So I wanted to start this new journal the old one was not quite what I wanted to express, I hve been at this for 4yrs now, I bought Deans books in 09 sept. & they sat for a few months. I went to a 3 day event the following Jan & got the coaching line & then quit my job in April & started to "try" to wholesale.

I made a bunch of offers in San Diego & actually got about 7 accepted over a couple of mo's with $1.00 earnest money ha! I misheard Matt funny, that was only for fsbo's not MLS props oh well that was awesome I got them accepted but I had no buyers. Anyway, I floundered-got the rock bottom blueprint-went thru that & that was the rest of 2010. 2011 was a bust too, was making offers off & on, burning thru agents, attempted to remote wholesale in Dayton, giving San Diego a rest=bombed there(I made the mistake of not having a solid buyers list as always)!

In the meantime my wife had been denied a greencard for having crossed illegally to the US 4x's so they gave her a 10yr ban while she was here with me & she said she would abandon the US & go to Mex with her kids n mom, so it pretty crazy & hard to know what to do. I was reappealing several times-getting denied & still making offers now bck in San diego.

The market had turned & was going up so it became more difficult to get easy deals like before. so fast forward to 2012 Dec my wife left & it was pretty sad & I started to get busier in wholesaling & I joined Insiders Elite & thru that met Tammy Reoch, yea Tammy! and I got a deal & we attempted to co wholesale it but the deal fell apart, my agent backstabbed me & listed the prop instead of just putting it under contract & for too high of an amount(of course I was in Mexico at the time!)

well it was a disaster I felt horrible because Tammy felt bad too about the deal. In the end my agent split he says his commission & I got $1,350. & Tammy still got paid from her buyer since they did buy it off of the MLS but I did feel really low & like I had blown it again! Man I just felt like I couldn't get it together & like a loser! Well I picked myself up & started making offers again but didn't get anything.

Then the Edge came 2013 & I had a ticket & I barely had the $ to pay the hotel & food & airfare but I made it(I almost didn't go & instead go to mex my wife was bugging me to go-humm is there a theme here:) but I went & man it changed my life. Firstly, the educ. is off the hook like mind blowing! turbo charged, like Dean's weekly wisdom or webinars on streriods & the networking! I couldn't believe I was around Jen Gray, Tammy Reoch, Dean, Matt, Joe Jurek! I was in hogg heavan!

I partered up with Makeba Hart & her husband & Dom Errichelo & took calls from bandit signs they put in KC MO & qualified(according to me! Smiling I know now how to qualify leads & it is important to read ALL the lead sheet!) anyways, we got like 10 leads & that fell thru! Makeba's buyers list had evolved & it wasn't enough to wholesale those leads! Fell on my face again! OMG how much can a man take!

FINALLY! in Sept we got 2 leads that we wholesaled, one to Dean & another we co wholesaled w/another investor & I made $2k. So I kept going but trying on my own & I didn't wholesale anything because of not having a strong buyers list & not making enough offers. I did get a deal in Feb 2014 & wholesaled it but it got stuck in escrow due to a probate issue. Then went to the Edge 2014 again it was life changing also went to the VIP it was incredible! I went to Mex right after for couple of weeks & it stymied me, tripped me up & I havn't been able to regain my momentum since the Edge honestly.(humm another clue?: Mex)

I did get a bird dog deal in May for 3k, but now I am writing this new journal to keep myself accountable, I will write every day unlike the past journal, about what I have done that day, to be accountable. I want to implement what Dean/Matt & other teachers told me at the VIP & Edge so now is the time & I have to be completely honest, or else this time next yr I will be sitting here writing a journal saying OK now I am going to write a journal Smiling

so about 190 days to go to the next Edge & I am not achieving my goals now but I will soon.

Tony.... all Journeys wether they are an internal journey into oneself and evaluating what a persons can do to better oneself, or one outward dealing with society is to help us clarify our aim, steady our focus and finally releasing the arrow from the bow so that we can hit our mark..... often times we shoot the arrow upward and hope it hits.... but if we step back and focus our aim we can clearly see the distance to our intended target and be re assured we will reach our goals.....

