I am starting with Zer0 $ of my own money to invest. I will be focusing on assignments and lease options to begin my investing career.
Two main reasons I am starting this journal -
1)- To be more accountable.
2)- To TAKE (more) ACTION.
Prior to yesterday - Last Wednesday, Thursday Friday and Saturday I read the entire Profit from Real Estate Right Now (I have not read many books in my life and I am not a big reader but I had some time and could not put it down). Also, I have had the 2 books for ? 1/2 a year or so.
Yesterday -
- I put out 1 flyer at a local grocery store.
- Called back a caller from a bandit sign that I put out Thanksgiving day.
- Called back a buyer (from a previous bandit sign)that is going through credit repair. She should be able to get pre-approval within 30 days? So I have her on my IEE buyer list.
- Started a email folder for my IEE buyers ( 2 ).
- I read 20 pages of Be a Real Estate Millionaire.
- Posted 1 postive reply/comment on this site.

- I had a meeting with a cash buyer and discussed me using his money to make offers with the intent to wholesale the deal. He is more into buying fixing and Lease Purchasing his homesBut, he said ok. He is going to let me make offers using his POF letter and Earnest Money. If we make a REO offer we will use the Due Diligence period to sell the deal. If it is not a REO we will ask for 21 days due diligence and sell the deal.
- Went to myhousedeals.com and pulled a list of cash buyers to contact for my cash buyers list.

**Got my 1st call from my 35 cash buyers letters. - This guy had a ton of questions and wanted to know the last 2 properties I had gotten under contract. I had all his answers and I knew the last 2 by memory since they were last month and the month before (homes I was the buyers agent on for my investor. I had found and negotiate the purchase so I had the info.) He said he would have paid me 4k on the first one and he would not have been interested in the second one. He said he buys in Ga., bought 150 homes last year, has 2 real estate companies and would buy from me. Then he said he had a meeting and had to go. This guy took the addresses from me pull MLS, then went into tax records and pulled info. He had pictures and comp sales in front of him within seconds. Cruched numbers and even gave me a little info. on a area. So, he is on my list.
***Had my first call from a buyer on my craigslist ad. He wants owner financing and was going through a tough time with a loan mod. with B of America. I told him I would look for a home and call him when able.

Maybe it is just me, but 2 years ago Ghost ads did me wonders found me a ton of
buyers. I have noticed this past year though i get calls from them and no joke get called a scam or a lier.
I have since started putting up ads such as
"Looking for serious investors to buy over stocked property"
"Me and my partner are getting more properties than we can
buy and want to pass these deals off to serious buyers"
"Respond to get on our buyer's list"
No joke i have had some serious results and honestly less
lying and using the line "Ohh i just sold that house but i
get those types all the time"
Thinking about it now, that does sound kind of telemarketing like.
My opinion EVERY ONE is starting to use ghost ads and people are
being buyers and agents are starting to figure out most of those
ads are from newbies or scams...Remember craig's list is full of them.
I hope that helps a little if anything, its just my thoughts on
ghost ads and how i changed up my game plan and came out with better
results..

My ad is a actual home that I was the buyers agent on for a investor. He would allow me to wholesale the home. However he has started the rehab and it is more like a discounted home at this time. BUT, there is a home, for me that is a must.
