I will be the first to admit; I love this site. I've learned alot and have met some great people on here, some of which I am actively doing deals with.

I've bought and read all of Dean's books several times over and they have all shined light on some things I never suspected. The one thing for me is i'm not a fan of assignments, chosing when I work with out of state investors is to get finders fees; its simpler, less expensive, and very cut and dry. But to each their own.

Father's Day

Happy that you enjoyed your first Father's Day, but how'd you get lured by your wife to do yard work and scrub toilets on FATHER'S DAY...it must be love, letting you stay out until 3:30AM for Cigars, Cognac, & KOBE!!!

Having higher hopes

Hi, I read everything you said and I believe you to be on target. I may have to change my strategy some and work with different agents in other areas. I live in the tri-state area of Iowa,Illinois and Missouri. I am thinking about finding a re agent in Des Moines and one in St. Louis and let them fight it out over a commision for properties I have them find.

I had two people, one from New York and one from Denver email me asking about the re in this area. If I can get these agents to find what these investors are looking for, I will be able to get started making some profits. I also am going to get on google and check out the real estate wanted portion of the website and if I find something I will list it on the web or give a re agent a call to list it for me.

Today is my birthday and I think that one of my best gifts is getting good support from this website. The internet is one of the best things man has come up with if it is used properly.

You said that some of the other people that post on here have used different means to fund their deals, I don't know what they are, could you let me know who they are? Thanks for your help.

if you have investors looking to invest in properties myself and my business associate have access to in MO I will gladly give you a chance in finding buyers. PM me and send me your email address. First come first serve.

I can't exactly remember mentioning anyone in particular about their funding, but I do recall giving different ideas of finding funding, one of the easiest is to let an investor in on a deal.

They put up the majority of the upfront costs, and then get a higher chunk of the profits once its sold; same as having a hard money lender, but you may be able to get a better rate, but lower cut. The goal for these types of arrangements is you bringing them deals in volume.

Another is partnering with others who do assigning and any upfront costs they pay for they get their money back, plus a % more.

Sometimes the option of 'OPM' other peoples money is not an option and you have to think of other ways that are not traditional.

The Next Action Hero????

So i'm walking down 5th ave texting, looking up, texting, looking up, te....(you get the picture) and I get inadvertantly bumped and my BB flys out of my hand, hits the ground and slides towards the drain.

In a scene from just about every action movie, I in slow motion see my 'lifeline' bounce off the ground, and slide, bounce off the ground, slide twoards the drain. I then jump on the ground in the street and catch it.

In the process, I fall in a small puddle of water and on a fresh piece of gum. To say I am ****ed off is an understatement; my just out the dry cleaners cleaned grey suit is completely ruined.

P-I-S-S-E-D. To the highest level of ****tivity.

I type this while at Mens Warehouse in a pair of shorts the store lent to me to get me out of my soggy, yet drying, dirt stained suit looking for another suit to buy.

If you saw me right now, in a white tank top, standard orange shorts, black socks and black hard sole shoes; I looked like a retired old man in Miami, you wouldn't stop laughing

Two suits bought and waiting...

sitting in my old man gear waiting for the suits I bought to be stitched and hemmed up correctly

One is a nice blue suit, the other a grey similar to the one that is wrecked, but with slim pinstripes. They also reeled me in with more shirts and one of my two absolute weaknesses; ties.

The other is shoes.

I told two of my appts who laughed about it and understood and we rescheduled for tomorrow. In addition to being on here, biding my time playing solitaire to pass the time.

i felt like you were talking to me!

I know you were referring to someone else but I swear I heard you saying those words to me (even though we've never had a live phone conversation!).

It's so basic and obvious and I've heard it before. But it was a bit of a wake up call to my current fuzzy state of mind.

Thanks so much for posting it! I love your blunt and direct approach!

I'm going to utilize your post and remind myself of this tomorrow when I struggle with taking care of business that I should have taken care of today but argued myself to immobilization.

What a great weekend....

So saturday it was an international war of sorts as the World Cup had my household divided.

I rooted for the USA, while my wife rooted for her native Ghana. Needless to say the smack talk was long and painful from her as she gloated allllllll weekend.

Added to that I attended a family members softball game and had a great time with the people there. Afterwards took the family out to eat. By the time we got home, me, my wife and our 6mo old son were sprawled on the bed in a comatose state knocked out until we were awoken by my son who was hungry.

Being the Super Dad I am, I bathed and fed him, and with my wife still knocked out, went out on the front stoop and smoked a nice Nicuarguan to reflect on my life and reflect on how blessed I am.

