Reat to Own Deal Closed 2/5/14 = $3760

I am starting with Zer0 $ of my own money to invest. I will be focusing on assignments and lease options to begin my investing career.
Two main reasons I am starting this journal -
1)- To be more accountable.
2)- To TAKE (more) ACTION.
Prior to yesterday - Last Wednesday, Thursday Friday and Saturday I read the entire Profit from Real Estate Right Now (I have not read many books in my life and I am not a big reader but I had some time and could not put it down). Also, I have had the 2 books for ? 1/2 a year or so.
Yesterday -
- I put out 1 flyer at a local grocery store.
- Called back a caller from a bandit sign that I put out Thanksgiving day.
- Called back a buyer (from a previous bandit sign)that is going through credit repair. She should be able to get pre-approval within 30 days? So I have her on my IEE buyer list.
- Started a email folder for my IEE buyers ( 2 ).
- I read 20 pages of Be a Real Estate Millionaire.
- Posted 1 postive reply/comment on this site.

Day - #394 (lol) Update

Update

Well here is how this deal happened (read first 28 days of my 30 days to real estate cash to see action taken.)

- I put home under contract to wholesale on 1/31/2012 (yep 2012).
- I showed the home to all my cash buyers and callers from craigslist and sign callers.
- I had 2 investors and 3 retail buyers that said they would buy the house after the tenant was moved out. The tenant was a hoarder and the home a gigantic mess and filthy.
- I could only show the home after 5:00 and by appointment only. The tenant had 4 kids, 2 dogs in crates and 1 to 3 cats. She was taking advantage of the seller a elderly man (and he did not know what to do, felt sorry for her and let her manipulate him) and had gotten the rent down from $700 to $400 per month.
- I believed in this house and knew it was a deal its just no one else wanted to evict her or deal with the dumpsters full of a mess.
- After 7 months the seller said "I am backing out, do not sell it, thank you for efforts". I told him ok and I would stay in touch. I continued to place bandit signs advertising it etc.
- I ran into one of my cash buyer and he said do you have a house for me and I said yep and I convinced him to revisit the deal. He once again said get her out and I will take it.
- On Nov. 31st I call the seller, wrote a certified letter giving his tenant 60 days to vacate (she had no lease but seller did not want her to be homeless with 4 kids at Christmas), had him sign it and I mailed it. Gave her until Feb. 1st to move.
- Shockingly she called and was moved out by Jan 7th.
- BUTT she said her ex-husband was going to stay out her last 3 weeks - nice(Also, she did not pay Jan 1st rent so he was staying out her unpaid notice/days).- Then seller called and said the house was now really vacant because the police picked up the ex-husband at the house on a parole violation.
- So Feb 1st buyer walker over (not through still to much stuff left behind so he walked over clutter to try to inspect).
- He requested seller to get more stuff out and at least clean up some in bathrooms. They had been used with out water running, really bad!
- Buyer requested to pay $800 less so I reduced my fee from $3800 to $3200 and sell came down another $200 He was not going a penny under 40k then 39k down to $38,800.
- Feb. 2nd and 3rd more stuff removed and we were set to close.

My Wholesale Deal Closed Today, $3,200-Check in Hand

- Closed today wholesale deal for $3200.

Key points
- I owe it all to GOD. HE gets all the credit and glory, I could have never done this by myself. The prayers to help the elderly gentleman, prayers to do the right thing for those 4 kids, 2 dogs and random number of cats, prayers to help me provide for my family and prayers for the buyer and his end tenant/or buyer.

