So I wanted to start this new journal the old one was not quite what I wanted to express, I hve been at this for 4yrs now, I bought Deans books in 09 sept. & they sat for a few months. I went to a 3 day event the following Jan & got the coaching line & then quit my job in April & started to "try" to wholesale.

I made a bunch of offers in San Diego & actually got about 7 accepted over a couple of mo's with $1.00 earnest money ha! I misheard Matt funny, that was only for fsbo's not MLS props oh well that was awesome I got them accepted but I had no buyers. Anyway, I floundered-got the rock bottom blueprint-went thru that & that was the rest of 2010. 2011 was a bust too, was making offers off & on, burning thru agents, attempted to remote wholesale in Dayton, giving San Diego a rest=bombed there(I made the mistake of not having a solid buyers list as always)!

In the meantime my wife had been denied a greencard for having crossed illegally to the US 4x's so they gave her a 10yr ban while she was here with me & she said she would abandon the US & go to Mex with her kids n mom, so it pretty crazy & hard to know what to do. I was reappealing several times-getting denied & still making offers now bck in San diego.

The market had turned & was going up so it became more difficult to get easy deals like before. so fast forward to 2012 Dec my wife left & it was pretty sad & I started to get busier in wholesaling & I joined Insiders Elite & thru that met Tammy Reoch, yea Tammy! and I got a deal & we attempted to co wholesale it but the deal fell apart, my agent backstabbed me & listed the prop instead of just putting it under contract & for too high of an amount(of course I was in Mexico at the time!)

well it was a disaster I felt horrible because Tammy felt bad too about the deal. In the end my agent split he says his commission & I got $1,350. & Tammy still got paid from her buyer since they did buy it off of the MLS but I did feel really low & like I had blown it again! Man I just felt like I couldn't get it together & like a loser! Well I picked myself up & started making offers again but didn't get anything.

Then the Edge came 2013 & I had a ticket & I barely had the $ to pay the hotel & food & airfare but I made it(I almost didn't go & instead go to mex my wife was bugging me to go-humm is there a theme here:) but I went & man it changed my life. Firstly, the educ. is off the hook like mind blowing! turbo charged, like Dean's weekly wisdom or webinars on streriods & the networking! I couldn't believe I was around Jen Gray, Tammy Reoch, Dean, Matt, Joe Jurek! I was in hogg heavan!

I partered up with Makeba Hart & her husband & Dom Errichelo & took calls from bandit signs they put in KC MO & qualified(according to me! Smiling I know now how to qualify leads & it is important to read ALL the lead sheet!) anyways, we got like 10 leads & that fell thru! Makeba's buyers list had evolved & it wasn't enough to wholesale those leads! Fell on my face again! OMG how much can a man take!

FINALLY! in Sept we got 2 leads that we wholesaled, one to Dean & another we co wholesaled w/another investor & I made $2k. So I kept going but trying on my own & I didn't wholesale anything because of not having a strong buyers list & not making enough offers. I did get a deal in Feb 2014 & wholesaled it but it got stuck in escrow due to a probate issue. Then went to the Edge 2014 again it was life changing also went to the VIP it was incredible! I went to Mex right after for couple of weeks & it stymied me, tripped me up & I havn't been able to regain my momentum since the Edge honestly.(humm another clue?: Mex)

I did get a bird dog deal in May for 3k, but now I am writing this new journal to keep myself accountable, I will write every day unlike the past journal, about what I have done that day, to be accountable. I want to implement what Dean/Matt & other teachers told me at the VIP & Edge so now is the time & I have to be completely honest, or else this time next yr I will be sitting here writing a journal saying OK now I am going to write a journal Smiling

so about 190 days to go to the next Edge & I am not achieving my goals now but I will soon.

Ok so today I added I think 2 more buyers for San Diego due to the ghost ads I placed on Clist so prob about 10-11 total since I put them up Thur or Fri also one in Kansas City MO who saw an old ad of mine.

Went thru about 5 listings on high end props over a million in San Diego & also from this same agent who sent me this listings a lead on a pocket listing in that same high end area of which I am going to go see tomorrow with my partner to take pics & calculate rehab.

This agent I found using Matt's tecnhique of calling agents by finding them online at either remax.com or kw.com & finding agents that work with investors & asking them for pocket listings, have about 25 so far I have contacted I think. Will keep doing this.

I also got another pocket listing from a fellow wholesaler who I had spoken with last yr(she responded to one of my ghost ad's I think or maybe a real prop) & I told her I would pay her more of a bird dog fee than she was used to which was only about 1k or 2k, I said I would split the fee with her & she loved the idea & I told her my buyers list is getting really ironclad which it is I am up to about 40 buyers so far & adding more every day so I will be able to wholesale deals as soon as I get one, God willing.

