Hello everyone. Im somewhat new to the DG world of investors. I purchased Dean's books about 2 months ago. Ive been reading and building my knowledge so far. I want my knowledge to be very strong. I ordered the edge kit and have been getting my wife envolved Today I passed out 200 fliers on cars that were parked outside of apartment complexes. Im just focused on building my buyers list at this time. I will doing assignment of contracts to build capital. I just cant wait until REI is a piece of cake to me. I know if I dont give up that will be the ultimate turn out. thats how it is with anything you do for the first time. It seems hard or confusing at first until you do it enough times to get the hang of it. Well this is pretty much the intro my "FIGHT for the FIRSt..... as we take this journey we will see what the first will be.

Whats up DG Family. In reference to the subject, I mean that figuratively and literally. This past week my wife started her new nursing assistant job so, my morning schedule has been altered to my joy I must say. Since my wife must be to work by 7am, I must get my daughter prepared for daycare now and make sure she gets there. As a new dad the whole experience is new and fun and love putting in that quality time with my little angel. I hate dropping her off at the day care because so far every morning we get there she starts crying, ah man it hurts me too. I have contemplated taking her to work with me, the only thing that stopped me yesterday was the snow.
-Well the last major event that happened in my REI world was the counter offer the bank sent me on the single family in Queens. The next day I called all of my investors that I felt the property fit their criteria directly. For the most part they said it was too small, or the neighborhood was too rough, or the property did not have a C of O so that did not go the way I would have wanted it but I did put in a counter offer at $160K which was sparked by Cathy. Thanks for the advice. I also had enough confidence if I can get the bank to go that low I would flip to any one of my investors with no problem. Besides my initial offer was $160K
-Two things I realized or came to light is:
-I am getting to be known with the majority of my buyers list and I am getting a good reception. I told them about the property over the phone and most of them went out to the property to view on their own. When they got their I simply gave them the lock box code and let them take a look. Worked out, nice just need the right deal.
-I really need to build a solid end buyers list. I thought I could just focus on investors alone, but the thing is that they both have their advantages. Dealing with investors they are not as picky of the property they buy, but they are very cheap. Usually about 60% below FMV they want. End buyers are picky, of course this is the potential home they would move in to, but with a mortgage from the bank they are prepared or willing to pay more than the average investor would pay. I told the investor that I am partnering with on the short sale and she immediately listed the property on craigs list and got about 4 calls. ONe guy might be interested, but an end buyers list will be crucial when it comes to making money on both ends of the REI stick. That is definately apart of my focusness now. What was I thinking, there is a reason Deans's teaches this.
-Yes as you know or experienced, NY was hit with about a foot and a half of snow yesterday so initially my boss said I could go home early, and right when I was about to leave, the first call of the day came. (We figured it would be dead cause everyone would stay home during a BLIZZARD!) I started towing at 9am and did not stop until 7pm. So thats right guys when you heard about the rough conditions out there I was actually in it. Dont worry though with this "Fight for the First" at hand, I have definately been battled tested.
-Today I sent out 7 more offers with the agent who started sending me properties again. Its funny in my last journal entry I called out anyone to send me properties with motivated sellers, and a guy just started sending me properties out of the blue. Im not saying he saw my entry but its just ironic. Well none the less he did have some deals that were attractively priced, so tonight I prepared myself for tomorrow. I will get the FMV of the properties as I ride around or in between work and come up with my offer. By the time I get home all I have to do is type out my offers with POF and send it to the guy via email. I will also emphasize the fact that I can close ALL CASH in 14-30 days and see what he can do with that.

Hey DG Family. Today was a pretty cool day.
-As I told you guys someone sent me an email with some property listings in my farm areas. Today I got a chance to correspond with him via phone. He gave me the lock box code to get in the property and see what was going on. I could not make it today to view the home, but when all else fails I called the same investor that I am partnering with on the short sale and she had no problem going to view the house for me. She told me it probably needs about $100k worth of work but my offer was good. This guy who presented the property said I did not even have to present him a POF or offer sheet. He would do what he had to do get me the contract at my offer. He says he has an inside connection into the bank and alot of times can get me the price I am looking for. We will see how this plays out. If he is correct I could be on to something here.
-Tonight I went out and put up bandit signs. Its way past due that I get back heavily into my marketing. I have slacked off alot and I want to make sure I hold myself to weekly goals based on the amount of marketing I do. This is what my cash buyers are paying me for. To bring the deals in. I know Dean's system will do what I need it to do because it has already proven this. Its up to me to make sure I get out the word no matter what. I could come up with a million excuses why I did not do something, but when I can come up with a million excuses why I should do something then Im on the right path.
Initiallly I was going to name my Subject Back to Basics, but I feel and I have learned that marketing is not a thing that you go back to. Its apart of your routine like the blood is to the body. It brings in the business that sets you FREE, so I think its worth it. I will be "Going Hard" as they say around the way, so ............Stay Tuned

