Hello everyone. Im somewhat new to the DG world of investors. I purchased Dean's books about 2 months ago. Ive been reading and building my knowledge so far. I want my knowledge to be very strong. I ordered the edge kit and have been getting my wife envolved Today I passed out 200 fliers on cars that were parked outside of apartment complexes. Im just focused on building my buyers list at this time. I will doing assignment of contracts to build capital. I just cant wait until REI is a piece of cake to me. I know if I dont give up that will be the ultimate turn out. thats how it is with anything you do for the first time. It seems hard or confusing at first until you do it enough times to get the hang of it. Well this is pretty much the intro my "FIGHT for the FIRSt..... as we take this journey we will see what the first will be.

Today I did more reading in my Be A Real Estate Millionaire book. I drive tow-trucks for a living so when Im not hooking and rolling a I take the time to read or study my materials. Im feeling more empowered now because I got my wife aboard. She works the internet while Im out there on the streets. With the new marketing tool. I just call her and give her the address of a property and she looks it up. She generally is more computer savy than I am I am more of the peoples person so it works out pretty well. Right now she is putting the finishing touches on our website provided by Dean while I try to go out there and build our buyers list.
I feel im getting closer to our first deal. My mom owns her house and ironically one of her tenant's mother was looking to buy a house. The beautiful part about it is that she is already pre-approved from what I hear. I gave her a call today but did not get through to her. I will give her a try tomorrow. Her daughter said she has been looking for a property for a while. I do not understand yet why she has not found something when she is already pre-approved and we are in a market that we are in. Well thats my job any way.

Hello everybody in the DG world. Today was a very exciting day. I had a very nice meeting with a mortgage broker that I want to be apart of my team tonight. She was very positive and had an upbeat spirit about the way she handled herself. She pretty much kept it real with me in what she thought about what I am doing in my REI career. She did not try to sugar coat anything with me which I really appreciated. She was honest on how she felt about what I was doing. She felt I had a good concept her only concern was making it work in New York City. For example she thought that earnest money of $500.00 in NY would never be accepted. She said In would need at least $5,000. She also gave me connections with a Real Estate lawyer and another Real Estate Agent. I really liked the meeting we had and looking forward to working with her. She let me know that this field there was alot of money to be made but it is not always easy. Overall she was very encouraging. There is one particualr REA that keeps sending me property listings but I have been ignoring him because I am trying to focus on my buyers list at the moment. Im thinking I should say something to him. Also the first meeting I arranged with him he had me waiting for a long time so I said I had to leave because I had other appointments like I was a "Big Shot" I really had nothing else to do and I guessed it worked because since then he has been emailing me like crazy. I think I will email him and reschedule our appointment. Obviously he is motivated about working with me. Like I say he keeps sending me properties. WEll it is 12:12 am. I going to find out my credit score and go to bed. We'll talk tomorrow.

Well today I simply place out a few flyers at the bus stops and in the bottom of apartment buildings. I also met a fellow Dean Graziosi student who is willing to share ideas that might make us successful. I also finish reading the book "Be A Real Estate Millionaire" so I have read both books now, building my buyers list, have the edge kit, and cant wait to join the Success Academy. Well talk to you tomorrow. By the wat I think my Mortgage Broker enjoyed our meeting last might as much as I did.

Hello everyone. Yes I am still here. Its been a long time since I wrote in my journal because when I get on the computer I'm usually so caught up with setting up and marketing my Investing business these last few days.
Since I've joined the Academy things have been going quite well. THe extra training gives me the detailed action steps to take and it answers all of the who, what, when where and How. I know if I keep on taking positive action and exercersing what I'm learning. Success is only a matter of time.
A Wise man told me yesterday that "People build People" And that applied so much to what I am going through.
THe more people I get out there and call and make things happen. The more positive my results are and the more confident I feel. That quotes remindes me of the the quote that "No man is an Island"
So get out there and network with people and see what happens. What goes around comes around.

I had a meeting with a Real Estate Agent that I have be en talking with today. It felt good meeting with someone after meeting a few. She understands my vision and is serious about her craft. I live in NYC but she even knows the mortgage broker that I am dealing with. For crying out loud she even is familiar with the teachings of Dean Graziosi. That made our interview a lot smoother. I have a feeling she is going to be the one.
I signed an agent Disclosure with her tonight, I dont know if I should have done that. It means I have to work with her as my buyers agent exclusively for the next 6 months.
The more action I take the more this investing machine I call STAR INVESTMENTS starts to take shape. I can smell a deal around the corner,

Sounds like you are definately "rollin", no pun intended! lol Ok, maybe it was!! Anyway, I think it is great that you got your wife on board, and you are in a great position to constantly find properties.
Anyway, just wanted to wish you the best and also request other DG members to please discuss the "Disclosure agreement" Shane signed with the realtor. I have heard that if you look at a property with a realtoe than you are obligated to work with them but for six month's on everything? That sounds a little strange to me so I hope others will speak up out there.