Also checked another lead that came in from a bird dogger or property finder that overheard me saying that I was a RE investor & he came up to me on the trolley & said if he could find props for me, he puts out flyers all over the County of San Diego for a pest control co. & he would be on the lookout for me, I gave him my card & thus far he has sent me about 6 props I think.

4 of them didn't work out couldn't get a hold of the agent(can you believe it!) & one of them I am still trying to find the owners to make an offer, & another one I made a contact & possibly found a buyers agent for me & put in a backup offer on a property.

all in a days work. Keep working hard & pushing & believing!

Today I added 3 more buyers to my san diego list & an a buyers agent & also made 15 offers in kc 25:1. I added the buyers today by going to an auction a foreclosure auction.

of course i got that wholesale deal couple of weeks ago, 5k in kc mo, but on to the next.

OK so I hate my journal LOL I think I wrote it w/I was tipsy I think it sucks now. Anyways the latest is none of those deals worked out I wrote about in the past few posts oh well, either they the ARV was too low or my offer was too high so I backed out.

I kept offering & now I am waiting in san diego for the executed contract back for an REO & i ALREADY have 2 buyers lined up thru this other wholesaler a real wholesaler doing deals in Ca go figure Smiling people say you cant wholesale in CA of course they are not even making offers but anyways LOL

Also I got another prop in Indio under contract thru an assignment of contract, the wholesaler found me online, I can't remember how I think thru a past prop I had posted on Zillow. Anyways the prop in Indio is 3 duplexes, all renovated & I would wholesale it for 350k, which would be splitting the fee of 5k with another wholesaler so I would get $2,500 God willing.

The San Diego prop is in Chula Vista, close to downtown san diego where i live & I have it for 330k(well at least verbally, anything can happen till i get the signed contract back right) & the ARV is 430k & the rehab is 40k & we have again a couple of buyers lined up for that one. That one I would get prob also get $2,500.

Not a ton for So Cal but as soon as I get an even better buyers list I will just wholesale them myself & get the whole 10k. I have 70 buyers on my list but I need more buyers who buy skinnier deals & also focus more on off market deals too. Anway feeling well & going to enjoy Thanksgiving with my extended fam my bro here in san diego.

Oh also going to put up bandit signs tomorrow night(ha me with my white cane with partial vision & night blindness) but I am doing it anyways with the help of a partner who drives. If I can do it so can you!!!!

Ok so hve 2 props under contract one in Indio Ca about 2hrs away in the desert & 1 in san diego chula vista actually. Chula have for 330k ARV 430k rehab 40k & I just got the signed contract back from the buyer, I am double closing it it is a bank owned prop.

I will only (God wiliing) be making about $2k on this but something is something. Should close in a couple weeks, before Xmas. This one was a back up offer on a MLS prop of course.

2nd prop I got from this other wholesaler who found me online & they assigned it to me(I presented myself as the end buyer even tho I am going to wholesale it or assign it myself, my buyer is doing her due diligence but says all is looking great)

So the assignment contract that I signed says you cannot assign it without written permission from the one who assigned it to me, which is no worries since I am going to tell him that I need to close it in my partners LLC & for him to email the escrow officer that he gives his permission-I know he wont back out since it 2 weeks have already gone by & he wont want to find another buyer and if he doesn't so what I will move on to the next deal).

The other wholesaler at first had in his assignment contract that I had to give him a non refundable $1k fee upfront & the rest of his fee 4k out of closing. I balked & said I don't do that "what happens if it doesn't close" I told him, so he nervously told me ok I will take it out-and he did Smiling LOL

We have a double standard-like Matt taught us-we ask for upfront non refundable deposits when we wholesale but we don't pay that! Funny

Anyway going to fill up my pipeline with other deals just in case something happens to these deals. Keep on going folks if I can do it being legally blind & not being able to drive YOU CAN TOO!!!!!!!!!!

If you don't have any deals I will ask what Matt always asks, how many offers have you made? Also do you have buyers? I have 80 for San Dieogo and 20 for So California. Merry Xmas.

Urban blight

Hey Tony, You shud come on over to Fresno, we have thousands of abandoned houses in this city, and then all the smaller towns within 20-30 mile radius.
You can pick these junkers up for 30K and Under, and flip them for 45.
I think San Diego is a high price market making wholesaling more difficult.
Go where the deals are my friend.
Call me wen u get to town. We cud partner up, I got the buyers and I've sold a lot of my deals in 2 hrs, most in under 24 hrs.
