With a deep breath and determined sigh, this journal begins. I think I have two memberships on this site. Some time back, I bought the book Your Town, Your Real Estate Profits! and read it. I joined the website and visited at least once a week, but I didn't sign in. I read Dean's emails and visited the blog to listen to his positive message and tone as much as to feed my passion for real estate investing.
I gotta thank you, Dean Graziosi, for the website and the low pressure outreach and the forums. These visits nurtured an ember I had banked long ago when I failed to do the work Mr. Sheets taught me.

Here is what I suggest for next week.
1 Learn to determine quick sell ARVs in the areas you are working.(what a property is actually worth today in this market)
2 Go look at potential investment properties.
3 Accurately determine rehab/repair cost.
4 Determine your exit strategy
5 Determine your offer amount
6 Make offer
If you do not have these skills, no need for all the stuff you did week one.

I was more productive. Doing the assignments I gave myself, as well as the ones I picked up here and on the site. Before I go cook dinner for the fam, here follows a list of skills and contacts I count as mine:
Skills:
1. I can comfortably speak to anyone at anytime from any walk of life.
2. I enjoy people and believe humans are basically good.
3. I have an open mind and am on the lower end of the judgement scale.
4. I am authentic, playful, and creative.
5. I have been party to lots of RE closings.
6. I have some experience in creating marketing materials.
7. I can read and understand legal contracts.
8. Curmudgeons amuse me. (if you think about it, this is a major bonus.
I have many contacts across a wide spectrum of the RE industry.
Our CPA works with 2 other REI's doing exactly what we will be doing.
Our RE atty works with a couple REI's as well.
Our handyman of four years recently landed a contract to clear out and rehab REO properties for three major banks. (meeting him tomorrow)

Did you say that he is rehabbing the REO's? So are the banks fixing them up now? I know here in my area they wont even leave the power on. Do you know what banks he is contracted with. I want to keep an eye out and see if that is happening here as well.
Shoot there are a lot of properties that have been vacant for 2 years and the banks wouldn't even pay the brokers until it sold to clean them out. So they stopped cleaning them.
