OfflineWell, here I am! After seven weeks of devouring this site every single day for six to eighteen hours per day, I am finally starting my journal.
I never saw any of Dean's infomercials, but I did see the last five minutes of The Hansen Report when he was on as a guest. So I ordered the book. I was just ready. Of course, I had been "ready" many times before. Like so many of us, I have purchased thousands of dollars worth of "Get Rich Quick" deals and none of them ever worked. I have participated in dozens of the MLM deals and (sigh) am still dead broke.
But this was just a small investment, and I took the chance! What the heck! I could always learn a little more. I am admittedly, a self development addict! I know enough about MANY things to hold interesting conversations with just about anyone, but I am an expert on nothing.
But that is going to change! I am going to become an expert at REI! I had just gotten my RE license here in CA a few years ago when all heck broke loose and the market collapsed. I worked my tail off for six months or so without making a penny and when I was going to have to invest in more classes or let my license go, I had no more money to invest and let it go. My husband had recently died and I had to go back to work for money. Ugly thought...
When I got Dean's books, I knew enough about RE to see that this one could REALLY work. He gives us ALL the steps!
My three daughters are all grown and gone from home, so I have no distractions there. I do have a full time job, but whatever...
I devoured Dean's books and immediately got on this site, where I have been planted for weeks! I saw that Anita was in Southern CA and tried to contact her, but no luck. Then paydirt! On one of her websites I saw that she was having a probate workshop and signed up! I was SO excited! I made up an excuse to be off from work that night and my daughter got out of her plans so that she could go with me. The night before the workshop, I went back on Anita's site to copy the info and realized it was dated 2009! A year ago! Thank goodness, I didn't make the three hour round trip. But what a bummer!!!
But now a lucky break! I am having to have my knee replaced (well, that part's not so lucky) but I am on temporary disability leave with my job for at least three months! I actually am not planning on going back until after New Year's, but they don't know that yet. Should give me some good time to get things started with REI!
Like Carol said when she started, failure is not an option! It is what I must do! I am closing in on retirement and I have no retirement plan. My job is very physical and I cannot keep doing that! (explains the bum knee) and I cannot have my children having to help me pay my bills! I have been totally independent since the age of 16 and am not planning on that changing.
Today is my birthday! Both in real life and symbolically with my RE journal and my new life as a Real Estate Investor!
I am thrilled to be one of the new Graziosi Investor babies! (I did NOT say babes!) So here's to us and many years together sharing our highs and lows!

My goodness, time is sure going quickly!
I got my website up last night. I still want to find some clipart and figure out how to add that, but at least it is up so that I can refer clients to it.
Another step in looking more legit!
Have a few more tweaks to do on my contracts.
Bill gave me some more sites to check for FSBOs.
More progress each day. And it is in the forward direction, not backwards.

wiseuppeoples posted on your journal. Obviously, it is gone now. I saw his user profile and read his rant there. Must be the left over effects of a full moon; it really brings out the crazies. I don't have a problem reading actual stories of people that have been disappointed; you would expect that with a group as large as DG.com. I just wish they could be more eloquent in their depiction of the facts. Just my two cents.

Don't know what that was all about, but didn't sound good. But I will say this, for the people I have met on here, they are all more than people with advice, they sincerely get to be a total support. And it made a huge difference in me trying things alone.
I sent you a PM a few minutes ago then saw your journal up.
Usually don't read journals, but have started that recently.

Well, I met with my realtor yesterday. I liked him very much! He seems to really know what he is doing. He is a fairly young guy but he is second generation in the biz so he walked in already having all the connections with the banks,etc.
His company works with a lot of banks handling their REOs (he brought a big print out with him to the meeting). He also does a lot of short sales. Says he personally closes 4-6 SS per month. I told him I am not interested in doing SS myself because there is so much to it but asked if I come across any does he pay referral fees? He said "Yes" he would pay me 20% of what he makes on them. Says he has NEVER had a short sale fall thru as he knows exactly who to call at all the banks and what they want to get them thru.
I gave him the parameters for what Elix and Michael Mangham are looking for and told him they CANNOT be on MLS. Says there is a different person in his office who handles Elix's requests but he will refer them to me.
He is supposed to be sending me a list of 90+ DOM and expired listings this morning.
Hopefully, he is legit and not just blowing smoke! But on the same note, if he is legit and starts bringing me things, then I have to figure out how to follow through with them.

Well, I decided not to wait until tomorrow to email the realtor I met with yesterday.
I am going to be at one of Dean's auctions tomorrow, so I wanted to make sure I got it out. I asked him to try to send the lists to me tomorrow so I could go over them and see if there were any props I might want to look at this w/e.

You know what they say in the south, "He can kiss my grits!" Or "Next!".
No worries.
I went to Dean's function yesterday. I refer to it as "function" because it was not what I was led to believe. I thought I was going to an auction. It wasn't. It was actually a presentation on several new programs that he is introducing. In all honesty, at first, I was a little aggravated because I felt that I had been brought here under kind of tricky advertising and I just do not have money to spend on new programs right now.
I stayed for the whole time-five hours! So, obviously, I got over being perturbed. It actually ended up presenting some things that I am very much interested in. Once again, Dean came through! He honestly is always looking out for us.
AND....I met another realtor who "claims" that she and her partner are interested in working with me. Time will tell.
It was, all in all, a very good meeting. But by the time I got out of there, I was absolutely drained!
Got to go email my "potential" new realtor team.
