I will be the first to admit; I love this site. I've learned alot and have met some great people on here, some of which I am actively doing deals with.
I've bought and read all of Dean's books several times over and they have all shined light on some things I never suspected. The one thing for me is i'm not a fan of assignments, chosing when I work with out of state investors is to get finders fees; its simpler, less expensive, and very cut and dry. But to each their own.

I imagine you were on some kind of high after all was said and done with those 8 properties and the offers being accepted. Dont worry I have a feeling that the seller will pop back up at the right time. You will make some money out this after its all said and done. If she takes too long do like I did and put the pressure on her attorney. She will have to come to back to her attorney sooner or later.

I'm brushing my teeth last night "don't call my name...."
The kicker was I was speaking with a colleague about doing a deal together late last night, he puts me on hold and i'm humming the song. "Yo E please tell me you weren't humming Gaga's song. You are officially banned from the hood.." I then have been cold turkey since 2am this morning.
This wasn't as worse as when I went through a similar period with Ace of Base's 'The Sign'. Back to RE;
Shane: No sweat have moved on. Plus she's not my client. The agent that does have her is %$#@ bullets because she told me "that money was already accounted for". Nothing is guaranteed until the check is given to the bank teller and it clears within the next 24-48 hours.
GBU: its intense, but you should see results and if anything its an incredible stress reliever. Even if you don't stick verbatim to the meal plan they've got some good recipes on there. You do know I am called 'The Brookyn Emeril' right???
Randy: This has happened a few times but it was normally with a client who wanted to buy and got cold feet. This is no sweat off my back, though those 8 checks would be welcomed with open arms. There are others on the way to replace them.
Wrapping up a very very busy week today: tomorrow is just time with my son. Thinking about going to the Bronx Zoo and then City Island for some seafood, but today got to tie up some loose ends, head uptown to restock on some cigars, and be home by 4 for the 'Law & order' mini-marathon

spent the day with my son, had lunch with some friends, got hit on by some women with my son in his stroller walking down 5th ave
put him to bed, went to my favorite cigar bar, got introduced to a new cigar I never had before, a Rocky Patel, which really made my day.
came home and am in 'The Zone'. Will be online all night looking for more deals.

I've been reading this journal over the weekend every time I got on the computer. This is very impressive, almost makes me want to start a journal myself but nothing is going right so I have to settle some things before I can even attempt to act like some authority figure not saying you're acting, you're highly informative, I'll even get my license because of your recommendation. My mentor so to speak says I should get one soon but I still had doubts.
I emailed some sellers with offers because of your motivation and for that I thank you, I was hesitant since I'm extremely green but I managed. You've replied to some of my previous posts awhile back and they were enlightening to say the least, a little argumentative on my part and for that I apologize. From your responses I figured you were all work and no play lol but this journal proves otherwise, you're just an normal dude, a cool cat in my book, I especially like the bit about you jumping for your smartphone that's classic.

Thanks for your words of encouragement when was in the docs office. I made it through the day and stabilized.
But due to my concern with my issue, I parked in a NO STANDING ANYTIME Zone, right under the $$%&& sign! I didn't even see it. You know what happened right...Towed!!!!! You know how stupid I felt, and you know why I felt really stupid. At least I knew where it was, it was a $300 parking blunder. I had to walk home in my jacked up state, haggle with a cabbie to take me to the middle of nowhere to pound.
That was just too much for me to take, thanks to the good LORD I made it through the day.
Today is a better day, taking my time not to wear myself out.

