. In the end they need to feel that you can actually follow through. I am meeting with another investor that actually HAS MONEY. I told him what I am doing.....learning, and learning fast. I told him how much time that I am spending out there looking and that I may come across some deals for him....he said "GREAT".......I told him 7.5% assignment fee and we came to an agreement. Now....I told him that I would like to meet with him to learn EXACTLY what kind of properties he is looking for and MOST importantly.......WHAT ABILITY HE HAS TO BE ABLE TO FUND AND IN WHAT TIMEFRAME. Sometimes it's the Urgency of the deal that makes it possible. You must be able to react WITH CASH sometimes. Let's say you find a deal that you try to close for your own portfolio......You may find that during the conversation the only way to make a deal is to close Quick and with Cash..... If you don't have the cash, but find that CASH is the only strategy that will close the deal...switch gears....you are now looking to turn this into an ASSIGNMENT DEAL.....you switched from investor to bird dog in the blink of an eye. At that point, because of your relationship with the other investor and your knowlegde of HIS abilities.....you tell the seller that you have the ability to close with CASH. Even though it's not Your Cash....Posture and Confidence in your ability to make it happen will instill confidence in the seller.....They see it all over you. They become a believer that "you can do it"
Your their Hero, and you just made a buck.

MS E Since you visited my journal, you can see that i am trying to do different REI things at the same time. But Rina, sissy,cbr elena,Anita and the rest give advice ONLY if you ask a question. None of them are working the sight as a job. I can't tell you how many times I have PM'D Rina for advice. She always responds and with a little encouragement on top. Never asked me or suggested that I should invest in anything. I also give advice when i know what to tell people. Basically like they say. I do it just to help others like I have been helped. So don't get discouraged or think this is a snow job. Give it 100% of honest effort and i bet one day you will be giving advice in the near future.Like i told you, I haven't joined the academy but I definately am going to even though i have some things in the working. Good luck going foward.
