How can i find people that are behind in payments

How can i find people that are behind in payments

I have a question.. how can i find people just before they go into foreclosure. I am trying to assume the property before the banks take it back over. will banks tell me who is behind in payments?? any info here would help. thanks again.

Contact your city hall or county records and ask about getting the Notice of Defaults listing.

Banks will not give you info.

Karen is right. NOD aka les pendes. Lenders have to file NOD w/city/county b4 foreclosure proceedings.

what do yal recommend as far

what do yal recommend as far as not having a buyer? the problem im running into is there are so many defaults that buyers are now being even more picky telling me they simply want more equity etc.etc. this is where i get a little stuck.
as a rule of thumb i have read 65% of arv but buyers are telling me they have too many properties or that they already have plenty of people bringing them houses.

Find your end buyers:be creative and put more signs in deli to find buyers- talk to customers-live around here? rent? want to own?

Tim3 maybe you could do a lease option with buyers who cannot qualify for financing(Rent to own). You could rent the properties. I was listening to Nathan Street(One of Dean's coaches) and he said something great. "When you run into a problem while investing, sit down, write down the problem, then below, write twenty ways to fix or get past this problem. This will encourage your entrepreneurial creativity".

Sounds like you have cash investors

If you find homes that don't have the equity they're looking for, turn it into a lease option deal like the above post. Every cash investor has different critera for different areas. It's imperative to find out exactly what they're looking for and go after it. The general is 30 to 35% equity or more.

hi tim3,

a good way to find nod's is calling a title company and talking to their customer service, ask them to send you the notice of default list, they will usually do this for free for you. when i was an agent i did this all the time. if they won't give it to you ask a realtor to get that for you from any title company. this should work for you.
