Anyone making deals in Maryland right now?

Presently completing the 3rd of deans book, l have not yet made any buys, but putting my home work in order. For what l know which is properly nothing l will be glad to answer any question?

I'm currently an active investor in MD, and I make 10 offers a week, and getting about 5 approved, which I email blast to my buyers and investor contacts. I'm available to help and aid if needed.

Sorry l didnt see your posting as l was out of the country on vacation. I live in the Aberdeen MD area and with the pending military base expansion called BRAC my area is set for real estate explosion as the military is consolidating and moving other units from NJ etc to Aberdeen. The truth again is that lm yet to do my first deal, if you dont mind, l will really need your expertise/cooperation as l go along. Thanks

About one months a go I started REI in the Maryland area, I'm looking for no money down/assignment deals in Anne Arundel, Howard and PG county. I'm hoping to find a mentor within the area who is able and willing to guide me.

I am in the same boat as you. I live in the PG County area and have attempted to invest in Real Estate in various areas of Maryland for the past year with no success. I know the strategies and techniques, but I seem to make the wrong moves or miss out on the truly motivated sellers. I also know that fear is what is stopping me from moving forward and doing things that will help me succeed. I am looking for a mentor in the area that is willing to work with me and show me the ropes as I am anxious to get a real estate deal done with no money down. I have already started an LLC and my business is focused on wholesaling, lease option, and buy and hold.

I have a property that needs to be sold. The property is located in MD and it is a short sale. Property already cleared, etc. through the bank needs a buyer. Property is currently listed for 40k. Guess this thread gets my first post. I am looking to make a few things happen in my life and from the bit that I have seen, Dean's ideas look very good. My husband and I are in our late 30s/early 40s with a ten year old daughter, have never owned property and quite frankly I don't even have the $40.00 to order the books, but I have signed up for the telecourse and have been browsing the forums. My immediate goals are to pay off my bills - over 10k in medical, about 10k in assorted other debt, get my husband a vehicle so he is no longer riding a motorcycle to work in the rain and snow, and get a rural "mini farm" of 5-10 acres in my local area so we can have a place of our own. Beyond that, long term, I would like to be able to become a full time investor and get out of the rat race that is out there ... not looking to be a millionare, just want to be able to be comfortable and not worry where my next meal or rent payment is coming from...

That said I have some questions for local investors who deal with MD

1. What are maryland's laws/rules regarding "finders fees" and such? There are a lot of FSBO's in my area, which is steadily growing, I have spoken with several regarding either owner financing or a rent to own and everyone wants to sell outright. I would love to hook up with someone who could use a "finder" on the eastern shore, but I don't really understand how that works or even if MD allows it.

2. Anyone have any evperience with tax lein sales in MD??? I was looking to that as a possible jumping in point, and just wanted to know what anyone's experiences have been.

3. Is it possible to use this program easily to purchase a primary residence?
