Reat to Own Deal Closed 2/5/14 = $3760

I am starting with Zer0 $ of my own money to invest. I will be focusing on assignments and lease options to begin my investing career.
Two main reasons I am starting this journal -
1)- To be more accountable.
2)- To TAKE (more) ACTION.
Prior to yesterday - Last Wednesday, Thursday Friday and Saturday I read the entire Profit from Real Estate Right Now (I have not read many books in my life and I am not a big reader but I had some time and could not put it down). Also, I have had the 2 books for ? 1/2 a year or so.
Yesterday -
- I put out 1 flyer at a local grocery store.
- Called back a caller from a bandit sign that I put out Thanksgiving day.
- Called back a buyer (from a previous bandit sign)that is going through credit repair. She should be able to get pre-approval within 30 days? So I have her on my IEE buyer list.
- Started a email folder for my IEE buyers ( 2 ).
- I read 20 pages of Be a Real Estate Millionaire.
- Posted 1 postive reply/comment on this site.

- Checked on my cash buyers offer with the bank (nothing yet).
- Searched for a new bandit sign caller a LO home.
- Went to look at 1 forclosure for cash buyer #3.

Day # 92

ACTION =
- Put out 1 - I buy houses Bandit sign.
- Made 1 - I by houses Bandit Sign.
(I know only 1 sign Dan come on etc.! I am making them and 1 a day x 31 = 31. That is a goal I can reach at this time.)
- Searched online for a foreclosure for a cash buyer.

**- I reviewed some of my progress over the last 90 days and decided it is time to focus on sellers. Looking back at the last 90 days I now have 3 rock soild cash buyers ready to buy from me now, 2 I have seen there bankstatments and 1 I have sold 3 homes to in the past, as his buyers agent. I have a list of 8 active buyers looking. They are all at different stages of when and how they are going to buy. I have a database with many potiential buyers and I have made progress putting my past buyers in my data base. My data base looks like this - I have Cash buyers, Active buyers, Buyers that are 90 - 120 days out labeled as Watch, then I have a list of people that I know are going to buy in a year or two and that is labeled as my Qualify list buyer. I use my contact tab on my yahoo email to keep, update and grow this list.

I am going to make money being a REI I must now start to market to sellers. As I read from a soild REI guy on this site some time back you have to have a property to make money so now I am adding that area to my efforts. Also, I will continue to get buyers once I have a property to market. So I am gettin gcloser mainly because I am not stopping. Also thank you to Bama Girls journal mentioning that I buy houses - Any condition - Phone number and website (squeeze page) {I do not have a website yet,so until then just my phone number.

I WANT TO DO 100% OWNER FINANCING BUT HOW??

i'm trying to do a NO MONEY DOWN "DEAL" with this Realtor,this guy his been e-mailing me every other day,til now.any-how the houses(2) he wants to sale are gonig for 27k and the other at 35k.market values are 100k,one property is in tax trouble.i made an offer of 10k for ea.oh"by the way these are 3bedroom ea.,1542,1224 sq.ft.,year built 1923 and 1930.MY QUESTION IS HOW CAN I PUT THIS "DEAL" TOGETHER.i'm looking at 100% owner financing,but i'm not sure that i understand (100% owner financing).I DO HAVE A MOTIVATED SELLER!Plus i e-mailed this realtor 30 OFFERS" at 50% off asking,(100% owner finacing) have'nt received one response yet.
what i(think)i get so far out of 100% owner financing.either 30-70%,50-50%,meaning 30%(or 10-20%) down payment at terms with owner for 5 years,the remaining 70% this is where i'm "STUCK" AT!!the remaining 70% is done thur a conventional lender(bank) or "hard-money"??MY QUESTION HERE IS,WHO IS GOING TO THE BANK OR HARD-MONEY LENDER,THE OWNER AND MYSELF,OR JUST THE OWNER.OR IS MY CONCEPT WRONG ANY-WAY??

Well Pilgrim, I can see how far you have come and how far you have to go to meet up with your dream. I do watch your posts and as of late I have been away doing my REI thing. I also see that many have come to you for advise and that is a good thing if you want it to be. I sense in your posts you are becoming somewhat being pulled at all sides from others. You must look out for number one first Dan, this I know. When your success comes, and it will, then and only the should you allow yourself to be a helper or advisor so to speak. I have a feeling that this is pulling at you.
I am not a rah rah type of person and I do not blow smoke up anybody's backside, I just try to tell it like it is out here. Stay the course my friend, it is right infront of you, you just can't see it yet. With much hope for your success...Jan

Funding ideas

Hello everyone,
I am in need of some ideas with reference to funding. Although i do have excellent credit (800+),and have some funds, my situation is not being able to document income. Any help with ideas would be greatly appreciated it.

Consider starting to put enough money in the bank so that you can document it. After 1 year you can prove your income on a loan application. Perhaps you will need 2 yrs. for a mtg.? Not sure about guidelines anymore. I was a loan officer for almost 10 years But that was 5 years ago!

The advise you gave on post #10 for possibly working with FSBO owners to allow you to use their property instead of ghost ads is excellent. It could be another way to earn a fee by helping them sell their home. If you brought them a buyer that closed, would using a just a birddog fee be the best way to go?

Hey Steve,

If you are not licensed and brought a seller a buyer you would hve to work out with the seller and the attorney how it would be stated on the HUD1 closing statement. Also, if the buyer is getting a loan or not would come into play. Perhaps consider posting this question fro everyone one answer. Unfortunately or fortunitally for me I usually just use my real estate license. I am limited by the amount I can make using my license. In this situation I could make 7,000 on a 100,000 loan by beingh the listing and selling agent.
