It is 3AM and I couldn't sleep. I will explain that later. I spent about 2 hours reading Indiana Joe's journal and decided it was time to start mine.
I live in central Florida and the weather has finally turned. It was about 81 today and the humidity has gone down to about 65%. It is like summer in NY where I used to live. I have turned the AC off and opened all the windows. It is wonderful.
Due to an awful situation I have been unemployed since March 4th and I have been trying to build an insurance adjuster business because I have my license that I have had since 2005. I also took a boot camp to learn how to sell cars, but that fell through and I don't think I want to do that anyway. I wasted $294 and 1 week of my time to determine that. Sad
I watched Dean's TV show many times and even wrote down the phone number. I had at least 4 of them. I was so worried that this was another scam and I was afraid to try again. I bought Carlton Sheets course 5 years ago and it left a lot to be desired and there isn't any follow up which I found is one of the keys to Dean's system.
I finally bought Dean's book, the AF and the AFF around September 4th. I received the books etc. about a week later and started reading. I finished in 4 days and started getting my mind geared up for REI again. Four years ago I flipped two houses and then life went quite badly. To keep it short, my wife died from her second bout with breast cancer and about that time I took an IT job with a local furniture company. I didn't purse anything after that until now. Several other awful things have happened too.
It took me about 6 weeks to really get going and over the last two weeks have gotten the freight train moving and now I am EXCITED! Smiling I have searched the entire area around Winter Haven and made my list of prospective opportunities. I contacted the buyers from 4 years ago and also a real estate agent that I knew from back then. Together we have viewed about 30 houses and I have a list of 10 that I want to pursue. I found a house in a development that is a HUD property. 4 years ago it would have sold for close to $300K and today it is on the market for $140K. I got a title company that has worked with investors and does double closings etc.. The president's husband loans extremely short term money and she arranged with him to provide me with a pre-approval letter for $90K. I purchased a money order today for the $1000.00 earnest money required by HUD and submitted my offer for that $90K. Tomorrow morning the real estate agent told me we would hear if they accepted my offer. If they do, I will show the home to my prospective buyer this Friday or over the weekend. I have about 15 days to ensure the home is inspected and 30 days to flip it. My buyer said she was scheduled to close a deal on Monday and wants to buy another house right away. I am really excited about this and I am anxiously looking to get it sold. Smiling
The big downer today is a letter from Wells Fargo that they are starting the process to foreclose on my home. I have been after them to do the HAMP program since the second week in March with little success. I have already retained an attorney to help and I will see him tomorrow. This latest deal if successful will allow me to totally stop this whole issue. Praise God! I believe I am getting by by the skin of my teeth. This is the reason I am doing this at 3AM in the morning.
I have another home that is an REO that is listed at $49900 and I will offer $25K as soon as this first one provides the funds to do that. I have several more to jump on too. I can't go fast enough. I guess I am just impatient.
I have been researching several credit unions for money and for REO's.
I am really inspired from reading Indiana Joe's journal and next I want to read Rina's journal. I bought the Success Academy and I have called numerous times for advice. the coaches are all very upbeat, encouraging and helpful. They have been giving me the guidance and helped keep me on track. I am so thankful for all of those coaches.
I will let yall know what happens tomorrow. If HUD doesn't accept, I am willing to go to $100K. I believe I can flip it for around $135K. That should be about $30K profit.

I got a call from one of my bandit signs from a guy that wants to sell his house on Friday night. Saturday Molly and I left for Orlando at 7AM to go to the interview for People to People. We went to the wrong school and drove around and walked all over the place and asked many people trying to find the correct place. It was supposed to be in the cafeteria. After two hours we gave up and I took Molly to Golden Corral and then to Ikea to make the best of the trip. All the walking nearly killed me. My back and hips really hurt. When we got home, we called the guy and he is so nice. He said no problem, he would do an interview over the phone with Molly on Sunday. He said he and his wife were really looking forward to the appointment and were disappointed we didn't show. Molly did the interview on Sunday with no problem and we will hear today if she has been selected. Here's hoping!!! I am going to call the guy about his house as soon as I finish this post. Again --Here's hoping it works out for both of us. I am excited. I am going to get more signs out today too.

