Hello everyone. Im somewhat new to the DG world of investors. I purchased Dean's books about 2 months ago. Ive been reading and building my knowledge so far. I want my knowledge to be very strong. I ordered the edge kit and have been getting my wife envolved Today I passed out 200 fliers on cars that were parked outside of apartment complexes. Im just focused on building my buyers list at this time. I will doing assignment of contracts to build capital. I just cant wait until REI is a piece of cake to me. I know if I dont give up that will be the ultimate turn out. thats how it is with anything you do for the first time. It seems hard or confusing at first until you do it enough times to get the hang of it. Well this is pretty much the intro my "FIGHT for the FIRSt..... as we take this journey we will see what the first will be.

3/11 A Slug Fest To the End!

Hello DG Family! I must apologize for my absence but I am still alive and fighting. Boy...Boy..Boy..Boy..Boy this has been a good one. Bloe after Blow, Jab after Jab, call after call, text after text, email after email, and so forth. I refuse to succomb to the guardians of success and the walls will come down one way or the other.

-These latest days I have been concentrating really on 3 projects,
"Too Good to be true" deal is the one Im really focusing on and guys it has had me on the edge of my seat the whole way through. Now we are at the make it or break it point and something has got to happen if it has not already. Well lets see where we left off.
Tuesday I spent calling my investors all day because this was the day he was to come back from Florida. He specifically told me to call him that morning so we could finalize everything with this deal. My "bank connect guy" had already told the seller on Sat. that we would finalize the deal on Tuesday. The seller had already let be know that this was our last day. Well I finally got in touch with my investor at about noon after making a series of phone calls an d text messages. He told me he was sorry but he was busy because he had just got back into town and had a closing. He said he would call back and he did at about 5:30pm. Meanwhile throughout the day I had been on my "bank connect guy" to get the mortgage broker information from the buyer so I could pass this info on to my investors in order to get the bank appraised value of the home we were purchasing and also to confirm that this buyer was actually approved for a mortgage. Unfortunaltely he was also having a problem get in touch with the buyer. So the all day the clock was tick tocking and I was in a kinda of freeze because I was at the mercy of the selected individuals of my power team. In the afternoon when my investor finally called me back he asked me for the mortgage broker's # and told me to do a 3 way so I would know how to handle these situations. I quickly called my bank connect guy to see if he had made the connection and of course he did not. Boy...Boy..Boy that day ended and my time was up with the seller............!

Wednesday morning early at about 8:30am I could not help myself even though technically my time was up, I called my "bank connect guy" to remind him that he never did get back to me with the mortgage broker's info he did not pick up the phone so I sent him a text. He called me back about a hour later and we talked briefly but he did go on to get me the mortgage broker # from the buyer. When he called I did not even mention the fact that our time was up because I wanted him to proceed as normal. I then immediately called and texted my investor and he called me back later and told me to put the 3 way on with the mortgage broker and that I did. Wow my investor is quick, savy, and sharp and dominated the whole 2 minute conversation. Before the broker could get 2 words out my investor said "Listen, all I want you to do for me is call the bank and find out what the appraised value of the house is. Within 5 minutes the boker called back I set up the 3 way, the info was exchanged, my investor told me to call him at 9:30am so we could finalize the paperwork, the broker confilrmed that we want to do this quick and my investor told him by Friday.Woooooooh! Thats how I felt like Yeeeeeaaa! but there was one other obstacle. According to the seller my time was up the day before, and as all of this is going on I did not check to see what the status was. Never the less I called my "bank connect guy" to let the seller know we would definatley have him over a signed contract by the next day which is today. 15 minutes later he called me back in a kind of worrisome tone and the first thing I could say was, "Awww Sh** Chris!", but then he went on to let me know that the Seller was glad that we called this day because he had already recieved a contract from another party and he had just not signed it. He and Chris are prior aquaintainces so they want to work in favor it is just that time is of the essence. Chris said the seller went on to say that if we do not have a contract back to him by the next day, which is today, then we can basically forget about it.
You guys at that point I was proud of mysself because I felt I was bringing this deal back to life. By not giving up on it and kept on fighting for it. I mean why not it the "too good to be true!" deal. lol

On another note that night I gave my boss my 30 day notice that I would be moving on. He really did not say much. I guess there was not much he could say. I mean considering the fact that he is my FATHER-IN-LAW and everything. I mean it was something that I thought about for a while because like other people say, it want be easy for the old man to find someone else who could run the show like I could especially with the benefits of being family, but honestly you guys I am not happy out there working 12 hours a day 6-7 days a week. It kills me to be working on Sat or Sun and see families in the park having fun while Im a slave to the J-O-B. Its just time to make a change. I will lean on a night job at first which is already lined up with Sundays off. This will give me the opportunity to have necessary face time in my REI ventures.

