Hey everyone,

I'm on the first page of the Rock Bottom Blueprint section 30 day to quick cash. I just did the exercise where you call the Real Estate Agent and read a script saying your interested in buying, flipping and selling just to get the mind set of the agent.

Thinking I would be making many phone calls, the first one I contacted had a great mind set and was all for it. Should I keep calling other agents or just go with this one to see if he is a fit?

I guess I'm jumping the gun a little, as I still have to see if he is going to send the listings I asked for tonight and I still have to send my email asking for the buyers list, but he seemed pretty motivated and helpful.

Just thought it was odd that I got a cooperative agent on the first try. OK. Back to work.

In my opinion I would suggest to find at least 1-2 more agents, just in case. He sounds sincere and if he comes through tonight then you know he is doing his job.

Keep going I want to learn as well. I am inspired by everyone here.

Searching agents

Hi y'all...I too just got started and I called an agent I knew who gave pos feedback and then got the mail and in it is another agent in my subdivision asking for new clients. I'm meeting with him at 5:00. I wasn't sure if you should try to stick with one or get a bunch working for you. We've got houses everywhere here and I'm burning to have a pro on my side.

That's awesome JBird congrats on taking action, I'm still waiting on RBBP to arrive. I'm reading the online one right now, but can't seem to build up the courage to take action.I'm very nervous, because I've tried contacting agents before and have been discouraged by their bad attitudes & mindset. Trying to keep a positive attitude through it all. I hope to gain it from networking with everyone here.

HOwever...

Why stop with one. I have contacted 31 agents and waiting to see which ones produce exactly as stated in the blueprint.

I'm putting everything on the line. Therefore, I not relying on a single agent or person. Just my thought.

Take Dean's advice:
Start working with 30 Days straight away. It will help you stay on track.
Discover your true why? It will help you go through lower times.
Write down a script from a video to a letter, then read it through out loud yourself several times
(thats what I did) or with a family member as a receptionist or agent.
I am approaching remax(I've ead somewhere that there is more etropronerial spirit there)
The other reason is that I simply couldn't access another website for the UK:)
Have the script ready in front of you and just read it when you call(just did it today and it went pretty well, I probably won't be working with the agent but I got an invitation for a investors event:))

I've heard somewhere - If they say no, you say next:) You should even thank them for that(in my opinion), because it is better to now ,they are not right for you sooner rather than later.

Just do it. Don't let fear get you. I was scared and light headed and just did it. Their bad attitudes aren't personal. It's just who they are. If this agent ends up to be a no go, I'll be back on the phone tomorrow all day.

Think about it this way, the longer you take the longer before you'll succeed. Look at the things you wrote down of how you would fell if you didn't do this, and the whole list you made actually. Take a picture of someone who means the most to you and write your goal on it.

It's not like they can take a gun out and shoot you. All they can do is have a bad attitude. Just hang up forget it and move on. You can do this. We can do this.

My last post was a reply to niccarjac79, I don't know why it showed up as a stand alone post but, stay with it and don't let fear get you. We are all scared. lol. I thought I got dizzy too.

I want to thank everyone for the response. What a great place Dean has set up here. I will take the overwhelming advice and make more calls tomorrow. For practice, because I have one under my belt already and so I am not reliant on one person as someone had mentioned.

If I/We have more than one, they may be competing for our business in the long run right? So thank you very much and back on the phone I am tomorrow.

Drawing Board

Well, I had planned on getting back on the phone today and calling more Real Estate Agents (or Offices rather) and good thing I had planned this because I still haven't got a list from the previous Agent I contacted.

I don't know maybe it takes a little time to get the type of information we are asking for and some time to research it. I mean I asked for 6-8 listings with criteria (As is, Vacant, Reduced). So maybe he is working on it, but in the mean time I'll be making a few more phone calls to see who else is out there.

It gets easier after the first one.

Yes, find a few more agents. Speaking from experience, you will probably find that some of these agents look and sound great on the outside, but after a while they become pretty bad and unwilling to do work.

A sure hint that made me think you should find a few more, was that you were still waiting on listings as you posted this. In my opinion, the longest you should wait is 1-2 hours for the listings after getting off the initial phone call, unless of course, they are at some closing or meeting.

Oh, I just read the rest of the post. See? Some Realtors sound GREAT, but it's all a show (for some unknown reason). You need to find a Realtor that's DOING what you want to be doing or at least has a client that is, and have them show some proof or examples. Those Realtors will KNOW your potential and the last thing they'll want to do is ditch you.

A Few More Phone Calls

So I made a few more phone calls today and either had to leave a message or one person I talked to ended up asking me if I was new to this.

I didn't answer, and just said "Will you send me the information?" She then said yes, but sounded like she had an attitude.

I didn't feel it was her business, but I might be wrong. If they ask a question like that should I just come clean and tell them I'm new? Or should they just give me what I ask for?

I'm starting to think they have heard this script before? Should I change it up?

