hi all,thanks for all the very informative info from each and every one of you !! have been reading posts for awhile and thought it was time to start.
i have read both books profit from real estate now and be a real estate millionaire.after reading half way into profit from real estate now i had to check into the academy.when i called i was VERY sceptical of everything because i only have seen dean on info 1 time then ordered the books.before i knew it it was 10:pm at night and on the phone with pmi for 1 hr.finally after asking 100 ?'s i said yes to the coaching!!! after putting what i thought was alot of $ on my credit card i wanted to call back to cancel.i typed in deans name on the internet and got something about na scam then i was really worried until i read the entire story.i caannot remember it all but said this group or persons checked him out and he IS A REPUTABLE GUY and backs all his dealings in short story.man did that make me feel better i did not call to cancel and could not wait to get my material.the next day i was still very nervous about spending that amount! i kept reading and reading . have been in coaching program for about a month and the coaches have been great although i havent called in as often as i should because i am trying to do all the steps in the course. all for now hope to write more soon.thanks to everyone who shares their knowledge what a great site !!!!!

been doing courses in academy its training hhave learned alot so far.WOW what a wealth of info to devour on a part time basis !!!hope i can do this full time someday !!have ran ad in local paper ffor I BUY HOUSES . HAVE RECIEVED A PILE OF RESPONSES .got cards made and also flyers made will upload example later.have made a total of 7 offers with fast cash offer formula.interviewed 5realestate sales agents,interviewed 5 banks,and 1 mortgage broker. got preapproved with mort broker. i believe it has been close to i month since joining success acedamy.am working full time as power lineman and feeling the crunch to goal of doing 5 deals to recieve my acedamy money back.I WILL DO IT!
YESTERDAY i handed in 3 offers. today i recieved from realtor that 1 is accepted GETTING EXCITED FINALLY .next am calling coach to help with contingency and sign purchase offer. cant wait to finalize first deal of SUCCESS ACEDAMY !!! JAY

hello dgers hope you all had a great weekend !! back to work tomorrow cant wait to do rei full time !! been awhile since i added to journal.i have been reading alot of posts to soak up some knowledge and learning a great deal.also been looking at properties and working on closing my first deal.had my first of many offers accepted after starting sucess acedemy. had a few contingencies that have gotten worked out such as inspection of property for second time and water test which passed,property passing local zoning and ordinance laws.asking price 35k offer 21,500 made offer on 3 different properties got one accepted.after second inspection realized water tank was leaking and fuel tank may need replacement.told real estate agent i wanted a 500 credit at closing for these items.owner said no so i said i will move on to another deal. 2 hrs later owner called back and agreed. through the days been advertising house for sale on land contract.i have gotten a approx 5 prospects for 5k down and to work out a mutually agreed payment and purchase price. also have a person to trade a 06 double wide and a land contract on the house. it is amazing how things start happening when you put the ACTION in motion!! lawyers r working on closing as i am working on selling this BEFORE THE CLOSING 11 hope my first deal works soon at a profit !! thanks to all for the wealth of info and motivation on this site

happy fathers day to all dads out there !!just a quick update on my progress.i am still awaiting the closing on my first sfr deal.the attorneys for the seller r taking their time,called them to PUSH ! we had a closing date but that passed because we were still negotiating on certain things.i have a buyer lined up but do not have anything signed until the closing takes place.will call again tomorrow to get things going.
in the meantime i have looked at a 3 bedroom 2 bath that i did all the homework on and offered a fast cash price on.asking price 35k offer 25k. does not need anything but paint.did an inspection.the owner rejected my offer awhile back but called to say she will take my offer now.i told her i just bought one and i am awaiting the closing so am not sure of financing.then said to myself i cannot let this deal slip.i explained to her that i may assign it to a partner if i cannot get financing.i have a home equity i can use but want to learn the assignment.i havent done one yet and am just learning so it feels like the same feeling as when i signed up for the success academy !!!unknown,fear,uncertain,but have to push through this and sign contract.have to reread book on assignments and study posts on subject!! will keep you updated on progress any advice will be 100% appreciated. thank you

still waiting !!