Molly was accepted as a delegate. Now we have to find the money for the trip. The house the respondent wanted to sell is a small wood frame house in Eagle Lake. It turns out he is an investor and fixed the house up to sell. Thank you Cathy for reading my journal.

Molly and I went to the first gathering of all the delegates in Orlando to the Japanese Festival. we had a great time and got a chance to meet several members of the group. The festival was fun too. I am getting out early today to find some houses and plant some bandit signs. The plans for this week are extensive so I am getting out early today to be productive in spite of the many appointments. I have noticed several of you have changed your pictures. That is nice and refreshing. I hope everyone's week is really productive.

I have been out for several hours checking out houses that I can research tomorrow while the car is getting the warranty work done. Thank you for stopping by Cathy, Tammy and Laura. The new picture is my 4 oldest children. Autumn is the one in white and that picture was taken after her wedding. My oldest boy is Scotty, then Corrie, then Autumn, then Bryan. I put the picture up in memory of Corrie who has been missing for 2 years on 10/28. I really like that picture of all four of them together. Thank you for noticing and stopping by my blog. The first two times I planted bandits, I got only two calls. I bought some blank ones and I am going to try them like Greg Murphy and Randy do to see if I get a better response.

....Keep on trying with the bandit signs and putting up fliers. Community boards in grocery stores like Publix or Albertsons can be a great place to draw some attention. Also tyr the small community papaers like Penny Saver of Thrifty Nickel. Also, don't forget about free ads on craigslist, kijiji, backpage, etc. Looking forward to seeing you during my next trip to sunny Central Florida. Keep that good effort in high gear. I'm Still Here

Thank you all for noticing that I have not posted in quite a while. I have been struggling with several things and still working at REI. I have not had any successes to cheer about, but I am still working at it. The issues I have been experiencing and all have gotten me very discouraged at times. I am so jealous of all of you that were able to attend Gain the Edge this year. I am so sorry I couldn't meet Tammy especially. I used all extra moneys to help Molly for Person to Person Student Ambassadors and her planned trip to Japan. That was canceled because of the nuclear plant disasters and a trip to Europe replaced it. The whole issue is a problem. Molly is now working to achieve success in National American Miss beauty pageant and is a Florida finalist. I changed my foreclosure attorney and they are soooo much better. I don't feel totally successful being a single parent (mom and dad at the same time), but Molly is really happy and successful in school. It is so much easier with partners. Molly has 6 A's (100 or 100+) and the one college course is getting much better. She is learning how to study and be successful working college courses. Not bad for 9th grade. I think she will finish this with a B. I have tried bandit signs with some response and I have perused Craigslist regularly. I still have not been able to close a deal. It sounds like the mid-west is the easiest place to get started from reading and listening to all the info. I listened to Dean's blog today and decided I need to focus much more on ONE facet as Carol Stinson suggested. Although I have not posted, I have been reading the posts in everyone's blogs. I just haven't felt worthy enough to post and I also haven't felt like I had anything positive to offer. I am so pleased to read how most everyone is moving ahead with successes regularly. The encouragement from all of you is sooo helpful in spite of my issues. Keep up the good work and please keep us informed of all your successes. Thank you for being there.

What a great father you are!!! Those are some great things you have done for your children, and you're doing a good job! Give yourself a pat on the back! Miss America, wow!

I'm so flattered you really wanted to meet me! NEXT YEAR you CAN make it happen. Dig down deep and REALLY find your WHY and your reason for wanting this to happen. It is what will drive you to attain the goal. (Try the 7 levels deep exercise if you haven't already (search on this site for it).

I want to suggest something to you that was RIGHT under my nose. Dean's RE books are wonderful, but he has one other one that I think will help you tremendously as it is helping me now exponentially! Read Totally Fulfilled cover to cover, do all the exercises. This is worth the time and will really help you to overcome to the next step of success. If you don't have the book, go pick it up today, it is LIFE changing! No, Dean has not told me to go around promoting this book; this book is genuinely changing my LIFE (not just my REI journey!).

