Reat to Own Deal Closed 2/5/14 = $3760

I am starting with Zer0 $ of my own money to invest. I will be focusing on assignments and lease options to begin my investing career.
Two main reasons I am starting this journal -
1)- To be more accountable.
2)- To TAKE (more) ACTION.
Prior to yesterday - Last Wednesday, Thursday Friday and Saturday I read the entire Profit from Real Estate Right Now (I have not read many books in my life and I am not a big reader but I had some time and could not put it down). Also, I have had the 2 books for ? 1/2 a year or so.
Yesterday -
- I put out 1 flyer at a local grocery store.
- Called back a caller from a bandit sign that I put out Thanksgiving day.
- Called back a buyer (from a previous bandit sign)that is going through credit repair. She should be able to get pre-approval within 30 days? So I have her on my IEE buyer list.
- Started a email folder for my IEE buyers ( 2 ).
- I read 20 pages of Be a Real Estate Millionaire.
- Posted 1 postive reply/comment on this site.

KNOWLEDGE =
- Listened to the first 2 sections of The Edge.
- Completed the 3 tasks that Dean told the students to do. 1)- 10 Coolest things about me 2)- Where I am now, going and how to get there.
3)- Constructing your success network.
- Watched a 50 minute online class on HUD (Housing a Urban Development).
- Read 10 pages of Be a Real Estate Millionaire.
ACTION =
- Started my Cash buyer list. Contacted a cash buyer that I had sold a house to years ago to assign homes to. Put him on my Cash buyer List (1).
- Got 2 FSBO's #'s on may way to put out a bandit sign.
- Put out 1 Bandit sign (Ok, I only had 1 made and I had to get to work);-0 .

Congrats, I think you are on the right track. Before I did my first deal, I had to do it a different way. I started out with no money, and I used other people's money to get started, and I still use it to this day. But for me, I had to believe that I could do it. I had to really believe in my mind and heart that I could be a real estate investor. Once I let go of that resistence, it was amazing how the world opened up to me. I am lookng forward to reading about your first deal soon!

rejection!!!

I put my first advertisement on craigslist yesterday simply stating that I have homes available at a considerable discount to FMV. I've receivd two calls from real estate companies chastising me about doing this without a license! My response was that I was new to REI and was for now, just looking to bring buyers and sellers together. Eventually I do intend to get licensed. Should I expect more reactions like that or is there a way to respond to that criticism?

Thank you Jeremy K., / jkelly1 - I would love to here exactly how you did your first deal from start to finish with someone elses money. I have bought and sold 2 properties many years ago. One I bought for $1,000 down lived their for 3 years rented it for years then sold it.

Mattmazz - Many successful RE investers do not have a licence. I am not a successful real estate investor yet! I do have a real estate broker license in Ga. I read a forum on this site recently about ghost ads. Maybe you ran into a disgruntal real estate agent trying to find homes or seller to list properties? If you do not have a property under contract, perhaps find a property maybe a FSBO that will agree let you market thier home? Then use that property to build your buyer list? Wish I could help more, but also, I am not a coach and do not want to give you bad (free) advise.

Just read, read, read as much as you can and you will learn so much about how this business works.

Yes, you can probably expect more calls like that. People don't like competition, especially when the market is bad. A lot of agents don't understand how we work. With RE investing you are tying up a contract with a seller (in assigning or wholesaling) and selling "your contract" to a buyer. You are not selling another person's property for them. Then, you would need a license.

Day# 5

Yesterday -

KNOWLEDGE =
- Read Chapter # 5 in Be a Real Estate Millionaire.
- Read 3 pages of jbtoggs journal (Good journal with inspiration and info.).

ACTION =
- Called cash buyer from yesterday. Updated his email address, wrote down his wants, said he was glad I called and he will let me bird dog to him. He wants big discounts, I have started the relationship & he is on my Cash buyers list.
- Returned a call from a bandit sign.
- Got set up on FMLS email alert, will get email each am with all homes that are 3/2 or bigger in Powder Springs Ga. (about 45 minutes west of Atlanta). If you are Ga. PM me if you need the help of a real estate broker licensed in Ga.
- Found a REI group in Cobb County. Plan on going 2nd Monday this month.

ACTION =
- Returned 2 bandit sign calls(one is approved to buy to 85k in my area, has a agent but said she would buy from me if I found her a home. Looking today).
- Researched a home for cash buyer #1, it is still avavilable.
- Set a appointment to meet cash buyer #1 to look at a home and discuss another home that he has for sale.

Yes, these last couple of calls were from signs that I had put out prior to starting my journal. Here we can only have them out Friday after 5:00 until Monday 8:00AM. I do not put to many out because I want to make sure I can be fair to all and call them back and try to help them. As I make more time I will have more up. When I put out a sign most of the time I have someone elses property that I am trying to market. I currently have several up in stratiegic locations that I can leave up. They do get pulled usually within 1 day to 2 week sometimes longer. When I put them up all over they get taken down quickly.

Perhaps you can put them up in your area from Fri.evening until Sun. evening?

2- Callers I spoke to, I know what they want and am looking for a home.
3- Buyers that I am showing homes to.
4- Cash buyer list.

- Called 2 FSBO's 1)- needs a kitchen, has 2/12 acres, 2)- is free and clear, sellers mom died, sister lives in the home. I have to check value vs his asking price. Then go see inside, will ask if any other property for sale?

- Set appointment with 85k buyer Thur. 3:30.
- Set appointment with cash buyer Wed. 10:00.

- Started chapter 8 in Be a Real Estate Millionaire.

ACTION =
- Previewed a property with cash buyer #1. This is a home that he wants to by as his primary residence. It would not be a rei investment deal for me BUT it would get me the money for the success acadamey, (405k purchase listing agent offering 6% commision to selling agent), so it would be a big piece in my rei journey. Also, he does buy many foreclosures using hard money. We also discussed him getting me a list of his next few properties that he is looking to buy.
- I found 4 properties that sold within the last 2 months for cash in my area(found them on FMLS). Found them using a technique that Matt Larson mentioned on The Edge 2010.
* I will not be inputing anything in this journal about what I should do, want to do or am planning to do (I have done that for many years prior to this start at rei). I will only be posting what I did you yesterday. - Glad I typed that!

- Finished reading chapter #8 - Be a Real estate Millionaire.
- Watched a 42 minute flat fee listing webinar, will be helpful to get into pre-foreclosure homes.

ACTION =
- Gave the cash buyer #1 the comparable sales information he requested.
- Searched and found a Estate Sale home for sale.
- Went to the Estate sale home to check it out. I see $$$$$ signs.This house is a big mess. All rooms need rehab and both bathrooms need to be gutted. BUT, it is 4 sided brick.
- Registered for a HUD class. How to bid, market, and general HUD procedures.

- Went to a 3 hour class on the new HUD homes website. Who can buy HUD homes, when investors can make offers, how to make offers, market, and finance HUD homes with FHA, conventional or cash buyers.
- Started reading chapter #9 in Be a Real Estate Millionaire.

ACTION =
- Had a appointment with a bandit call buyer to meet in person and get from her exactly what she was looking for in a home.
- Went to look at 2 homes to see if they were at fit for a bandit call buyer.
- Researched the value of the Estate home that I looked at yesterday. Also, researched the tax records for the Estate Sale property. Not exacly sure what direction to go with on this property.
- Wrote my letter to go to cash buyers on homes that I find through FMLS that have already closed (anyone reading this in Ga. that wants info. on FMLS contact me and I can help you).