called the attorney and still waiting on the closing on property #1 title insurance is what is taking so long i am told..should be this week coming up.cant wait to finally get this deal signed.
buyers for this property are waiting to trade double wide in on purchase of this property! hopefully this will equal deal #2 deal# 3 i have verbally gotten offer accepted i am intending on signing purchase agreement in 4-5 days. man this is very exciting and at the same time honestly just a little nervous to have 3 possible deals going on at same time!!I LOVE THIS !!
i would never have even thought of more than 1 deal until one was completed before deans success academy!!will keep you informedas things happen.
all this and working full time.i dont say this to brag i am telling you that ANYONE CAN DO THIS WITH DEANS GUIDANCE along with THIS SITE AND THE DG FAMILY !!!.THANK YOU GUYS

have been busy working the rei circuit !! have just signed purchase agreement for 3 bd asking price-35k offer 25k accepted !!!!!! put in many contingencies including inspection by certified inspector,cont upon financing,and more included the right to assign if i cannot find financing.i will start advertising this property for 35k which will be 10k if all goes well.it is currently rented at 475 per month. after all expenses at 25k there would be a 200 per mnth profit so if i cannot assign this then i will find a way to finance for a rental.i do not have any cash buyer list/i am currently working on that.i can see in my situation that the deals r or seem easy to find but the buyer list is the most important to develope FIRST.I SORT OF DIDI IT BACKWORDS but am learning valuable lessons fast!! have other offers in at this time so hope to have deal #2 completed and taking action on deal#3 as we speak!!

closed on deal #1 bought house 3bd 2bth for 21000- sold on land contract for 38000 with a down payment of 2006 manufactured home at 18000 value allowed. 38000-18000=20000 20000 land contract at 8% for 7 years =280.55 mnthly pymnt this 2006 astro home is mint and was bought 3 yrs ago for 45000 so i should be able to get at least 38000 which i have begun to advertise to sell in local paper and on craigslist !! also there was an empty lot next door that i seperated from deed that i can also sell. real estate agent said they had a buyer for this so i listed with them for 3 days but..... buyer did not pan out am thinking of moving the 24=48 manufactured home to this lot to sell. i have gotten 2 estimates to move this home for 3000 and 4000 depending on how far i move it. if i dont sell or move it in a month i will have to start paying park rent of approx 225 per mnth where it is presently sitting!! so i need to sell it asap. i love this rei stuff !!!

deal #2 needs very little work!! some minor cosmetic paint on the porch trim.this house has new vinyl siding,roof ,trim,furnace,very dry and clean basement approx 6 years ago! tennant IS going to stay and would like to buy it on land contract but def does not want move she has been there for approx4 yrs and said she would be willing to pay 500 per month so if i cannot assign it in the contract time i will try like heck to purchase it or have my son try to purchase!! to tell you the truth laura i did not get the fmv on this because after looking at the property and running the # i put in the offer to make a monthly cashflow then decided to try to learn the assignment.thats where i am at.she declined my offer for 2 months then called back to say she would accept in the meantime i had already tied up some cash on my first accepted deal since joining academy!!

marketing for assignment and deal #3

still marketing to assign 3bdrm 1 bth at 35000 and also advertising 3bdrm 2 bth for sale at 38000 got MANY CALLS so far and am realizing more and more and more what a wastse of time to not have a prerecorded message to scan and delete tire kickers.how very important it is to have that buyers list FIRST and to LISTEN to coaches more clearly. i just jumped in and started the process and am making progress but do not have the buyers list that i should have in place before finding good deals. in my case i think i can find great deals every day but need to find buyers first and i know that is exactly what de3an teaches but sometimes u dont know or HEAR how important it is until u go through it hence experience!!!!!!! yes i know now!!

just closed on deal # 3 !!! deal #1 as previously stated came with an empty lot. i have been advertising too sell for a few weeks and even listed to sell for a few days with realtor who THOUGHT they had a buyer.list ing expired /no buyer so i made a deal on land contract to sell to buyer of deal#1. so in short the people who bought the house from me also bought the empty lot. goes like this: 1[no money down land contract for $11000 with payments of 176.98 per mnth at 9% interest to me for 7 yrs !!!!!!!!!!!!! am also still advertising to sell 28*48 dbl wide 2006 for 35000 that i got in on trade for deal #1 i know it may be confusing so see deal #1 in my journal or other posts. will keep you informed of actions taken in near future!!

