Ok, we are finally on our way. My husband has been to the training sessions over the past few months but, we are only getting started now. Fear! It sucks! But, we have been given a shot in the A$$ this week by Randy and we are raring to go. I also have to thank Dean for helping us with ideas during the Inner Circle meeting a few weeks ago in Arizona. My husband was awed by him.
Now, our story, in 2006 my husband got into a car accident while working that broke his back. He was on and off disability for a while until they finally figured out he had a broken back. A few surgery's later and some rehab and he was back to work just in time for his company to let him go. They said they were eliminating his position. Right! So, he has been on unemployment since. We have been searching and trying new careers for him since he was laid off.
Then we received in the mail an invitation to go to a local hotel to hear a seminar on real estate investment. We were skeptical but, we went. It sounded great so we signed my husband up to go to a 3 day class. He was hooked! I am very happy that he found something he can be great at.
But, fear has kept us making excuses to get started all these months. Well, now it is gone. We are currently working on 2 deals and are hoping to nail them both.
It's time to get moving making money, paying off alot of debts and getting me out of a job I no longer like.
Our goal is to be debt free, worry free and in new exciting careers by the end of 2012. This blog is going to hold us accountable!!!

Today was a bust! Both kids are home from school and nothing got done except a few phone calls and reading on the internet. But, we did get comps for our one deal and we are going to present it to our partner tonight. Cross your fingers that he goes for it and puts up the money. Think positive! Think positive!!!!!

All this aside, welcome to the family and let us know how the presentation went!
The presentation didn't happen. We were pretty upset and bummed but, today we are ok with it. We waited for the guy to call us that he was home and when he did he said he really wants something he can rent and could we meet next week sometime. Ugh!
So, we have 2 deals that we worked on an no money to buy. We are trying to come up with something else. Allen is looking at a home in Trenton now and then meeting with a company that has lot's of investors. So, maybe we can get them interested in putting up the money.
If not, who knows. We'll figure something out. We're trying to keep positive.
AND we stayed up past midnight last night making bandit signs to put out all over. Thanks to Randy these signs should be much better then what we had.

Ok, craziness!!!
We have lots of calls coming in from people who want to lease to own. It's great but, it is also overwhelming. I contacted our real estate agent this morning to see if I sent her a list of what the people are looking for if she could help us find them homes.
I am also still trying to get funds for the house we found by the river. Our one private lender doesn't seem to want to do it. Even though it could bring in roughly an $80,000 profit. That would be $40,000 for us and $40,000 for him. HUH???? Sounds like a win win to me. Our wonderful realtor gave us a name of a bank guy who does creative financing. We are thinking that maybe we could use my 401K to pay for the house and then take money out of the equity to pay for the repairs. We'll see if he can come up with something for us. Otherwise we'll just present this to one of the people who have been contacting us and see if we can do an assignment. The house is in a great place. 2 blocks from the river and the yacht club.
10 minutes from Seaside where they can maybe get a glimpse of Snooki in the summer!!!! Hahahaha

you might be able to change your 401(k) over to a real self-directed IRA and use it to invest. the company most of my friends use is Equity Trust in Ohio and they are very good. one of the investors i spent time with last weekend said they are so good to work with. i can give you the name of someone to talk to if you are interested.

Ok, tomorrow Allen is going to look at a property that has a fixer upper on it. But, it also has 4 possibly buildable lots with it. The owner won't take less then $135,000. Right after he views it he is going to hit the town hall to find out whatever he can about them. We are hoping that maybe he will do owner financing with us and we can get a lease to own in the house and then build new houses on the 4 lots. Anyone have any tips on this? This is the first time we are going to try buying a property that we can hopefully split up.

As a former Jerseyite myself (I came from the Long Branch/ Asbury Park area) I always like to hear when my fellow statesmen( and stateswomen) succeed. I am in Florida now for many years and know the fear and frustration you guys are going through. I'm going through it myself. People down here tend to be talkers. For every step forward I take, I seem to get 2 steps behind. But I am persistent and so should you be too. It will all work out in the end. It must be true because many of our fellow DGers made it work.

Bummer! The house with the lots was a bust. You have to own 4 lots to put a house on it. So, basically there is only 2 houses allowed on the 8 lots. The house that is there is such a dump. The owner wants $135,000 and won't come down on the price. So, that deal is gone. It's not worth anything when we crunch the numbers.

Just realized I haven't posted in a while. It's been slow going. Been a little depressed about it. Our first deal is still not done. I think we have been going in too many directions at once instead of just concentrating on one. As Randy says, KISS. Keep it simple STUPID!!! I just can't get that twang out of my head. Haha
So, yesterday my husband met a woman who wants to get rid of 3 rentals. They are tired of being landlords and want to get out. She wants to sell the one house but, is willing to do a lease to own on the other 2. We are going to work up some numbers on all 3 houses and see if one of our 3 buyers will go for the house she wants to sell. It needs work but, it is 1 block from the river and there is a yacht club right there with boat slips. Big plus!! Then maybe we can do a lease to own on the other 2 for 18 months for a great price and then find a buyer for them. I hope that's the way to do it. LOL It's been a little confusing lately figuring things out.
We also got a call from a woman wanting a house no more then a couple of blocks from the beach. She only wants to pay $399.900. That is going to be hard to fill because she doesn't want a fixer upper and she wants 4 bedrooms and 2 baths. I think that one is going to be a waste of our time but, my husband wants to make the effort. We'll see.

The Edge this past weekend was awesome! We learned soooo many new tips from the experts. Dawn, Matt, Greg, Randy, Joe, Carol and of course Dean really helped us with some tools to move forward. We have been a little stuck lately and now we are raring to GO!!! It doesn't hurt that a certain someone made it known, in front of everyone, that by next year's Edge we better have deals done because we were his first mentor couple. Hmmmm....
Anyway, the new kick in the A$$ has motivated us again and we promise to have a weekly goal list to have accomplished every Friday. This week the #1 priority is to get new bandit signs out.