I was suppose to go into work late today but my boss begged me to start the regular time because of a Dr appointment. Well guys when I talked to my investor he told me to call the secretary and have her go through the contracts, signed them and get them sent over to the seller's attorney. He also told me to have her draw up the contract for the buyer to sign and told me to get it signed by him today also. Well that was good news and I sprung right into action. First thing first I called Kim and she told me to bring her or fax her a copy of the contract and she would take care of it, but not until about 2pm. Mind you its about 11:30. She said she had been away the past couple of days and her boss had her catching up on so much. If you remember guys in one of my post I say at the "round table" with 5 other investors when I brought this deal to the table. So apparently it was one of these guys who had the secretary so busy. She said when she got on she would call me. I also had the mortgage broker give her a call to get in touch with the lawyer to get the necessary contracts signed with the buyer. Well at 2pm I gave Ms. Secretary a call and she said she still was so busy and had not got around to it but when they did she would call me. Well 4pm came around and guys would you believe I got the same story. I should have went to the office and sat in somebodys face until we got some progress with this project that I have barely hanging on to. Later I texted a very sincere text and that was that......Boy..Boy..Boy Urrrrr Watch what I do tomorrow....!

Every single one of these days I have also been waiting on the contract for the other property that my "bank connect guy" said he could get me for $230K in the heart of Bed-Sty. I think Laura you said it right when you mention the REO waiting process can be a little nervy. Well yes that it is at this point.

The young lady who was referred to me has also been keeping in touch with any questions that she might have. I am doing my best to provide her anwers and give her direction into what is available. I know I need to get her pre-qualified to see where she stands before we just start looking at random homes. I want to see what she can actually afford. The thing is that she just opened a bank account today, she does not have pay stubs, works off of the books, no tax returns, but 735 credit score, and $7-$10K to put down.
With the lending practices of today, I doubt that a bank will give this young lady a mortgage but I want to hear that from a broker. I have to have a sit down with one very very soon. My "bank connect guy" was also telling me about a $250K line of credit offered to individuals with a 735 credit score or higher. I told the young lady about this but she had question and I am waiting for the answers.

The short sale I am working is moving forward but some kind of way I have been told that Bank of America has this system that any information they want to convey to you it is done through this website only accessible by the agents. I have to get you guys the name of this site and check more into to this. Its about time I get in touch with the owner of this house. Some type of progress needs to take place I feel but we are waiting.

I got the chance to actually talk to Laura and Phil over the phone which was Way Cool considering they are one of my own DG Family. I am syked about meeting Laura and Richie this Sunday! Who knows what might conjer from the meeting of like minds. Phil is definatly motivated and on his way and it is an honer to know that a fellow investor would consider me on their ventures. I like establishing positive networks and it was always one of my goals from day one and it is nice to see it happening.

Well the "Fight for the First" continues and right now we are having an all out slug fest, but dont worry,
"I might get hit....and I just may fall, but just remember that I will always get back up!"

3/13/10 Rain Rain Go Away!

Well over the past 2 days it has been raining like crazy in NY and I have a feeling it has something more to do with occurrences besides the weather.
I must admit that it is nice to recieve the overwhelming support I recieve from my DG familt. Without you it would be like competing amidst hundreds and thousands of fans but none of them rooting for you. That would be a lil intimidating don't you think. Thank You Guys! or as they say "Big Up to my DG family."

As far as the novelistic vibes that my journey has adopted, I think it is pretty much summed up in what Phil said and its that Im simply having fun which allows me to embrace. all of the ups and downs, ins and outs that have come with my "Fight for the First! " I mean REI is that Goose that will give me those golden eggs as long as I love and nurture it.
*Never get too caught up in the eggs. that you forget about the Goose
Of the series of virtues that are necessary to bathe in the. glory of success Patience is one that has really been riding my coat tail.

"ok alright already, enough with the suspense lets get to it…!"