this is sammy...im from nyc too! just trying like u to get piece of the pot of gold in real estate... ive been tryng to get my first deal done to..i have buyers and i just need seller but they will come....i go around the niegborhood and look at website for houses...i found this three family house in brooklyn. the owner is a old man that wants to move to texas and i threw him a offer , it was my first offer as a investor and i had a buyer ready to buy, im still waiting for the man to call..it hasnt gone threw but it was cool crackng the ice by putting out the offer...stay positive we all going to get a piece of that pie... peace out

Hello DG Family. Happy Valentines Day to All of you and most of to this opportuity to shape my life into what I want it to be. Yesterday I caught myself in a day dream and I imagined you guys flying in to NY to come visit me concerning REI ventures, and when you got here I had escort service waiting for your every move. I also had top of the line hotel accomodations arranged for you paid for by my business. Once you got to my office you stepped into a well oiled and greased machine with motivated and hungry members of my power team taking care of business. (phones ringing, people moving, a lot of life and joy inside a plush space..) And the dream goes on and on. I Love You REI!
-Saturday I met with another driver that my boss ask me to hire. You see my boss is going away again so he asked me to basically run the business for him while he is away. Thats right everything - hire a new driver, answer the phones, handle all the money, drive the truck, and all of the other responsibilities of running a tow truck company. But you know I will not let that get in the way of running my REI machine.
-I found about 10 local banks and credit unions to call next week. My next project to tackle is getting in good with a project manager of one of these banks, so I can get foreclosure listings and have a direct link to the source. I am going to use the exact 10 steps that Indiana Joe recommended in one of his postings and see how far that takes me. I have heard that its not that easy to get contact with the project manager but I say where there is a will there is a way.
-I also came up with offers for about 4 properties that my agent sent me.
-Today which is Sunday
-I got on the computer about 9:30 and got caught up on some emails. One of the emails was from my hard ball REA that you guys might have heard me mention of a property in a hot part of BK, so I went on property shark did the research on the property. I see that it was brought by some company at the end of '08 for $185K and now its on the MLS for $197K. I put in a offer for $190K ALL CASH in 14 days. Lets see how they respond. There obviously not looking to make a lot of money anyway.
-I sent out the other 4 offers to my other agent. The ones I prepared the day before. I had not heard from him concerning the other offers that I submitted but later he responed and said that he was waiting to hear from the sellers lawyer.
(Speaking of agents I have not heard from the agent I met on DG for about a week not. Im actually not surprised. I could kinda of feel a moment like this coming on the more we settled into and realized what we had to offer each other the more we seem to fade away. It was natural though and no hard feelings any way I guess chemistry is a Mother******. She also had another job and you know in this business its already bad enough that I have another job. I think its almost a must that your agent have all of herself in the RE world. Who knows maybe as time goes she will send me a hot listing or something that we can make a win-win and I must admit I was excited about working with her but the "Party dont Stop!"
-I also relisted my Craigs List Ads today. This week I will revise my marketing strategy and give my self different task to do on a daily basis. One of those task will be to put my flyers directly on the doors of the homes in these neighborhoods. I really appreciate the email I recieve from Dean. He mentioned that in his beginning days he knocked on alot of doors to land his first deal and guess what Im going to do guys........Thats right Knock on alot of Doors!

