hi all,thanks for all the very informative info from each and every one of you !! have been reading posts for awhile and thought it was time to start.
i have read both books profit from real estate now and be a real estate millionaire.after reading half way into profit from real estate now i had to check into the academy.when i called i was VERY sceptical of everything because i only have seen dean on info 1 time then ordered the books.before i knew it it was 10:pm at night and on the phone with pmi for 1 hr.finally after asking 100 ?'s i said yes to the coaching!!! after putting what i thought was alot of $ on my credit card i wanted to call back to cancel.i typed in deans name on the internet and got something about na scam then i was really worried until i read the entire story.i caannot remember it all but said this group or persons checked him out and he IS A REPUTABLE GUY and backs all his dealings in short story.man did that make me feel better i did not call to cancel and could not wait to get my material.the next day i was still very nervous about spending that amount! i kept reading and reading . have been in coaching program for about a month and the coaches have been great although i havent called in as often as i should because i am trying to do all the steps in the course. all for now hope to write more soon.thanks to everyone who shares their knowledge what a great site !!!!!

boy i miss dg.com, benn busy since the edge and have closed on 3 deals two weeks after the edge!! deal #1 is the closing of 30 *100 wharehouse blding.i am in process of advertising to rent out the space.seller wanted 15000 and i closed the deal for 4000 !!!! i couldnt even pour the concrete for that !!!!
deal # 2 is a sfhome that a friend asked me to buy so he could buy it on a lease option from me!! finally closed on this deal and i bought for 18000 and lease optioned for 40000 to existing tenant/friend
my third deal #3 since coming home from the edge was the closing of a sfh on the river that i had been overcoming obstacles for months to close!! i finally own this propert for 1000 down and 300 per mnth NO INTEREST!! with a balloon pymnt in 5 yrs !! it has 2-2 car garages with big back deck and out of state owner.this deal is special because i was very dedicated to seeing this deal through .it has alot of potential and i had been watching this prop for a few yrs and made it a goal to own if ever it became available. i just listed it on sellpoint and the local papers and have MANY interest rent to own buyers looking at it now!!
i will say the edge lit a fire under me that i believe many fire trucks could not put out!! when i got home my mind was so focused to make things happen that i forgot where i lived for a few weeks!! am now back on track and i can find my way home !!lol any way hope all is going great for everyone taking action in real estate and dont forget to take that free day that dean has finally learned and is teaching us to grab !!

thanks linda for your support ....and YES IT CAN BE DONE !! it takes ACTION on our part because the path is right here in deans books,academy,dg.com and all the dg members!! ANYONE on this site can make it happen if they just set their MIND to it.it takes time ,learning and PATIENCE but it is worth it !!.

i am at a camp ground camping with my wife and we r just relaxing for the whole weekend !!sitting outside in a lounge chair with the breeze blowing and on dg.com this is the free day dean talked about ONLY i am on 4 FREE DAY weekend for the 4th of july. i have all weekend to post and think of some opportunities to take advantage of. i am currently advertising my latest deal on sellpoint .com and trying to sift through some rent to own buyers that will make the most profit and a win win situation.i had a buyer all lined up but that fell through.just an obstacle to go through.
spoke to the team of jan and jeremy about a potential deal in their area this a.m. sent carol some info on potential wholesale deals and posted dates and ports of call about a dg cruise so if anyone is interested check the dg cruise post out !!

these sre the dates and ports of call we have booked!! if a bunch of dgers want to go 1 week before on the same ship or 1 week after these dates and same ship we can get cheaper fees!!! karen and i r going on these dates for sure but if everyone decides they want to go 1 week before or after we will book it and go for 2 weeks just to spend time with everyone!!! and we will organize it if we can all agree on it !!!!

NOw thats what I'm talking about a DG cruise. I see you know how to put the icing on the cake to have a RE meeting. Isnt the thought nice, "OH well I have to go on another business meeting ON A CRUISE!" Nice Jay. It would be nice to know I could go with not a care in the world but its not like that yet.

In the mean time Im going to do what I have to do on land so I can cruise with the likes of you and other Amazing DG Family.

