Crippled Homeless bird dog is making $2,000

I sometimes give this homeless guy 5-20 buks when I see him. He said his name is William but to call him Bill.

He hangs out near the Walmart parking lot entrance near Shaw & Peach but he's not your typical druggie alkie transient. This guy is crippled and seems reasonably clean cut.
I asked him if he'd like to make some money and he looked surprised and asked "What can I do"?
I gave him my card and told him to find me vacant boarded up houses. In the last few months he's sent prob about 20 addresses.

Well, wudnt you know it, I just got one of his houses on contract for $25,000
I ran it past my buyer and he wants it.
I wonder how the 2 Grand I'm going to give Bill will change his life?

It will sure make me feel good. I might have to get it on video or at least a photo.

Now, the big question is, if a homeless crippled guy can find houses and make money,

What is your excuse?

You like the scooter? It's yours.

Today at about 4 PM UPS dropped off a big box. I opened it up, removed a lot of Styrofoam and bubble wrap and pulled out a gorgeous red and black scooter. I got busy attaching the handle bars and gas tank. I added some oil and gas and after a few pulls on the starter rope it fired right up with a nice quiet purr.
I grabbed an old bike Helmut, jumped on and headed over to where Bill usually hangs out. It was about a 2 block drive down my neighborhood streets. I gotta admit I was a little embarrassed esp when some biker types looking at me and I gave a thumbs up and a smile and nod they just turned their backs on me. Haha, But I was more focused on my job at hand as I raced down the street at 20 miles per hour.
I was on a mission to deliver this scooter. As I came around the corner I seen bill sitting in his regular spot and as I approached he looked puzzled and confused but said, hey nice bike. I shut the engine off & stood up, put the kick stand down and said, you like it? It's yours.
The surprise and the look on Bills face was priceless.
I went over the operating procedure and soon Bill was sitting on it as I snapped a few photos. He was so appreciative thanking me, and I told him, hey, you earned it, and you got a bunch more money coming when we get paid in a week or 2.
It was a great day for Bill and for me too.

Bill's been riding that scooter & sending addresses.

Bill has sent me about 10 addresses since he got his new scooter, He wud of had more but the plastic gas line was too near the muffler and it burned thru, luckily it didn't catch fire and explode. I warned him that I thought I shud have routed the gas line around the other way.
But it was a cheap fix, however Bill lost a entire half day or more, cuz he probably had to walk a ways & had to lock up the scooter at the auto parts store, ride the bus home to get his hidden cash. Ride it back and spent an hour or 2 fixing it. I feel bad, cuz it's probably my fault.
Anyway, I posted some photos of Bill and his new scooter on Amazon, just search for Elite 49cc 2015 Scooter and read my review and check out the photos.
Hoping our deal closes next week, I'll get another photo of bill holding his cash.

Done Deal

The seller on this property insisted we use his Title company bcuz they had handled a recent sale and this company had all the knowledge and paperwork of this inherited property.

But, It seemed to be taking forever. Yesterday I emailed my buyer and asked her if she had heard any news on when our deal was closing. She tells me the last she heard it was supposed to close March 30 which was 2 frikin weeks ago.

I called the Title company and the Title girl Angela says, yes it closed on March 30 and the check was mailed out to your PO Box. I tell her, Really, that's weird cuz I don't have a PO Box and never have. She then says in her smart aleky voice, well, we are just following the instruction on your paperwork. I didn't know what to say. Anyways, she then says she will mail me a new one, I suggest that I come in to personally pick it up. She tells me to come in the office in the morning and she will have it ready by 8 AM.

I then emailed the seller back cuz she didn't even know the deal had closed. Soon the seller emails me that she just talked to the Title company & they had mailed all her docs to the vacant house instead of to her PO Box.

This Angela the Title girl was unapologetic and seemed to blame me for the error. When I picked up my check it still had the PO Box address on it.
Luckily it was all straightened out.