Hey what's going on DG Family. Its been a while since I have posted but hence the subject, I am still in the mix.
-Monday was a pretty calm day. as far as REI. My phone did not ring much at all and I did not recieve many emails. It was almost enough to get me a little worried. Like a wise man once told me, "Once the phone stops ringing, the business stops running." When I went home that night I pretty much fell out. I guess that was a Valentines Day hang over if you know what I mean. lol
-Tuesday was a very interesting day I must say. It started off by me taking the new guy I hired on the road in the snow. If you remember my boss was scheduled to go out of town so left me in charge to hire a new guy and run the business. Well the guy was there before time and handled the truck very well on our way to Long Island with 500lbs. of salt until th
(A guy just called my phone through my marketing and he is a wholesaler new to the beautiful neighborhood of REI. He is only been going for about 1 month and Listening to him reminded me of myself at the beginning stages. He sounds like he has his plan in order and at the end of everything, he asked if he could call me sometime for advice or questions he might have and that felt good. I know just how he feels and I gave him enough encouraging words to build even more momentum to run to his destiny of Success.)
back to Tuesday.......
yes the truck broke down on the new guys first day how embarrassing. lucky I was not far from the other truck so I caught a ride and towed the tow truck.
Now before any of that happen the the lady in charge of the REO I told you about last week, that counter offered, well well I took Cathy advice and re-submitted my same offer, she called to tell me the bank accepted my offer of $155K but with the sellers premium it would come to $162K Well long story short my buyers did not want it at $189K and do not want it at $162K. Don't get me wrong it is a nice single family duplex in Hollis Queens and I had a couple of definates but the home does not have a C of O, so that's kinda killing it for me but hey look on the bright side my first officially accepted offer. At this point I have about 17 hours to sign the contract before it is null and void and I have been communication with agent and the person in charge of this deal for the bank and as a matter of fact, Lisa is her name, ended off today by telling me she appreciates me and I told her I appreciate her too.
Another whole saler sent me a list of more REO deals. I like this connect cause he has a direct connect with the asset manager for the bank. He lets me know exactly the lowest the banks will go. And if I want the contract he can get it for me ASAP. He even gives me all the lock box codes to get in.
That day ended off by my boss telling me that he was not going out of town any more because of Dr. orders. If you remember some time back in my entries you know the relation I have with my boss so all I can say is the plot thickens.
-Wednesday
Well the first call I got today was from Lisa and I told you how that went.
My agent that I thought was out of commission called me yesterday and said she was getting the keys to a property that one of my buyers were interested in. I told her about the contract I had and sent the details this morning. Its good to know she is still aboard
I texted the property info to a deal I got from the other wholesaler the day before to one of my investors and gave him the lock box code. he went by the property but was not interested. he told me to stay in touch so that is a was a good sign.
I talked to the investor that i am partnering with on the short sale. about a couple of deals that came across my plate. Today was the deadline for us to get a negotiator on our short sale deal, but no one called. We will call the bank tomorrow. She is also has control of a property in A OK neighborhood in Brooklyn and she is having an open house on it Saturday. She knows I work 12 hrs a day so she typed up a nice email with pics and send it to me so I could simply put my name on it and forward it to my investors. I got 3 responses. We will see how that goes.
2 other investors called me about the property I have under contract but of the C of O killed it.
I called my favorite investor today and told him about a deal the wholesaler sent me. (the same wholesaler with connections with asset manage) rHe wants to meet me in the morning to view the property and I will use that opportunity to show him some other deals I have on the table.
On a closing note, Another investor and I were talking today and at some point in the conversation he called hisself educating me about a new law going in effect and it was funny because this info was something I got off of this site and emailed to all of my investors. When I reminded him he was like "Oh yeah you did send me that." Imagine the respect he has for me now.
And thanks to this site.
Well the Im in the mix, phone is ringing, so according to the wise man, Im still in business.