Today was a good day.
I have another REA that I am leaning towards. She is showing action. I met her through driving tow trucks and her car broke down. I told her that I am a new investor and she has been with me ever since.
Initially she said she give me a finders fee for any buyers I found her, but I let her know my investment strategy and she is pointing me to the Real Estate Lawyers who already deal with Assignments of Contracts. She also has a mortgage broker she works with and they all know each other. I think it would advantageous on my behalf to work with a Power Team who is already acquainted with each other. Besides that this agent has already given me four properties to check out and the lock box code to two of them. She says I can take my clients by anytime to see them and she will not say a thing. Its up to me. I like this agent because she just took action and seems genuinely willing to work with me.
By the way the contract the other agent gave she says is all baloney. If an agent does nothing to help me acquire a property she should not be intitle to a percentage of the deal. I should have never signed the contract with her in the first place. Its called a "Exclusive buyer broker agreement" If anyone has any info on this please let me know.
Well Im taking action and things are starting to happen. My phone is starting to ring
OH yeah I also got 2 new retail buyers on my list today. I put one in contact with my mortgage broker. I have about 5 people in my buyers list and I think I should start making offers since I know I can bring in the buyers.

I am new to all this still but right now im trying to familiarize myself with all types of contracts in the REI business. As far as the "Exclusive buyer broker agreement" All I know is what I learned from Dean. And that is that Everything in real estate is negotiable! Everything! So as far as i know, it all depends on what it says word for word in your contract. Ethically as far as im concerned, if she is a professional--a good honest to god professional in her line of work and you are bound to her exclusively as your representation for all your buyers then she should promise to deliver satisfaction in every deal to you and the buyer. If not, again ethically speaking, if she as a professional does not deliver or if you are for any reason unsatisfied then there should be a condition in the contract to release both parties from said obligations.
Like I said Im new to all of this so I might just be thinking about what is fair. Either way its food for thought. I hope it works out for you and I wish you and your wife the best!! I look forward to reading more from you on your success with deans program!

Today I gave the agent a call and politely and professionally told her that I opted out of have an exclusive contract because I feel especially as investors we need to have all of our resources open at any given time for any given reason. She totally understood and still wants to work with me.
I let her know straight up that I will be dealing with other agents and will be doing business with whoever has the chemistry and produces the things I need from a REA to make my investment strategy successful.
I feel that with this attitude and open philosophy with my agents I can get better results.
I learn a valuable lesson and that is not to be so fast to sign contracts especially if they are not my terms. Now I feel so confident because if you present yourself the right way, the people in the Real Estate world want to work with you.
Today I added another investor to my list. I told him about a deal that I am working on and he was so excited to potentially be apart of it that he said, "if i have the equity in the deal that I say I have, which I do, then we could close by next week. His money man will be back Tuesday we could close by Friday.
The thing is that the property I can get for a little under $165K. the FMV is $516,792, but it is bank owned so I am just trying to figure out how to make this a NO Money Down Deal for me. I know the banks dont like to deal with Assignments.
I meet the buyer this Sunday to work over some more details but I feel confident he can produce. He is a deacon at a church and I will be meeting him for the first time by going to his church this Sunday (you gotta do what you gotta do!)
If anyone knows anywany to deal with the banks and get homes on contract I would be delighted to know.
I am so excited things are happening and my schedule is being filled. Everyday I feel I am getting closer and closer.

So glad to hear you put the hammer down on the realtor that had you sign the contract. I'm glad you were able to get it all worked out. And if you look at this way, she realized how serious you were and still agreed to work with you in the future. So, you definately made her feel like no matter what, she needed to work with you! I love it...
The deal sounds awesome. One thing I'm not understanding is the investor side of things. If he has the money to back the deal, why would you need to use a no money down technique? Couldn't you lock it up with this investor, take care of all the necessary fix ups and get it back on the market ASAP?
I'm sure I just missed something but let us know!
Enjoy the church service... Yes, you do..., do (lol), whatever you have to to make things work out. Can't be a bad thing by going to church. At least you will get the Lord behind you on this deal for sure!!