If you dearly love your wife which is very apparent then that is your clear why and strongest motivation let that carry you forward when you feel the slightest negativity or setback.....

Remember you have a family of friends since that is what we DGers are to each other..... so how could you ever call yourself a loser again? We are your support because we all said yes when the ones we know and love turn to us since we are the go getters
in our personal circles.....

After all I have read and all the chats and comments I have seen you engage in...... success will pay you back because Tony my friend you have paid alot of success Tax without receiving the gains just like Bimal, myself and all other DGers are doing as well.... and in a tomorrow you will turn back and help the next class of DGers on their path

Thanks I needed to read that. I do appreciate it. I do have all of you & feel like you are family & are the only one's I have to talk(write) to about my REI. I do have a local guy now I can share with a newbie & I am going to more REIA's to meet a mentor as well.

So I networked with another wholesaler trying to get his 1st deal here in San Diego we had dinner. We will prob have him put a sign in or on his car & I take calls & split the profits on deals.

I also spoke to one of my buyers about a deal here in san diego he will seller finance on where we would charge 10k finders fee from the buyers, to put them together with the sellers.

Although I am unclear how we would collect that since the other wholesaler wants to get paid out of escrow upfront. I wonder if anyone has done anything like that.

Returned some emails. I did watch part of the news on the 700 club but man I think I am going to cut that off because it is news & I want to be on a news diet.

Other than that, that is all I did today except to go to AT & T & clear up my account info & bill

Hey what is your name btw? Smiling That deal fell thru I turned it down because it was too weird. The other wholesaler is actually one of my buyers trying to wholesale a deal, now trying to seller finance it with buyers paying us 10k finders fee.

It just all sounded fishy cuz he lied to me & said he had it under contract but then that he did not but was the middleman boy are there flakes sometimes.

so today I really didn't do much I went to a REIA club meeting pre dinner from 4-6pm which was awesome. I networked with a flx n flipper which I added to my buyers list & we chatted alone after everyone left the restaurant for half hour & I learned a couple new things like how to negotiate better & I learned a little bit more about trust deeds.

I also cleaned my bathroom & did my dishes plus did some reading. That's it. But I did have a good day. Next is scheduling my days & doing it!

So today I really didn't do much today. I did comp out a prop & spoke with one of my buyers/co wholesaler about a prop in KC(the one I comped out) well see on that one it is a 6/3bth in Mission Hills KS & seller wants 565k ARV 760k looks like so wld have to double check my comps tomorrow but rehab is 100k so those #'s wouldn't work so will offer less after i double check comps.

So I didn't do much today because in the spirit of transparancy I am stymied by my last conversation with my wife-she really wants me to go Mex blah blah blah-and since I am not going she mentions divorce & wants it.

So I have been thinking about the invetible so havn't been in the mindset to coherently invest but have to pull myself out of it-is tough tho, just being honest. The training with matt is tomorrow I am super excited about that.

Am going to use that to propel my momentum implementing everything Matt says to do, to the letter.

I know I will have success soon! I have to change my life, my wife is 1,500 miles away, I don't have much $, my eyesight has gotten a little bit worse, my health has been a bit declining.

Sooo, MUST change soon! No other way is acceptable. I also have distanced myself from some negative friends in my life & am going to start writing out my schedule every day as well as my goals when I wake up & bed time & keep journaling every night before bed time which I started last night.

Today rocked!

Today I watched the Matt training with another dg'er & wow! I was blown away by the techniques Matt is teaching. They are bar none the best I have heard to date. Today he talked all about finding buyers & how to keep them.

So that is what I am going to do until the next training(and after) is build my buyers list every week like I am supposed to be doing but this time with Matt's techniques, to the letter.

Full day tomorrow, search on Google for We buy houses ads, make a list of them & call at least 10 of those, same for craigslist. Plus use Prop Trend to download my buyers from there too & Google them to find their ph#'s. Busy day. Feeling well.

