Of course I've been thinking about you and hoping you are feeling better! You're one of the gang, Sweetie!

Nope, they did not take my insurance! They tried, but I ALWAYS do my homework ahead of time before I try anything new. I went straight to HR and in my conversations I mentioned lots of little tidbits like "Well, on page 6 it says as long as a full time employee is working at least 30 hrs/wk they are entitled to benefits." I have been classified as full time for over two years. My boss is just trying to get me to quit, I think. I'm keeping my benefits!

They also are not letting anyone work less than five days/week anymore, but I told them I could only work four. They weren't happy but I got a doctor's note. I had to fill out paperwork for "disabled employees" and it will have to be approved by a committee.

Then I would say things like "Well, as you get older you just don't heal as quickly!" Wanted to pepper in some phrases that could show discrimination if action was taken.

I got my four days! But honestly, right now I really cannot do more than that. My knee was feeling amazingly well, but last wk after being on it so much it has started really hurting again. I am now limping again. This is not a good thing!

Usually, I have been working Sat, Sun, Mon, Tues and taking off Wed, Thurs, Fri. My knee has started hurting so I took off today instead.

Luckily, they have not made my schedule yet so I have been able to just set my own. As long as I am working most week ends and getting in full shifts on the days I come in.

I have been trying to get as much done before I go to TX as I can so when I get back I will be ready to move faster.

I have found a bookkeeper and a CPA. I will probably have the CPA set up my LLC. I need to set up appointments to talk with them.

I have spoken to and lined up a mortgage broker who is very proficient in L/Os and have a credit repair company lined up. Between the two of them, they are usually able to get the T/Bs qualified for a loan in less than a yr. This mortgage broker has underwriters w/all the main lenders who know exactly how to work w/ L/Os and how to get all their credits and how to get them approved. The system I will be utilizing has a 90% success rate on T/Bs purchasing the homes.

I am getting my list made up with contractors, handymen, locksmiths, etc.

I am designing my brochure for mailouts and working on zip code lists.

I have the name and contact info for an awesome VA (virtual assistant) who can make up mailing labels and weekly email newsletters w/pics of houses that I have available.

I have been corresponding w/several DGers via personal email, helping them get their contracts, etc set up and answering any questions I am able to.

I'm sure there is more but that is all I can think of right now.

So, you see, I may not have been on here as much lately, but I am still in the game!

This is SO much more fun than selling cars!!!!!!

you have been busy-great progress; even though setting up everything takes time and effort, and you can't come here yelling 'I gotta deal' (yet); I know that it will be the foundation of many great deals in the near future. We all know that you're always 'in the game'-we do miss you though!

Karen, I JUST finally finished reading your L/O thread, and then your journal.. It's 2:43 a.m! What a fun bunch! I feel like I know you all now, lol. I am just coming back after a self-imposed time out, I joined DG quite a while ago, but found that I couldn't get off the site, and was reading all day and all night, and not actually taking any real ACTION. So I'm back, tentatively, I need to have some self discipline, I guess. Lots to learn here, which will help me "out there". I've made progress, in that I've sent tons of Matt's realtor letters out (no success at all, I may have to see how Karen tweaked hers) and have copious notes on various strategies that I've pulled from all the reading I've done. I've posted ghost ads many times on C/L, also with some response but no serious buyers, although I've just gotten some great ideas from these journal comments, and I've finally decided my strategy to start will be L/O. I'm going to be setting up websites this week, have a large list of previous cash buyers to contact, and ready to start this business for real this time. I need to finalize my contracts and then just start contacting buyers and sellers. I'm actually feeling empowered finally, and ready. I "see" it all happening, and large numbers in my bank account. Let's do this!

A collective thank you to all of you who have so generously shared your thoughts, ideas, and tips, not to mention all the humor that is so welcoming and fun! I hope to quietly slip in here and gradually get to know you better, and maybe even have some tips of my own to share! This is an awesome group, and I'm glad I found y'all!

I talked to my new CPA Friday night. He is very funny and understands L/Os already. It will be great working with him. He says instead of a RE specific atty who works more specific w/title and that type of things for L/O he thinks a contract atty would be better for me. He actually gave me the name for one who is contract AND does some RE. PERFECTO!

We already filed for my LLC and the Fed tax number.

I found a great printer and have gotten an estimate for my first 5000 brochures!

Went to the Post Office to open a PO Box and got the number of the dept to call re bulk mail.

Found a source that I am probably going to use for yard and directional signs.

Now I am just waiting to make sure the name I am planning to use is available thru the LLC and I can start ordering paperwork, signs and brochures (still got to finish designing these)

Thanks for the vote of confidence. But I think the phrase goes something like; tough guy seem to finish last. oops.
Update.
I need to find some honest and not fickle buyers. I have a bunch of 3 - 2 - 2s + at approx. 1200+ sq.ft. and a market ratio of 0.35 to 0.60 in the broader Seattle area. Yes, they are listed in one way or another, but not all are openly advertised. You know how that came about. Know of a few serious buyers?? I could get out of this fix we've been discussing.