Hey whats Going on DG Family! I just finished looking at the contract that I have for the property in Queens and I was just thinking a few days ago I had never known what it was to have a contract with my name on it and look at me now. You might call these baby steps in which they are, but let me be the first to tell you that you can learn alot about determination and never giving up from babies. All you parents out there know just what Im talking about.
-The first thing I did this morning was call Lisa the lady in charge of the property I had under contract. She was not in her office so I left a message letting her know that I would no longer desire the contract for that deal and I exclaimed to her ultimately the C of O killed it for me.\
-I talked to the investor that I am partnering with on the short sale project but I had also sent her a listing of properties sent from my "bank connect" guy. Ultimately the guy had sent me a couple of good deals buit he said the bank did not want to budge. In that case we decided to let the buyers that we know, Know about the deal. If they decided to pay the asking which was $265K and another deal fro $250K and pay the $10K on top then I could get them the contract right away, according to what Mr Bank connect guy told me. BTW his name is Chris.
-Well I only told one of my investors about these two deals. Ideally I like to get the contract first then let my buyers in on the goodies. In this case I could not get the contract to an attractable rate so I just bird dogged it. My boss had to go to the DR so I was not able to get the time today to meet with my buyer, but I gave the access code to the properties and we conversed over the phone and by text. After he viewed them throughout the day he asked me to get them for $230K. I called my "bank connect guy" and asked him to get the contract at those prices and he called me back to tell me that one of the properties the bank would not budge on the price and the other property was gone. Needless to say my buyer was not to happy about that and this is the exact reason I prefer not to bird dog. At least if I have the contract I can make the transaction for my buyer as smooth as possible. Besides my initial offer before talking to my buyer was $220K so I think I hit it pretty much on the nose with my offer.
-I was suppose to call the bank today about the short sale that I am working on and honestly guys I must give myself an X for not doing so. There was no excuse for that. The bank dept. that is handling this short sale does not close until 9pm. I had all of the minutes inthe day to handle this. I did text the young lady that I am working with on this deal to call but I guess she had a busy day too. Besides she asked me to do it. Must do that tomorrow.
-I got a recored message on my 1-800# from a potential 1st Time home owner. I am excited about this because if I add end buyers to my list of buyers then the door of opportunity swings open even wider. Your options becoming more to the properties that you can move. Remember end buyers are more picky but will pay more money vice versa with the investors. So imiagine if you have a list of both. You are unstoppable. I find myself not having a choice especially if I want to confidently close at least 1-3 deal per month. I call the guy later in the night but he did not pick and I left a message. I will try him tomorrow.
-A lady that I towed a few times and had been talking about REI, gave me a call today and had another investor on the phone to talk to me today. He was working on a short sale and heard that I buy properties. We chopped it up for a good while. Seems like he knows some of the tricks of the trade when it comes to investing and I plan to have a sit down with him one of these days. But not before you Laura! lol That was a good feeling to get a call like that, it means my name is getting out there and thats what I want the people to know "I am a REI!"
-I end off the day talking with Chris "bank connect guy" If he has the connections as well as he does I want to keep a solid business relation with him, so we talked about ways to bring our success a little closer. He also sent me more properties that fit my criteria. When I got home tonight I came up with my offers and sent them back in a email. The good thing about working with him is that I dont even need POF. If the bank agrees to my price he can get me the contract just like that. So he claims we will find out. For the time being I cant complain, and come to find out alot of these deals he is sending have not even reached the MLS. To end it off he told me if I have properties to let him know because he knows a few buyers. He said he had one looking in Queens Holllis area Rosedale Cambria Heights and wanted a Single Family. Well what do we have here. Well I have a contract that fits that exact criteria so I told him about it and he said he would call me right back. Honestly I did not hear from him but Im sure I will hear by tomorrow.

Hi DG Family! Today felt like just that! Another day in my REI adventure.
-The First person I called this morning was my new found "Bank Connect Guy" The night before I had sent him some offers on properties that I am interested in and called to make sure he got them. When I called it sounded like he was still half of sleep at about 9:30am which is understandable but he did say he had recieved the email I sent but would call me back because he did not get in until 5:00am. He also said the lady who was interested in a Single Family ,in the area of the property I had the contract for, had called him and left a message and said he would call back about that also. Honestly you guys that was 12 hours ago and I have not heard from him yet. Its OK I will let time do its magic, but I guarantee I will not wait around for him. Hopefully this guy is proficient as he wants me to believe and soon enough we will find out.
-The next person I called from my Power Team is the young lady that I am partnering with on the Short Sale. I pretty much talked to her on a daily basis. It is kinda of like fuel in the tank sometimes talking to her and I believe I do the same for her so we find ourselves talking quite often about maximizing on the success of REI. I sent her the list that the bank connect guy sent me to see if she had any interest in the properties and she had also sent me a list of properties that she wanted me to look over to tell her about the areas that she was not to familiar with. We plan to take somewhat of a joint effort in takling the quest to build a solid end buyers list. She also sees the benefit of having these type of buyers. When I called her she was coming from a meeting heading to a next one so later in the day we got to talk more in detail about the two list we have on our plates. She pretty much uses the same investment strategy that I use except she owns two homes at this point in her investing career. I am sure you experienced REI have that person that you sometime just call to get that added boost or just to talk about REI.
-I got a call from the news radio station 1010 WINS. Thats a very informative radio station in the tri-state area. They have an average of 370,000 listeners at any given second. Of course more depending on the time. Well this guy saw my bandit sign in Queens and called my 1-800 # and left a message. I called him back and he explained that for $40. I could get 60 seconds of airtime and free production.(the will create and produce my message) This sounds real good and the guy was a great sales man, but the break down comes monthly for 5-6 days a week 4/wks = $2,560 and 3-4 days per week 4 wks. = $1,920 and I just dont have it like that right now, but you better believe if I did I would have signed right up. Definately something to shoot for because I truly believe that marketing is everything.
-A lady called my 1-800 # today. I called her back and got all of the info that I needed from her and basically introduced myself. I told her that I just sold a house in the area she was looking but when I have something else available I would send it her way.(Fake it Until you Make it!) She is ready, has POF, down payment money and I hope to take her to view some homes next week. That is my goal. Just to get her mouth wet and get a little face time so she will like me and want to deal with me. The same way I get my investors inside properties, I can do with my end buyers too. If I cant make it, I can count on the resources at my finger tip to make something happen.
-If you guys remember, another project I am taking on is getting directly to the asset manager in the bank. I am modeling Indiana Joe's strategy that has brought him success. Earlier this week I went online and researched 10 small banks and credit unions, and today I called all of them. I talked to a few people but not the person I wanted to. All of the asset managers seem to be out of the office, but I did get better times that I should call back to reach these people. I will be back at again next week calling these numbers again and finding 10 more small banks and credit unions to call. Wish me luck, as Indiana Joe says "The REO asset manager holds the key to the treasure chest of REO gems!"
-I finished off my day by calling a few rental ads in the paper. Oh yeah Richie if you are reading this I looked in the daily new today to see if I could find a list of Pre-Foreclosures or people missing payments but I did not have any luck. If you have any other suggestions I would appreciate it.