Very quiet weekend
Saturday had 8 apartments showings in the morning, 1 one client I showed 2 houses to
One block away from home, got a call from another agent who had two properties he had that he wanted to show me first. My main investor saw both and made offers that were accepted.
Sunday, went to the gym, and the rest of the day just relaxed and watched karate flicks with my son. On the way to Babys R Us, happen to see a FSBO, contacted owner, got the info, told my main investor, offer to be presented early in the morning
Made my world famous lasagna while watching my son race around the living room in his new walker.
Life is grand.
Went to look at a property that came to my attention last night and this place was trashed and i'm being generous. Went into my truck and pulled out my tims to protect just in case because I was wearing sandals.
As we're inspecting the floors, I hear a rumbling in the side and out comes a rat the size of a pitbull. Ok i'm exaggerating but that mofo was huge. Tried to keep my cool from not screaming and embarrassing myself and having to leave the RE business.
Afterwards, investor made a very lower than expected offer which will get turned down but waiting to see if there will be a counter-offer. Hopefully.
Have a serious craving for chinese food; haven't eaten it in over 6 years, but dying for some sesame chicken and shrimp fried rice.
ok, i have to reply to this. i'm sitting here laughing. my son is the ultra soldier and snakes and rats don't bother him a bit, but he can't stand spiders. a few years ago in Germany he was a driver for a big, buff Colonel. Jared gets out of the van and goes to get the luggage. he sees a big spider on the Colonel's luggage and tells him he will have to get it himself. turns out the Colonel is afraid of spiders too. he also was in Iraq at the gym and ran into a camel spider (huge like a dog and can run like he##). he never went to that gym again.

When I was in NY, I got into acting a bit and was cast to be on there a few times. the SVU guys are great to work with and both Chris and Mariska are a pleasure to be around on set as well as the rest of the cast/directors. Though some of the outside shots tested your will with how cold it gets come winter months.

This last week has been one of last second revisions and meetings and mishaps to corrections to tenants with tastes greater than what they can afford apartments for to homewoners who want only to look at homes they legally, literally, figurately and fundamentally cannot afford.
Its the proverbial "champagne taste, malt liquor budget" scenario
The good part is I have roughly 18 deals in the works nationwide, 5 first time homeowners on deck, two headed to contract, got 3 people in apartments this week, 4 more looking for

Haven't been on as much as work has been kicking my arse but hey
Got a bunch of homes that are waiting to close, one with a massive amount of mold that was found in the final walk through.......DAMN!!!!!
Have a bunch of rentals and possible tenants who think they deserve an apartment with wi-fi and stainless steel appliances and they not even coming out of pocket for the place they live. Had one have the audacity to actually ask me if I can discount my fee and he'll pay me back later,.....GTFOH!!!!
Waiting for some replies from some of my out of state deals. Some were simply outrageous with what is needed. Trying to play hardball. They obviously must not know who I am.
Saw my kid walk for the first time and hung up on a conference call I was on right on the spot; when it comes to moments like that, everything else can be postponed. I think every single person i've ever known now knows; sent e-mails, blackberry, homing pigeon, pony express, UPS, DHL, morse code, radar, satellite.
All for three steps. Just crawled in circles from there on the rest of the night.
Back to reality
than experiencing the firsts of our children! Glad you crave your daddy moments and revel in them! There truly isn't anything more important or worth experiencing first hand at the moment it happens! What I love about being able to stay home! One of the many things!
Do you ever do deals in WI?
I am in no way complaining or venting per se, but these last few months have been a serious doozy for me work wise; multiple deals, clients wanting homes for the first time, investors looking for homes no one knows about, rentals for both working and working w benefits and those without has had me running ragged non-stop for the last 5 months.
Again I am not complaining.
Yesterday, after showing my third client for the day an apartment that was utterly magnificent, with stainless steel appliances no less, and they decided they "wanted better" I somewhat 'lost it'. I simply said "you're kidding right??? look its obvious i'm doing something wrong, so maybe it would be better if you found another agent". Walked out and got some ice cream. Clients called me twice. No reply on my part.
Been somewhat disorganized with my scheduling and deals i'm in, and its unlike me but i'm constantly doing 50 different things at once. Gonna take thursday and friday off to recharge and get organized.
FOCUS!!!!!
Maybe someday i will do what you are doing and take a couple of days off. I have caught myself losing my cool. That is not really like me but sometimes people just keep pushing the wrong buttons. But then again I
guess that's a reason their is successful people and the ones that are not. Have a great short break. Always enjoy hearing from you. Its always good to vent, and that in no way is complaining,