- I did not quit on this deal. Slowed down a few times but never quit.
- By always being kind and considerate to sellers tenant, I continuously planted the seed "by telling her, it is just a matter of time. The seller has to sell and I will be selling this home soon (soon took 1 year and 5 days).
- Once I put the needs of the seller above mine and was mindful of the tenant the deal came together and closed. After awhile it was not about the money it was about being creative, helping others and creating a win win win win situation.
- I almost killed the deal on Feb. 3rd when the buyer said he may not closed and asked me to reduce my fee. I really got twisted when he implied he wanted my fee reduced not asking for reduction in homes price.
- I learned next time to be pre-prepared for that question. I had another buyer but I was scared the time it would take that the seller would change his mind and try to back out or die, lol.
- After getting that close I was not gambling on not closing this wholesale deal.
- Next time I will ask seller to discount, before I reduce my fee.
- The attorneys office was easy to work with and had no problem with my contract or assignment contract.
- Attorney did put me on the HUD as "assign of contract".
- Really believed that if I did not quit I would close a wholesale deal and "I did it".

$3,200 Wholesale Deal Closed Today , cont.

A few things I learned from this wholesale deal.

- Focus mostly on talking to sellers and making offers.
- I got caught up in a lot of the busy stuff that does not make you any money (letters to past cash buyers, mapping out my area etc.).
- Put out signs, make calls to owners then get buyers from the property you are trying to sell.
- Marketing, offers, research property, market some more and close is what has to be done to get paid. That was my experience on this deal.

Property under contract - now marketing to assign/wholesale it!

Instead of waiting until I assigned this one that thought I would go ahead and post and maybe it will help someone else take action.

I have a property under contract.
Here is how I did it.

I put out bandit signs (we buy houses, any condition, my phone number, www.danbuyshomesfast.weebly.com) and a guy called and said he had a house to get rid of.
I asked him about the house. Wrote down details.
Researched the home online at tax site, zillow,and MLS.
2 recent sales with last 4 months same street at 51k and 35k.
I went to inspect the home.
This house is in West Atlanta and is in badddd share. House needs 18k rehab.
Said he would sell for 10k. I negotiated down to 8k and he signed a contract (The same contract found on this site under Forms section to the left).
This home will have a 60% to 75% ARV (after repair value) depends on work done & buyers cost.
Next I started putting out signs House for sale, $12,000, my phone number).
I posted property in craigs list, postlets and blast to my buyers list.

I am getting a lot of calls and some interest. I have a code box on the home so I
do not have to show every time some is interested. (cost $20 bucks).
Every one that calls that is a investor or real buyer that calls I put into my buyers list. I take the name, number and email address. I put them in contacts in gmail. I can then put a free ad in craigs list copy it a send it to all of my list in about 2 minutes.
This one is about as basic as it gets. I put out signs to buy. Answer the phone, talk to callers and inspect/research the home. I put out signs to sell, take calls and answer questions.

Keep taking ACTION, Learning and Growing.

Update - Just Assigned Contract and E.Money at Attorneys Office

Update,

- Assigned the contract today (today is day #19 of this deal). Closing next week.
- Collected a $500 non-refundable Earnest Money Deposit.
- Turned in contract to Attorney to pull Title and prepare for closing.
- Put the buyer in my Buyers list.
- He also wants me to find him a new primary residence as well as more wholesale deals.

- This is a very basic deal
1)- Put out a "We buy Houses" Signs
2)- Took calls, negotiate a contract
3)- None of my buyers on my list would buy in this low price range in Atlanta
4)- Put out "House for Sale Signs" $12,000 and my phone number
5)- Took calls, negotiated a contract. The title /closing will be ready next week. Then I go to closing to get my check, $1,500 - $2,000. Not a big check. But a solid little deal that looks like it will lead to more deals and a opportunity for a big deal when I find him a primary residence to buy. Approximately 5 hours in this deal.

The Purchase Price is $8,000

This was a 2/1.
The back roof had fallen in and the home needs about 20k in repairs.
I did not need to do a lot of inspection due to it is a mess and the buyer would have decide how much rehab to do. Kitchen,bath,drywall,floor and new roof.
A owner of a construction company is the buyer. he is going to add a bedroom to make it a 3/1 and hold and rent it.
