i just enrolled this afternoon in the Success Academy. i'm very excited, yet very scared, to put it mildly. this is a big step for me. i tried it twice before with other people and was not pleased at all, but i've done more homework on the Success Academy and i like what i'm hearing and seeing. i've already worked with some really nice people and i truly believe this is the way to go for me. i am starting this journal so i can track my progress and get input from others as i move along in this journey. i posted a question on this site to see what kind of input i would get on enrolling in the Academy and that went very well. it was nice to hear from other students and know how they feel about the program. as i cruise around the website, i can see how everyone is part of a family, the DG family, and i want to be included in that too. i do not have any encouragement from the people around me right now, so i look forward to getting that from my coach and the DG family as i go along. right now i am working on my goals to send to the administrator i talked to. i'm not too bad with the short-term goals, but farther out is a little harder for me. at least i have some ideas floating around in my head on that. can't wait to receive all my "stuff" in the mail and get started. i have already read "Profit from Real Estate Right Now!" and it was great. I'm almost finished with "Your Town Your Real Estate Profits!" both books are excellent and i have gotten more out of them than i have the stuff i spent hundreds and thousands of dollars on. well, i could go on and on, but i better get back to my goals. have a great weekend.

A Little Success

man, i am getting brave here. hope i can handle it. Eye-wink yesterday i emailed an investor i met through my real estate investing club, but he hasn't been coming to the meetings for months. he does rehabs and section 8. he answered back yesterday and told me to call him, so i did this morning. he's hard to talk to but we had a quick conversation and he is willing to look at anything that is a good deal. right now he has 74 units. i emailed him a little while ago to thank him for talking with me and then i put him down for follow-up. he also asked me to remind him about our club meetings so i put that on my yahoo calendar as well. i am meeting with another investor from my club tomorrow morning at 10:30am. he is a full-time investor and we've gotten to know each other a little better in the past few months. last night i went through some personal training on the MLS and that was great. my sales manager showed me how to set up alerts that tell me when an REO goes on the market with a realtor. he just learned it yesterday. hopefully i can remember how to do it. i was trying to take notes too, but it can get confusing. i am going to run a couple ads on craigslist this afternoon and see if i fare any better. i also want to be on Dean's Academy student call tonight. ready to start my next lesson and move forward while still working on my buyers lists. i also just read an article from another "guru" that said when you are rejected or whatever, just say "so" or "so what". i can identify with that. Evil i feel like i'm finally making some headway. at times i feel that being a realtor gets in my way, but there are alot of advantages too. i try to remind myself of that as i go along.

House viewing

chuck wants to look at a house we found the other night. being a realtor now, i just called up the brokerage and made the appointment myself. it has a manual lockbox so i don't get to use my new sentrilock card to get in, but it'll come soon enough. then i got on the MLS and printed all kinds of information out. it was pretty cool. just hope my head doesn't get so big i can't get through the doors!! Smiling

Newbie's we are :)

Hi Linda, Just wondering if you started your Buyer's list yet and how it's going? My coach is pushing me to start with a 800# and whatever else to get the phone ringing for Buyer's.I've been trying to figure out a Business name, message for the 800#, flyers to post, WOW!! my head is spinning. i have started my buyers lists and it's slow right now. i've emailed several people and heard from 2. i've run some ads on craigslist and so far, nothing at all. i won't give up; it'll come. i talked to one investor on the phone yesterday and visited with one in person this morning. i have had an 800# for quite a while and since i don't really get any calls on it right now, it's costing about $5.65/month. i can also receive faxes on it. i think it cost me $80 to set up and it's with www.tollfreenumber.org. i think you actually buy the 800# so it's yours forever. as for the message for the 800#, they give you some ideas in the lesson on the buyers lists, i think. if you have Dean's books, i think it's in there too. i named my LLC PDQ Services LLC because my mom always told us to do something PDQ (pretty darn quick). don't use your name in it. i am working on the Assignment of Contract chapter. keep in touch! I'm Getting Braver!

it's hard to believe i would say that. most people see me as very confident and decisive, but inside not always. an investor from my real estate club emailed me back yesterday and said we could visit friday (today) or next friday, my choice. brave soul that i am now, i said today. so, i drove out to his office and we visited about an hour. he told me what he looks for in a deal and gave me lots of good information. he has a realtor he works with all ready, but he might use my services as he grows the company. well worth meeting with him for sure. Chuck took me out to lunch on my way back into town and we talked real estate the entire meal. i left his office and went past the Army National Guard Armory. i have been looking for a better place for our real estate investing club to meet and i've thought about the Armory several times and drive by it frequently. so, today i'm thinking, just do it. step out of your comfort zone; you're so brave now. so, i did and ended up there for about 45 minutes. don't know about the club stuff, but the guy that showed me around talked my ears off and his wife graduated from my high school with me (i couldn't remember her until i looked her up in my yearbook just now) and he attended the same high school as Chuck. small world. now i have to email the Captain and see if we can work something out. i think they will charge way too much and might not be able to guarantee our usage every month. still, it was worth going in there and being brave. tonight we are going to look at the house i booked for a showing. hee-hee. Cool i am so ready to do a deal!!! i also listened to the Success Academy student call last night. for some reason it revved me up even more than i was before the call. GOTTA FIND A DEAL!!! Lovely Saturday