Starting out again on the Space coast

I just finished Reading "Profit from Real Estate Right Now".
and I am excited to start out in RE (AGAIN). I picked up Dean's
book and Read it ravenously in 2 weeks. I am on the 2nd time
through now. I particularly Liked Carol Stinson's approach with
assingment contracts though calling rentals. I like the IEE
approach too and many fellow WalMart employees want homes...
What a Source of buyers...
I am anxious to start up and dig myself out of this hole I am in.
Please all you smart people here in DG please guide me and
help me out here. Here are a few questions I have:

Are assingment contracts really the cheapest way to start or
Bird dogging?

How do I work with an RE agent that wants to provide Foriegn
Cash buyers on local properties. Should the agent get part
of the action and how much?

Should I follow through with reinstating my RE license in
Florida? Will it be a hinderance or a help? I passed The
RE licensing course again and only need to test again.

Should I worry about setting up an LLC right away? I have
an offer from a foriegn source and I am sure the State of
Arizona (past due child support will swoop down as soon as
a check comes thru in my name) I currently Pay regularly
thru that Wal Mart job.

If I can get these questions answered right off I will follow
thru and ask more as they come up ... I am currently reading
"Be a Real Estate Millionaire" and checking this site on a
daily basis. I am REALLY REALLY DESPERATE here and need a
hand up before i go under for the third time.

Starting Over

I know how you feel. I can assure you the cheapest and fastest way to get started is by wholesaling as Carol Stinson has done. You need to ensure that your contracts are good and are fit for the situation. A local real estate attorney will ensure your contracts are good and then the most important thing to accomplish is to get the property under contract. Then find a buyer as quick as you can. The difference between what you have contracted the property for and what the buyer is willing to pay is your income. Check out Greg Murphy and his approach to sandwich leasing. He says that that way you are "under the radar" and no one can see what you are doing. This way child support will not affect your efforts, especially since they are collecting from Walmart. When you get much more successful, then you can handle the child support differently as you see fit. I would hold off on the RE license until you have a number of deals under your belt. You do not need a RE license to do investing. Getting a team together and building your buyers list are the most important things to do to get started. I hope this helps.

Starting out again on the Space Coast

Thanks for responding so soon Tim. Judging from what I read, I am happy that you comfirmed my ideas. I kind of thought that a lawyer would probably be best to work with instead of a title company. They can get around things so much better here in Florida than Title Companies can although I will not completely dismiss Title companies. I can not say I know many lawyers here in my area, particularly RE attourneys, I also had the thought that the buyers list comes before the Seller although I am looking for properties always. This is especially true in my cash poor situation. Will attourneys normally need a payment before I set up this type of deal? Should I just bring a ready deal to an attourney or contact one 1st? I intended to use the contracts shown in DG's books and on this site with only a few minor alterations. As a former RE asociate in Florida I am familiar with a standard offers and Purchase contracts. I am also familiar with looking for "Good Deals", usually through Drive buys, expired listings, and the local papers (Florida Today and Orlando Sentinel). My favorite method is driving through and searching selected nieghborhoods as I usually get the best view of ant prospective property that way. Right now I have two cash "Lookers" in Hong kong that i send prospective listings to and recently a Real estate agent I worked with before said she had foriegn cash buyers also looking for properties. What I was wondering is what fees if any would this RE agent be entitled to leagally if I turned over any finds to these Foriegn buyers. I would like to talk to you through a PM since you may be familiar with the Central Florida area if you dont mind. Thanks again.

Just yesterday I finally got a proof of funds letter for a property that I am trying to Short Sale. I will submit it to the bank today. This is the kind of deal that it is hard to believe the bank wouldn't jump onto. I will give the full details when it happens. Hopefully within 30 days or less. I have ALL the paperwork ready to submit and the the "i's" are dotted and the "t's" crossed. This should happen soon.