Well friday was a dark and rainy and quiet

day setting the perfect mood for the outcome of my day.
The first thing I did Friday morning was to call Kim the busy secretary. I said "Kim tell me you wanted to surprise me and you submitted all the contracts yesterday." she laughed and said "No sweetie, I have done nothing with those contracts" Ironically there was nothing sweet about what she was telling me. She went on to tell me that Guy, the investor that sent me to her left for Israel. so she would have go over it with her boss Tom. Wow this chain of command was way too much for me especially at this stage of the deal. She went on to say she was on her way to a closing but she took the contracts to review and would get back to me later.
I immediately called my original investor. My main guy from the deal in the bronx. Its funny how I ended up to his partner, then after all was said and done to the busy secretary. Well it was about 9am he was sleeping but he did hear me out, I explained the urgency and he told me he would see what's going on when he woke up and would call me back. I mean this is crazy who goes to sleep on the chance to profit $135K.
The next call I made was to my "bank connect guy" to see what the status of the seller was. I was even prepared to talk with him if I had to and this was something I probably should have done from the beginning. I briefly exclaimed the position we were in and he told me he had someone on the other line and would call me back. I regret the fact that he had to take the fall with me in such a manner. He really fought hard with me from the beginning to end on this deal. I could understand if he never calls again. That's how it is sometimes in this game. Either make it or break it!.
Well I did say it was a quiet day and that it was because I did not hear back from anyone concerning this deal
And so with that being said and done, I must apologize to everyone in the tri-star area for all of the rain, its the tears of the angels crying for me and the deals gone by.

I did get a call from a fellow DG family member name Hiro TanaKa He told me that he is very close to closing his first deal. I am so happy for him cause it seems like just yesterday he was calling asking the normal newbie questions and look at him now. He went on to tell me how much he respects me and wants to meet up one of these days. These types of praises are so ironic considering my current events. All I could ask the Gods of REI was "Why Me?"

I also got a call from Phil but he has to excuse for not answering. I just did not have enough energy at that time to match his enthusiasm and I did not want my rain to fall on his parade.

Well now it is 6:06 pm on this Saturday and it is still raining and very windy. Don't worry its the sanitation dept for REI heaven cleaning up the pain left behind on this one. Hey cheer up though tomorrow im meeting Richie and Laura, in a couple of weeks I will have my day time hours to REI full time, and this deal is over so I can hurry up and move to the one that's meant for me. I know you guys are rooting for me and I hate that it has to be drawn out like this but I will do what I have to do and make the necessary adjustments to bring home the victory.

3//14 ON to the Next One!

Hello DG Family. The highlight of my day would have definately been meeting Richie and Laura, but due to forces beyond our control (like mother nature knocking down trees from here to the Jersey Shore) that meeting had to be postponed. That meeting was destined to be powerful because look how fast and fierce the obstacles piled up in our way. lol
The night before my mom kept my daughter so this gave my wife and I a chance to hang out. That was cool as my lifestyle will change in a couple of weeks with a night job. This only reinforces the fact of how my life depends on REI. I have basically put myself in a position where I must make it because I know I will hate not tucking my daughter in the bed and kissing my wife to sleep. But as I have previously mentioned, in this case Im sure I can take advantage of taking "5 steps backwards in order to take 10 steps forward"

Well this morning I woke up with a sense of freshness. There is an old saying and it says something like dont worry about the problems of now because it will be alright in the morning. Dont quote me but something like that. Well thats how I felt like I got to hurry up and get back out there pounding the basics again. I mean if you dont keep something in the pot, you will go hungry!

Well the first person I called when I woke up this morning was a gentleman that was selling his home in St. Albans, Queens. I had scheduled this to so perfectly 0coincide with meeting Richie and Laura. How nice would it have been to actually go into the field of battle together. Well at least we have something to look forward too. So yeah I confirmed the meeting and that was that.

AS I checked my email I realized that the investor that I partnered with on the short sale sent me some REO properties in Staten Island, Brooklyn, Queens, and Nassau County. WEll thats right on time becuase this week I will make sure I get her offers for all of the properties in Brooklyn and Queens. We discussed briefly the short sale we are working on and agreed to contact the owner of the house to reassure her that some sort of progress is being made and we are giving our full effort. I told her about the house I was going to view and she is ready to set up a craigs list ad with my name and hers. She is just like ready to go without me even asking her. Thats special you dont find that in everybody that you work with out here.