As I was telling Richie, we are knocking on the same doors, and if one of us, two of us, even three of us are knocking, that door to success is bound to fall down. So you keep rocking and rolling. I know how you feel about being so close and waiting for the seller, having the money locked up and ready to go. You join me in knowing that its easy to get the money especially when a hot deal is on the line. I am glad that my actions have left an impression on you. Regarding the banks: Honestly Jim, the academy is the first person I called on when I first went to view a REO property. It was my first month in the academy and actually REI. I started hearing negativity from other RE professionals about dealing with bank owned properties, so I was left confused. I simply called on the academy and all of my answers were delivered. Since that day I have had the courage to take on these REOs. I mean you might as well because there are so many out there. If you want it, You will get it! See you at the Top!

Hello DG Family. This weekend was a pretty cool weekend.
-Saturday
I really did not do much. I am working on satisfying some end buyers that I am starting to accumulate. The young lady that I am partnering with on the short sale also has about 4 end buyers that are looking in the same area that mine are so we decided to make this a joint effort. Besides if I cant be there to show the properties to my buyers then she will be right there for me. She printed a list from the MLS of areas that targeted what these buyers were looking and I came up with some offer numbers. If they are accepted of course the first people I will show will be my end buyers. As I graduate and the more end buyers I build, I will want to satisfy them first because of the profit potential. I will use my investors to fall back on if none of my end buyers are interested. Basically I will focus on retailing. I know a few investors on my list that do just that. Accept they are using their own cash or Hard Money which only buys them time thats about it.
-I guy who works up the block from where I hang out with the tow truck came up to me and said his Mom was ready to go through the 1st time home buyers process and they would like me to help them out. I had told him some time ago what I do and i guess he never forgot. I arranged a meeting for the next day to meet with him and his mom. That felt good because I have a major focus on my end buyers now.
That Saturday night I went to baby shower and there were more guys there than females. It was a funny sight to see. Needless to say I had a pretty good time, my daughter played with the other kids, my wife stayed awake as long as she could, and I had a date with 2 different girls "Corona and Heineken" lol.

