Thank you Karen for taking the time to look at my emails and the advice given about those topics along with the phone calls and what was discussed on those calls. You say you are not much help as you aren't an expert. Well. It has been a very big help . Step by little step we go along . I hope that we can continue, and some of what we have discussed that I've have said has giving you some insight too. Soon I hope you have a firm handle to grab and hold onto in this business.
There are others helping TOO and ***I'm grateful to them***. One in particular at this time. But, YOU got it started and keep it going. It seems I've taking up the hardest task in this business, oops. But I'm going to give it my best go at it.

This is not a business of one on one where the one is you on both sides. You get no input or output but your own. Not good. Like the coyote in the desert (Right Jim & Bill ? ) or statement question forums where very few respond.
**Karen I hope you don't mind this and the next post as rewording them in a journal of my own would have the same outcome as some forums of mine.**

I know you are still trying to find your way, but yet have answers and direction. So keep climbing it is helping a few.

Hummm. Somewhere in this book it had ladders. I need to get a couple to lean on that cactus to find the next stage. Those birds were trying to catch are hard to find.

karen I noticed that you became a member last July...This July I have decided to retire. Like you I had some "luck" and needed foot surgery and was allowed time )2 weeks) to read Dean's books and study for my real estate license (if I go through with it...still on the fence it having this license (I'll always have the knowledge) will help me...Having access to MLS.. is a perk...but following strick rules/laws may cramp my style...How are you doing with probates?? Let me know!!

Thanks for stopping by my journal. I have not been as active on here lately. But it is a great place to make wonderful friends and get a lot of good info.

I am focusing on L/Os right now. I may pursue probate later but since it is really best to choose one area and become expert at that, L/O has become my first choice.

I am making steps forward still and making plans.

Seriously, I can ACTUALLY keep up with your journal now! That is one good thing. I will have to stop by a certain car sales place to check out some cars that hold 6, gets good gas mileage and has all wheel or 4 wheel drive.

How about we put an offer in on that property? Even though the listing agent doesn't seem too willing to take a low offer, we can always put in the contract that we require a proof of service of the offer to the seller with a signature from the seller stating he looked at the offer. (Gotta be that way here in CA folks, that really is the way it is here! )

Mine. 1 step forward and 2 steps back. . I spent a week + sifting & submitting 100s of properties that were the better of the lot, I thought, and that Daemon mailer shredder got them !! More like Demon non mailer! I went to try & find them again, wasn't able to. I was sending them direct from the site so I have no record of them, either. Ooh craps!! Another FYI, do not do that if you already did not know. Also if you use some of those sites where you are supposed to be able to merge your stuff. Bring it all back in and put it together home style and resend it. Some seem to lose them tooo. At first I thought it was the computer and was going to take it out back and do some target practice on it. As I was getting ready to do that demon non mailer set me a notice. Computer got a reprieve . Live Chat got very lively!!

Hi Karen. Just shut down 2 computers. Was another heck-of-a-day & took a break to come see what news there was on your deal.

I have not posted here for awhile but that does not mean I have not still been working on my RE. I have!

I am going to be in Ft Worth at the end of this month for four days for a L/O class with emphasis on setting up my biz properly and MARKETING, MARKETING! My definite weak areas! I can't wait!

Good for you on the conference in TX! Is the realtor still working with you, I haven't heard; of course I'm on a loaner computer and lost so many messages I never got to read.