we went to look at that house last night. the MLS listing said it was a sharp, well-maintained home. NOT! it needs a minimum of $20,000 worth of work and probably quite a bit more. the roof needs to be replaced and the air conditioner is shot. the walls were medium orange, trash was left inside and outside and in the garage. the kitchen cabinets were actually very nice and the bathrooms were large. it smells really musty and hurt my throat and Chuck's daughter's eyes. the list price is $79,900 and the lady paid $89,900 for it 4 years ago. she is desperate to sell, has had it on the market over a year and the lender will consider a short sale. don't think they will go low enough to make it a good deal, but good practice. it's in a decent neighborhood in a decent area. Chuck kept telling me he knew it needed work and I kept saying the listing said it was sharp and well-maintained. Jawdropping! went to my REI club meeting this morning. we had a guy from MI speak to us about business credit. it was interesting and something to consider. i'm always in my element at those meetings. i videotaped some of our newer members for the website, telling why they joined our club. no, i'm no techy. i just had to push the big red button to record and stop and the button on the side to turn the camera off. i am good! Smiling one of the club members i emailed about wholesaling to him and we talked briefly this morning. i will email him today to see when we can get together. he's just getting started himself, but we may be able to do some work together. a visitor today asked me if he should get his realtor's license. i told him to get on this website (he has Dean's books) and read the books. recommended he read Matt Larson's ad for finding a good realtor. the guy says "well, you're a realtor and you can be mine". oh, yippee. Eye-wink i'm trying to figure out how i want to handle having my license as it is. anyway, i gave him my investor business card and told him to email me. we'll see what happens. sometimes i just take on too much. can i be as good a realtor as Matt was looking for? i have barely had my license for a month. Laughing out loud but, every contact is important. you never know what might come out of it.

Smiling he helps you so you build business credit and can get away from your personal credit. sometimes it starts out using your personal credit score, then you ease away from it as you build up the business credit. it is an alternative for finding funding because you have a line of credit and/or credit cards in your business to use. if you would like his information so you can contact him, PM me and i'll give you his name, phone number and email address. glad to "see" you back.

So Busy

i have worked so hard today and i'm exhausted, so i hope this post makes sense. Eye-wink (i just love using the smileys, now that Lea told me how.) yesterday we looked at properties and i have a couple to check out. one used to be Chuck's grandparents' house and now it is in foreclosure. i think his grandparents lived in that house all their married lives. it has been rehabbed and he thinks his dad might want to buy it as an investment property or be the private lender for Chuck to do the same. i placed a couple ads yesterday on craigslist and got 2 responses on the wholesale ad and one on the retail ad. i had emailed a company through their website last week and didn't hear back from them. today i got an email from their acquisitions manager and we will probably meet next week. today i worked on my networking lesson. i have to finish it up. i went to see the apartment complex today. it is low income and i think i kind of forgot that while i was there. the updating that has been done on 12 units is not very nice, but i have to remember where i'm at when i'm there. they are 100% occupied, but one tenant is packing to move. the broker is supposed to find out when leases are set to expire, about section 8 and how old the water heaters are. the furnaces are all new, but only 80% efficiency. there are 3 partners and one wants his money, so they are selling. not sure just how motivated they really are. i've heard that commercial brokers will tell you more than a regular real estate agent because they don't have to abide by the same rules/regulations that we do. while in that area, i went to see the lady whose family lived across the street from my family for 13 years. she's in her 70's and her memory isn't real good, but it was nice to see her. she still loves the neighborhood and we have been looking at investing there, so that was good to hear. i'm not sure how well she remembered me, but she told me to come back any time. you know, sitting here i can't believe i actually did that Jawdropping!, but it felt good. i'm working with a training on getting rid of fear and it must have worked! i never even thought about being rejected or anything; i just went and did it. i may have to recover from that! Smiling tonight i'm starting to work on a training to deal with my subconscious. i've been praying for some way to deal with it and get it in line with my conscious. we'll see how that works. i believe in miracles!

