I want to make sure im doing this right.... Here is what i have so far... do note though that this is to keep my buyers confidential so i already have there names and address's already plugged in but i modified this one so people can see what i have without infringing on my buyers confidentiality.

Now i know i got to add lines for this has to be printed on yellow copy paper (Closest i can find to LEGAL PAD YELLOW color copy paper) and i wonder if im missing anything else or what for i remember being told it needs to be in a HANDWRITTEN format and printed with red ink on the yellow paper...?

Looks like you are doing a great job. And, you are continuing to follow through with your plan.

It doesn't look like you are missing anything. Just keep moving forward!

You have a nice letter. You will attrect some bees with your honey. Do remember that you will need to send follow up letters. It usually takes two or three to get someone to respond.

I like your efforts. I believe that you are going to go far. Your enthusiasm will carry you far. Keep your attitude positive and you will one day be racing that big rig on a Nascar track instead of driving it for a living.

I am so glad to see you and your big truck back again! I know you have been in and out a couple of times.

One thing I would like to say. There is something that bothers me VERY much in your initial post on this thread. it is the word "try". With this word, you will not succeed. Your mindset in this business is probably 80-90% of whether you succeed or not. You have to come in with the attitude and a firm commitment that you are here for the "long haul". That NO MATTER how long it takes, how hard it gets, and no matter how frustrated you become, you are here to make it happen and will NOT quit!!!

NO TRYING! Only doing. If you can truly find in your heart that you are going to do this, please go back and edit your initial post.

Please take this as I intend it. I want you to succeed. I believe you CAN succeed. The real question is, do YOU want it? And do YOU believe?

There i think i found the one that needed erased!

I just grew up around trucks my whole life is why ... My grandfathers neighbor drove a Volvo vn series 18 wheeler... I remember sitting up in it when i was just a kid...
My uncle drove mostly LTL and dump truck till his back said no more
got FORMER neighbors that drive OTR 18 wheelers... heck if i can get my cdl's he will bring me on...
got all kinds of friends that are drivers...

So i guess you see where the TRUCKER is with me?...

I found one to get them printed... Now tomorrow ill take everything down to get it printed off. Ill also get some envelopes to send them out in and get them sent out by friday... if not monday pending on when I have to go with my mother to get hay for her horses...

I have the property card on the deal printed and ran it by the auditor over at the courthouse whom specs in land... they pointed out something where i can look at the tax map and it will show what the value is... "ASSESSED" is the same thing as "TRUE" value...

So its time to get ahold of the seller here and possibly make an offer of 7k on it just to if he will take it and get ahold of my attorney and see if they have a purchase contract w/ an escape clause that i can use or if they can write one up for me?...

ITS SOOOO CLOSE I CAN SMELL IT!

And another thing i have to start looking into moving out of this mess im in now... so i have to be out by christmas week... its not going to be fun but got to do it for a better life...

Im wondering if anyone would know the BEST TIMES/WORST TIMES to call about a perspective property out there?... for this one id like to talk to the guy about putting an offer in but not knowing if there is a GOOD TIME or a BAD TIME to call and talk?... for i dont want to call at the wrong time and make the guy mad and hang up on me and loose this deal?... Someone have any ideas?

As soon as possible. Before another investor beats you to it.

If the guy is "motivated" which is what we are looking for, he will be happy to make time for you if you can find his "hot button" and help him with it.

Just talked to him and got some answers answered... He owes nothing and he even told me the WHY HE IS SELLING... being he doesnt want to own and pay for something he doesnt use anymore... we talked... and talked ... Offer was made of 7k for the property... but we talked some more and i explained i have to wait to hear back from my money partner first before we go any further ... which wont be till tuesday being ill be gone all day tomorrow... But he accepted... being he said after he pays taxes and it "WONT HURT HIS POCKET ANY"... so once my buyer (Money Partner) Gets back with me on it im looking at an easy 11 grand! =D

Get it under contract. Have your escape clause in there saying "depending on partner approval".

Then start advertising it. Don't put your eggs all in one basket. He may say no and you will have wasted time.

try to set up a time to lock the property up under contract (Thanks karen) that afternoon possibly?
wed. need to get out early to try to get my buyer (cash partner to fill out his end) via i got a doc. appointment i got to keep.... and usually as the day goes on he gets later and later with his appt's.
IF i have the time after ill run it into closing... if not that will wait till friday being thursday is thanksgiving... ohhh btw before i forget HAPPY THANKSGIVING TO ALL DG MEMBERS HERE AND THERE FAMILY!

Ok i sent an email with all the letters and some other stuff down to my printer to see if that will work... the first go round didnt work out to well... lol
Ill go down in the morning and check being the shop is closed down at 5 pm monday through friday...

Got all the letters printed off and the purchase contract along with the assignment contract printed and copys printed of that to...

Next up is make a few phone calls...
Wish i didnt have to go to the doc. appt. tomorrow but....

Im wondering why they didnt email me? but hes not interested in it...dratz...

12 Things happened today for me!

1. My original land buyer backed out
2. got a new lead or two for a couple perspective land buyers
3. Got a lead into an RE agent whom might be able work with me and actually TALK TO ME!
4. Got a perspective lead into new buyers
5. still havent sent the letters out for i ran out of time for the day this afternoon
6. Emailed countless agent offices to check and still need to check them for a couple new leads
7. got one new lead for a new perspective lender through talking with a agent
8. found out how HARD it is to get someone to actually buy land
9. Im wet/cold, hungry for a BLT, dry off and call it a day
10. I think i lost a couple pounds out walking?
11. I possibly found a vehicle that might help me get around easier than walking everywhere but need to get this property sold first to pay for it
12. If i dont get back on later or tomorrow then I'd like to wish everyone a HAPPY THANKSGIVING!

Hi... I hope everyone had a good thanksgiving!

Now back to work...
I started asking around to see about finding a replacement buyer and i ran by One of the nicest agents ive met so far and so full of information i just zipped it and listened... with a few questions here and there...

1. The tax assessors office is OVERPRICING EVERYTHING!
2. I cant make the 10k like i was going to on this deal!
3. Its only TRUE VALUE is 15k at the most...
4. It might not be a BUILDABLE lot? And i think thats what caused my original buyer to back out of that one and decline it?
5. I may just have to back out for I was asking a buyer for 17k...

Sooooo I guess on to another one? O.o

Still out there looking for the next one...

My horoscope says: Glass and Plastic is not the only thing recyclable. That i will come across something today that i can Re-purpose to help me reach my financial goals.

So I am going up there today to see if it is a BUILDABLE lot or what we can do with it if anything... then if not im going to call the seller back and tell him im going to have to back out of it... For i got looking at it ...etc..

Guess ill start watching deans replay from last night as a start here in a few minutes soon as i get going for the day?