Jay,
I just looked up your location and it is way up there. I used to live in Lakewood, NY just west of Jamestown. It seems you may be in a situation like Greg Murphy (little town, small population). hello all

not any new deals yet but am trying to sell the sfh on river.i had a buyer awhile ago but the closing took so long to get all the bugs out they found another property sooo back to the marketing drawing board!! also had to evict tennant in duplex for non payment!! when they moved out they greased the walls and all the door handles!! i think they have done this before !! anyway only a few obstacles to get through and i will be back on top !! advertising the wharehouse for income,the sfh,and have a few other things in the works!! just a little update as i havent been doing my journal lately and i need to get back at it to keep myself on track and motivated!!!its great to see so many others having success and taking action on what they learn on here!!
my main goal in the next few days ,weeks are to get a buyer for the sfh and sell or rent the warehouse!!! also to fix and raise the rent on the duplex and fill with new tennant.hope all is well with you dgers and take action today!!!!

You will get the sfr sold, if you found one buyer you will find another. As we know there is going to be ups and downs, the thing is to gain as much as possible so that the downs dont hurt because the upside is much more.

They were in when I bought the building - so new tenants have been well screened by my management co. Like you said - soon you'll be back on top with everything settled Smiling

RICHIE:hey pal,thanks for stopping by!!no way i will forget there name!! just like many others i have bent over backwards for this tennant and this is what we get?????? this shows how important it is to screen and check for references!! although this tennant has been decent up until i had to evict for nonpayment.i let them slide for late payment 2 mnths in a row because they had children.finally the third mnth the payment was late 20 days so i had to take action!!! gave them 3 days to get out.......the boyfriend gave me some riff and i let him know that he wasnt even supposed to be there as i know he had been helping her out!!! crisco on the walls make it hard to paint!!!lol tore out all the carpet ,all the interior doors,ordered new windows,and ext doors,painting all interior.will raise the rent to $500 per mnt now...was netting 325 per mnth before on the 2[duplex] will go from 400 to 500 per mnth now with remodel!! each apt has a 1 car garage under it!! so this will be a great positive outcome to an obstacle!! kinda glad it happened !! my wife and i are both working on it together!! she painted ceilings all day yesterday!! sorry so long rich,hope all is going well with you!! keep me updated on the duplex we talked about !!

Hi Jay,

Sorry to hear about your tenant. You may already know this but just in case - to remove the crisco use goof off or oops. You can get either at Home Depot. You may remove some paint too, that's OK. Get a quart of Kilz or BIN primer. They are alcohol based primers so use cheap throw-away brush. And then paint. The primers dry fast. After about an hour then you can do next coat. Don't use the primers near a pilot light or flame, they are flamable. Hope you don't mind my 2 cents. Denny has managed paint stores so when I saw your post I asked for his thoughts.

Just when those F***ed tenants thought they were slowing you down, they were actually making you more money. You should write them a Thank You letter. lol Nah just kidding they are not even worth your time. Seems like properties are pretty cheap up there where you are located, compared to down here in the city. When I close my first assignment or two I am really considering investing out of town where I will be able to afford it. Maybe we could partner up or I could get you to bird dog a deal or two for me since you are already out there. I wish you all the best and I will see you at the TOP!

laura: yes a couple obstacles but no big deal!! i needed to get the tool pouch back on just to keep on top of the carpentry skills.Its hard to find anyone in this area to get right at any job as it is a busy time of construction season and i want it done NOW...i am losing $$$$$$$.thanks for stopping by !!

thank you for the paint tips !! my sister cleaned the walls with dawn dish detergent and hot water!! she worked on it for 2 days and did an excellent job !! my wife and i painted all the walls and ceilings and replaced all the carpet and pad,ceiling lites.i have all new windows and interior doors ordered and ext doors.i can now raise the rent and get better tennants in there. thanks for the tips from you and denny!!

Finally got all the material for the duplex that i am renovating.put all the interior doors in yest and new lite fixtures.did more painting and installed windows.Althuogh everything going well with the renovating ,we had i window came in wrong so we had to cover up the opening until a new RIGHT measured one comes in.
I have a new tennant signed up for this apt for the first of mnth at the new mnthly rate.just need to get it finished for then.
Will post some before and after pics if i can in near future!! looks totally different from greased walls with holes in them and holes in doors to new carpet,dors,fixtures,windows !!!!!! a little elbow grease and some action have led to a $75 increase per mnth in rental income!!

just got off deans call and i am super excited to get the automated system!! i believe this will take my real estate investing to the next level.i have been on gregs webinar and almost bought it but soon learned dean was having something amazing coming up!! being a success academy student of his i knew enough to hold on and get what he was bringing to us!! i knew from experience that what he brings is top shelf and most of you know dean dedicates his life to see us succeed !! there is a great bonus in there too !!! thank you dean !!
so excited i dont know if i can sleep!! like joe said in a post before the call ....kinda like christmas !!!