Sunday, sore and still extremely tired, I trudged through a P90X workout(Shoulders & Arms), had a great breakfast, went to the barber and then,.......nothing. My wife went out to lunch with some of her friends, took my son, and I had no appointments and just slept, watched tv, slept, watched tv, slept.

That evening watched True Blood, Hung, Entourage, Sportscenter and then bed.

Woke up at my customary 5am and started my day all over.

Sounds like you had an enjoyable weekend. When I emailed you last Fri. the 25th you said something about wanting to help out a friend of yours and I didn't quite understand what you meant. Could you tell me again what you were saying? I know I gave you a couple of suggestionas to how to help him out but I'm not sure that is what you wanted to hear. Please let me know what you were thinking of doing to help him and I'll see what I can do.

we've been working together finding buyers for properties he has out there.

It's actually at a point where we have more homes than buyers can buy. We've sold quite a few so far and we're constantly getting buyers for the homes but they all are cashflow jackpots and have been getting lots of distressed sellers looking to unload and we just need more buyers to sell to.

I've also met with a developer in the ATL-area who has a bunch of homes to unload; they are all cash flow ready with existing tenants(shameless plug).

The last two days have been brutal heatwise and i've been in the house playing a season of NCAA Football 2010 as my beloved alma mater, the University of Maine. I realigned the team to the Pac-10 and as much as I tried, my record is 2-7. Suffice to say, I won't be going to the Rose Bowl.

But back to RE convo, we changed our strategy with the home sales of KC properties which has lead to the large influx of sellers wanting our services;

1. Providing free credit, income, employment and reference checks
2. Provides first month of property management services for free(the favorite word of any investor/home owner)

#2 is a service investors on here might want to consider as it is also another way to collect a check,.....or checks on a regular basis.

Are you interested in finding buyers online? There is a couple of ways I could find some buyers for you and your friend in NY, Orlando, KC or Atlanta. I didn't know if you were interested in people from those areas.

My cousin is in contract with his property manager to also sell his house. The contract ends on 8/31. If she takes the house off the market and stops selling the house, is there a formal form that can be signed terminating the listing agreement, or is he stuck until the 31st of August.

He really is getting taken by the property manager who convinced him to lower the rent 'temporarily' by $200 only he didn't realize that it was for the remainder of the lease agreement. So, while he thought that break would end in January, it will go on until the 31st of August. He's losing $500/month with property management fees and all his other costs and cannot afford it.

Does he have any recourse? There was a valid, signed contract for the $200 more, but the property manager convinced him he'd be out rent for months if he didn't take the lower rent the tenant was offering. Also, the lease specified the amount was for the rent x 12 months, so I'm not understanding why she didn't hold him to his lease obligation. It seems like she was representing the tenant, not my cousin. Sad

at this point, and I could be wrong, he might be bound until the term of the contract. He could argue he was duped, but the PM could argue your cousin read and understood the terms of the agreement. I think he should definitely consult now, even though the agreement is near its end.

Have him send a certified letter to the property manager and cc your attorney as well immediately rescinding the services, but have him talk first to see if it can be done. If so do it and then go from there

Let them know about it now and how its going to be available 9/1

Give a super duper, small two paragraph description of the place in terms of size and amenities, surrounding stores and eateires and transportation. Place three or four of these ads in different styles

Also, place ads on it regarding a sandwich lease and give a brief explanation on how it can benefit whoever is interested in it. Three or four ads all with different ad lines would be perfect.

Hi, there was no person with that name. I am still looking for more people but may take a little time. Keep your hopes up because I certainly am. Isn't it irritating when you can't find what you want right away and then it suddenly falls in your lap without expecting it? I tried. I really really tried

to make this a 100% RE free weekend. I even promised my wife.

Yet another broken promise down the drain.

"Ok, that sounds good let me get back to you..."

"Ummm, sorry I have to take this call..."

"How much will they take for cash???..."

"My client is paying cash and can close in a week, there is no way you can expect him to pay normal price...."

I got one phone call on sunday night that ended my RE dealings with a glare that could kill from my wife;

"How long have you had it??? Yeah i'm only 5 minutes away. I don't see why I couldn't be there in,....(insert the "I dare you to walk out of this house to look at a house" look from my wife)...actually let's do it on wednesday. Its family time right now...(click)

Monday I was able to sneak some calls to some of my DG family, but on monday was able to enjoy the 'Law & Order' marathon

One Juniors Cheese cake to go

So being the basketball junkie I am as well as the president of the 'Kobe Bryant is going to be considered better than MJ' fan club, I made a bet with my friend down in miami that Wade would not re-sign w Miami and go to the Chicago Bulls.