I did view this home today. This guy who owns it is a handy man so there was not any obvious defects of the home. Over the phone the seller was telling me how his neighbor had just sold his home for $379K and he would look to get at least $330K but over the phone I did not agree or disagree to his price I just listened. I feel that is the besst policy when you are talking via the phone especially if it is the first conversation. Greg Murphy said it the best in one of the video blogs. Well by the time I went to the house and played with his 5 pit bulls and looked at his Boa Con Stricter snake and viewed all 6 bedrooms and 2.5 baths he told me that his lowest cash offer he would accept was $275K Well thats not bad but I really want the contract anywhere from $230-$250K. He even told me another investor was there and offered him $240K That was nice to hear that means if he gets desperate I an always throw in an offer for a lilttle more than $240K and see where it lands me. He also wants to move before the April 1 about 15 days from now so he is definately looking at a fast closing and even as I write these words I am thinking Wow these are all bargaining tools he has laid out for me today. Because he did admit he does not want to pay another mortgage note.
Well I told him as an investor I ideally would love to get the property for about $230K-$250K but I do work work with first time home buyers that I help buy homes. He did say it would be ok if I bring them by to look at the home in the future.( I told the investor that I am partnering on the short sale with and she already is thinking of a day that we can have a open house.) I am really starting to lean towards retail buyer or end buyers as I feel the profit poential is much greater. Its just a matter of matching the right property with the right buyer.

The good thing about it is I steadily see both sides of the list adding up for me. Right now Im in tweaking mode. Basically fine tuning the system. Staying sharp, punctual, accountable, responsible and most importantly sticking to the plan. If I say I have to pass out 400 fliers this week, then I have stick to it and go out and do it. I admit that sometimes I slack in that department. But I also know that time is of the essence and I either make it or break it. I either Do or Die!!!

I got here a few hours ago and have read all of your posts all the way to the last #193. I will be back for more of your inspiration and read about your journey of your 'fight for the first'.

Reading all about the times you were knocked down but not out and got back up is a great motivation for many of us, new or old. I'm new.

Knowing that your 8-8, REI, family and doing your journal here in the DG forum takes up 25hrs of your day is a motivator in itself.

I feel like I know you enough already by reading your journal that you will go the 15 rounds. But for whatever reason you get knocked out before then, I / we know you will use your clause for a rematch and defeat your opponent REI. Eye-wink

Since I am unemployed right now, I have no excuse to get out there and show the REI world that I can take a few blows myself. Jawdropping! You're an inspiration. Thank you!

Shane - I remember well the highs thinking I had my first deal, and the low lows when it didnt pan out. Trust me - no words can explain the true feeling when it finally happens....so hang tough like you are my friend. And yes - we will fight the forces of nature and time and get our meeting done! What a freak storm that was! I have NEVER had water in my house before and Sunday am was heavy duty clean up time for me. With you starting a night job soon why dont you call the shots and send Richie and me some meeting times that may work for you. Oh yeah - I want seat on that cruise too Smiling


your short sale

Shane little fyi.. One of the main things I've learned from the guys who I work with on locating short sales with is to make sure you keep those people in the loop(the Seller) Make sure you drop her a line or an email remember she tring to get a major bank to accept the offer also because all she has to due is express that she doesn't know if your doing the right things and the bank listens to her.... who needs that. give her a time line and always let her know when you were talking to the bank even if its an email.. If you email her everything you do you can use all the emails and show it to other potential short sellers on the way you handle things (just let the other owner know your going to use it) well just figured it might help you ......Philbenice

3/15/10 Back to the Basics.....!

Hi DG Family! Well its the first day of the week and we are suppose to have nice weather for a good period of time here in the tri-state area. Well I am definatly going back to the basics and you know what I am confident in what I am able to do to get back on the cutting edge of any deal. That is also one of the reasons I am able and so eager to bounce right back from any set back that I may face. Thats why it is so important to establish a strong foundation. You want to know that if you should happen fall, the foundation that holds you will be able to withstand such a collision. Well as you guys probably be know I have been up and back down again a couple of times at this juncture in my REI career. I do not worry about getting back up again because I am sure in the strategies and techniques that led me to those deal in the first place. I know that through it all I have still not given REI 100% as of yet so look out obstacles and look out success cause here I come......! I mean if you look at it from the positive light that shines so bright, these have been practice runs on my way to glory. I mean when I finally do make it Im even scared of the heights I will be able to climb.

Today was a pretty mello day. Pretty much setting up the next plan of attack. Its 12:05 am but believe it or not I just got back from Brooklyn picking up some fliers that the investor I am working on the short sale with printed out. I contacted her about mid-day and by tonight she had over 200 fliers printed and ready for me to pick up from her sisters house. I took pics of the home in St. Albans yesterday and emailed it to her last night. On the flier she designed it has the pic with advertilsing to attract end buyers or retail buyers with my number and her number. Well I guess I will he partnering with her on this venture also. I did not even have to tell her what to do. She just took the initiative. Well I made a deal with her and she held her part by getting the fliers printed and it will be my part ot pass them out and post them in different business in that area.

