....The weekend is almost here as another Friday is upon us. What is your plan for the weekend? Are you oging to look at soem potential deals in perosn or review them on-line? Remember a little planning can go along way. So make a few calls today that may lead to some deals in the future.

Do you have any bird dogs that may be helping you locate any deals. One key is to make sure you have plenty of weays to generate leads to find that next deal. There are 3 ways that may lead to locating a deal:

1. A property that is listed for sale by a realtor
2. A property that is listed for sale by their Owner (FSBO)
3. A property that could be for sale or is for sale but does not have a sign

The number 3 way to locate a property can be the best chance for a deal because others do not know about it being for sale. You have to network, network, network. You may find an unlisted property through word of mouth or by doing a little research and finding a probate deal. The choice is up to you how you generate your leads but the key is find various ways to generate them!

Good luck finding that next real estate deal. If you work on generating leads, the deals may begin coming to you! Keep up the good work, keep searching, keep trying and do what you have to do and soon those deals will appear. Believe and Achieve! - Joe

....The rain returned as the weekend was here. There were a few garage sales in the area that had to deal with the rain, but a little rain may prevent some from venturing out looking for that next deal. With real estate it can be the same thing. If you are persistent to find out as much information as you can about a property, or the seller, it can lead you to a deal. Remember information can be power!

There are various things that can motivate a seller. If you can determine if the seller is motivated, it can go along way with the type of offer you present. Remember a seller will usually become more motivated as times goes on. If you understand what else is motivating a seller it can get you closer to completing the deal. A key lesson when dealing with a seller is to ask good questions and listen to what the seller is telling you. The more you listen, the more they may share with you. Somne of this information may be visible through what they say or their body language. The more sellers you speak with, the better you will become at reading body language.

Make the most out of this weekend. The deals you find today can be generating cash for you tomorrow! Learn from your mistakes by takign additional action today and your success will follow. Believe and Achieve! - Joe

Sunday is half over but so is the Bears Game. It may be half time on Sunday, but we can spend the rest of the day going for a deal. Let's go driving the local area to see if we can locate any deals. .....The weekend is coming to a close as the weather is changing a little more each day. There are a few more leaves on the lawn as the lawn had slowed from its Summer growth and the colors of change from a dark rich green to the lighter green of the Fall Season. Officially, the Fall season does not start for a few more days but the skys have had the hazy shade of Fall and you get a sense of the cooler crisper air that will soon be upon us.

I looked through the various real estate sections of several newspapers on-line, read a few real estate articles (soime betetr than others) and looked at several classified listings. Later in the day, we did stop at 2 different open houses in the local area. This is always a good idea to see other homes, meet new realtors, and see the color of paint choices as well as the type of materials used for kitchens, baths and light fixtures. The more you know about the area, the easier it becomes running the numbers on specific properties within a community to determine what you may have to do in repairs for a real estate deal.

You can find leads, on-line, in the newpapers, driving around, posting bandit signs/flyers and networking. The key is to drive as many leads to your doorstep as possible. The more leads you have, the easier it will be to find the real gems when you sift, sort and screen through them.

I am a newbie investor and have very little knowledge about subject to mortages. Can anyone help?

.......A subject to mortgage is usually where the purchaser agrees to take over monthly payments of principal and interest for the property. However the purchaser does not assume personal liability for the debt obligation on the property. If the purchaser defaults and does not pay, the lender must attempt to collect the debt from the original borrower, through Foreclosure on the property, or other means not by goign after the "subject to" purchaser. The original mortgage remains in place with the original owner and the property title is not passed on to the purchaser. I hope this helps. Good luck with real estate investing. .....I can't believe how fast the year is flying by. Is it really going to be October? Did I really see a Christmas commercial on tv already for K-Mart and Dr. Pepper? I was going to post on the daily adventure journal and realized that a week has already went by. WOW....times does fly when your having fun.

I have to share with everyone something that I have not experienced before. I guess it can be like when you are on an awesome vacation and you can't remember the day of the week or the date of the month. I am enjoying doing real estate so much, that most of the time now, I often have to think about what day of the week it is. When you do something you really enjoy, its not like work.

I had an opportunity to met some new investors and I also some some friends that I have made during the past few months at a recent event. It was a real pleasure to see several people that I have become friends with from around the country and learn about their latest real estate investing efforts. I enjoy always hearing a good real estate story. I enjoy hearing about new investors progress along the way.

Stacey and I had an opportunity to meet some new investors and make some new friends. We look forward to hearing about your deals along the way. One point that I want to share with new investors is always remember to keep your business cards with you becuase you never know who you may meet.

..It is so true the expression I heard about the older I get the faster time goes on! I can't believe Halloween is right around the corner as there is now a slight chill in the air as the leaves begin to change colors. It is that special time of years as the holidays will be upon us faster than we can prepare for them. The key to having a good holiday is to slow down nd enjoy the day.

