I will be the first to admit; I love this site. I've learned alot and have met some great people on here, some of which I am actively doing deals with.

I've bought and read all of Dean's books several times over and they have all shined light on some things I never suspected. The one thing for me is i'm not a fan of assignments, chosing when I work with out of state investors is to get finders fees; its simpler, less expensive, and very cut and dry. But to each their own.

Since i've been on here I get asked alot

The Open House from Heaven

So I had an open house last night for some apartments i'm trying to sell and had to tweak it somewhat to accommodate this blazing heatwave we have been getting lately

Instead of wearing my normal dress shirt and shoes, I rocked my birckenstocks, fatigue shorts and white wifebeater(tank top) to those who don't know

Instead of just water, I had watermelon, mixed drinks, coronas, heinekens, sodas, vanilla, chocolate, rocky road, strawberry and butter pecan ice cream, chicken wraps and M&M's on hand. And some music to add.

This was a by appointment only open house as all the clients were pre-qualified for 14 clients for the 4 condo's. I had also invited the laundry list of agents and brokers I know. By the end of the night, I estimate about 50 people or more were there.

18 of the 22 interested parties filled out applications for the apartments, some of the other agents asked me if I could help them find clients and wanted to do the same type of open house, and everyone was happy at the end of the day.

Keep in mind the open house was from 7:30-9pm.

The last person left at 12:30am.

no now I am actually wearing some knicks b-balls shorts and sitting in bed on the laptop while keeping one eye on Sportscenter as all these 'experts' are breaking down thier opinions the same way;

I went to a Knicks viewing party where everyone swore up and down he was coming to the Knicks

But free food, drinks and possible connects would turn it down??? If he really wanted to win a title, he should have gone to Chicago. In Miami, they take up 90% of the payroll, and the bench will be all D-Leaguers.

I have a bit of a problem and not sure how others take care of it. I don't have the slightest idea how people research properties without having to pay money for the information they receive. I have looked at some of the sites on the net and they all say I have to pay money to view their info which I do not think I am obligated to do seeing as it is suppose to be free public info. I usually get info from other in the field or from real estate agents and have never really done any research on my own. Would like any info that others may want to give.

Hello

I have been trying to look for an agent who is willing to work with an up and coming investor like myself here in New York city. It has been very difficult. I either, e-mail or call them, nothing. Its very demoralizing. Im down, but, not out. I don't plan on giving up anytime soon. I have no experience and I just finish reading deans book. I was fired from my job 2 years ago. I have been looking for a job ever since, but, it is not easy trying to obtain work. My unemployement just dried up, Im broke, have bad credit, and no source of income. After, learning about real estate investing I figured this might be the way to go and make money. I dont't expect to be a millionaire overnight, but, I do need to put cash in my pocket, soon. You sound like a man who knows what he is talking about and I figure since you live in New York city I was hoping you might have some words of wisdom to help me out.

Things have been very hectic, which is always a good thing

I had an associate who i've worked with on projects try and go behind my back on a deal we were working on in Boston; had the audacity to go to investor directly and offer to split profit with him if he mentions he's not interested in the houses to me.

What he didn't know is that the investor and myself went to college together and have been tight for nearly 20 years. Added to that, this same investor was responsible for introducing me to Boone's Farms alcoholic beverages. Nothing completes a college students meal of spaghetti and meatballs than a bott,.....I mean a glass of Boone's Farms. Suffice to say, dude is out, I let all my people who have dealt with him the deal and now dude will starve because while he can pick and find properties, he's never found investors and is not the most sociable person.

Ok so this was a hectic but incredible weekend;

Saturday: As is the norm, 'The Brooklyn Emeril' made an incredible breakfast for myself and my wife, we went to City Island for some long overdue seafood at Tony's; If you go to City Island, you MUST go to Tony's. That's like going to Harlem and not at least looking at the Apollo. Enjoyed the sights and stores and visited the in-laws. Hopped on an 8pm flight to the ATL to see fam and look at properties on sunday. Got to mom and dad's around 11pm, and spent most of the night playing XBox with my nephews. That game is addicting to say the least

Sunday: Went to 6:30am church service. This is not a typo. Afterwards, over the next 90 minutes was introduced to just about everyone in the church by my rockstar level mother who's true calling should have been politician. Treated everyone afterwards to The Waffle House and then headed home. Got about 2 hours of sleep andhad to prepare to look at about 15 houses before my flight back to BK. Got to look at them, most of them I am extremely happy with and shouldn't have much of a problem selling.

Jumped on a 6pm flight back, touched down two hours later, my car was 20 minutes late, and instead of just letting me sleep as I mentioned for him to awaken me when I got home, the driver commences to tell me about how his girlfriend doesn't trust him simply because he made a few mistakes. One fo those mistakes was he "happened to have slept with her aunt. Seriously this is no regular aunt. If you saw her you'd understand" Noticing I was ten minutes I simply asked "Sergio, let me get some sleep until I get home"

Got home, hugged and kissed my family and the grind continues.

Do you have or happen to know where I could dig up some study material, mine has been gone for over 11 years BROTHER and I am about to drop an elbow on someone's head !! Oh , sorry lost my match Sunday night and not too happy about that..But anyway, if you know of or have some study mat. you could hook me up with, let me know.. Thanks Brother!! K Star..

the school gives books, but that has been 11 years ago, when I took the exam, I left them there, went back to pick them up, they were saving them for me at the exam site. They were closed and so I lost them.. The champ was there last nite..lol

What is the big deal you feel in dealing with HUD's or how does that benefit the buyer???

i have been reading journals and posting a little, but i'm going through gluten withdrawal (in my journal) and it's no fun. as for HUD, i see that the same couple realtors list them all the time and just wondered if it's something i should look into myself as a realtor. just curious about getting into that part of the realtor business.

but I do know that sicne the gov'thas something to do with it, its complicated and time consuming and to the letter with very little to no deviation.

You shoulod ask yourself what is the pulse of the town you're in???

In that I mean is your area or the area you want to work on the way up or down??? Does there appear to be economic growth??? Is there an influx of younger professionals or/and families moving in the area??? Is it stagnant and the generations staying older???

Find a niche which allows you to spend your time best and with the greatest returns

I'm in lots of pain...

I went to the gym for the first time in nearly two months as I have been using P90X and went to my friends yoga class. Her aptly named "Yoga Extreme" class.

Pain is not the word. I was very sore and relaxed afterwards, but after a hot shower and the adrenaline settles down, reality tends to set in.

My neck, shoulders, arms, chest, stomach, butt, thighs and calves hurt. Not "i had a great workout and am sore" hurt, but I got my arse whupped like Arnold Schwarzenegger got his arse kicked in Predator hurt. I went downstairs this morning to make breakfast and every step I winced "ow uh ouch argh gggrr". I just settled on a bowl of Honey Nut Cheerios.

Back to reality, just waiting on some confirmations on some deals I have brewing so I can move forward. Complained to my wife this morning as I was preparing my sons food. She sucked her teeth and called me a "&^%$ sissy"

I love her.


WTF!!!!????

So a colleague of mine who I have worked with soooooooo many times brought to my attention a client of hers who has about 40+ home they are trying to sell off and who better to come to than yours truly???

Ok, so after showing the first 8 of which they are looking to unload, I bring out my favorite investor who I always give first dibs to and he proceeds to put bids on all 8. All 8 are accepted in one day.

So now friday is scheduled closing and the seller is nowhere to be found. Nowhere. She hasn't heard from her client since last week.

Agent doesn't know. Attorney doesn't know. How can you lose a client???