It turned out not to be so funny the next morning because I missed a meeting that I had scheduled with another investor that was referred to me this week. I woke up this morning, my daughter was on the floor sleeping, (obviously she fell off the bed) and my wife had gone to work, I forgot she had to work today. So I was there with my baby girl, which I did not mind at all, cause thats my heart. I really regret missing the meeting. Thats the first and hopefully the last. Integrity means alot to me and a man's word means a lot to me also. Especially in this business.
Well I woke up and first things first I relisted my CL adds.
My bank connect guy called and told me I need to get him my POF and offer sheet for the new properties that he sent me. So I got all of that together for him. He says that he verbally told the bank of my offers but said for these he would need on paper. I told him I expected that. The nice part about it is that my offers are low but with this guys connection he says he will get me a counter offer on everyone if they do not accept my offers so thats good. At least I will kinda of know how the bank stands and make my adjustments from there. I emailed him my POF and I am waiting for him to give the fax # to fax the offer sheets. If not tonight I will call him in the morning to make sure he proceeds with my offers.
As I told you guys I am focusing on end buyers now and I have some interested in an area of Queens called Flushing. I used a tool an agent gave me which lets me do searches on the MLS. Well I did a search for the criteria I am working and end up pulling 25 properties that my end buyers might be interested in. I will make offers on these deals this week and see where it leads me. The question now is which agent do I get to submit these offers. I have one agent who has a job other than RE so its hard asking her to do things because when it comes time to show properties to my buyers, more than likely she will be at work. I have another agent who to me is really unresponsive, and I have another very sharp agent but is stubborn and only wants to do things his way. I might just try to find the original listing agent and submit my offers directly. I will sleep on it.\
One of the Investors I represent called me tonight to have general conversation. I told him about the other investors I work with, and he almost sounded jealous. He is a real cool guy though and I feel like he generally cares for my success and wants to see me make it in this business. Whenever he gets a chance he drops words of encouragement and advice. It will be so nice when I close a deal with him.

Good morning DG family. I know its dated 2/22/10 but its actually the next morning. I could not fit everything in my schedule yesterday and get sleep. Well it was a progressive day check it out:
The first thing I did was come up with offers for 25 properties that I pulled from the MLS. I simply go to total view and place an offer for 50% less than the FMV. I was suppose to receive my POF for each individual property but by the time I researched another deal im working on, had play time with my lil angel and spent time with the wifee, I end up passing out. Idid get up extra early to finish researching the deal im about to tell you guys about.
My wife had yesterday off from work so she went online and got me the numbers and websites to 10 small banks and credit unions. If you remember im also on a mission to get nice business relations with a few REO asset managers. They hold the ultimate key to these Foreclosure out here. I would be the man if I had a straight connect. If you have ever seen the movie ScarFace you know how it goes. Today I will call my new list and the ones I called last week to no avail.
Ok now no one get excited but a guy called my 1 800 # yesterday saying he had a house he wanted to sale. When I called him back him back he had a 2Family with a vacant lot next door and he wanted to sell it all for $55K
(Give me a second its 10:30 I have to give him a call now. will be back)
Ok he did not pick but he said he probably would not but to leave a message and I did.
Anyway this guy sounds very motivated but it sounds to good to be true. That price is unheard of for a 2 Family and a vacant lot for any part of NYC. This happens to be Bushwick for those familiar. I asked more than once did he mean 55K he speaks spanish and has an accent so I even asked him "Cinco Cinco" he said "si" he also told me to check it out on the computer and call him back. About an hour later he called me back but I told him I was on the road and did not make it back to my office yet. I did not lie if you think about it I was on the road in the tow truck and my office is a lil corner in my kitchen. lol Well we arranged to talk this morning. last night I went by the house and lot, and if this guy is serious I have a gold mine on my hands. The house looks nice on the outside. From the price you would think he has a shell on his hands. My initial thought tells me to get the house and lot under contract and sell the house to an investor for $160K, pay the seller his 55K, keep 105K and the vacant lot. In NYC parking is problem , so I could rent out the lot for parking like the seller is apparently doing already.
Im not excited yet I have been very close to a deal before so with this one I will move precisely with calculated steps. Lets see how it plays out.
I was going to put out fliers on cars last night but there was a forecast for rain good thing I listened.

(whoo ooh the guy just called me back we talked and had a couple of laughs. I asked him why the property is in another name, He told me that that was his son and don't worry but it is house. Just hiding from Uncle Sam. As a matter of fact his car is in his daughter's name. Well I told him he could send the contract to my lawyer but he wants to meet Sunday to have face time and that's perfect. My boss reschedule to leave to Grenada tonite so that gives me time on Sunday when things are slower in the towing business I will be running for the next 2 weeks. If you notice at that price im not even trying to offer lower I can eyes close give him what he wants)
Back to the close:
The single most important action that has been keeping me focus, on track, busy, sane, steadily progressing has been to make a daily list of things to do. In our minds we can come up with any ultimate plan to conquer a great mountain of goals but how many get accomplished. Our goals on paper become concrete and hold more weight. At least on paper you can think and see the things you have set out to do and that makes it that much easier to execute. With family, job, and career there is no way I would get half of the things accomplished. So buying a daily planner was major for me. And just think the lady at the cashier said "$30 that's too expensive why are you buying that for" That's right ladies and gentlemen obstacles are everywhere. lol. of course that did not phase me cause that $30 was an investment that will bring me back great returns. Do you know how good of a feeling it is to write down that I have a meeting this Sunday with a seller. Simple actions add up to major accomplishments. When things start to add up eventually they will multiply and when that happens you will know because things will start to happen in your REI career without you even doing much like the subject says effortlessly. If you don't believe me ask Rina or simply read her journal.

