Hold Me To It - I Am A Real Estate Investor

Hi everyone,
This is my third try at becoming a Real Estate Investor. I know what I need to do. It's just so hard to except that I can do it. I wrote down my whys again last night. I reviewed my 30 day goals and my year end goal. They all seem to be in line with what I'm trying to accomplish. I liked the comment in Dean's book about all goals must be mandatory. Something I never considered when writing them down in the past. Feel free to ask me where I'm at in the process. I need some accountability.

Where I'm at today

In 2004 took a Barney Zick Class
In 2006 or 2007 I did a 10 week mentorship program from an company related to Millionaire Mind
June12 thru 15th 2014 I've taken a 3 day Yancey class.
July 10 thru 12th 2014 I've taken a Boots on the Ground Yancey class.
I have a LLC set up with Google email, Google Voice Tax ID and Hard Money lending source for proof of funds.
I have a banking account set up for the LLC.
I have Business Cards and a shell placeholder website under my corporate name. With corporate email.
I have 1 cash buyers that I've spoken with that would be interested in deals in the Inland Empire area of Los Angeles or any deal in LA area with 25k profit in it under 300k.
I've picked Long Beach as my target area because it's 10 miles from where I live.
It seems like I'm ready to start filling my buckets and finding deals.
I went to Long Beach today and went in 3 open houses. I found 1 realtor I liked. A husband and wife who are going to send some deals my way.
I need to call a few more realtors to see if I can find the best fit for what I'd like to do but all in all I think it was a good day.

My Opinion

I think things have to happen to us instead of the other way around. Think of it this way, there are virtually a million ways your life could go, but now image being so lucky to actually putting your finger on that one in a million way that will produce success.

It's not what we want, desire or dream about, it's more about what the universe intends for us. I know of no such successful person that actually planned for that one specific thing that brought them success. Their lives somehow evolved into that one in a million thing that made them successful. If it can actually be planned, I'd like Donald Trump, Warren Buffett or Oprah Winfrey to tell us the exact steps necessary to achieve their level of success!

You're doing it Rick n like Teresa no said getting buyers. Buyers n then getting sellers building relationships with realtors. Also go to rei club meetings every so if u can.

Do you have an real state agent submitting offers for you yet? Did you put out 25 bandit signs yet in your areas attracting sellers? Have you committed to building your buyers list a couple of days out the week?

I understand you have a source of funding (POF) and a potential buyer who has given you his criteria. Find a good RE Agent following Matt Larson's strategies and let the RE Agent send you mls properties with your buyer's criteria. Perform your due diligence and make offers on the deals that make sense. Should your offers get accepted hand them off to your buyer. If your buyer like the deals he/she will be looking for more deals from you. Keep the stream flowing

Attacking my Cash Buyers List

I'm becoming acutely aware that having a strong cash buyers list is a huge confidence builder and a much needed step towards becoming a successful Real Estate Investor. Today I'm reviewing the notes for the cash buyers I've talked with, confirming they really have the ability and desire to work with me as a wholesaler in the Los Angeles area. Then I'm going to call every person with an add on Craig's list saying they buy houses or work with wholesaler in my target area. I will crush this assignment. I'm going to have a strong cash buyers list so when I find that first deal, I'll know who to hand it to. Send me a PM if you're a cash buyer and want to work with me. I'm highly motivated right now. Bandit Signs if needed

I haven't put out bandit signs but will if I can't find enough cash buyers. I have Prop trend software which locates cash buyers as well. That's tomorrow's assignment. This week is all about cash buyers.

Everyone may not like this but... You have to start someplace, my mentor told me this and I took it to heart. Go find a house with owner financing get good terms low down and buy it.. Then you can rent it sell it live in it and fix up whatever just get going..

Well like Matt says you should not buy any cashflow props until you have 100k in the bank because of what if something goes wrong. high risk, but wholesaling is super low risk-you just assign or double close & boom your out & you have cash.

And I would ask my buyers for proof of funds & like Matt said send them an educational email every week by using Google Alert(Google it:) & then sending them that alert-you will be seen as a turested authority & have more of a response from your buyers when you start sending them deals, ok.