"Your rockin it" keep it up, this makes me wanna do more just to keep up with you..

Gotta love Prop Trend I use it myself but I also call any house that's for sale in that neighborhood just to see what they are selling for. Then post bandit signs on week ends in that neighborhood but you already know this.

Well havn't posted in a wk or so because have been watching Matt's class the past 2 Thursday's & have been implementing the techniques he has been sharing. Went to an auction today added a cash buyer fr that.

All this week have been adding buyers, went to a RE Invest club meeting Tue night, was awesome! Added 2 buyers that night plus 2 more wholesalers to work with in san diego to get deals. Also the info was awesome! How Rich families pass on their wealth to the next generation & their wisdom.

Saw Thom there fr SD & Mark my partner here in Sd too(went w/mark actually) and other investors I know & made more connections.

I called we buy houses ads on Google, added a couple of buyers from that, posted some ghost ads (no buyers fr that yet) & did get some leads in for props from an agent in KC & a buyer of mine in SD fr which he got from a hedgefund who wants to unload them so will have to go through them tomorrow.

Leads are starting to come in & buyers are being added so I think should have a deal soon. Also got a call from a bandit car sign I gave to a wholesaler I met on the Dean/Matt Livecast to talk about Matt's Freedom class a couple of weeks ago.

Seller saw my co-wholesalers sign in his car I told him to put there "Cash for houses" & he called me & he has a four plex he wants to sell in Dayton he got from a tax lien sale that he wants to unload because he is in the merchant marine & will go out to sea soon & says he hasn't called anyone else & will only deal with me.

I said great & that I would call him tomorrow in the meantime I will run the #'s & use prop trend to find buyers there unless there is anyone on dg.com or IE tht wants it. Thats it. Now time to go throw the football around with my buddy G.

Geeze & the law says she cannot come back & live, not even apply for residency until 8 1/2 more years because she crossed illegally 4x's here to the US, to work & then she met me & we fell in love & married & she is obviously a danger to the country, that's why the law is that way right. She is Bin Laden, she will come here & take a job away from an unemployed American making tortillas by hand over a hot oven all day in a restaurant making $8.00 an hr! Ok so I kid. Smiling

I supported that law back in 98' funny thing is, well until it happens to you you don't know the impact of those laws. Anyway enough of that, here's the update:

I have gone to reia clubs each wk for the past 3 wks & I just added like 10 buyers because of that. They are the best place to add buyers like matt said, I went to an auction & bombed only added 1 buyer but only got their email but who knows she was vietnamese chinese maybe she will have an in with the chinese buyers and I want to add them to my list they pay more for props.

Anyway yea man we are building momentum! Lets do this! the techniques are awesome, like matt said. what i am doing is i partnered with another dg'er who is splitting the cost with me btw for the matt class & we are encouraging ea other & are going to do the techniques that matt talked about thur, me half of them & the other guy half of them & get a deal faster hopefully since between the both of us we have about 30 buyers!

got a lead fr one of my car signs i gave to 1 of my fellow wholesalers here in san diego & got a call from a motivated seller for 4plex in dayton OH from a tax lien sale & the got the prop since the owner didn't pay his taxes & he owed nothing on the hm! Wow it actually happens like the said in the 3 day events I 1st went to 4yrs ago. I sent him an LOI letter of intent to sort of lock it in until he has title which should be in 7-8wks.

and also got a lead from one of my buyers a seller financed house in san diego from a hedgefund who want us to bring them a buyer & we get paid 20k as a finders fee so placed an ad in craigslist for it & also got a lead from another wholesaler/agent in KC mo about another deal that another wholesaler cant find a buyer for so I am going to call agents in kc starting monday to have them bring us a buyer like matt taught & split the wholesale fee 3 ways so 3k-5k each since the hm's arv is 250k & the purch price is 280k so it would be for a spec buyer.

then going to start making at least 5 offers a day starting monday in both markets, kc mo & san diego! see you at the top!