Yeah the reason I am doing a No MOney down deal in this situation is because the guy I am dealing with is actually an assignor. He is not the one with the cash. He will be recieving a finder's for giving his investors the deal that I bring to him.
I dont know his investors, but as time keeps on ticking I do look forward to meeting and joining a partnership with other investors bring a deal together in that manner. Oh yeah and ultimately anyway I look at it its a No Money approach for me because I have No Money. LOL "That one is for you bombercpa you seem like a humerous guy. But none the less since this is my first deal with these other investors I want to get the deal on contract from the bank and sell it to them. Right now I feel more comfortable with that approach and I feel I would get my money faster.
But thanks you did give me something to think about.

Yeah today was another good day. I was pretty busy with my 8-8 but I always manage to find some time to make cold calls or update my data base or do something that can bring me closer to closing that first deal.
I added two more investors to my buyers list. I've been cold calling bandit signs and meeting other assignors. I would most prefer meeting investors with the cash themselves but if I have to get to them through an assignor. I do not mind as long as the can close in a short period of time, especially when I am working with the banks. Besides "people build people" My interactions with these investors lead to other contacts and Real Estate mindsets.
I am a young hip-hop kind of dude so I ride around and blast music alot, but these days I find myself riding around with the radio off and completelt focused on how I can get my deals closed. I feel like it is so close I can taste it.
Well its 12:32am'm going to update my data base and get ready for my meeting tommorrow with and investor at his church. After that we are having a birthday celebration for my wife in the park. I will get there after it starts but I know will be proud to say, "My husband is late because he had a meeting with one of his investor friends. He buys and sales houses!!"
Finally I got my business cards today. These guys had me waiting for like 2 weeks. I deal with them because I get 5000 cards for like $75. Thats a deal you cant beat. And the owner seems to be a genuine guy. Me and him talk for like a half hour about REI. I told you everyone I meet REI is what I talk about. He said he use to REI but gave it up. Hearing my excitement sounds like he wants to get back in.
OK going to read up on transactional funding so I can figure out how to do a back to back closing with some REO properties that's been coming across my desk.

Whats up everybody!!! Sorry I did not get to write in my journal yesterday. It was a very exciting day none-the-less. As I told you guys before, I was invited to church by another investor Im hoping to close a deal with this week.
I walked in the church and everyone treated me like family. I felt like I was home in the south. Sorry fellow NYers but you cant compare with that good ole Southern Hospitality. Well we sat and ate Sunday lunch and talk business.
I got the chance to make a huge profit on a property for that the asking price is $165K. Whats even better is that I asked my REA if should get it for little bit less. She called me today and said she got it down to $145K. She is very good and its like she looks out for me kinda of like a mother figure. Did you guys notice what I said. I did not even make a offer. I just asked her to get it for a little bit less and she made it happen. If its up to me I am going to go a long ways with this agent. I leverage her knowledge and time especially since I work 12 hours a day.
Well to make a long story short. I am meeting with my buyer, my agent, and viewing the property in the morning at 9:00. By the way the buyer who is an investor already like the #'s. Accepted offer $145K FMV $516,792 and its a 4 family house in a neighborhood thats on the rise. Whats not to like.
This happened so fast and so effortlessly while I drive tow trucks for 12 hours a day. The scary thing is I have not even excuted all of my marketing strategies. I did not even expect to be this far this fast.
Well let me go print some contracts and get ready for my big day tomorrow.

Im sorry DG Family but I did not close on the deal today. In some kind of way feel like I let you guys down. I know you guys were rooting for me. Well when I went inside with the buyer I realized that this house was "tore up from the floor up" lol I guess in Real Estate terms you would say it is a total rehab project.
I do not think my buyer was too excited about putting over $100,000 worth of construction in the project. Dont get me wrong guys he did not tell me no. What he actually said is that he wants to bring one of his partners by the apartment tomorrow or later in the week. I guess I should not feel bad I mean the deal is not completely dead, but I was hoping to have that contract signed today. I even had the contracts in my bag with my exclusive pen.
I must admit it was a very exciting experience being that it was my first time viewing a property as a Real Estate Investor. Oh yeah my investor needs property to do quit claim deeds. Thats really not apart of my investment strategy and I do not know much about that but when we complete these transactions I get paid just for introducing my REA to my REI and I learn in the process.
After I showed my buyer the property my REA and I went and viewed some other properties in the area and talked about some strategies and game plans for the future. So the fight to close the first deal is still on but I am a strong individual and when I want something I do what I have to do to get it. By the way I really appreciate the comments from you guys. WHen Im out on the field, it makes me feel like you guys are right there with me.

