I been up almost 24hrs. I just have been so excited about what this summer has for me. I will be for the next 3 months a full time real estate investor until end of august that when i go back to work if i go back. It feels good to finaly start my journal!!!

The yard sale whent greeeat I hand out cards posted flyers.
I been bulding my buyers list by calling on adds on the newspapers.
I beening bird doging for and investor i found in an add.
I whant to go out more but its sooo hot here in CA this week has been in the 100's+.

Hi Jenny, currently bulding my buyers list i'm alittle scare of putting offers. I know i can do it but i guess the first time is the hardest. I'm happy i have a second page on my journal! I haven't post lately kinda hybernating.

Just finish ordering 500 busness cards from Vista Prints online they sure look more profesional than the ones I been making. I need some for an event I'm going tomorrow but they wont be ready by then so I made my own.

I am checking in to see how have you been and I have been busy with other projects and so how did the yard sale go ? Were you able to make some connections when you handed out the flyers and business cards at the yard sale? I had some people told me it works and that is one of my old posting I shared with you guys while back. Glad your new business cards looks great !!
Yes I do agreed with you everything is the hardest when you do it for the first time. The key is once you do it and it will get easier every time you do it and that's part of our trade. Good luck !!

Just came form a network breakfast and I'm so excited found a Ca$$h investor that wants to buy properties. He just sold his construction businees and now wants to invest in real estate. He recently purchase a commercial space. He moved from Ventura and now here. I beter start calling my realtor and star putting in offers.

Today was an all REI day. I lok for properties that I know recently been sold that posible investors bought. I like the new tool total view because its much more upto date that foreclosure finder and it has comps and rents in area and nice graphs. Today found another CASSh investors to work with. Tomorow will go to recordes office to look up doc. recntly sold prop. and send letter to owners that have vacant properties.

Bird Doging and recruding others! Dop off leters. Then drove in 100 degress weather bird doging and passing out new vista print business cards to landscapers that do yards. I thought since they are aready out why not make extra money by sending me address of vacant houses? I offer $300 of every house that we close on. Then headed to recorders office to look up properties.

It looks like you have a nice system set up for getting leads. I just wanted to clarify something from your last post... So basically, you hire landscapers to refer properties to you... So do you yourself close on these properties or do you refer them to other investors for a bird-dog fee? or are you doing both simultaneously?
Haha, sorry for the onslaught of questions. I'm just starting out with investing and I'm trying to get the wheels rolling on bird-dogging/assignment deals.

I don't hire I offer an incentive.While on their route if thet see a vacant house they can call my 1800 # and leave me the house # and their information. If I get that house under contract and assing it to an investor make money then pay them for the referal.

Last Saturday I went to yardsales and I saw a for sale by owner (FSBO) but got sick and did not call untill now. I realy do procrastinate! Well I call not before researching the property on TotalView and PropTrend. I talk with Steve the homeowner it turn out his mother pased away and their tring to sell the home. There is an estate sale going on now. The house is a 3/2 with ac, pool, and many upgrades. I mentioned that I work with investors and we could make a deal. What do I do this is a great opportunity! How should I aproach him? Need help I'm so excited I can't think.

before he has it listed with Real estate agent! Give him your condolences for whomever pass away in his family. Find out what he's wanting for it, see what repairs need to be made or updates need to be done. Make an offer (research comps) and get it under contract to assign to one of your other investors. Don't procrastinate too long. God Bless in your REI.

Is it possible to start with $0? I mean, right now I would love to get into this but I have sooo much going on. Gah, I don't even know where to start. I can even afford the mentor program. I see a lot of things about buying houses with no money down but how do you do that in Texas; Houston to be exact. I was hoping to find someone here that is from Houston that could probably help me out. I have been reading your journal and I'm getting a bit motivated but just don't know where to start.

Hi Kat, glad you are getting motivated by my journal it also motivates me that others read it thank-you! Well to answer your question yes you can start with no money. One of the first things you want to do is start bulding your buyers list. Its as easy as buying your local newpaper or penny saver.Look for adds that say "we buy houses" or something similar and then call them. Ask if they are investors get their criterial what kind of houses they buy. Then go and look for those properties just by driving and finding say abandon homes or for sale by owner. That's call bird doging and you can find more info on the forums i just shortn' it up. Don't give out adress untill they pay you usualy you can negotiate price.

Quick question!
I was under the impression that a bird-dogger received the referral fee if and when the investor actually closed on the deal. How would this play into the "Don't give out adress untill they pay you" rule.
I'm sure you can bend the rules to suit your needs but I'm just curious what your advice is.

I thought about that but I didn't know if were legal here in Texas. I found one of those, "We buy houses" websites that is hiring bird-doggers. I also read that you have to put the property under contract. I am lost with that one. I think I saw something in the "Be a Real Estate Millioniare" book. Haven't purchased the other one yet but I may in the next coming weeks depending on finances.

Just finish watchig the Edge Cds. Last Friday whent to Anitas rei meeting and talk to Oscar he is a contractor he is looking to buy multyfamily properties. Now intersted in lease options.

Anita has a great thread called "How to be a Bird-Dogger and Get paid for it" where she breakes down the whole process in detail. There's a portion of that initial post where she specifically addresses options a bird-dogger has in getting paid. Read the following quote:
"GET PAID UP FRONT - sometimes you can get paid up fron, by accepting a smaller fee. A lot of investors would not mind giving you 200 - 500 dollars up front on a good solid deal, especially if they see where they will profit well from it. Keep in mind that they may be doing some rehab work that could take months or maybe its an FHA deal and there have to to repairs made - which again could take months."
Just wanted to put that out there since I'm learning as well and thought the info I read on BD was very helpful...

yesterday bought a laminator to laminate my fliers so when it rain the ink wont run. I also bought a staple gun to post my flyers. I also bought a address lables that read " If you can use this card give it do someone who will and get $100." and "Earn extra cash. Send us adress of vacant homes if we buy it you get $100." and one also in Spanish. I will put the address labes at the back of my cards.

What did I do for REI today? I watched The Edge DVDS. I also finaly open the One in a million 90 day challenge. I had bout this cource and never open it. I think it will help me because it will help me in goal seting both personal and in REI. I realy need to put a plan on how I use my time. As I watch Dean DVDs he talk about writing what you do every day for every hour in a week and see where do you spend time. The ideal part is find were is time wasted and utilise it for rei. Another things I like was you don't have to do everything one can pay someone to do things that take time. For exsample mowing the lawn or grocering shoping when you can pay someone $10 per hour to do it. Use this time for Rei.

Just finish reading Matt's post "the early days" and i love how he gives us tough love. He talks about two kinds of people the 1. in the process and 2. the results people. I been the in the process for too long I need to just do it and stop thinking so much get get to doing.