had to get my computer fixed last few days.have been recieving calls from advertisements in local papers to sell manufactured home and 3 bdrm 1 bath assignment. the double wide has 2 promising potentials i should hear from them within 3 days.they looked at it and are trying to get funding.time is running out on the assignment deal so i am trying to get funding to keep as a rental.i have gotten many calls on the assignment deal wanting to know what an assignment is.most are wanting lease option deals so i am recording all info from them.and actively trying to match them up with a deal that is both profitable to me and structured financialy for them.i believe i am really close to 5 deals in in 6 mnths i can feel it!!!!!!!!!!!will keep updated more often.

back again waiting and advertising the heck to sell double wide!! last 2 potential buyers did not pan out. the people who bought the house and land have not moved out of the manuf.home. they asked for an extension to get everything together so i gave them a month which hurt me selling the dblewide because they r still in it.i have showed it 3-4 times but is not the same when someone is still living in it.anyway i lowered the price and re advertised it.
on the assignment deal i also lowered the price to try and unload it just to get my 4th and 5th deal done to get deans refund.i am still looking for other deals actively but need to sell this dble wide so i am focusing on this as alsoo the assignment contract will run out on the 3bdrm 1 bth that i have locked up.have also updated my craigslist to speed up my buyers list that is lagging!!still pluggin away to meet my new goal to get 5 deals in 6 mnths!!!!!!!!!!!!!

taking action

in last week i have completed 2 apps for loan on 3 bdrm 1 bath sfr that i cannot seem to assign.i will know in a weekk if i can get the $ although i need 20% down i am still trying to figure out how i am going to get it.i believe the assignment did not happen yet due to me not building a buyers list FIRST and not a high amount of equity as also in a business area.although it is making a monthly cash flow of 180 after all expenses.this is the reason i am trying to find funding for it.my son also tried for funding but was told he had to have 20% down .that is the sticker in trying to buy investment properties.anyway i am still taking action and soon will get my 5th deal done[hopefully]withoin 6 mnths as this is my goal!!!!!!!!!!

hey all just got back from a little much needed vac. went on a cruise with my wife that we had planned for some time.reread deans book pfrn and mentally thought of a few properties that i have been looking at in last few weeks. to recapp i had a 3bdrm 1 bath locked up on contract but contract expired and i did not sell ,assign or buy it!! it did have potential but i did not find a way to finance it the way it should be to capitolize on the most efficient cash flow. i did gain experience in signing the contract and negotiating withn thr seller.when i was on vac i went out of my way to contact the seller to let her know the contract ended but i was still trying to sell her prop for her as i listed it on totalview and craigslist and in 3 local papers. when i told her in the first line of conversation that i could not get the financing for it she said i was full of sh.. and that she was going to put it in the local paper. well i did not get to finish what i was going to say to tell her i was still trying to help her out when she hung up on me!! talk about rejection!! well anyway my day was not going to be ruined as i was in sunshine and blue ocean. i am presently home and thinking of calling her to explain all the work i had done to buy ,assign,or sell her property for her but am also thinking of not giving her the satisfaction.
on to my activities to get another deal done!! i have had a few prospects to buy the 06 manufactured home but the people who moved out and bought the home i sold them on land contract left it a MESS and discouraged buyers who looked at it while i was away,needless to say i have a cleaner coming to give estimate tomorrow!! also have looked at a 3 acre parcel on a river with 3bdrm 2 bth with garage and storage shed with 2 car garage under that people defaulted on land contract.contacted owner and explained that i would like to negotiate a deal that is beneficial to both of us for me to clean up property and keep $$$$ flowing to him since it is vacant now!! will keep you posted !!

rainy day today on lunch break at work so thought i would enter in journal today.last night i talk to owner of a property on the river i talked about in last journal entry. he said to make him an offer but i tried to get a figure from him as i have learned the first person to mention a number loses [lol].
i inspected the property and took measurements to come up with a repair list and figure so i am in the process of that.In the meantime i am actively looking for other deals to land.i put my cards out everywhere and flyers in many stores and businesses on the cork boards.have gotten many calls from sellers but not many motivated to the extent that makes them great deals.
hired a prof cleaner to clean the 28*48 2006 astro doublewide that i have for sale that i have gained through a down payment on last transaction.there is a person that has gone to the bank to get financing for it today ,i am crossing my fingers!!!! will post more in a few days!! have a great day everyone and take action!!