thanks for the kind words of encouragement. i really wore myself out (i have to be really careful of that with this thyroid condition), so i rested yesterday. today i was back full force. almost everything seems to have to do with what's in my head! Back to Business

i did rest most of yesterday. the exhaustion gets really bad and mimics CFS and fibromyalgia, but it's just my thyroid (or lack of one) and not being on enough medicine. i will get there but it is slow-going. i did talk to my coach, Sherry, yesterday. she is always very encouraging and can see in me what i don't always see in myself. i said i need that kick in the rear and she assured me she could do it and had big feet! Smiling i've worked a little more on my buyers lists and ran another ad yesterday. no replies to that ad at this point. i was on the student call last night with the Jureks. they did a good job. i plan to be on it again tonight. today i have been working on my networking and web marketing lessons. talked to the commercial broker about those apartments. i'm not sure i'm all that interested in being a landlord at this point, but you just never know what can work out. i know that on SFR's i will do a lease/option, but not just a lease. tomorrow i have my MLS class, which should be a huge help. friday i have my forms class to help me with the different contracts i can print from the MLS. i'm excited to learn all this. i take on so much at one time, but there is so much to do and so little time to do it all. i hope everyone else is doing well and working toward making their dreams come true. Linda you have to be carefull so you don't get overly tired with your condition. Greg sure is inspiring and his enthusiasm can be contagious. I was listening to a conference call with him and was so fired up too.
Keep in mind what it is that you want for yourself and not what anyone else wants for you to do. Choose the areas you feel comfortable with. There are so many areas of real estate deals, so trying to master them all at once can cause problems mastering any of them. In my opinion. Good Luck in all you choose to do. Tammy

Busy Days

i didn't get a chance to post yesterday, so i thought i would post this morning before i get real busy again. i had my MLS class yesterday and it was very well done. i took really good notes and we also had laptops to use and follow along. we can do some great things on the MLS. today i have the zip forms class, which i believe is all about printing contracts off the MLS. can't beat that. i also had my bi-monthly call with my girlfriend, Cynde, in Oklahoma. she is always such an encouragement to me. she reminded me of the story about Elijah (or Elisha - we weren't sure at 9:30pm) of Queen Jezebel being out to kill him and he ran off. was sitting by a brook that dried up and it was time for him to move on. Cynde told me that financially one brook has dried up for me and it's time for me to move on to making money in real estate. she is right on! Smiling we talked for over 2 hours. i was so exhausted by that time that i barely got to bed. Eye-wink i need to get out there and make some deals happen. i can get too caught up in the studying part and leave the other stuff behind. my coach wants me putting my phone number in my ads/flyers so i have to talk to people, not just email them. have to quit hiding behind emails now. dang it! 8: this weekend i have to help with a garage sale and that is not my favorite thing to do. i don't even like to go to garage sales, let alone work at one. but, you just never know who i might meet and what might happen concerning real estate. i shall just be open to it and see what happens. i feel better all ready! You are doing great, think of all the things you are mastering. The contract forms from your MLS classes, you are doing a garage sale where you will have to talk to people, and you will do fine. It looks like everything is coming together for you. The more you do all these tasks everyday the easier they will become. You are growing in real estate, it won't be long till I will be reading about your deals, I am loking forward to it. Yes I agree with you on mastering one avenue in this market, but don't rule Greg Murphy's out, This market seems prime for his strategies. Keep an open mind. Keep up the good work and I will keep reading your journal. I am looking forward to meeting with you and Chuck and talking some real estate strategies.

Missing You!

boy, i was off here for a couple days and needed my fix this morning. couldn't wait until later. Smiling Saturday i spent most of the day at the garage sale at my Dad's house. they accumulated stuff that i had never even seen before and they probably didn't remember they had. i have seen my ugly school pictures and grade cards from grade school. ugh! but, it was also hard to see people go through my parents' stuff too. just glad to have that over with. the rest of it will go to auction. after the sale, my youngest sister and her family came to our house. we grilled cheeseburgers, made potato salad and devilled eggs for supper. we had a nice time. Shelly and i are the only ones here now; our middle sister lives in Northern Ireland and is trying to get her citizenship there. i would love for Peggy to learn to invest in Northern Ireland but she is convinced it can't be done. I would love for Shelly to let me L/O her house from her and then L/O to a tenant/buyer, but she just isn't going for it. It could really work out well for her, but she won't think outside that little tiny box. Sunday i only did what i had to do. it was a nasty day out and i wasn't feeling too good again. my oldest daughter is going through some nasty stuff with her husband and i am too far away to help. that is really tough for me. gotta do alot of praying and trusting, plus talking to my middle daughter and son. it's not all his fault, but now he has become a danger to his family and that just ain't gonna work! i honestly did not work on real estate all weekend. there just was no time. so i am back at it today. just got some good information to help with my buyers lists and after listening to Greg Murphy again Friday night, i emailed my coach and asked to work on L/O's as well as assignments. i'm sure she will be just fine with it. i just want to help others get into their own home. i remember what it was like to get into my first home and all we went through. i want to make it easier for others. so, i will be working on that too. i do have a meeting tonight with an investor from my club. he hasn't really started yet, so maybe i can help him and by doing that, help myself. i just want to be open and gracious. onward and upward! Cool