This past week I had an opportunity to view some other areas and see other real estate markets. It was a great experience to meet some new real estate agents, see properties and help some other investors find the good deals. The key to finding the good deals can be the real estate knowing their local market.

I like the reminder to keep business cards with you at all times. I do most of the time, but I have forgotten them a few times. Don't you know it, those are the times I needed them the most. ...A good way to remember about your business cards is to keep them in your wallet by your cash. That way each time you go to pay soemthing, yo ucan pass out a card to servers or anyone else you strike up a conversation with. If the back of your card has a "BIRD-DOG REWARD"!

....The Fall season has come in like a flash and is passing by just as quick. Can you believe its about 3 weeks until Halloween? Wow, 2010 is just flying by. If you think back to January 1, 2010 when you wrote out a few goals did you accomplish what you thought you would for the year? If not theres still time! Take the time today and update your goals and action plan!

Don't worry about the past, just focus on the future. Only worry about what you can change going forward and history is in the books. Yo ucan change your future but not your past. Live your life for today and the future and the past can be remembered or even the better parts embraced but strive to plan for the future and where you want to be!

I have had an awesome week. I have had an opportunity to mentor a DG client in Las Vegas and also work with a great group of investors in the greater Reno area. It was great to meet new investors and see the passion and excitement in their eyes. I know they will be successful if they stay committed to doing what they plan to do to generate deals.

One of the keys to investing is like Dean often says, never forget you "WHY" and i also believe never lose your passion for real estate investing. Passion can be contagious and raise you to new heights as you continue on your investing journey.

Some people have inquired to me about how they can do more deals or their first deal. The key is very simple, find motivated sellers, find buyers and make offers on properties. To fin motivated deals you may need to have more than one startegy to generate leads to come your way. If you are fishing and have one line in the water your chances of catching a fish are about the same as everyone. but if you try different bait and have more than one line in the water your odds greatly improve. When it comes to real estate investing how many lines ddo you have in the water? how many leads will you attract from your lead generation activities?

If you are not getting enough leads that may turn into deals they use other forms of marketing. See what works and stick to it. Keep on trying other ways because the next good lead might turn into the next awesome deal! Remember there is plenty of time left in 2010. How many deals will you have on your radar or lock-up by December 31st? Well, the choice is up to you, but I believe you can have as many as you set you mind to do! You can do it! ...The weather was picture perfect today as I headed out to look at a possible deal this morning. These are the best type of fall days as the sun shines and the temperature is in the low 70's with a slight breeze. Some properties are not as good as the pictures you see on-line because they could be old photos. One time I went to look at a home that was yellow in the photos but when I got there the home had been paitned green.

This REO home looked like a real gem on-line. It was listed at the beginning of the year around $170k and they lowered it to around $100k. The home is in a good area and was built in 2007. Thus it did not need a lot of work. When I arrived to look at the home, it just screamed "DEAL" as I walked throug the home.

These are the types of gems you are looking for and a good realtor can help you find them. remember just don't make offers to make offers. Make offers on properties that you want that will be a good deal. You want to have your realtor sift, sort and screen through the listings to find the sellers that might be the most motivated.

Spend some time in the beginning to ensure your realtor knows the type of properties you want, at the price you want, in the neighborhood you want. Have a great time today and drvie your area in pursuit of that next realestate deal! believe and Achieve! - Joe

....The weekend is almost half over and I noticed that today was a special day on the calendar 10-10-10. Did you have a good day, was it a fun and relaxing day or a sepcial day for you? Any day can be a good day or a bad day the choice is up to you based on your attitude and mindset. Try to have more good days rather than bad days.

So many people want to have success with real estate invetsing. Are you dedicated to do what you have to do to be successful? I have a small exercise that you might want to try. On Sunday write out what you will do each day this week and next Sunday reflect back on your list to see what you intended to do and reflect back on what you actually did.

Are you doing what you intend to do? It is so clear that your effort is directly related to your success. Put forth the best effort you can and see the progress you might make. ...I had an opportunity to visit the Twin cities and the weather was picture perfect. It was the seen right out of one of those 1980's John Hughes films where the leaves are changing and the colors of yellow,green red and orange are so vibrant! The Midwest is an awesome place to visit during the Fall season! I had the pleasure of meeting and working with Roger (DG Member: Jaguar Investments). It was a great time to meet and assist another real estate investor with their market and strategies. Roger is a real go-getter and I know he will be successful with real estate investing.

We had an opoportunity to meet some real estate agents, review several properties first hand, run the numbers on some potential deals, spend a few hours at the local Home Depot (honorable metion to Menards), etc. We fit 100 pounds of information into a 50 pound bag! It was great to see Roger's passion for real estate and with the right mindset anything can be possible.

So often in life we just need the right information at the right time to put us on the path of success. It is like having one of those huge 500 piece jigsaw puzzle and not knowing where to start. As you begin to see all the pieces you realize where each piece may fit best. The same is true with real estate. Learn as much as you can and soon the pieces will begin to come together.
