With a deep breath and determined sigh, this journal begins. I think I have two memberships on this site. Some time back, I bought the book Your Town, Your Real Estate Profits! and read it. I joined the website and visited at least once a week, but I didn't sign in. I read Dean's emails and visited the blog to listen to his positive message and tone as much as to feed my passion for real estate investing.
I gotta thank you, Dean Graziosi, for the website and the low pressure outreach and the forums. These visits nurtured an ember I had banked long ago when I failed to do the work Mr. Sheets taught me.
Here's the current 411: In 2011, Dee and Dana walk the walk. We will continually educate ourselves, take each next right action, and develop REALationships with folks who share our path.

Dee and I joined a real estate investor club which meets once a month about an hour and a half from us. We were surprised to find ourselves at its second ever meeting and delighted to find that Wendy Patton is its organizer.
Mind you, the speakers for the second meeting were and ex-tax tribunal judge, a real estate attorney, and a real estate tax attorney (whose clients are ALL real estate investors). Our membership included a day long class (this past Sat) on asset protection and choosing a business entity.
We came away with our first wholesale buyer and some excellent first contacts with other investors... and we are in on the ground floor, so to speak.
I am grateful for the nudge that sent me in that direction. I got it here. Thanks, Gena. Thanks, CooperInvest for the question.

Take a set of "before pics" after you do the demo. When you meet the appraiser after rehab is done, offer 3 or 4 comps sold in last 90 days and your "before pics" to the appraiser for review. The appraiser will often use both your comps and your before pics strengthening your ARV.

and busy time since I last posted in this journal. I've been feeling like the tortoise rather than the hare. I give myself credit for taking action daily towards the realization of my REI business plan. But, I have never been good at plowing fields. I'm no show horse, but I want to saddle up and go somewhere five days out of seven.
I talked to my coach yesterday or the day before. I drew a great big blank when she asked me for an update. I could NOT remember anything I had accomplished in the past week. I knew I had accomplished stuff. I knew I had begun stuff. But, I could not bring it to mind. Thanks to her encouragement, I was able to review the weeks accomplishments.
I just started using Dean's yellow legal pad "to do" list. It really works better for me than having my eCalendar remind me of stuff. Of course, I use both; but for prioritizing, the yellow pad rocks!
I am placing bandit signs for the first time tomorrow night. Yeah, I am a little behind on that goal. Cooler heads prevailed on me to put the supporting parts of the system in place before trying to field however many phone calls on my cell phone.
(With an Aries rising, I rely on my more methodical friends to say, "Uh, Dana, if it was me, I'd do it this way." To which I respond with, "Doh!", and a heart full of gratitude!)
So, I've registered 2 domains and begun to build the first website. I have 2 toll free numbers. I have submitted the virtual PBX instructions and recorded messages for the one I will use as a PBX.
After calling every local hardware store to no avail, I finally ordered 25 yellow bandit signs and stakes. I will be putting those out next weekend since the tollfree PBX will not be active until Monday or Tuesday.

I've been very busy for the past couple of weeks without being very productive in my REI business. Everything I accomplished needed doing, but I am not very adept at working REI into every other part of my gotta do it now list.
On that front, the bandit signs are gonna stay in the van from Sunday evening to Friday morning. I am putting together a mobile office. I have posted online ads. My website in place and looking mahvelous.
I've been pretty down on myself about the pace I am keeping. (Dang tortoises, anyway.) I feel better just writing here that I keep moving forward.
The MREI meeting this month was pretty cool. A seasoned rehabber spoke offered his cost estimates per item and labor. The founder of the Minnesota REI presented his website offerings, the free version of which is pretty sweet. He incorporated forms into it. I am working on linking mine to the forms this week.
I jump on when I can to soak up some great vibes. I am so glad you're all here.

Hello, DG kin. I've missed you all. Being back on the site today has been like going to an oxygen bar. Am I the only one who knows what that is? Anyway, better than a breath of fresh air is my point.
I hit a road block about a month ago. One of our kids is having some real health challenges all of a sudden. Thankfully, his health is stabilized and we can again incorporate work into our daily regimen.
I am so grateful for all of you and this site. Even when time and place precluded the physical pursuit of REI, coming here helped me keep my head in the game and offered a respite from the constant stress we were feeling.
So, thanks to Laura Johnson "You Gotta Believe Post #24" and SCarlson, a most excellent DG coach, I have a new To Do List to get me productive again.

We have had some physical challenges throughout our family since April. I am still walking the walk, just slowly at the moment. A couple of surgeries from now, my speed will be closer to normal. Whoo hoo.
So, with my limitations, I have been really inspired by Carol Stinson's path. I am so grateful for the Rock Bottom Blueprint as I stand back up, dust myself off and take some more steps.

Today was Call-a-Realtor Day at Crossroads Solutions.
Wow! So many Realtors do not get it. I actually had one gal ask me if I was trying to make money off of her! I tried a couple of times to clarify that the profits in real estate are enough to pay everyone in the deal and leave some equity in the property. Her resistance escalated each time she opened her mouth.
Whew! Next.
I ended the day with 3 Realtors who say they can help. : ) I sent emails as RBBP outlines. Fingers Crossed.

Have you accomplished what was listed in post #4?? Just asking and somewhat checking up on you. Remember, if you have all the business team and realtors in the world and can not properly evaluate the property yourself........

I've found a couple of Realtors who seem to understand investors. Yeah! I will keep calling different offices every day thru first week. Then, once a week until I find agents for my areas of interest.
First agent sent one listing that seems to fit the bill. I've crunched the numbers and know what I will offer. I've asked him to send me a list of cash transactions. Fingers crossed.
I'm reading Be a Real Estate Millionaire again. Learning and re-learning. I used to be such a quick study. Now, I feel a little thick. ; )