Like I said you guys I will be more interested in attracting end buyers who are pre-qualified for a loan because if I find a home that fits there criteria, it will open more doors for me. Investors are not as picky as end buyers but they are far more cheaper than end buyers. An end buyer is just happy to get a mortgage and get there family into the house they have been wanting so these factors take the emphasis off of the price, even with the current market you are still saving them 40%-60% below the FMV. Well my actions will reflect the chase to help first Time Home buyers and the likes.

I also talk to Phil today. He has an end buyer looking for a property in Yonkers and honestly I do not focus my REI efforts in this area but what the heck. What I will do is print out a list of FSBOs that are selling homes similiar to the criteria of the home buyer that Phil has lined up and basically make some calls and see if we can line up a match. Phil has already set up a craigs list ad attracting home sellers in the area, so we will see how this works out. I will also go online to try and tap into the local papers in the Yonkers area and see who is looking to sell their house. Maybe Phil and I will be taking a ride up to Yonkers sometime in the near future. We will see how that goes. Any of you in the Yonkers area that wants to sit down at this table and eat send me a message and lets see what we can cook up......!

I also talk to Richie today. Richie reminds me of myself as its like we have a hunger to stay busy. Keep something cooking in the pot. Keep on fighting for victory and all of the niceties that come with it. That had to have been some storm to stop the great minds of REI from linking up. But I must rephrase that because it did not stop us it only slow us down. If you think about it everything does happen for a reason, so of course we will make the best of it and keep on Rocking!

The number of DGers that I have been coming in contact with in the tri-state area alone is growing. I had these thoughts that one of these beautiful summer days we could all get together and talk REI. I mean it could be over hotdogs, burgers, and beer or over the closing table, it does not matter. I tell you one thing it is exciting to know that the DG family is all around me, so if the money I will make ever gets to heavy for me to carry I will have someone to share it with. lol

Laura, Phil, and Jay!! Whats Up!!

Laura as always its nice to have you visit my journal. I mean you dont even have to knock, just walk right on in. It means alot that you look in on my success and seem to even care what the outcome of my actions are. Rina was right when she said you had an amazing heart and I feel so priviledged to meet on this site the way we did. AS always thanks for the encouraging words and about that Cruise. Now you know we would not have to save you a seat because it will probably be your boat!! lol

Phil thanks for the "FYI" on short sales. I think you are exactly right. Communication is the key in any venture that involves more than one person. From love all the way to REI. I especially like the idea of keeping email records to produce to the buyer of the short sale property as a type of commitment clearity. Keep the advice coming you will make me a Genious one day! lol Thanks!

Jay! Im not that far from HIcksville maybe about 45 minutes like Richie said. I will send you over the details, but if you are down there working I dont know if I will catch you before your shift is over or what ever the case might be. Never the less when we do meet it will be cool especially knowing that you achieved what Im fighting for on numerous occasions. Maybe you could give me some pointers on just the right spot to hit in order to finish off my obstacles.

You've really accomplished a lot in a short time and I thank you for letting us take your journey with you. Someone said this would make a great book and I agree. Hey Shane. Its me Edward from NC again. Man dude, I know your pain. Remember that I told you my first offer got accepted, well yesterday I got a call from the lawyer saying that their is a problem with the title and we won't be able to close cause it seems that their is another sibbling that has rights to the house also. Man did I feel down. I had a buyer already lined up and we were to close on first thing next week. Oh well I guess we have to go on to the next one. Keep your head up like always. I also feel like I'm right around the corner.

That feeling alone is worth going back out there and "Doing da Damn Thing!" Stop It Stop It Your making me Blush! lol Thanks for stopping by my journal and Im so humbled by the fact that I kept your attention span for all of these post in my REI life. I mean what can I say this is the reality of it all and as we all know it life does not always come on a Silver or Golden spoon. Sometime we must find pleasure in the up and down sway of the waves, knowing that if we keep our balance long enough we will make it back to shore. I just happen not to be one for surfing and riding roller coasters but I really dig this REI world and it will be so nice when the seeds that I have sewn and continue to sew reap into the beautiful harvest it is destined to be. Well Im on way to the TOP, there is plenty more room if you want to come............!