I knew some would not agree with my comment and that's ok.

I picked up a property years ago when I didn't have credit and owner financing was the only way the owner would do the deal, so I did.

28k at 250 month.
3500 fix up 3 months, still had to do my day job lol.
L/O for 2 years 3500 non refundable deposit rent was 550.
sold 2 yrs later for 52k.

Yes I did my homework on buyer and I set them up with a credit counseling group (power team member) till they had good enough credit to buy.

Not all are like this and yes if I had the knowledge then I might have assigned it but I didn't so I did what I had to do.

Bandit Signs

Still trying to get that first deal. I put out 25+ bandit signs in my target area this weekend. You really have to work hard to put that many signs out. I didn't get any calls, but I got to know the neighborhoods a little better. I also figured out what works for quick and easy locations to place signs. Some note worthy comments:
1. The yellow background with black letters really are the best for spotting long distance.
2. The Sharpie Magnum is the way to go.
3. The white corrugated signs they sell at Lowe's and HD aren't very visible. The sun sort of bleaches everything out. Pink and Green plastic were a waste of time as well. You just can't see them good until your close up.
4. Write down where you put your signs so when the city calls Monday morning you can go pick them up.
5. You can tape yellow poster board (or heavy paper) to the traffic signal boxes at each major intersection and remove it easily later. I used double stick tape. I suppose that's what got the city to call.
I'm going to stick the yellow paper on the signs I already bought and reuse them next weekend.
Besides the 25 I put out, I only saw 3 other "We Buy Houses" signs in my travels. We'll see how next weekend goes.

awesome on putting out signs, i also am going to do that again, i put them out wrong the 1st couple of times. this time just 3 lines on the sign, we buy houses(1st line)any condition(2nd line) my ph# (3rd line)

Anyways, I hear putting the signs around Hm Depots, walmart, lowes, mccdonalds, best buy's are the best since they already do the math to see which streets they should place their stores-the one's that have the most traffic.

Bandit Signs

Hi Rick,

I get my bandit signs put out every weekends and Always get some responses or the others.
The thing witth Bandit sign is consistency, I speak this from my own experience, you must put them out every weekend for 4 weekends, thereby becoming more visible. If after that it doesn't yield enough leads it is time to target new area,

Also try to put out fliers with tear offs with your phone number and place then in laundromat, grocery store, library, bulletin boards
Of course use black ink and yellow paper, handwritten, just like you do for your Bandit Signs.

Rick, you are not alone there are few out here who are looking to make their first deal, and I am one of them.

I would also like to congratulate you for returning to this business, not do not quit, remember quitters are not winners and winners are not quitters. I know you are a winner and warrior who would go to any length to achieve your goals.

Moving right along

Last week's goal to get three realtors on my team is complete. Next to review all the lists of properties they've sent me and start submitting offers, which will bring a whole new bunch of things to do that I've never done before. I keep telling myself to shut up with the excuses and just do it. If you could hear the dialogue going on in my head you'd realize that every step forward is a fight.


October Blitz - 2014

Hi everyone -
I've been putting together a team for a full on wholesaling blitz during the month of October. I've been on the sideline for months studying and preparing. It's time to make it happen.
The Team:
1. Myself
2. My Wife
3. My Daughter
4. My Son in-law
5. Intern #1
6. Intern #2
The plan:
Wholesale 10 single family properties during the month of October.
Generate $50,000 income to assure that we have a good Christmas this year.
Pre-Blitz Work:
1. Have my team hire 2 interns from local colleges.
2. Go back through my Cash Buyers list to verify what they're looking for.
3. Add 3 to 5 more buyers to my list this week.
4. Schedule 2 vacations day each week during October from my day job.
5. Continue to train up my team to handle the tasks I can't get to while working my day job.
6. Review the expectations and daily tasks of the blitz with the team.
This weeks progress:
We got 5 postings up in SoCal colleges for Real Estate Investment Assistants.
Found 2 properties using Zillow to make offers on. Sending my realtor the info tonight.
I'm feeling unsure about how this will all work out but still moving forward.