Hi Tony. It looks like you are really going after it. Good for you. Glad to hear how much success you are having finding buyers at REI club meetings. I will definitely take your advice and start attending them. There are a lot of groups in this area.

so

today added another wholesaer to my team in san diego, called the coaching line on a deal i got that a hedgefund wants to seller finance, they said it was fine to find a buyer for this deal & get a finders fee for it but in escrow not out.

Also, returned some emails & added a wholesaler in kc too. tonight I hung out with my 2 buds Gregg & Guy & we had a blast, we had some beers & laughed since we don't see Guy as much anymore he moved up North County. We listened to music, some indy R & B & some indy rock & caught up on our lives.

It is important to reward oneself for a job well done & to relax & laugh & have best friends in your life-it's what makes life worth it. Already made plans to hang at Guys hm with Gregg this labor day weekend, pool party! hot tub party! At Cabo North! as we call it. The rest of the week though is gettting 3 buyers in kc mo & san diego & making 10 offers by Fri!

So have not posted for a couple days because have been busy implementing Matt's techniques he has been teaching in his class. I have been adding buyers daily & calling hard $ lenders making great contacts, several of them said they would keep me in mind when they got props back & one not a lender actually but a clearinghouse website for lenders-said he sometimes get's leads of people wanting to sell their hm & he would pass those off to me, I said I would pay him a fee per deal.

I still have that seller financed deal that I am going to call agents about bringing me a buyer & I will give them 3% of the purch price, like Matt taught.

Leads are starting to come in, I got leads from one of my buyers that he got from a hedgefund, a link with many props they are selling in So Cal, I need to go thru those & also a couple of turn key packages in KC MO I got from another couple of buyers there.

Whew, lots to do & Matt's class starts in one hr!

Ok so took Matt's training & am ramping it up been a wk or so since I have posted have been working on my buyers list in KC & here in San diego & am working on a deal right now in San Diego but no details yet until I know that is a go.

So also got couple of agents in KC to send me listings, found some new hot areas for fixing n flipping & built my realtor buyers list like Matt said in KC.

Been going to REIA's here in San Diego & netwrking & have added about 20 new buyers to my list here & have been handing out cards. I am sooo close & the training has got me pumped, I can do this & will have more deals soon.

One more thing, just had a life lesson, a fam member who is not well & is living in the past, a tough trial actually my sis who I gew up with who is not in my life right now, but I wanted to say-Push forward! Fight for what is yours! Dont' give up & keep running this great race we are in & sooner than you think you will have your deals & your life will change.

This has made me stronger instead of pushing me down, so push, dig deep dg fam & let's get what is ours!

Tonight

Went to REIA meeting, pre meeting at a restaurant, added 2 buyers there, then at general meet added 2 more buyers + discussed possible buyer with seller financing specialists for that previous deal I thought was dead but these guys can bring a buyer so emailed to see if that deal was still avaibable.

Made 2 offers today in KC & organized my buyers list in San Diego so now ready to shoot them educational emails on investing thru Google Alerts, like Matt said. Handed out also at the meeting about 30 cards & also the waitress that was helping me & oh while I was talking with my sis on my cell on the train a guy overheard me & said that he was a bird dogger & asked for my card & that worked for a co. that places flyers on homes for a pest control co. so he will be a good contact I think to get addresses of props that are vacant & look neglected.

Buckling down now getting serious about this no more messing around, no time for that now. I want this badly, I ask myself that now, how badly do I want this? Enough to give up TV & social time 3 day's a week to get my goal, yes I do so I gave it up.

Ghost ads

Today I placed 2 of them this am & added 5 buyers so far! Love it even put a pic of a front of a hm & 1 of an interior of a previous hm I wholesaled.

Also got a lead from RE invest club meeting Tue that I decided to help market for another investor to wholesale, 3 condo's in the San Fernando Valley for 87k each 6% cap rate hahah normal for So Cal.

My fee would be $1,500 for ea condo so $4,500. Going to create a postlet & put it on Zillow & Clist & use Prop Trend to find cash buyers for Sylmar (where these are) they ea w/cashflow $400 a mo. roughly.
