I am starting with Zer0 $ of my own money to invest. I will be focusing on assignments and lease options to begin my investing career.
Two main reasons I am starting this journal -
1)- To be more accountable.
2)- To TAKE (more) ACTION.
Prior to yesterday - Last Wednesday, Thursday Friday and Saturday I read the entire Profit from Real Estate Right Now (I have not read many books in my life and I am not a big reader but I had some time and could not put it down). Also, I have had the 2 books for ? 1/2 a year or so.
Yesterday -
- I put out 1 flyer at a local grocery store.
- Called back a caller from a bandit sign that I put out Thanksgiving day.
- Called back a buyer (from a previous bandit sign)that is going through credit repair. She should be able to get pre-approval within 30 days? So I have her on my IEE buyer list.
- Started a email folder for my IEE buyers ( 2 ).
- I read 20 pages of Be a Real Estate Millionaire.
- Posted 1 postive reply/comment on this site.

Yep,
I had some people in th ebeginning laugh or say that is not enough. Well guest what. I use to plan on putting them out but either I did not make time, have time, have signs made etc. So I figured I can always put out one on my way somewere no excuses there. Also, Putting out one a day is alot better than planning to put out ten and not doing it.
Now if I could just get another call. One call so far on seventeen signs. Well it would only take one good call off one good sign.

I was wondering about bandit signs and I do need to start. On your buyer and seller signs, do you make them read the same or do you change them up. Also, how long do you leave them before changing locations?
Great news about the REO agent. Ive gotten very interested in REO rehabs, and REO's in general, but just havent been able to build my list of cash buyers. Lots of info on site, but have had no luck so far. How did you start getting results? There are some smoking deals over here, but its like a kid looking thru a store window at new toys. You can see, but you cant touch.
Also, you mentioned a while back that you were planning to approach banks to get unqualified buyers. Did you ever do that, abd if so, what were your results.

I am now working for a mid-size REO development company. I am finding, selling and marketing there REO's. I am very grateful for the opportunity to work side by side with these 2 gentleman. Buyer sign I change a little. Rent to Own, Low Down, Low Month, No Banks, 3/2, $650 - $800 Month - My phone #. Also, House for Sale, No banks, 3/2 $2,000 - $5,000 Down. I have closed sold many buyers homes using this sign. I use to use bandit signs years ago to get mtg. leads and I have clsoed many loans (In the past, I no longer originate Mortgage loans.) Now I use them to try to get to assign or LO or lease Purchase but I usually sell them a home instead.

REO's kid in a candy store - Yep, i know what you mean. For the most part you have to have money, a buyer with money, private money or in close with a hard money person that will give you a letter based on a property criteria (I guess, I am not sure about that, that is just my experience).

Just popping my head in to say Hi. The REO deal you got working sounds exciting, keep us posted. U now, Ive been scratching around here in Bham looking for a small bank that was investor savvy, no seasoning (except salt and pepper Lol) and flexible. Ive found one that kinda works, but still have to jump thru some hoops. I wanted to keep things local but looks like I might have to go out of state. Can you recommend a GA bank that fits your needs?

Hey Family,
Thought I would update you on my working as a REO buyers agent, marketer and seller for a RE investor in Cobb County Ga. Since starting with him in March I was his buyers agent on 11 homes and I put 11 families in all of these homes on a lease purchase ($2500 upfront and a credit check and plan with my loan officer). He currently has 23 homes and one 9 unit apartment building. I find the homes, run the numbers, make the offers and negotiate the deals. Then market the homes and we Lease Purchase them to end buyers. This investor ownes other businesses and he is not involved in the day to day activities. He has a manager that over sees his real estate holdings, deals with repair crews, the lease purchase buyers, watches there credit and moves them towards a closing with 18 months. This opportunity has been such a blessing to me. I am involved everyday with listing agents and their asset managers, buyers that I get through bandits signs and craigslist. I have been successful with this investor in a large part to what I have learned from Deans book and on this site. BUT, I am using it to move closer towards investing for myself. I now have some of the tools needed to be a successful investor, heck I do it every day just for someone else. I am so grateful for this investor an the opportunity that he has given me and now that I have earned. I will post when I have MY first deal and it may every well be a deal that I am partners with him on. I am still building, growing and working towards investing for me. I was dead broke when I found this guy. I found him off a owner finance sign on the side of the road (while on my way to a Mariott hotel to apply for whatever job they would hire me to do. My traditional real estate agent income was at a all time low and my wifes was working a lot of hours). I called him, he answered, I asked him if I could meet with him and he said sure he was about 2 miles away working on a house (Talking about divine intervention, that was 100% divine intervention (Thank you Lord) I meet with him told him what I could do for him with my RE license, past investing experience and marketing (the marketing, stratigies and ideas came from Deans books and this site) and he said he would give me a shot. I quickly got one of his vacant houses occupied (through a ad I posted on craigslist) then found and negotiated the purchase of three REO's I was was off and running. I now have put out 25 seller bandit signs this month. I will make and have 25 more out by this Friday. I have a ton of buyers and get plenty of buyer calls of my buyer bandit signs. Now I need sellers and I am starting to market for sellers with bandit signs. I did find a seller on myhousedeals.com that has a free and clear, vacant home that she inherited. I went to take a look at the outside and neighborhood and I have called her back and had to LM. The house is ok, but it is 3 doors down from houses that flooded here in 2008 (giant flood that wiped out whole neighborhoods). So after I see inside I will try to get a "Option to Purchase or Lease Option Real Estate Agreement" signed! I will update when I get a sign call or get inside her home.

Daily action = results
One thing Matt Larson talks about is process oriented v.s. results oriented. If you use Matt's 25:1 principal you need to make 25 offers to get one accepted. So if you want to do 1 deal a month, you need to be making 25 offers a month. So the question is, how do you get 25 potential deals to make offers on?
It needs to be a combination of marketing: realtors, bandit signs, ghost ads, business cards, craiglist, etc. Don't rely on on method.
So, I know this is long winded, bottom line is, don't forget to do the things that will get you deals. You need to be doing some kind of marketing every day.

Dan, sometimes you will have to do things that you may not think are productive. When I attend the local REI Group I am sometimes thinking of all the things I could be doing, but the people in the room may lead you to your next deal, partner, buyer, or power team member. So it is important to do something, but just keep in mind what you end goal is (get a deal) and remember that you need to take action first on the things that will get you a deal (marketing, deal analysis, making offers) and leave the other stuff for later on.
I am a morning person, so I map out my day so during the morning I focus on the things that I need to do, and the afternoon on things that I have to do. You can do the same. Maybe during the week you focus on the thing you have to do, on save the things that you have to do till the weekend when you have more time. Just my thoughts, hope that helps!