SHane, that sounds like a good find, dig down and ask him why he is selling it at that price and what is wrong with it. Title search will tell the tail on the property. If the house is in his sons name then his son is going to have to sign.

I know you said dont get to excited but I cant help it!! It appears you know its a serious good buy, for land alone, I say - LOCK IT UP!!! You will always have exit strategies built in...inspections, partner approval - etc. So dont be afraid to jump on it first and then back out if necessary. I lost many a deal waiting to check everything out first - before I got it in my thick skull about exit strategies!!!!

I mean its just hard to believe that this guy would sell me all of that for $55K. He does not have to. He can find many number of people who would have brought all of that for double even triple that purchase price. So for some reason Im still not convinced. None-the less I will show up with a ready contract in my pad.

-Laura I see you just could not hold it. lol Well you are exactly right. I will have a contract ready to sign this Sunday when I meet this guy. Im not going to get excited until the contract is signed between the two of us. I was going to have the contract sent to my lawyer and have him take care of all of the details, but I was thinking nah if anyone else saw this contract besides me and the seller. they would definately probably try to cut in on the deal. So yes with $55K I am definatley confindent enough to lock it up and like you say I aways have my exit strategy. I mean if this deal turns out to be the deal Im expecting Im thinkging I do not even have to sell. I could find away to get a loan for $55K and do a refi in about 3-6months. I have been learning a thing or two from you and Rina lol

Im telling you guys the more I simply follow the action steps I have written out on a daily basis, the more other actions start to fall into place and my schedule starts to fill up. I called called of the small banks and credit unions that I called to no avail last week. I got all the way to the corporate office with one company, but I see I will have to make some return phone calls. A lot of times I was asked to leave a message. Hold me to it guys but tomorrow I plan to call the new list of 10 that my wife pulled for me.
-I talked to my new bank connect guy today. As you know I placed some offers with him on bank owned properties and now its been some time. He promised me that the bank might now accept my offers being that they were so low but said they would counter offer all of my offers. I dont know whats going on, Everytime I call him its the same thing. Soon enough I will let him waste his own time because I have none to waste. Hopefully he will start my morning off nice with some positive news but if not then "Salavie" "Im trying out my French guys, you never know where this REI will take you! " lol
-A young lady called my 1-800# today and said she had 2 vacant lots she wanted to sell. Well I called her back got all of the info I needed and then called my main investor. I did not bother to lock this property up before I told my guy because vacant lands are not my specialty. So I figured I would just send this to my buyers and see if they wanted it. I gave them everything but the address. Its vacant land all they really need are the dimensions and the area that its in. With that they should be able to make an educated decision. I will know by tomorrow if anyone wants this property. My main guy I gave first dibs but he does not want it baecause both of the lots are too small for him and I think he said something about the zoning too. WEll I did not want to hear that but it is what it is. After he begged me to bring some deals to close. I think going through a non-closing withdrawal or something so I better give him his fix.
My agent that I met off of this site called me today to have general discussion. I had kinda of pulled back from calling her as much, because she does have a job and I started feeling like she was not as enthusiastic about REI, but hopefully I was wrong, I mean she did call me today to see how I was doing. Well needless to say I sent her the offers on the properties that I pulled from the MLS in Queens. It came out to about 22 in total. If you remember my entries from some time back, I bragged alot about this young REA and she did go through a couple of close ones with me but a simple call today let me know she is still fighting with me. She told me things were going a little slow and God willing our chemistry can speed that up.
Well guys as you know I could type on and on but I will bring this entry to a close. I know I am forgetting something that happened today. Its been good and I know one day I will look back and laugh, and maybe even cry as I look over this fight and the journey that it has led me down. It has its highs and lows but I feel like its a beautiful lifestyle and Im having fun I kid you not. I know when the dollar bills go behind that equation then ...............YOU WILL SEE

Shane, lock that deal up,just make sure you are protected with your contingencies in place so you can get out if need be. It sounds like a great deal and maybe you just hit it right. If you do lock it up and can't move it give me a ring and we will work something out. I have buyers that want houses in brooklyn.
Laura wants to get to gether for lunch or something before she leaves for Rinaville, so keep that in mind, I am looking at a Saturday if that works for you.