I wrote my REA a long email tonight outlining exactly what I need from an agent. I have a feeling she is losing focus of the expectations I have of her. I am adopting the 25:1 strategy for finding properties but my agent is not sending me properties on a consistent basis. I basically let her know that its time to kick it in high gear or get out of my way in a nice and professional way. I would love to work with her because we have seemed to develop a nice relation, but I will not that blind me if things are not going according to plan. I do not want to waste her time or my time.
I am not afraid of looking for another AGent, especially since I know that having the perfect REA = Big Bucks.
Well Lets Keep on Pushing!! Even though I should go to sleep now. At least I will get 4 hours of sleep.

Third, you are definately kicking some ass my man (Sorry, hope I didn't offend anyone but hey, I have heard Dean say the same thing! lol). I'm so impressed on what you are doing. It really is a testament and thanks for sharing. You are definately a great story and once it all starts becoming official, I would highly bet you will definately be one of Deans next stories. Reason I say this is this.... Please don't take this in the wrong way, but, your a tow truck driver my man!! You have not only completely flipped the script on the stereotypes, but you have totally disbanded it!! Unfortunately in this world, a stereotype seems to run everywhere, and I.m pretty sure someone driving a tow truck is not suppossed to be a REI mogul. The heck with that.... Your changing that mentality has we speak and I for one love it! Keep it up my man... You are definately on your way and you will be 'killin it' sooner than you think!

Hey guys!
Well today was a good day. I went in detail on my studying my power team. I realize that things can start off one way with your team but its alost like Robert said. I got to be the Guru of the operations. When I say that not in a cocky way, u as the investor has the vision and your investment strategy mapped out, you cant let your power team members sway your aspiration. For me personally things must go my way for me to understand where I am going. Its hard for me to just go with the flow especially when it goes against my teachings.
Part of the reason I think my last went awry is becasue I let others sway my decisions. My power team must be on the same page and thats what I am working on and studying before I get to far down the road of REI. I want my foundations to be firm.
I also passed out fliers in the mall parking lot tonite on my way home. That was fun. Its like you never know who is going to be that person you close a deal with but you pass out fliers to everyone. I just want things to happen so I take action in anyway I can.
Well I was late to work today. I got to get some sleep. I need to do comps on these properties that one of my agents sent me I have to leave that for tomorrow. Maybe my wife will do that for me. Lately I've been working on ways to get her more involved, but right now she has been taking the back seat.

Today was a day of studying information. Just continuing to put my game plan together. Today was baiscally study, study, study in between operatingmy tow-truck.
Right after I finish this journal entry Im going to so some research on 12 properties that my agent sent me. I will use the program I got from the edge kit. Its called Total View. Im sure you guys heard of it. I have to get some properties on contract. I want to have a reason to follow up with my buyers besides saying hello. I need some properties under contract at a huge discount. I will do my research and make my offers.

Today was a good day. I put out 9 offers on different properties with my agent. My buyers list is starting to click the way I want it to almost automatically so I want to make sure I have some properties to back it up.
My other agent that I am really fond of called me today. I was getting worried about her because we were getting off course. I wrote her a very serious email and I actually thought she was going to think I was crazy and give me up. But after 2 days she called me today and told me that she is sending me some properties and working on sending me more so I could make offers. She totally is with my investment strategy and seems like she is going to stick in there with me. I feel with an agent like her the sky is the limit. I was so ecxited and relieved when she called. I was getting prepared to find another agent. Now I can just move forward with Matt's 25:1 strategy.

Plus, as it stands, despite the fact we should have actually beat SF, they are turning out to be a really good team, so!!

Hey guys Im still here my computer was down.
Had meeting with Real Estate Lawyer yesterday. I like him because he is sharp, honest and he understands my strategy. He is definately on the power team for now.
I sent the investors on my buyers list the #s for two properties tonight. I do not have them locked down on contract so I sent everything I could besides the address. I am still not sure how to submit my offer to the bank so I just added $10K to the asking price since the prices are already considerably lower than the FMV. Any help I could get with dealing with the banks would be greatly appreciated.
I got to work on getting a second REA on my power team. Im still not 100% confident in the one Im working with now. Even though I think she is waiting to see what I can do with shat she has provided for me. Well see how it plays out.