Finding a realtor

I have talked to a couple of realtors also and its been atleast 24 hours and no listings. Should I try other companies and agents. I havn't asked for any cash buyers yet.

NO! don't tell them that you are new...

when you call early in the morning, ask the receptionist to give you the name of their best selling agent who works with investors.
Then you call the real estate agent, and you say something like "Mary (receptionist name) told me that you're the agent that does the most sales"...
I am looking for an agent to help me find properties... etc. etc.

Make several calls; by the 5th call, you will be a pro!

I will keep on hammering. Should I call the same office if the agent I was given the first time doesn't work? I'm running out of locations. As far as Remax and KW go. I can call other Realtors too, but started with them first because they were the ones recommended in the course.

I also know a property manager I used to rent from I'm thinking about calling, maybe he can help direct me. We got along well so I'm thinking he might be able to help me. I think he was a Real Estate Agent too.

This day three for me of

This day three for me of actually implementing the blueprint. I have called a dozen or so agents and gotten mostly good responses. I have one that sent me listings last night, and today he sent the list of cash buyers I requested. So far it's going great!

Good work. I'm still trying to get my agent. Did you go by the script or did you change it up a little? Do they now know your looking to wholesale?

First Day...

Hello All,

Just called first Re/Max agency, spoke with receptionist who pointed me to an agent. Ran through script on both. Agent wanted to set up time to meet this Monday, so I'm going to meet. Wasn't asked if I was new, but was very nervous in calling (high anxiety and heart rate). Eye-wink

He wanted to look at the hot spots online at his office together to determine where I wanted to start investing. I would have rather just proceeded with getting a list via email instead of making a special trip in, but I'll do what it takes to move forward. He made a point to tell me they were specially trained to work with investors. I have a list of 6 Re/Max locations to call, 5 in my area, and one 2 hours away where the rest of my family lives. This is just a starting area. I'll be contacting a whole slew of Re/Max offices in the Indianapolis Metro area.

JBird, you may need to look outside of your immediate area. Start with making the calls first. If the agent(s) wish to meet you in person, starting out I feel that a 2-3 hour max drive for this in a larger city location is worth the time/money doing so. Indy is 2.5 hours from me, but the potential of that city is tremendous compared to the area I'm currently in. For the money I could make there, a 2-3 hour drive is worth it. Just my opinion, and in direct response to you stating you have a lack of locations in your area.

Another note, I would definitely attempt getting another agent in the same office if you had problems with the first one. Tell the office admin the name of the agent you just spoke with, and ask if there is another agent qualified to work with investors that you could speak with. Wash, rinse, repeat. I'm not speaking from experience, but this is what I will do if I run into the same issues I'm seeing others run into.

Building a Habit

I love the work it for 30 days. The saying goes is that it takes 3 weeks to build a habit and only one day to lose it. Work the system.

Do something everyday to move yourself forward. Also make sure you're posting on here once a week or calling the RBBP Line. If you are not you're not pushing yourself hard enough. How do I know. Starting out you should have questions or hit some stumbling block right away. If you don't then your not moving your comfort zone. If you stay in your comfort zone so will you life.

I was asked if I was new, and this was after reading your post here. I was asked what kind of funding I had, and they were basing how or whether they would work with me on this. I wasn't sure what to say. The agent was trying to compare me to the other 4 investors she works with, which really didn't work well. I did say the rest of what you said above, but I think it would be better to know what to say as a rebuttal to their direct questions of whether we are new and what kind of funding (if asked) we have. I could of just not said anything in response to their question by ignoring it, as someone stated they did in another posting, but I don't think this is a proper way to communicate effectively.

So what would you, or anyone else, say to do as advice to those who run into this issue?

The agent loosened her grip on needing to know about funding and did agree to sending me a list of properties, but she reiterated that I need to get my funding in order (and verified) before she'd really work with me. Her grip loosened due to my stating that I'm working on it (because I didn't know what else to say).

I will continue to press in by sending her an email with some first steps to starting the relationship, in order to get the list of cash buyers, 5 listing sheets, and hot spots...once she has sent me her list of properties.

I (we) just need to know what to do on the above question. Thanks for any assistance provided on this.

3 Agents Hooray!!

I got 3 Agents e-mailing me today. You can definitely tell the go getters from the other kind. I made more calls even made a call to an office besides Keller and Remax. So no I gotta get hot and heavy on the ghost ads, flyers, and mabe bandit signs. I did get a google voice account.

I got asked those same questions today @Jason and what I said this time was that I had family funding and funding from other investors that help me purchase properties and that seemed to work really well. I think I also mentioned a list of buyers that I had. Oh yea, I also said I had many different avenues for funding available to me. Smiling

So your on the right track and hope those answers work next time someone asks you those questions. I also found that once they were warming up to me I kinda lowered my guard a little and told them that I would also like to do some wholesale. See how that works.

One realtor told me the problems I was having is because they probably didn't know what I was talking about. lol. Like Dean said. They just have a license, it doesn't mean they know what they are doing.