Lea, You are absolutely right when you say its not over until its over. As I always try to keep in mind, I did not sign up for this journey to do ONE deal, so I want to just stay level headed and even keeled and keep on fighting, marching, climbing, crawling, jumping and whatever else wherever else this REI journey takes me. Its funny today I imagined a man on a REI jouney. going from meeting to meeting, house to house, bandit signs, fliers, late nights, Nay-Sayers, Accepted Offers, Signed Contracts, and a whole list of other trials and tribulations that this "Real Estate Investor on this journey" had went through. The guy was not the richest investor in the world, and he had went through alot of in and outs and ups and downs even to get to where he was, but what set him FREE was the fact that he found himself in love with the journey no matter what came with it and the people that helped him along the way. Thanks!!
Richie, It would be nice if I did hit it nice. Honestly I am not letting myself take it that way though. I do not want to get excited for nothing. I keep telling myself it was a language barrier or something. I mean Richie this house is a couple blocks from Bushwick Ave. and the lot that comes with it is huge, definately big enough to put another house or make money renting parking spaces. You know how it goes in NY. Well all of that for $55K?! Come on Man.....Of course I will go there to this meeting with the contract in hand ready to sign. Even if he says something else or I heard wrong or whatever its nice to know that this property has no mortgage, no violations and it has a C of O. So no matter what there is room to jiggle. I have a couple of hungry buyers of my own that I need to feed so I cant promise you anything on this deal, but we definately should meet up with Laura before she leaves so we can concentrate our efforts into some type of win-win equation. Hello DG family!! Whats going on. Its about 11:35pm, my wife just yelled for me to come to bed, lol my body is kinda of feeling it, my first job this morning was at 2am(guy was stuck in the mud, easy $100.), but through it all I feel so good. The REI Gods have given me a way to multi-task and no matter what find a way to make things happen. I am thankful for that. Hence the subject right now I really feel like Im high or in some type of zone literally handling Work(my boss left me the business to run while he is on vacation), Career(My REI business must continue to run) and Family (I will always have time for my family, they are the roots that give me the strength to stand tall.) but its all good.
This is how today went.
-The first thing I did this mornig was send out those 2 Vacant lots to the investors I work with. I had already told my 2 main investors about it and the general perception was the same. 1. They were too small to build on, 2. The zoning was not set up to build on. 3. The area was not the best. The one positive of it all is the price and Im connected directly to the owner thanks to my bandit signs. As I promised the lady I called her back to let her know the reason I would not see myself taking those lots but I also let her know I would spread the word over the next couple of days.
From this deal a couple of my investors did say I should go to the next door neighbor to the lots and see if they would sell their home. Good idea. I think I will try this.
-I got an email from my bank connect guy about one of the properties I submitted an offer on. I was kinda of dissapointed because I had submitted 7 offers and asked about access to 12 and he responed days later with info on one. Well he told me his inside person was on vacation that was what the problem was. They are supposed to be back Monday you guys. I will hold my breathe. How about I do nothing else until Monday. LOL If you believe that then you must be Crazy!!
-It was a pretty busy day as far as towing was concerned as a matter of fact I have two brand new Infiniti's in my yard now. I have to take them to inspection in the morning and then shoot out to Long Island. Wish me luck!! When I got home I did relist my craigs list ads. I had to do this it was on my list of to Do's
-Its funny now that I am also on a campaign to build my end buyers or retail buyer list they are starting to pop up. I towed a guy tonight and he and his 4 other brothers and sister are looking for a 5 Family or a 4 Family with a Finished basement. We talked the whole way and I know all about his ex wives and his bro and sis husband and wives. He has had n o success with agents so far. The good thing is that they are Pre Approved and they are prepared to pay retail value to get what they want. So I added them to my list. You know how that goes.
Well I'm about to take a shower eat some salad or something and get some sleep. God willing I will chat with you guys tomorrow.