Today I gave Bill a Huge wad of cash. He was smiling and thanking me and I was giving him the good job talk and telling him to find us some more and I didn't realize until afterwards that I forgot to get a photo.

A good day. I feel great.

PS yes btw on the title co. man when you use another title co. it can be a pain the @ss for sure. some sellers i have noticed want to use their co & it has been a pain with them sometimes. I am going to push more for my investor title escrow co from now on.

Finally closed

Bill has sent me about 20 houses since we got paid about a week and a half ago. I'm gonna try to get his guy some more big paydays.

What's interesting is I have 2 sisters in bad financial situations. Both are on government assistance. I offered to buy them cars if they quit smoking.
I tried to get them doing my yellow letters and got so many excuses, they did some, now they both owe me several hundred buks from paying them in advance.
They are constantly asking to borrow my car or to take them places. I do it, but it's starting to tee me off knowing they wud both have frikin cars if they just wud quit smoking the damn ciggs.
I've explained all they have to do is find me vacant houses to earn thousands of dollars.
One of them got verbally abusive when I told her I was going to stop loaning her my car. At least till she got her license and started doing something for me. Holy canolly, I was the bad guy, I shud do these things for her if I love her and I was a greedy so and so who was going to die a lonely terrible death ect ect.
I told her it was because I luvd her that I was going to dish out some tough love.
Can you say seriously frustrating?
Does anybody else have family members that expect and demand favors but refuses to do anything about their situations?

i have a sister who wont even talk to me anymore moved away bc I called her out on her drinking & always complaining about not having $ & she even told me that I should have been giving her $ instead of giving it to my wife! can you belliev it!

I couldn't believe it, shaking my head now as I write this. Also a brother always saying the same thing, why don't i give him $, everyone's got their hand out & will pick you clean if you let them. you are doing the right thing Rando in telling your sisters that. look at the homeless guy, more motivated & hungry than your sisters-I believe it.

We have an entitled society unfortunately-and I am going to be off of social sec by the end of this yr is my goal! Dont want to be on it anymore! way to go Rando.

Gonna be a hot summer

Hey Tony, How can we help them if they refuse to help themselves?
So, have you got any deals cookin? I got 3 deals ready to close, one for $15,000, one for $14,000 and one for $8,000 assignment fees.
And with the 3 deals I already closed on this year I'll surpass what I did in 2014 and holy crap its just 4 months into 2015.
Fewer deals and higher profits, maybe I'm getting better at finding them or negotiating or all of the above.
Well actually, on this one house I paid 2 girls 75 buks each to hand out my door knob hangers. I thought maybe they threw them in the trash cuz I never got even one call, till 2 months later I got a call from Angela who said she lost her job and had health issues. I asked her what she wanted for her house, I was thinking of offering no more than 110K, she tells me she wants 100K I tried not to drool and get overly excited.
I told her you know, I think I can do that.
Any good negotiator wud hav got her down to 85 or 90K But I knew I had room for some good profit, I thought I cud get 120K for it but, got it sold for $114,000
So now I don't know if I shud take that bad ass 4-6 month vacation with my family on the island (We got 5 Acres there) we got a big beautiful home on an island called Bohol, Its part of the Philippines. Or shud I just wait till next year and kill this Real Estate. Plus I got a bad ass airplane now, I want to do some flying, its experimental, fully enclosed, 65 HP, w electric start, disc brakes, full instrumentation, cruises at 80 MPH, I also got a nice Tacoma Pre-Runner pick up with all new camping gear. I just got a nice Honda Accord. Not to mention this gorgeous Harley I bought myself for Xmas.
So, staying in town and working on RE part time will be like a vacation while I'm playing with all my toys.
Maybe I'm bragging, but, when I look at what I've done in the last few years, the transformation in me and my earnings, I still cant believe it. I am so grateful.
What's really crazy is, its going to get better.
And that's what is really friking exciting.
